Hello Again Hello Again, February 27, 2013 Is it ever proper to refer to a lady — especially in writing — as a character? I hunted through Roget’s thesaurus for just the right words to accurately describe — or so to speak, paint a word picture of Corrine Pollack. I finally decided while character did not really do her justice in common usage, it nearly hit the mark. Lets start years before. In the early 1940’s, my brother Wesley walked door to door in our village and even out to the homes of farms in the country to build a route to buy — sell — and deliver a weekly newspaper named simply, “The Grit.” Maybe it would be more accurate to state — the national edition of the weekly Grit newspaper. The Grit was founded in 1882 by Dietrick Lamade, printed and published in Williamsport, PA. At the time of its first anniversary, they proudly announced circulation of about 1,400 and by the 1930’s during the time of the Great Depression, distribution had reached over one million three hundred thousand weekly copies. Wesley’s route grew to about 37 papers, spread from our village into the country for a few miles which I believe that during those years, the Grit had the largest circulation of any weekly newspaper in the United States. He, Wesley, was proud of his Grit paper business and so were we, Mom, Dad, and myself. After a period of time he sort of turned his business over to me. Now I wonder is that when the newspaper bug bit me? To this day, I remember fondly the weekly Grit, or should I say American’s Family Newspaper. We certainly did not play a very important part in the one million three hundred thousand weekly circulation but I’ve often wondered what part did it played in my life. In the nineteen-seventies we published a country family weekly in Otsego County and that is where Corrine Pollack came into the picture. Corrine and her husband Richard owned a neat friendly restaurant on Route 205 between Hartwick and Mt. Vision, New York. One day I stopped at Pollack’s Country Kitchen for a quick lunch and met Corrine and Richard. Corrine said she enjoyed reading our paper and wondered if she could write a weekly column. Well the first one she mailed in was so corny, I thought it was more suited to the Hicksville Bladder. But — we published it unedited and it became an instant smash hit. The readers loved it. Corrine always claimed she got her start writing for our weekly.

Now lets jump ahead to this evening, February 18, 2013. I was sitting in our living room reading an old copy of the Grit newspaper dated April 11, 1982 and what did I find on page 15? “A letter from Hartwick,” about a smile that may melt an iceberg, the author Corrine Pollack.

a felon: equal to vehicular assault (1st degree/D felony); Strangulation (2nd degree/D felony); Sexual Abuse (1st degree/D felony); cause of sexual abuse against a child (2nd degree); disseminating indecent material to minors (felony); incest (2nd degree/D felony) along with a long list of other equally serious felonies. Two other crimes that are equally serious: vehicular manslaughter 2nd degree/D felony and criminal sexual act 2nd degree/D felony.

How I wish you could read some of her ramblings. Then you would understand how I could call such a lady — a character. I’m going to contact Corrine to see if she will write for the Hello Again pages.

In other words, if you happen to have one of the outlawed magazines in your vehicle, garage, or possibly in your home or possibly do not even know about their existence until located — your sky could fall in.

Corrine could and would turn a 20-minute hamburger with French fries customer into a local celebrity, even a person you would like to meet or send you into a chuckle. She could write about something not worth writing about and have you waiting for her next week’s letter from Hartwick.

So what does this mean to you? Learn what this law is about and how it could destroy you and your family’s life. If found guilty, it will be too late to learn and act. If you think Henny Penny is a joke, this new gun law is not.

We are in the process of rebuilding an apartment on Spring Street in Palatine Bridge. I asked the carpenter how long it would take to finish the job. He replied, “Two hours.” Two hours later when he was not finished I asked him how much longer would it take. He replied, “Two hours.” I mumbled, “That’s what you said two hours ago,” and he mumbled back, “At least I’m holding my own.” For nearly 50 years I have been publishing weekly and monthly trade publications starting with a Pennysaver, including Country Folks — the largest and I believe the only weekly farm newspaper published in the Northeast — along with Country Folks Grower, Wine & Grape Grower, Country Folks Mane Stream, Hard Hat News, Waste Handling Equipment News, North American Quarry News, the Original Valley Pennysaver, the Original Family Pennysaver, and four editions of the DollarSaver. During most of those years, I have dreamed of publishing a Grit-type paper. A weekly paper noted for, “Just good reading.” If you are a writer and believe your writings would be suitable — please send a sample or copy to: Fred Lee, Lee Newspapers Inc, PO Box 121, Palatine Bridge, NY 13428 or call 518-673-0115. Heads up — Henny Penny says the sky may be falling in. During mid-January our state government passed a gun law that is so unbelievable, earth-shaking, potentially serious it could only have become law after little or no thought — no looking into the past and certainly no thought for the future. The law was passed on Jan. 15, 2013 and was signed into law by Governor Andrew Cuomo on the same day. It is now the New York Secure Ammunition and Firearms Enforcement Act of 2013. If you are found in possession of a high capacity ammunition feeding device (magazine over ten rounds) you can and will be arrested and forever be

