any people consider extending their property rather than moving, and a loft conversion seems to be an obvious proposition. This is supported by a rising expectation of increased property value following such a conversion, and we are often called out to advise on the financial viability of a project. However, trends are changing, and it may be that a property with potential for a loft conversion can attract greater interest than a converted property which limits the buyer pool to those with a greater need for space and deeper pockets! Great care should be taken when deciding on whether a loft conversion will be appropriate. For example, it is possible to over-develop a property. Even if your house is the best in the street, there will always be a limit on the potential value of a property there at a given time. Likewise, would a loft extension make your house “top-heavy”? This is where there is insufficient living space for the amount of sleeping accommodation provided. Also, when you come to sell, could such an extension actually be called a “room”? If it does not comply with certain criteria it might only be able to be classed as a storage space. What about planning permission? Unless you live in a listed building, area of outstanding natural beauty or conservation area, you are generally allowed to build a further 10% of the floor area of your property without planning permission, although you must obtain building consent from your local council. Even if you don’t carry out the loft conversion, having the planning permission, if required, in place can add sufficient value to the property without the hassle of actually doing the work. Malta is not just a holiday island as such but a real place to live, set up home and stay

E

nglishman David Perry found the island of Malta the perfect solution for himself and his family when considering relocating after their home in Tokyo was affected by the Tsunami. David Perry and his wife Noriko, plus their two children David Noriko and Julia Maria chose Malta and have set up home at the award winning Tigne Point on the north-east coast of the island. This is his story. “Our arrival in Malta is an interesting saga. We were happily living in a chaotic, densely populated part of central Tokyo when an Act of God, commonly referred to as The Great Tsunami, literally washed us out of house and home. In short we had to relocate, and fast. My wife, who is Japanese, set several criteria: firstly, we had to move to a country that either had Japanese as its major language, or English. As there are no other countries that have Japanese as their national language we were left with a choice of 64 English-speaking countries. I had my own criteria: a place with good weather, good schooling, safe for children, low crime. The options started diminishing fast. Hawaii looked appealing but obtaining residence in the USA is pretty impossible, so are the costs of Hawaii (the most expensive state out of all 51). Then my wife, browsing a Japanese travel blog, came across a place that was described in Japanese as the Hawaii of the Mediterranean. On closer examination it turned out to be Malta! We decided immediately. It met all our criteria – even better than Hawaii due to its rich history and culture. Not a holiday island as such but a real place to live, set up home and stay. Deciding where to live on the island we consulted many local friends. One said, “think of a Monopoly board” and choose the best place on it.  In Maltese terms that is Tigne’ Point, a marvelous development right by the sea but also in a part of the island that has a lot of great activities, services and schools. It has been the perfect choice. Tigne’ Point is not only a place to live but a delightful lifestyle; plenty of shops and restaurants, excellent swimming, nearby yacht marina, like-minded international neighbours and overall a very friendly atmosphere.” Malta is situated between Europe and Africa, just 60 miles south of Sicily, and almost equidistant from the west and eastern shores of the Mediterranean. Spread over three islands and measuring some 316 square kilometers, Malta is also the smallest EU member state. W

hen I purchased my new patio furniture three weeks ago, I was rather smug, certain that I’d bagged a real bargain. Now that I’ve started to assemble it, I’ve realised why it was so ‘cost effective’. Each item, of which there are 4, comes in at least 27 parts, which all have to be tediously assembled by some gullible fool, using instructions that would have been better written on papyrus in hieroglyphics. I now know the true meaning of the expression about having a dog and barking oneself and wish I’d spent double purchasing furniture that actually looked like furniture rather than a Krypton Factor heat when it arrived on my doorstep. A week later, in the freezing cold of a blustery late May Brighton afternoon, I managed a whole chair, the sofa (particularly excruciating, given that it needed at least 2 competent people assisting) and, as a final hurrah, the table. This afternoon, before I came to do my shift at the Souvenir Shop, I sat in the blazing sun on my newly-assembled sofa with my feet on the table and enjoyed a cup of tea while reading a ‘Homes and Gardens’ magazine. One needs a little normality before a shift in The Souvenir Shop, as a list of ludicrous questions from the clientele is bound to ensue. Gems so far this year have included: “Can you put these postcards in a normal post box?” (as opposed to what?); “Do these solar-panelled toys need batteries?” (the clue’s in the name, methinks); and, The Big Daughter’s particular favourite, “Are these umbrellas collapsible?” (No, you have to walk around with them forever up, looking like a complete t**t). I’m thinking of applying for a job writing assembly instructions for flatpack furniture.

