The Queen watches Latest TV: fake news or real?

hank you all so much for the cards. Should be called Bill's Day. Who is this Valentine anyway? So about that fake news?? I think I read that a research study from Stanford showed that most can't tell the difference between real news and fake news so I thought I'll try a little test on you. (By the way I have no idea if the study was fake!)

My friends and I had a REAL good night out! The important thing to remember is that there is real news out there. You might have heard stories about worries for the market postBrexit, but there is some evidence suggesting that the mood of doom and gloom could be unfounded. Apple CEO Tim Cook has recently reassured Theresa May that the UK will be just fine for example. Let's be positive!!! By the way did you all get my cards?! Answers: 1) Probably real but I got it off the internet. 2) Yes definitely. I was the reporter! 3) Yes 4) Inidrectly! A NEW DYNAMIC

> JoBlaise Martin & her team are taking Massey Property Services to the next level

J

oBlaise Martin joined Massey in 2002 and has worked in the property world since 1998, but in January this year she took over the business and is determined to create a new dynamic for the business. The company will now focus exclusively on lettings. “This is an extremely busy business and one that requires a very high level of professionalism and expert legal knowledge. We all have to keep abreast of changes in legislation and contract law to do this well and I have total confidence that I have around me the ideal team with the same commitment to being the very best. That means a lot of hard work and ongoing training to stay at the top of the game. “I am very team orientated, we are utterly professional and I have the highest qualifications attainable in the lettings industry. We are capable of solving any problem that is thrown at us when it comes to Lettings and we also offer a tenancy consultancy service. “I love this industry and so does my team of David Horabin, our lettings manager, Marie Taha, our office coordinator who keeps things glued together and Liz Jukes, the accounts manager. We have a very direct approach. This enables us to be honest and upfront, which combined with excellent communication is what sets us apart (or makes us different) to other agents.

“We have a full range of properties from studios to family homes and clients who have only one or two properties to large professional property portfolio owners. Our priority is finding the right people for each property, we do not just move any tenant into a property. Keeping both landlords and tenants happy and managing property maintenance is key to our success. “We work with great contractors who give us priority treatment due to the volume of work they receive from us. This means that tenants maintenance gets seen to promptly and efficiently while keeping the cost sensible for our clients. We believe in good communications in the office as well as with our landlords and tenants, we meet every morning and make sure that we all know what we have to do each day. Communication and open discussion at the start of the day means that we can not only deal with what we are personally doing but help all the other members of this close knit team.”

RENT BOOK TALES NOW & THEN Andy Garth The Landlady > Southern freeze

> Knock it down

I

am on my way to a Scandinavian city to see The Cuban Boyfriend. Having grown up in Stoke on Trent, I am not a fan of any temperature below 18 degrees. This is unfortunate, as Google informs me that my destination city is currently hovering around minus 10 degrees. Fiercely optimistic, I am never prepared for an intemperate climate and therefore hastily bundled two crap, fairly ineffectual pairs of children's gloves into my handbag in the hope that they might equal one adult pair. I did however have the foresight to wear a thermal camisole which, combined with in flight champagne is giving me a very red face. Meanwhile, my latest property venture is not going well. Again, I was a little too optimistic with my initial figures, cheerfully ignoring Capital Gains tax, Estate agents commission, stamp duty and solicitors fees. This will seriously eat into my budget for selling one flat in order to buy two smaller ones. Added to this is the fact that Buy to Let landlords have to pay extra Stamp Duty and are no longer entitled to tax relief on Mortgage interest payments, meaning that just about everyone else profits before I get my share.

“ Cheerfully ignoring Capital Gains tax ” On the subject of the housing crisis, if I see another 22 year old on the news bemoaning the fact that they can't afford their own home, I might have to smash something. I can't believe anyone could expect to own their own home in their early twenties. I was a very mature and careworn mother of two when I managed to purchase my first flat at the grand old age of 31, by which time I'd already run the gamut of dodgy landlords and lived under an office desk on London's All Saints road (before it was poshified). There is a housing crisis. Maybe if, like me, people were to rent out their spare rooms at reasonable rates, the situation might ease up a bit, making it easier for people like The Big Daughter (28) and Boyfriend (30) to buy their first nest.

I

believe that when architects and planners look at an old building with a view to developing it, they say: "it's bound to look much better than what's there at the moment". Hmm... unfortunately I reckon 50 per cent of the time they get it completely wrong! First picture this week shows the fabulous building that existed before they built that lovely cement and glass horror that is now the Art College in Grand Parade, which when built also necessitated the demo of a church as well.