My wife has family that choose to live out west in Texas, but you and I know the Bible says the wise men came from the east. Should I say more? With the new Obama poor health program, I am concerned about those who wrote it. First of all, we know two things: one, they certainly never thought it through and the second, unless they are unemployed (and maybe should be), they don’t have time to read it through. Biggest fear is, as Will Rogers would have remarked, “They appear to be so narrow-minded, if they fall on a sharp pin, they could put both eyes out.” Remember when the heated discussion concerning our president’s birthplace took place, and it seemed no one other than the man himself could find out where he came from? Well a few country boys sitting around a chunk stove finally came up with a believable answer. He was delivered by a stork sent through the Audubon Society by a government employee. Naturally, the deliverer could not remember where he was found. Possibly in the bulrushes! Remember today is the last time you will ever live — this day. Make it count. Say hi to your neighbor. Kind words to your mother-in-law. Put your faith in the teachings of the Holy Bible. God bless you and your family. Fred Lee and the Lee Family He who thinks he’s got the answer doesn’t even understand the problem. However, the way to understand can be found in John 3 verse 16 in the Holy Bible.

Toyota Complimentary Maintenance

24 Month/ 25,000 Miles with purchase or lease of new vehicle

The beginning of racing season is the perfect time of the year to “start your engine” and make sure your ignition system is working properly. Addressing problems that may lead to ignition system failure is essential for dependable vehicle operation so you won’t be left stranded at the starting line, says the Car Care Council. “Many systems on your car work together to keep

you on the go, and the most important is the ignition system,” said Rich White, executive director, Car Care Council. “Symptoms of ignition problems include dimming of headlights and interior lights, illuminated ‘Check Engine’ and/or battery lights and failure of accessories to operate. It’s a good idea to look into these symptoms immediately to prevent ignition failure from bringing your

car to a complete stop.” Driving habits such as frequent engine on/off cycles cause more wear on the starter than a simple trip back and forth to work. Other factors, including driving and weather conditions, mileage, vehicle age and excessive electrical draws like in-vehicle entertainment systems, can impact the ignition system as well. Since the fuel injection system and car

battery are linked to the ignition system, a problem can be difficult to diagnose because it may be caused by one of many factors, such as a dead car battery, faulty ignition switch, worn out spark plugs, bad fuel injectors, ignition coil problems, fuel pump failure or starter motor failure. “It’s a good idea to include an ignition system check-up to your vehicle maintenance schedule,”

(NAPSA) — Selling your car yourself may be easier — and more financially rewarding — than you realize. Here are some tips: • Come clean. Start by throwing away all trash and removing all personal items from the vehicle. Some believe that having the car detailed before you list it is an investment that can pay off at sale time.

FEATURING THE BEST IN TABLOID NEWSPRINT Call John Snyder For More Information (518) 673-0129 or (518) 378-3279

(NAPSA) — Buying a used car is becoming an increasingly common practice. In fact, it’s estimated that just over three used cars are now purchased for every new one sold. However, just because many people do it, doesn’t mean it’s easy to find the used car that’s right for you. Fortunately, doing a little homework before buying can keep a driver on the road to safety, savings and satisfaction.

To help, here are a few tips from the experts at AutoTrader.com and OnStar: • Consider purchasing a certified preowned vehicle: Certified preowned vehicles usually come with extended warranties and have been thoroughly inspected before being sold. • Make sure the vehicle you’re considering is functional for everyone who will be traveling in it: If searching for a used family vehicle, bring the

whole family on an extended test-drive to make sure everyone is comfortable with the vehicle. If you have small children, make sure child safety seats fit and can easily be installed in the vehicle. • Purchase a vehicle history report report and have the vehicle inspected by a qualified mechanic: By taking both of these actions, you will reduce the chance of unexpected issues later on down the road. • Ask about promotion-