Robert Nemeth Ditchling Museum of Art & Crafts

T

here is a certain honesty in the refurbished Ditchling Museum – which reopened at the end of last year as the Ditchling Museum of Art & Craft – that would have appealed to the artists and craftsmen which it celebrates. Ditchling Museum was founded in 1985 by two elderly sisters, Joanna and Hilary Bourne, who snapped up a disused school beside the village green and pond. The sisters had personally known the many stars of the Arts & Crafts Movement who had settled in Ditchling under the stewardship of Eric Gill, the famous sculptor. I decided to travel to Hassocks by train so that I could enjoy the pleasant walk through nearby Keymer which added to the whole experience. A tiled barn-like structure came into view first which serves as the museum’s entrance and cafe. It was once a cart shed and was in a ramshackle condition prior to the works. “Honesty in Friends recall it alongside portacabins prior to the refurbishment. After being architecture was stripped back and tidied up, it gleams. Next, a subtle tiled link building, with a key to the Arts & gorgeous modern window at its rear, Crafts Movement” takes visitors up 11 concrete steps into the main museum – into a brand new zinc-clad structure, of a similar height to the cart shed. The black zinc stands out for the way that it fits in – and its 15ft-high west-facing window is incredible. It is instantly apparent, inside and out, that something magical has been carried out by Adam Richards Architects, the firm that was responsible for this project. Eric Gill, whose work includes distinctive sculptures on 55 Broadway (the headquarters of Transport for London) and the BBC’s Broadcasting House, moved to Ditchling in 1907 and formed the Guild of St Joseph & St Dominic with a band of fellow religiously-minded artists. If ‘Guild’ wasn’t a play on his name then it should have been. Other members included Hilary Pepler and Dunstan Pruden whose work is displayed throughout the museum. Not a member, but connected, was the calligrapher Edward Johnston, who designed the typeface and symbol of the London Underground. Honesty in architecture was key to the Arts & Crafts Movement. The principle goes hand in hand with being proud of materials that are used. It means picking ingredients that don’t have to be hidden away. In modern times, perhaps this translates to exposed zinc, lime-washed glulam beams and polished concrete floors. I hope so. www.buildingopinions.com robert@buildingopinions.com

So is the future at Yelo moving towards bigger and bigger projects? We are already working on major developments and working with large companies. In truth, I like the balance of large projects against the smaller more personal ones. Working in different ways on projects of different scales can often throw up solutions that you might not have expected. Coming into the office each day and having to look at new problems is what makes this job so exciting, if it were all extensions or new residential developments it could become very dull and I have never wanted to do that, to be dull. Challenge is our inspiration and the resulting solutions are, we hope, the excitement.

Yelo is very much about team work and Andy is very proud of the team that he has built around him and the business. We asked them all why they like working for Yelo, what excites them about architecture and what inspires them:

ndy Parsons is a lead practitioner at Yelo Architects and a man with a very clear vision of what he wants to do and how he is going to go about doing it. He entered the world of architecture with a vision to challenge the way things had always been done, often presenting his ideas in a unique, and at times, confrontational way. Whilst studying he was determined to ask all the questions and turn the conventional way of thinking on its head. This, however, has not made him an unconventional designer – his work is neither scary nor unrealistic. On the contrary, the reason behind that process was to get to the root of how to come up with great and inspired solutions and not to merely take the easy route. This has given him the means to create great solutions for his clients that are not only exciting, but also achievable. We met with Andy to talk about that creative process and how he and his team apply it to meet the needs of their clients: How does that creative process actually start? It can start in many ways but really at the beginning of every project we need to explore how we can meet the needs of the client – what they hope to achieve, their dreams and, of course, their budget. So do you go away and create something that is a reflection of that, a direct response? We go away and look at the brief