“ The huge Gothic style building

dominated the skyline on one’s exit from Brighton Station ”

The second photo is not quite as bad in the scheme of things, but the huge Gothic style building dominated the skyline on one’s exit from Brighton Station in Queens Road. It now has a faceless block in its place which – sorry – doesn't look better than what was there before! Our first auction of the year is in March and we are looking for anything Brighton, Hove or Sussex that may be worth putting in the sale that may be lurking in the drawers or bookcases. > SallyAnne Murray on local charity Chailey’s D.R.E.A.M. Centre appeal, and how companies can help support it

O

ne Brighton company has made Chailey their chosen charity. Leading solicitors, Griffith Smith Farrington Webb (GSFW), based at the Old Steine, has agreed to support Chailey Heritage Foundation with the D.R.E.A.M. Centre appeal to raise £2.6m for a brand new centre for arts and physical activities as well as a space where all the young people can gather together in one place. As part of their commitment, the team of partners, lawyers, paralegals and admin staff will undertake a variety of events to fundraise for the D.R.E.A.M. Centre. Chailey Heritage Foundation provides education and care for children and young adults with physical disabilities and complex needs, aged between 325 years old. They come to learn, play, interact with their peers, improve their physical and mental agility and become a little bit more independent. To be able to do this often means building purposebuilt spaces with children and young people’s needs in mind, and this, of course costs money.

“ Children come to learn, play,

interact with their peers, improve their physical and mental agility ”

Last December, the annual Christmas festivities for the children and young people at Chailey Heritage Foundation were held, including two nativities, a panto and a carol concert. All of the celebrations were filled with laughter and smiles, yet there was one thing missing – the ability to bring all the children and young adults and their families and friends together in one place to celebrate Christmas. Founded in 1903 by Grace Kimmins, Chailey Heritage Foundation now supports around 220 children and young people, houses a School and boarding houses for children together with three bungalows for young adults to transition into independent living as well as a Life Skills Centre with drop in sessions at its gym, multisensory area and multimedia suites as well as hosting living skills and arts and crafts classes. Although a lot has changed at Chailey Heritage over the years, some of the facilities, like the existing hall, are still set in the past, which is why we have launched our D.R.E.A.M. Centre appeal. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

SallyAnne Murray, Development Director at Chailey Heritage Foundation

The D.R.E.A.M. (dynamic, real, experiential, amazing, magical) Centre will be a modern, purpose built space, large enough for children and young people with complex disabilities to participate in a mixture of arts and physical activities. For example, 4 year old Lennon will be able to use the D.R.E.A.M. Centre to do power chair driving in his wheelchair. Likewise, Henry, aged 18 and Fenton aged 9 will be able to play wheelchair football in the new centre or maybe take part in a trampolining session? Or even a sensory four dimensional experience if the participants needed a bit of down time? For Holly, aged 14 and Keelie, aged 16, who love to act, the D.R.E.A.M. Centre will become their stage for plays, dances and other performances. We launched our appeal to raise the £2.6 million to fund the project in November last year at an event at Brighton’s Sea Life Centre with the support of local business partners, Skyfall, E3, Folkington Juices and O&G. Statutory agencies only provide basic funding for each child and young adult, so without fundraising we wouldn’t be able to provide the special facilities that help nurture and grow those who pass through our care at Chailey Heritage. We would be delighted if other local Brighton companies could help us realise this ambition – and build this amazing space for the children and young adults – by selecting Chailey Heritage Foundation as their chosen charity. If you feel the appeal is something you or your company can help us with, please get in touch by either contacting me, SallyAnne Murray on 01825 724752, or by visiting www.chf.org.uk/dreamcentre.

OAKLEY > Lewes Bank open for business

O

akley Property are very excited to be opening the doors at The Bank in Lewes. A selection of one bedroom apartments ideally located on Lewes High Street. David Beaken, a Director at Oakley New Homes, commented “We have been waiting a long time to launch these apartments so we are very excited to announce the dates. If location location location is what you are after then you won’t find much better! Positioned at the junction of Eastgate, the High Street and Friars Walk, the apartments are right in the middle of town only a couple of hundred yards from the bus station and less than a 3 minute walk to the train station, you couldn't get more prime”. Although the apartments are all one bedroom, they all have different layouts and each one offers something a little different. The apartments are set in an imposing period building offering the rare opportunity to combine contemporary design with period charm. The standard of work is second to none and the apartments have been finished to the highest standard throughout. David continued “The views are absolutely fantastic! The different apartments all offer a different outlook but many enjoy views across Cliffe High Street towards The Harveys Brewery. The views also extend to the South Downs and Lewes Golf Club.” 8 | LATEST HOMES

In regard to the design and finish the kitchens have fully fitted appliances with high gloss white finish kitchens with engineered wood flooring in the living space. The contemporary bathroom suites offer a range of bath and shower units.