al programs: Many manufacturers offer specific incentives to purchase their used vehicles. For instance, buyers of used GM vehicles equipped with OnStar are eligible to receive a three-month free trial of its Directions & Connections package. • Secure your financing in advance: Because used vehicle loans can vary when it comes to interest rates, visit a bank or credit union before making a final decision so you can be sure you’re receiv-

ing the best interest rate. • Don’t negotiate price based on what you want your monthly payment to be: Monthly payments can always be lowered to fit your budget by extending the length of the loan. Negotiations should be made based on the price of the car, rather than the monthly payment. • The sale process continues past the acceptance of an offer: After both parties agree upon an appropriate price, dealers usually will offer

extra accessories and services you might not be interested in. Be sure to stand firm and make it clear that you are not interested in paying more than the previously agreed upon price. For more information on OnStar, visit www.OnStar.com. For more information on AutoTrader, visit www.AutoTrader.com.

Five must-haves for your new truck (BPT) — With a brand new truck decorating your driveway, you’ve probably got plenty of ideas of how you’re going to use it for towing a boat, transporting large and heavy loads and conquering rugged terrain. Or maybe you just want to feel powerful while driving it down the road. But before you get too comfortable, think about what could make your truck even better. What can you add that will help your truck last longer, handle more tasks and look even stronger? Here are the five must-haves for all new truck owners to add to their vehicle. 1. Mud flaps — This detail is both a decoration item — show some style with a powerful diamond plate pattern or cheer on your favorite sports team everywhere you drive — and a safety item. Mud flaps help prevent your truck from throwing moisture and rocks back at vehicles following you, and they also help to keep the back end of your truck cleaner — so other drivers can see you in inclement weather. 2. Protective bedliner coating — A spray-on truck bedliner will give the bed additional protection from corrosion and abrasions, resist damage from chemicals and water, and keep objects stored in the bed from slipping and sliding around during travels. With this protective coating, your truck bed will look good for years to come. 3. Tie-down equipment — What is a truck better for than transporting large and heavy objects? Equip your new truck with tie-down anchor points and straps or ropes so they’ll be handy whenever you need them. Be sure to attach the anchor points at strategic places in the bed or along the bed rails so you can secure both large and small loads. 4. Tool box — Just like the tie-down equipment, you never know when you’re going to need a tool while you’re out and about with your truck. Sometimes the tools are for the truck itself — lug nut wrench, jack, screw drivers, etc. — but a wide assortment of tools can come in handy for many other uses as well. 5. Cover — For better fuel mileage with your new truck, install a hard or roll-up cover over the bed to help give the truck better aerodynamics, and to help protect what’s stored in the bed from the elements. Some covers are lockable, allowing you to securely store more valuable equipment as well. With these five must-haves, your truck is now ready to handle any task you assign to it, with plenty of power.

Who is responsible for repairs during a home sale? Many questions arise during the home-buying process. Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home's repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer.

attorney to write clauses into the contract to protect their interests. This allows the buyer to forfeit the sale and walk away from the contract should an issue arise. The rules often change when buying a home that is a short sale or

There is no perfect home, and things that are acceptable to the current owner may not be acceptable to the buyer who is looking to become the next owner. The home-buying process is typically a careful cooperation between buyer and seller to find a middle ground. The buyer may have to make some concessions, as will the seller. Ultimately, it is this cooperation that often determines if the sale goes through or is terminated.

Buyers should know that, for a home that is not in foreclosure, there are some repairs that should ultimately be the responsibility of the seller. If these repairs are not made, a buyer should think strongly about walking away from the deal, according to Why6Percent.com, a real estate marketing site. Such repairs include:

Before any negotiations can begin regarding repairs, it is adviseable for a buyer to have an independent inspector come out and look over the home and property. Most real estate agents will suggest this be done as a first priority -- even before a contract is entered on the home. An inspection will unveil any potential problems in a home and indicate things that the buyer may not be aware of, including items that do not meet with code or could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause. This may mean the lender will deem problems unsafe and refuse to fund the mortgage until repairs are made. A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The buyer working with his own real estate attorney and agent can petition for certain repairs to be made. Many sellers will make such repairs to ensure the purchase goes through, or they will accept a lower purchase price to compensate for the needed repairs, which the buyer will then make. Buyers might want to hire a good real estate

in foreclosure. A home that is in distress is typically in this situation because the current owners cannot afford to pay their mortgage, and thusly, are not able to afford repairs. According to Think Glink, a money-management Web site, buyers may try to negotiate repairs with the seller, but they shouldn't assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short sales and foreclosures are sold "as is" and may even specify that repairs and requirements for the certificate of occupancy are the buyer's responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted.