from all angles, taking each part and addressing it. But we also input our own ideas, offering up our inspirations and showing clients new ways of approaching what they want. Life would be very tedious if we went away and said, okay, they want a kitchen extension, or a new development of two bedroom flats, or a new retail or restaurant space and then gave them an effortless and basic solution that was no different from what any designer, or even builder, might suggest. That would be very dull for us and very dull for our clients too. We like to think of new ways of doing things that will achieve a better result, a happy client and a more effective practical solution. What kind of work does your practice undertake? We have a very broad portfolio of projects. From major projects working with large developers on mixed-use sites where we have to deal with a balance of retail, office and residential space to small retail solutions and domestic home rebuilds or home extensions. Does the domestic work mean that you design loft conversions? No, we never do loft conversions. I decided very early on that lofts were not what I wanted to do. There are plenty of good companies out there, builders and architects who like to do loft conversions but we do not. However, we have worked on many larger home extensions and home rebuild projects.

Matt Hawkins Yelo Architects represents a transitional point of architectural practice. In previous generations, architects have been preserved as being slightly pompous, pretentious and unapproachable to less experienced clients. At Yelo, we want clients to know that any anxiety they have about their project, large or small, is only a phone call or a meeting away from being sorted out. For me, seeing something being built by someone on site, in three dimensions, that has previously been just lines on a piece of paper is what excites me about architecture and construction. Being able to adapt the built world around us, to improve it for future generations is my inspiration. What do you enjoy most about your work? I love working with clients who have an open mind, at the same time as knowing exactly what their needs are. I love being able to create something that is exciting but also right. I really love working with the team, the atmosphere that we have created at Yelo is very open and it is so good to be able to open up our work to the team and use the very best ideas that we can collectively create. The excitement comes from always having something new to do and the potential to improve people’s lives, which is enormous. I’m inspired because I have a job that doesn't feel like work, I’m in a cool office with great people. Naomi Birks During my time working for Yelo I have been encouraged to develop my own personal skills mainly in 3D, which has led to us creating a programme based on gaming software. It has been incredibly challenging, but also self-rewarding at the same time. The evolution of architecture forever changing with innovation

and the development of technology is very exciting. Innovation always inspires me. Harriet Nind I admire how the practice has built itself up to have a friendly and approachable reputation and of course, there’s the great view of Brighton Pier from the office! Architecture is a brilliant mix of innovation in design, materials and building methods, which are constantly evolving. Joe Giddings I'm gaining new experience on a range of projects of different scales using different programmes – and I enjoy working in a really nice office environment with a sea view. I

t’s fair to say that most of us don’t live in our ideal home, but there are many things you can do to improve what you have. Here are some tips that have a sound basis in Feng Shui and are free too. Make your home, especially the entrance area, light and bright. If you live in a flat with no direct natural light near the front door then you could invest in a full spectrum daylight bulb. They may be more expensive but even plants can grow in areas lit by them, so it shows how much they can benefit a space. In Feng Shui light equals yang energy. This is the strong stuff we need to support us. If a house is dark and yin then it will feel dead and unsupportive. Open curtains or blinds during the daytime even if you are out. It’s even better if you open windows especially in bedrooms and bathrooms during the daytime too (obviously not if you are out – this isn’t Feng Shui for burglars). Avoid a heap of shoes and coats at the front door – the front door of a property acts like the mouth, taking energy in so if you have to fight to get in or the first things you see are shoes it has a negative effect on the energy. (A shoe store could be the answer to this problem.)

