Maine is a very large state with lots of Atlantic coastline and more than 6,000 lakes and ponds. There are still wide disparities within certain regions or towns regarding the supply/demand imbalance. Although just about every region has shown consistent improvement over the past couple of years, there are still a few laggards
out there as well. The Maine real estate market was greeted by a late blooming spring market in 2017. While the demand was overwhelming in certain parts of the state early in the year, many other incredible properties were met with more moderate interest throughout the summer selling season. Greater Portland and the nearby suburbs suffered early on from an inventory shortage as new listing inventory was slow to emerge leading to a bit of a feeding frenzy through the first six months of the year. It has been very encouraging to see our autumn second home market enjoying a resurgence beginning in mid-August and still going strong! Greater Portland is returning to a more balanced dynamic with new supply coming on the market to absorb some of the pent up demand, while Southern Maine, along with much of the Mid-Coast, has a healthy supply on the market which is being met by a solid base of demand. Mount Desert Island (MDI) continues to enjoy its reputation as a destination for the Maine summer cottage experience and as a location of many of the highest priced sales each year. This year will not be an exception with a $19 million listing currently under contract. Market conditions along the New Hampshire Seacoast have been and continue to be very healthy and demanding more inventory. There is no question that the beautiful weather in September and October has added to the strong market activity as we head into Thanksgiving.