• lender-required repairs that could impact home safety • leaky pipes • water penetration issues, including a bad roof • unsafe decking or handrails • wet basements or crawl spaces • insecure foundations or obvious structural damage • poorly functioning sewer lines or septic system

Home buyers may be able to negotiate that sellers repair major structural issues, such as a leaky roof. If not, negotiate a lower sale price.

It is always adviseable for buyers to speak with a reliable real estate attorney and a trusted real estate agent to guide them through the process of buying a home. These people can help buyers navigate the important decisions that can affect the home they'll be living in for the next several years.

Men and women who have tried to sell a home are likely familiar with the phrase "curb appeal." Curb appeal is similar to getting ready for a big date, only you're not dressing yourself up to make a strong first impression. Instead, improving curb appeal involves dressing your home up in the hopes it makes a strong first impression on prospective buyers, many of whom will have a strong opinion about the property before they even get out of their cars to have a look around. A home with strong curb appeal can entice buyers who are likely to believe that a home with a well-maintained exterior is likely to have an equally impressive interior. Homeowners who want the process of selling their home to go smoothly can improve the property's curb appeal in a number of ways, many of which don't necessitate a substantial home improvement budget. • Clean up. The most effective way to improve curb appeal is to clean up the property. Many

homeowners are savvy enough to remove toys and other items from the yard before showing a home, but cleaning up goes beyond removing clutter from the property. Make sure all hedges are trimmed and remove weeds, sticks and other debris from any flower beds. Lay mulch in the flower beds and garden, as mulch prevents weed growth while helping the soil retain moisture, resulting in more attractive gardens to catch a buyer's eye. • Get an "edge" on other sellers. Edging is another easy and effective way to improve curb appeal. Edge driveways, sidewalks and other walkways around the property, removing or trimming anything that is hanging over the driveway or walkways. If the boundary between your driveway and lawn is not distinct, consider installing edging materials such as stone or bricks. The edging can be level with the driveway or elevated, but keep in mind that elevated driveway edging can protect the lawn,

preventing kids from riding their bicycles onto the lawn or cars from driving onto it. Adding edging is not a very difficult doit-yourself project.

• Take to the trees. Many homeowners grow accustomed to overgrown trees around their property and may not notice that low-hanging, unsightly

Ensuring a home's primary entryway is welcoming and well-groomed is one way homeowners can improve curb appeal.

branches are hiding the home from view. Buyers want to see the house, so take to the trees and trim any branches that hang too low or obscure your home. • Clean the gutters. Leaves and sticks hanging from the gutters are a red flag to buyers, who tend to associate clogged gutters with roof damage. Clean the gutters thoroughly before putting your home up for sale and keep them clean throughout the selling process. If your property includes lots of trees, install guards to keep twigs and leaves out of the gutters. • Make the home accessible through the front door. Many homeowners enter their home through a side door or through their garage. If you fall into this category, keep in mind that prospective buyers will be entering through the front door, so make this area accessible. Clear any clutter, such as overgrown hedges, away from the front door, and consider upgrading the door handle to a

more modern feature. In addition, make sure the lock on the front door doesn't stick, forcing the realtor and buyers to immediately struggle before entering the home. You want buyers and their real estate agents to get in and out of the home as smoothly as possible. • Make sure all plants, including flowers, are living. Dehydrated or dead plants and flowers are eyesores, and they will give buyers the impression that you didn't pay much attention to your property. Make sure all plants are alive and thriving and replace those that aren't. You can replant new flowers or plants or just use potted plants instead. When purchasing new plants, choose low-maintenance varieties that appeal to buyers who want good vibrant plants but might not want to put in much work into the garden. When selling a home, homeowners can employ a number of tactics to improve their home's curb appeal.

