Factors to consider before selling your home

Selling a home is no small undertaking. It often pays to be patient when putting a property up for sale, but waiting for an acceptable offer can be stressful, especially for those homeowners who have already found their next homes. Because so much tends to be riding on the decision of whether or not to sell a home, homeowners would be wise to consider the following factors before putting that “For Sale” sign in their front yards. Motivation: Many homeowners sell their homes because their families are growing and they have outgrown their current residences. Others may recognize a seller’s real estate market and want to strike while the iron is hot, while still others might be moving for a new job. The factors that motivate homeowners to sell their homes vary with each
individual case, but prospective sellers should keep in mind that moving can be expensive, and finding a new home may not be so easy, nor is the grass necessarily greener on the other side. When deciding if now is the best time to sell your home, make sure you will be selling for the right reason. That can make the often trying process of selling a home a lot easier to handle. Market: The local real estate market is another factor to consider when deciding whether or not to sell your home. A home is a significant investment, and you want to earn as substantial a return on that investment as possible. Selling when the market is struggling will make your investment less valuable. Research recently sold homes in your neighborhood to get an idea of how much you can expect to get if you sold your home in the current market.
It might be worth it to sell now, or it might pay off to be patient and wait until the market rebounds. Kids: Selling your home will impact your family just like it will impact your bottom line. Unless you plan to move down the street or to another home in your community, selling may mean you and your family no longer see your friends and neighbors. That can be a difficult adjustment, especially for school-aged kids who will have to adjust to a new school. The potentially negative impact that selling can have on your children may not be worth the financial benefits of selling, so the decision of whether or not to sell should not be taken lightly by homeowners who also happen to be parents. Quality of life: It can be difficult to turn down an opportunity to make a lot of money on your real estate

investment. But if you plan to sell and move further away from your office and your friends and family, the financial windfall you earn when selling your home may not be worth the sacrifices you have to make in order to earn that money. Studies have shown that longer commutes can elevate stress levels, and even the most affordable property may not be worth moving to if you won’t be able to enjoy the home with your friends and family. When deciding whether or not to sell their homes, many homeowners make the decision a strictly financial one. But there is more than money to consider when deciding if now is the right time to sell your home.

Resources for first-time home buyers The housing market has begun to heat up thanks to an economy on the rebound. Few people aspire to rent for life, and home ownership is a dream shared by both natives and immigrants who came to the country seeking a better life. Each year the National Association of Realtors compiles a profile of buyers and sellers that documents trends in the real estate market. Although the majority of firsttime home buyers identify as white, the next largest group are Hispanics, who account for 11 percent of the market of
first-time home buyers. The rapidly growing Hispanic population is influencing all areas of modern living, including real estate. Estimates suggest that, between now and 2020, Hispanics, the second largest ethnic group in America, will account for 50 percent of new home buyers. Over the last three decades, two of every five newcomers to the housing market were Hispanic, according to the National Association of Hispanic Real Estate Professionals. In addition to needing assistance finding their dream homes, Hispanic buyers also

may need help securing loans to finance their upcoming home purchases. Just this year ezDinero. com launched a multinational online alternate lending solution that helps first-time borrowers connect with top experts who specialize in personal loans. The company works directly with the Spanish-speaking market and serves as a mediator between lenders and borrowers. The service is one of the few reputable online companies that can help first-time borrowers find financial solutions that meet their exact specifications
and connect them with the top lenders in the industry. Marina H. Gonzales, Director of Public Relations at ezDinero, states that there is a need for this type of bilingual service for the Spanish-speaking audience, which is underserved in the United States. “ezDinero was created with the intent of giving the Spanish-speaking population an opportunity to meet their personal lending needs, especially for first-time borrowers,” Gonzales said. This alternative lending solution is not the only option available to Hispanics. Some

