BRIGHTON The Brighton Marathon Weekend – a fantastic boost for charitable fundraising

018 is set to be another incredible year for the Brighton Marathon Weekend’s impact on muchneeded charity fundraising. From 2010 to 2017, charity runners taking part in the Brighton Marathon and the BM10k managed to raise over a staggering £40 million for their causes. As the UK’s second largest marathon there are over 250 charities holding places in the 2018 race, 19 charity partners, and the freetoenter Cancer Research UK ‘Kids and Teens’ Mini Mile Races which raise money via donations for Cancer Research UK.

“ I do feel incredibly humbled when I read some of the stories and see runners taking part for sometimes hugely personal reasons ”

Tom Naylor, Managing Director of Grounded Events, the company that stages the Brighton Marathon Weekend, feels a huge sense of pride: “I do feel incredibly humbled when I read some of the stories and see runners taking part for sometimes hugely personal reasons. Emotions can run very high during the Brighton Marathon Weekend and we as organisers are not immune to that. The sense of satisfaction we feel at enabling people to achieve not just fundraising targets but personal targets and to overcome obstacles gives us an immense sense of pride in our Weekend.” The Brighton Marathon Weekend is also an occasion where the City of Brighton and Hove comes into its own. Not only does the LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

city itself provide one of the most scenic and instantly recognisable routes in the UK, the people of the city come out in droves to support along the way and enjoy the buzz of the impressive Event Village at the finish on Madeira Drive with its big screens, food outlets and party atmosphere. Volunteers sign up in their thousands to make sure the Weekend is one of the best run in Europe. Known as Team Brighton, it is the incredible volunteers – many who have been with us since year one – who really bring the Brighton Marathon Weekend to life. Being a part of the team is a hugely rewarding experience, helping to support thousands of runners and spectators. To find out more about the different roles and shifts available across the weekend visit: The Brighton Marathon Weekend 2018 takes place from Friday 13th until Sunday 15th April. General entries are now closed for the marathon, but you can find a full list of charities offering places at: marathon/charities For general information about the Brighton Marathon Weekend (Brighton Marathon, BM10K and Cancer Research UK ‘Kids and Teens’ Mini Miles) visit

Max Miller emerging from a bookmaker ” The first picture is the front cover of the brochure for the opening of the SS Brighton Swimming Pool at the bottom of West Street Brighton from 1934, which was soon after converted into the Ice Rink. As you can see by the style, it also has many other great ‘deco’ style drawings inside. The second photo is one of several rare and unusual postcards of Woodingdean and this is the Downs Hotel circa 1930 – and in fairness hasn’t changed an awful lot!

RENT GUARANTEE The path to a worryfree tenancy for all landlords

t can be a tricky business, this landlording malarkey. Whatever your current circumstances, there are bound to be hurdles along the way when it comes to letting your property – particularly for those new to buytolet. Tenanting isn't always easy either. The financial circumstances of your tenants can change, their jobs can mean they need to relocate; people renting properties have more flexibility to bounce around, and so you might find you're in a position where you have to find new tenants every six months or less. That's not ideal when you're busy in other aspects of your life, and especially problematic for landlords who rely on receiving rent for 365 days of the year as their primary income.

“ They're called guaranteed rent services ” Whether it's a recent addition to a vast portfolio or your very first buytolet, there are options available through quality letting agents which can give your property the strength to leap over any hurdles which present themselves. They're called guaranteed rent services. The clue might be in the name as to what they offer landlords. But how exactly do they work, and how could you benefit from a guaranteed rent service right away? 14 | LATEST HOMES

Guaranteed rent 52 weeks a year As we said, the clue is in the name. The most soughtafter benefit of this premium management service is that rent is guaranteed, 52 weeks of the year. If that sounds too good to be true, fret not; it's true, and it's available to landlords right now. Guaranteed rent services position a quality letting agent as your tenant instead of the people who actually reside in the property. What this means is that it’s your letting agent who pays you rent, not a tenant who could potentially give you some problems, and that rent is guaranteed to be paid to you regardless of whether the actual tenant has paid the rent or not. In fact, you'll start receiving rent immediately from the start date on your contract – you won't even have to wait for the tenant to move in – and there is no monthly management commission or set up fees for this service. Even when the property is empty – a time when you'd normally find yourself out of pocket – you'll still receive rent. This is invaluable to landlords and is exactly why guaranteed rent services are something anyone letting a property should consider.

StressFree Property Management However, renting out a property is an ongoing challenge for landlords. Dealing with daytoday management tasks, viewings, void periods, ongoing property maintenance, rent arrears and legal procedures are just some of the headaches property landlords have to face. We offer landlords a guaranteed rent scheme for up to five years, eliminating the worry of daily management tasks, void periods in rent, legal procedures, viewings and maintenance. Our stressfree property management services give you peace of mind to enjoy a reliable rental income, so you can focus on the more important aspects of your life.

TO RENT Tenant Reward Scheme for Students

t’s never easy renting out a property as a student. For many people it’s the first time they’ve lived away from home and had to manage bills. And, of course, responsibility for these will usually be spread across all who live in the house. Finding the available funds for deposits – which can be as much as six weeks’ rent – is a real challenge for many. But, on top of this, there’s Student Referencing fees to find the cash for. Other problems can easily arise among the group of friends living together. I’m sure anyone who has been a student can remember the dreaded – and often ignored – rota for cleaning? We love students At Khalil’s we have been renting out property to Brighton students for more than two decades. We understand the problems they face – and we are determined to offer them an easier and more affordable way to rent. That’s why we’ve introduced our Tenant Reward Scheme for Students. The scheme offers a way to pay less money upfront, receive more services and to make sharing bills for utilities so much simpler. This means that you can concentrate on what you came to Brighton for: to study and to enjoy your time in this city. Khalil’s Tenant Reward Scheme for Students Did you know that 14% of Brightonians are students? We have one of the highest concentrations of students anywhere. And, at Khalil’s, we’d like to make all their lives easier.

So that’s the gas, electricity and broadband all taken care of for you. We are also told that disagreements can occur over cleaning rotas and maintaining the garden or outside space. Solution: We provide a fortnightly clean and seasonal gardening services. At the end of your tenancy we also ensure there is a thorough clean of the property and its carpets: it’s all part of what you get when you join our reward scheme. Most rental agreements demand a lot of money upfront: for many students this can be incredibly hard to find. Solution: We can usually waive the need for a deposit if you join – and we will never charge you Student Referencing fees. It’s just one of the ways we ensure your rental accommodation of choice is affordable for you. An easier way for students to rent It certainly is never easy renting out property as a student. But we hope we can make it a lot easier for you with our Tenant Reward Scheme for Students. Come and chat to us to find out more.

We hear time and time again that one of the main headaches can be transferring over all the utilities at the start of the tenancy and then making sure that everyone in the property pays their share throughout. Solution: All utilities and services are included in your rent. 16 | LATEST HOMES