Simple ways to maximize profits on your investment property Real estate investors have many reasons for making such investments, but one of the more common motives behind a decision to invest in a property is the belief that real estate rarely depreciates in value. Though the recent housing crisis might have debunked that myth once and for all, real estate is still widely considered a sound investment, one that many people wish they could afford to make. Those who have already invested in real estate know how difficult it can be to maintain a property much less improve it, which should be high on an investor's priority list. But improving a property does not have to involve a complete overhaul or any other dramatic changes. In fact, there are several simple ways investors can improve their real estate investments and improve their chances of turning a large profit when they decide to sell a property. • Hire a property management firm. Some real estate

investors, especially those new to the business who just purchased an investment and have little money to spare, shy away from hiring a property management firm. But such a company is worth the expense for investors with little time or know-how with regard to fixing a home. A property management firm will ensure the building is kept in shape, and depending on your agreement with the company, may even take care of cleaning vacant apartments, readying them for showing and renting them to new tenants. Perhaps the biggest advantage to working with an effective property management firm is the likelihood that they will turn over the vacant apartment quickly, ensuring you aren't losing money when tenants move out. • Carefully vet prospective tenants. One of the easiest ways a property can fall into disrepair is to allow bad tenants to move into the building. It's understandable that investors want to get a building occupied

as quickly as possible so they can use tenants' rents to pay for the property. But bad tenants can cause damage to the property, and their behavior might encourage reliable fellow tenants to find a new living situation. When looking to fill a vacancy, establish a minimum income requirement for prospective tenants and ask applicants to produce proof of income and references from past landlords. This increases the chances you will find a respectful tenant who's fully capable of paying their rent on time. • Work quickly. Few people want to rent forever, so expect significant turnover, especially if your investment property is a larger complex with multiple dwellings. If you aren't working with a property management company, an easy way to maximize your profits on an investment property is to work quickly when turning apartments over after a tenant moves out. This includes painting and cleaning the apartment, and the process

should go smoothly if you properly vetted tenants and the vacant unit did not suffer

Turning over a unit when a tenant moves out should take no more than a week. significant damage while the previous tenants were living there. A unit with just minor wear and tear should take one week or less to get ready to show to prospective tenants,

longer than a month and you're losing money you don't have to lose. • Upgrade appliances. Renters are just as likely to fall in love with curb appeal as buyers are. While there may not be a yard to entice renters if you purchased an apartment complex, curb appeal can apply to an apartment's interior. One of the more notable eyecatchers to prospective renters is updated appliances, especially since appliances may be the only items actually in the apartment when it is shown.

In addition, renters may feel that landlords who took the time and spent the money to upgrade appliances are likely to make a greater effort maintaining the property. Investors can maximize their returns on investment properties in a variety of ways, many of which don't require significant effort.

Home features that are disappearing There is no denying the profound impact that the recession has had on the real estate industry. For the last several years, the real estate market went from booming to one characterized by homes sitting on the market for months on end. New home sales also have been conservative, and builders are cutting back on some offerings that were once commonplace. The National Association for Realtors says that, despite floundering sales, there are fewer foreclosed homes available now than in recent years. Distressed homes -foreclosures and short sales sold at deep discounts -accounted for 25 percent of homes sales in May of 2012. That figure is down from 28 percent in April and 31 percent in May of 2011. While home sales have increased, money is still tight in the building industry and among home buyers. As such, instead of over-the-top features in homes that were once

becoming the norm, builders are now focusing on more value-conscious designs and offerings. The list of add-ons also has been reduced. So what can buyers expect to live without when buying a newly constructed home? Here are a few of the common features that are falling by the wayside. • Sunrooms: Although the "bring-theoutside-in" movement was once strong, builders are now focusing on home features that immediately add value and attract the eye of buyers. Therefore, they're putting their resources into linen closets and laundry rooms while deemphasizing sunrooms. • Extended ceiling heights: It can take a lot of energy to heat rooms with 15-foot ceilings. As a result, grandiose family rooms and two-story foyers are less attractive to buyers focused on saving money. Homeowners want spaces that are easier to heat and cool.

• Luxury bathrooms: Many private residence luxury bathrooms rival those found at popular 4-star hotels. But luxury bathrooms are being phased out in favor of less expensive, more practical options. • Outdoor kitchens: Although entertaining at home is one way to keep budgets in check, some homeowners have realized they don't need a complete backyard kitchen with a pizza oven and brick fireplace in order to host guests. According to a survey from the National Association of Home Builders, outdoor kitchens are the second least-likely feature to be included in homes built in 2012. • Media rooms: Individuals certainly love their gadgets, but many of these gadgets have become smaller and more portable. That reduces the need for giant home theaters and gaming spaces. While certain features are disappearing, there are others

Tall ceilings in family rooms are being eschewed in favor of smaller, more intimate spaces. that are growing more and more popular. Dual sinks in kitchens, walk-in closets, extra storage areas, and hidden charging stations for devices are likely to show up more and

more in new home designs. The design of new homes is changing to be more budget-friendly and also represent the changing priorities of home buyers. As a
