Property matters David Maslen A summer breeze... for burglars!

W

hen the weather is good, there’s no beating a British summer. It’s the time to enjoy barbecues, outdoor entertaining, children splashing in the paddling pool and balmy evenings. However, because there is never any guarantee of really hot weather, British households tend not to have air conditioning, unlike other countries where sweltering summers are inevitable. So when things hot up, we tend to revert to our manual airconditioning system – we open the windows! The problem is that we often forget to close them again, or we deliberately leave them open night and day, providing a perfect opportunity for burglars and opportunists to pounce. Indeed, insurance companies report a 21% increase in claims following an unforced entry during the summer months. Small easily-snatched items such as handbags, car keys, mobile phones and jewellery are among the most popular thefts; lucrative for the thief and really, really, annoying to lose. Burglars can be in and out of a property in seconds, often whilst unsuspecting occupants are in the garden or watching television in another room. To add insult to injury, insurance companies will not usually honour a claim for such theft unless the homeowner has “taken reasonable steps to prevent loss or damage”. An open window is an invitation to a burglar and hardly demonstrates the reasonable care demanded by insurers. There are obvious yet often overlooked ways of avoiding the anxiety of a summer theft, such as: • Never leave front doors or windows open or unlocked when you are at the back of your property or in the garden. • Never leave valuables on windowsills. • Use restrictors on windows so they can only be opened part-way. • Regularly review your home insurance needs. • Support your local Neighbourhood Watch scheme. The Landlady The Landlady Food from afar

S

ome years ago, in fact, at least 10 years ago, one of the first foreign students to stay at Landlady Towers was an Italian boy. Well, I say ‘boy’, but he was actually a 39 year old man and, at the time, older than me. As I helped him up the many stairs with his extremely heavy suitcases, I commented on their weight and, once in his room, he opened one of them and showed me why it was so heavy. It was full of packets of De Cecco dried pasta that he’d brought all the way from Naples at god only knows what cost in excess baggage. Later, I had the joy of taking him round Waitrose, where indeed, all types of De Cecco pasta – from fusilli to linguine – were readily available and, better still, were actually on offer at less than £1 per packet. My student was rather crestfallen and quite embarrassed, as well he should be, bringing his own food to a foreign country. I don’t understand people who decide to go to another country, then insist on taking their own “I would be food with them. In my mind, it kind of negates the whole point of going to experience a different mildly alarmed culture. I’ve lost count of the people I saw eating if I couldn’t buy spaghetti carbonara in West Africa (not really a classic African dish, is it?) and people who a strawberry holiday in coastal Spain, then demand bacon and eggs for breakfast. It really makes my blood boil. in December” I am writing about this particular topic because, yet again I am billeting a Thai student who has insisted on bringing all her own food with her, from reams of noodles to cartons of fried fish bits, which are currently sitting ominously in my kitchen. I wouldn’t mind, but she’s full-board, meaning she gets all her meals with me, not leaving much room for side-line noodle-eating. This kind of food-importing is like a red rag to a bull for me, and thus far, I’ve made exclusively Thai and Chinese dishes for dinner, which has confused her slightly, I think. The thing is, we are very lucky in the UK to be able to purchase just about anything we like, in season or out of season, at any time of year. Although I was brought up in the halcyon days of seasonal eating, even I would be mildly alarmed if I couldn’t buy a strawberry in December. One of the many things I like about my house in Southern Turkey is that the fruit and veg on offer at the weekly market is absolutely seasonal and there are many items that simply are not available ever, making cooking a bit of a challenge, but a challenge I enjoy nonetheless.

he renovation of the historic seafront to the west of the Palace Pier, encapsulated by the opening of the Brighton Fishing Museum in 1992, is one of the tourism success stories of modern Brighton. But the area around the West Pier has languished ever since its decaying arches were boarded up in 1993. Encouragingly, a complete rebuild of the 26 leaking 1880s arches to the west of the West Pier has just been completed after a year of careful thought and hard graft. They are intended for artists and other creative-types, and will no doubt assist the forthcoming i360 in totally transforming this part of the “Brighton’s heraldic beach and Preston Street above. It is easy to forget that the dolphins stand proud seafront arches were principally built and obvious” to hold up a new road/pavement when the coast road was extended over the low chalk cliffs. Leon Bellis, Senior Engineer at Brighton & Hove City Council, along with C. J. Thorne as principal contractors, Amey as engineers and Solar as architects, have completely rebuilt the arches (which Leon treats as ‘a bridge’) in an updated version of their original form. A whole set of new bricks from Ibstock has been made and carefully pieced together to create a gleaming new façade. Above, new railings, slightly taller than the originals, have been cast. Brighton’s heraldic dolphins, which are obscured by paint along the rest of the seafront, stand proud and obvious. Brand new doors and windows in iroko, a hardwood from tropical Africa, have been painstakingly designed (without originals to go by) and made by Seth Evans Joinery – whose work with photographer Paul Fletcher drew my attention to the project generally. The new arches should be waterproof for 50+ years and have a design life of 120+ years. They can take loads of 40 tonnes (more than a dust cart or fire engine). Blast furnace slag has been used within the arches’ high-strength concrete to increase resistance to sulphates and chlorides (which, perhaps unintentionally, is also an eco feature). The new units consist of two arches apiece and have an industrial feel inside. I particularly like it that the 1880s brick wall behind has been left exposed and that the concrete shuttering lines on the ceilings are a deliberate feature. I’m looking forward to the units being filled quickly – and the units to the east of the West Pier being completed so that I can get exploring. www.buildingopinions.com robert@buildingopinions.com