“ Location location location ” David added “We have had a huge amount of interest so far with people registering interest early. The project appeals to a range of purchasers from first time buyers, people downsizing and buy to let investors. We expect the apartments to achieve rents of around £900 per month and this combined with the location to the train station make them an ideal investment.” Prices start from £239,950. COUNTRYWIDE > Mortgage & Protection Consultant: Justin Theobald

J

ustin Theobald, a Mortgage and Protection Consultant for Countrywide Mortgages Services has just celebrated his first anniversary based at the King and Chasemore Branch on the corner of Church Road and Second Avenue in Hove. Justin made the move to Countrywide after working in his last position for ten years. Experience is everything when providing advice and now Justin is nearing completion of his 20th year in the Financial Services industry, this is something he is not short of! Justin says “I’ve never been happier. Countrywide, the UK’s largest mortgage brokers, allows us to offer clients mortgage products from a panel of High Street lenders, some of which may be exclusive. "Another important reason behind my decision to join Countrywide is their passion for offering their clients a world class customer service experience; spending time with our customers helping them through the whole process from the initial meeting all the way through to picking up the keys and moving in. Having direct access to me during all stages of the process, means more time spent with my clients which is invaluable when you are offering a full advice and recommendation service.

He works a five day week including every Saturday (with Wednesday as his welldeserved day off) and you'll find that he will also be happy to see anyone who wants a financial health check to ensure that they have the most suitable mortgage and protection in place, or who want the peace of mind that any policies they do have are still fit for purpose and that they have the cover in place that is needed to protect themselves and their loved ones. 01273 206107 | Justin.theobald@countrywide.co.uk

“ I’ve never been happier ” “The better I know my clients, their circumstances, hopes and future aspirations, the better placed I am to recommend them a bespoke package that covers all of their mortgage and protection needs. I truly believe that the extra time I now have to spend getting to know my clients better is allowing me to take a more considered and holistic approach to ensuring that they also understand the whole process from the moment they first sit in front of me all the way through to the completion of their mortgage or remortgage. And more importantly I'm able to keep them informed of how their applications are progressing throughout as well.” Although Justin is based in a King and Chasemore branch you don't need to be buying or selling through them to be able to book an appointment with him, so if you are looking for a new mortgage, remortgage or a product transfer then he can be contacted on the number below. “After so many years in Brighton to still get so many regular recommendations is really the best endorsement of me that I can ever ask for.” LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

KHALIL’S TENANT REWARD SCHEME

– A GREAT DEAL

FOR BOTH TENANTS AND

LANDLORDS Khalil’s Tenant Reward Scheme

A

t Khalil’s we believe that landlords deserve good tenants and good returns on their investment. But we also believe that good tenants deserve to be rewarded. • Under our Rent Guarantee Scheme we guarantee landlords rent every single month, regardless of whether their property is occupied or not. • Under our Tenant Reward Scheme we offer cleaning, utilities and broadband included and gardening services if applicable to tenants, and we give them back 10% cash back of their monthly rent if they are not late in paying it each month. That’s a great deal for both. And here’s why we believe that a great deal for tenants is always a great deal for landlords. Khalil’s Tenant Reward Scheme – a great deal for landlords If you are letting an HMO, House in Multiple Occupation, you will be well aware of the problems you can face with rent arrears, transferring utility bills and wear and tear to your property. Let us run the risk for you and guarantee your rent every single month. We also can guarantee that you receive the property back in the same condition we received it in, and that there will not be any administrative burdens you have to face every time the tenancy changes. What’s more our Tenant Reward Scheme ensures your rental property is well cared for and that tenants are encouraged to act responsibly. Let me tell you about it.

We then include utility bills (including broadband) in their rent to avoid any check out headaches, and offer them fortnightly cleaning and gardening services if applicable to ensure your property is well looked after. What’s more we fund a reward for good tenants. This means we encourage only good tenants to rent your property. Of course, we do all the managing of your property for you, so you can relax knowing it is in a safe pair of hands. Khalil’s Tenant Reward Scheme – a great deal for tenants Our scheme is great news for tenants too. As the property is let to them on a bills inclusive basis they save time and the hassle of collecting the money each quarter to pay for their utilities. The cleaning and gardening service we offer means their home is more comfortable and easier to maintain. The cost of letting is also reduced. Only one month security deposit required at the start of the tenancy and we guarantee that this will be returned as long as there is no damage to the property. We also offer 10% discount on check out fees ,free end of tenancy tenancy referencing fees , and we make a 10% reduction on any other administrative fees. As long as the rent has been paid on time we reward tenants with 10% cash back from the monthly rent at the end of their tenancy. And that is a truly great deal for truly great tenants. A great deal for landlords and tenants At Khalil’s our Rent Guarantee Scheme offers landlords stress free and voidfree renting, and our Tenant Reward Scheme offers tenants an easier and cheaper way to rent. It’s the good life for all – drop by and find out more about how it can work for you. For more information about Khalil’s Tenant Reward Scheme call Ahmed Khalil on 01273 573690, visit Khalil Properties at 124 Lewes Road, Brighton, BN2 3LG or find us online at www.khalilproperties.co.uk.