Factors to consider when
CHOOSING A NEIGHBORHOOD When shopping for a home, it’s easy for buyers to fall in love with a property. A wellmaintained home with updated features can be hard to resist, but buyers must consider more than just a home’s appearance before submitting an offer. One variable prospective home buyers tend to value more highly than others is the neighborhood where they will ultimately choose to live. Many buyers even value neighborhoods more than homes, feeling they can always fix a home but cannot necessarily fix an undesirable neighborhood. When considering which neighborhood to begin a home search, buyers should research a host of factors.
A8 | Friday, May 19, 2017 | Lee Central Coast Newspapers
Crime statistics are public domain, meaning buyers can examine crime figures for any neighborhood where they are
where property values are not in decline. Realtors will have access to recent sales figures so you can get an idea of whether a neighborhood is trending upward or in decline.
considering buying a home. Some real estate websites list neighborhood crime ratings among the information they offer about a given property. In addition, buyers interested in learning about crime in a given neighborhood can visit a site such as CrimeReports.com to access data on crimes committed near a particular address.
Home values are another factor to consider when
choosing a neighborhood in which to buy a home. Buyers can work with a local realtor to find a neighborhood or area where real estate prices are trending upwards. While buyers might be able to find a great deal on a home in a neighborhood where home prices are dropping, it’s important to remember those home prices are dropping for a reason. Work with your realtor to find a neighborhood where you can afford a home and
The proximity of amenities such as shopping, restaurants and parks is attractive to many buyers, and that’s something all buyers should consider before buying a home. Even if you prefer a home in a remote location, that could limit your market of buyers when you want to sell the home down the road. While your own comfort and preferences should ultimately prevail over potential resale value, it’s important that you at least consider access to amenities before making a decision. You might be able to find a compromise in a home that is a short drive away from a town center, but still
remote enough that you are not in the middle of the hustle and bustle.
Quality of life is heavily influenced by commute time. Many men and women feel their quality of life improves dramatically the shorter their daily commute is. When considering a particular neighborhood, do a test run before making an offer on a home. Wake up early and drive to the area where you are thinking of buying, and then commute from there during rush hour. Also, do the reverse commute come quitting time. You might be able to get an estimated commute time online, but a test run can give you a more accurate idea of what your daily trips to and from the office will be like. Choosing a neighborhood where you will enjoy living requires some forethought
How to protect a
any people dream of owning coastal properties. Some aspire to have a home away from home for vacations or long weekends, while others move to the coast to be nearer to family or when they reach retirement age. Living close to the water can be relaxing, and it’s hard to beat the fresh air and the relaxing sound of the waves. However, coastal homes require some unique upkeep that prospective buyers should familiarize themselves with before buying a property.
Salt buildup is one of the pitfalls of living close to the ocean. Salt is corrosive to metal components, so homeowners are advised to avoid metal parts in various areas of construction on their homes. Windows and doors are particularly at risk because they face the constant onslaught of Mother Nature. Fiberglass, vinyl and aluminum are less corrosive than other metal parts and should be considered in window framing. Homeowners may need to apply
PROPERTY lubricant to moving parts, locks and fasteners to keep them moving smoothly. Consult with a lawn and garden expert about which coastal plants thrive with high levels of salt in the air. Professionals can make recommendations on low-maintenance landscapes that will not be damaged by the sun and salt. Humidity and salt concentrations also can cause concern indoors. Mold likes damp, dark conditions, so homeowners
should do their best to keep their homes dry and wellventilated. Rely on dehumidifiers to take moisture out of the air. Install more vents to draw air outside and create fresh air flow.
Coastal flooding is another concern for homeowners who live close to the water. Prospective buyers should first determine if the house they want to buy is in a flood zone or an
evacuation zone. This is information that may come up when applying for homeowner’s insurance, as flood insurance is a separate policy. Individuals may have to take special measures to protect their homes from incoming tides or high waters during storms. The National Flood Insurance Program provides a flood damage simulator to predict the total cost of flood repair based on the height of the water. For one to four
inches of water, the estimated repair cost is $7,800. For nine to 12 inches, the estimate is $18,930. At 18 inches, the estimated cost is $26,285. Homeowners may want to invest in lifting their homes or taking other preventative measures if coastal flooding is common.
Privacy and safety
Living by the ocean can be great, but coastal towns are often a magnet for tourists. Homeowners with seaside homes or homes in popular tourist areas may want to take extra steps to create privacy and security. Fencing and natural windblocks can block the view of backyards and other outdoor spaces. An alarm system can offer peace of mind in areas close to resort towns. Adequate lighting can deter trespassers as well. Living by the ocean is a dream for many people. The increased upkeep required on a coastal home is often a small price to pay for such luxury, but it’s something prospective buyers should consider before buying a home.

Spring swimming pool
INSTALLATION TIPS Now that the weather is warming up, many homeowners’ thoughts are drifting toward relaxing days spent soaking up some sun by the pool. Early spring is a great time to install a pool so the family has a go-to hangout by the time summer arrives. Installing a pool is a large financial investment, and homeowners considering adding a pool should not take that decision lightly. When attempting to determine if a pool is for them, homeowners may want to ask themselves the following questions. Is my yard suitable for a pool? Some yards may not be large enough for pools, while others may not meet the zoning requirements set forth by the town. Still other yards may have soil that’s not suitable for putting in an inground pool, or may have a high water table that can delay construction.
What is the average weather?
A10 | Friday, May 19, 2017 | Lee Central Coast Newspapers
Will a pool be enjoyed enough to warrant the cost? Homeowners who live in areas that get many hot days will likely
get their money’s worth. But if the climate suggests that a pool will sit unused more often than not, perhaps a pool is not the best investment.
Can we afford it?
A pool can range from a few hundred dollars for inflatable or self-installing models to many thousands for elaborate inground designs. You budget will dictate which type of pool you can afford to install. How will we use the pool? Decide if you’re putting in a pool for the kids, to entertain the family or to make an architectural statement in the yard. Having a clear sense of purpose will help to guide the decision-making process. Who will maintain the pool? Many homeowners tackle the dayto-day maintenance required to keep their pools clean and safe. Others hire pool cleaners to maintain their pools and ensure the water is properly balanced. Maintenance can cost additional money, so consider this potential cost when
determining if a pool is for you.
Are there any safety concerns?
Parents of young children may be hesitant to install a pool, but today’s pool installation codes consider many of the potential hazards of a pool and attempt to eliminate them. Fences surrounding inground pools with self-locking gates, as well as locking ladders for aboveground pools can eliminate accidental falls into unattended pools. Your municipality will have a list of requirements for pools, so peruse the list prior to making your final decision. If the decision has been made to move ahead with a pool, it can be helpful to understand a few facts about the process of installing a pool. Always work with a pool-installation company that has earned positive reviews and has a stellar record of service. While this does not guarantee that the job will not encounter problems, contractors with glowing reviews tend to have earned those reviews. Read reviews from unbiased, online customers as well
as any friends or family members who have used a particular pool company. It’s important that homeowners recognize that the installation of a pool may require some heavy machinery, which can damage lawns. Fence panels may have to be removed to let in excavation equipment. Sand, soil backfill or gravel may be needed to level out a landscape, and things may get noisy and messy when the installation hits full swing. Some homeowners can handle installing above-ground pools on their own, but less DIY-savvy homeowners may want to leave the installation to a professional installer to ensure the job is done right. Always secure the proper permits and inspections prior to using the pool. This not only ensures the safety of swimmers, but also guarantees the pool is legal. Backyard swimming pools make for an enjoyable place to congregate when the weather is hot. Follow a few guidelines and ask the necessary questions to make a pool installation go more smoothly.
