Also, with most items, there is a way to improve them, for instance a car typically needs a good clean up and its value can quickly become higher, just by presenting it in a better light. A land block can be subdivided if it is big enough to make two lots which are collectively worth more. A house can be painted and decorated appealingly which increases the value dramatically.