Most people think one of the key aspects of Feng Shui is clearing clutter despite its 4,000 year heritage, but the fact is that you don’t actually have to live in a minimalist home to improve its Feng Shui. I certainly don’t, but it’s worth taking the time to look around a room and see what’s in it that really doesn’t need to be – yep that pile of laundry really shouldn’t be on the sofa nor should last weekend’s newspapers. It’s fine to have ornaments but does some of your ‘stuff’ not have a home? If so then you need to either make a home for it, get more storage or get rid of it. It also makes sense not to keep things that are broken or that you don’t like – remember this if you’re a hoarder! I see lots of clients who are hampered by possessions that they have been given or have inherited – they don’t like to get rid of the things even though they don’t need them. It’s best to take the spirit of the gift and then pass the item on to charity or someone who could benefit from it. ince it was built in the 1930s, the iconic Embassy Court has long divided opinion in Brighton and Hove. The flats, which stand at 110 feet tall and almost three times the size of its Regency neighbours, are often seen as a landmark of the city and have a long and varied history, with many ups and downs. The Grade II listed building has a long history of affluence and was originally built as a first class residence and housed the rich and famous. On the site was a two-storey villa known as Western House which was home to many colourful characters including William Walford, the first Viscount Astor, who died there in 1919. Western House was demolished in 1930 and for several years was used as a mini golf course and a small car track. During the 1930s, cheap materials brought about a housing boom and the site was subsequently acquired by a London based property company who, along with Architect Wells Coates, had a vision to create “something that would capture the spirit of the new age”.

With its quirky style, steel-framed doors and awe-inspiring view of the glistening Sussex sea, the flats quickly became in demand and were known for being something of a celebrity hangout with rents at £150 - £500 (enough to buy a house in the 30s) they attracted names such as Rex Harrison, Diana Dors and Terrence Rattigan. Uniformed doorman would stand at the front and greet the great and good who lived and visited the flats,

which was one of the first in England to offer lock up garages and purpose-built penthouses. But the flat’s fortunes changed dramatically over the years, and in the late 1980s they were beginning to rot. They had been neglected due to circumstances relating to maintenance and financing. The flats descended into such a state that it was impossible to get a mortgage out on them. Flats were abandoned, occupied by squatters or rented out to migrants or students. Long term tenants and Brighton residents decided that enough was enough and stepped in to save

Embassy Court, which was unrecognisable from its glory days. In 2005, major restoration and renovation work, which cost an estimated £5 million, was injected into Embassy Court. The restoration was a success and the flats are now home to people from all sections of society and have cemented its name, once again, as a landmark of Brighton and Hove. Embassy Court still shines and will never be allowed to get into that state again. Two Way Books Brighton’s oldest bookshop goes under the hammer at Parsons Son & Basley

T

he oldest bookshop in Brighton has closed its doors for the last time. Two Way Books, on Gardner Street in Brighton, was established in the 1960s and has been trading for 47 years. In that time it’s become a staple for many in Brighton and Hove. Both residents and tourists will have fond memories of spending pocket money there or rooting around the vast array of literature that was on offer.

“This iconic shop is trading no more” And although this iconic shop is trading no more, Parsons Son & Basley hope to give it a new lease of life by offering the property in its auction on 27 June. Georgina Tunbridge, auction assistant said: “We are so pleased to assist the current owners auction their property. Being from Brighton myself it’s somewhere that I have known all my life. Although it is sad to be losing a piece of Brighton’s history we are certain it will be going to safe hands and attract a lot of interest from the local community.”

The property itself is in a great location, with many local businesses surrounding it and in the heart of the popular and trendy North Laine area. Although its use has been retail entirely for the last four decades there is a ground floor retail area, large basement and then a one bedroom maisonette on the upper floors, making it an ideal opportunity to retailers and developers alike. As many Brightonians are aware, Two Way Books has been run by the same family since it was established, and while they are now looking to new ventures, closing the shop has been an arduous task.
