ocation, location, location is the somewhat overused maxim applied by many as a rule of thumb when selecting a property. However, a closer look reveals that a compromise in this principle can produce significant benefits for property purchasers in the Brighton & Hove area. Clearly, most purchasers’ idea of a dream home is one in perfect condition, with a beautiful garden, massive sunny accommodation, off-street parking, and found in the best street in the area – preferably a quiet, leafy, cul-de-sac. And of course, it must be cheap! Sadly, this idyllic combination does not exist, because if the first seven criteria are satisfied, then the price is likely to be astronomical! So budgetary constraints typically force buyers to accept a degree of compromise. For many, this will mean asking the children to share a bedroom, making do with a patio rather than a garden, doing some DIY or parking the car in the street. Last on many people’s list is buying on a busy road! Yet consider that advantages. Firstly, properties on a busy road are usually considerably cheaper than similar properties in a quiet street. This means that you can buy far more for your money. It could well mean that you will not have to compromise on those very things that contribute to an attractive property lifestyle. You might actually gain attributes such as a playroom for the children, a garage for the car, or a garden large enough to exercise the dog. Most people who live on a main road tell us that they no longer notice it. And there is no reason to think that such a property might be a poor investment either, because just as you bought it at a discount, so you will sell it in the future – although by then it may well be in a 20mph zone!

Sussex churches & chapels revealed in their full glory A £645,000 rescue package for 45 of the UK’s most historic and community minded churches has been announced by the National Churches Trust. Churches awarded National Churches Trust Cornerstone grants include St Peter’s in Brighton, often referred to as Brighton’s unofficial cathedral and designed by Charles Barry, who helped to rebuild the Palace of Westminster. In Sussex, Billingshurst Unitarian Chapel and All Souls, Eastbourne also receive National Churches Trust grants. The National Churches Trust, founded in 1953, is an independent charity, which receives no financial support from church authorities or government. Huw Edwards, broadcaster and journalist and Vice-President of the National Churches Trust said: “The National Churches Trust’s £645,000 funding package is an investment in the future of the UK’s places of worship. Churches, chapels and meeting houses are some of the most beautiful buildings in the country and these grants will help to bring more of them back to their full glory. “As well as being kept beautiful, it is important that places of worship can help local people. That’s why the National Churches Trust’s latest grants also help projects to install kitchens, toilets and to improve access for the elderly and people with disabilities. With modern facilities, churches, chapels and meeting houses become welcoming community hubs, enhancing their public benefit.”

The Landlady The Landlady: new year, old rubbish


hristmas in Landlady Towers passed pretty much as it does every year, meaning that I entertained a few friends, and the occasional stranger, the stranger, in this case being the half-Japanese New-Yorker girlfriend of my friend’s son, who joined our Christmas dinner at the last minute. She was warm and witty, did not know what a parsnip was and was constantly Instagramming pictures of her Christmas sprouts to friends in Tokyo. Furthermore, she gave me some dodgy-looking Japanese hangover pills, which would have actually been more useful for the night before. Fuelled by a drip-feed of champagne, I managed to stoically cook Christmas dinner, in spite of the fact that I was suffering from the Hangover of Satan on Christmas Day. This was mainly the joint fault of The Boyfriend and The Big Son, who kept me up drinking all manner of alcohol until 6am (that’s the last time I remember seeing at least). We were all very sorry on Christmas morning, especially The Big Son, who had to work all of Christmas Day. I had assumed I was immune from being sucked into Christmas Eve madness, because The Big Daughter was safely far away in Australia, but unfortunately, The Big Son saw fit to step into her shoes for the night. So, now it’s 2014 and I still have a Hindu Kush-sized pile of recycling left over from “She was constantly Christmas. I just don’t understand why the recycling is never collected at the time when Instagramming pictures everybody’s box is overflowing of her sprouts to friends with Christmas cardboard and bottles and a collection is most in Tokyo” necessary. It really annoys me. I know everyone is entitled to a Christmas break, but I am obliged to work at the Supermarket for marginally more than the minimum wage over the festive period, running the gamut of angry women from Hove who are unreasonably angry that we do not have any carrot batons, so why can’t the recycling be collected? Even recycling can’t be as unpleasant as violent Christmas shoppers... On the twelfth day, I got up early and took the baubles off the Christmas tree, then, to spare the harassment of pine needles trailing all through the house, I threw the tree out of the living-room window, much to the consternation of several scaffolders working on the house opposite, who might have imagined that I was in the throes of a vicious row with my partner and was intent on wrecking the joint. So, now the Christmas tree has been dragged to the recycling area in St Ann’s Well Gardens, and Landlady Towers looks like Christmas never happened, apart from the piles of soggy cardboard and plethora of wine bottles in the front garden. As a treat, I’m going out for dinner with my friend Miss T in Lewes tonight, which is very dangerous as neither of us has an off switch. I think I might be needing those Japanese hangover pills tomorrow...

righton & Hove City Council’s ePetition service has proved to be a useful way of raising awareness of architectural and historic matters. Until recently, the petition to save Saltdean Lido attracted the most signatures with 2,494 supporters. When I think of the many assaults on our local heritage that I have witnessed, incidents involving of Rolls-Royce” developers vandalising buildings usually spring to mind – the possibility of a council destroying such a key element of our local history is quite shocking. The history of the Speed Trials begins with the London-to-Brighton ‘Emancipation Run’ of 1896 that was held to celebrate the cancellation of a law which required a motorist to ensure that his moving vehicle was preceded by a man with a red flag. Very much in this spirit, a Motor Race Week was held in July 1905 following a successful campaign by local hotelier Harry Preston to have tarmacadam laid on Madeira Drive. It attracted various famous names from the motoring world including Charles Rolls, co-founder of Rolls-Royce. The Emancipation Run lives on as the London to Brighton Veteran Car Run and the Motor Race Week as the Brighton Speed Trials which collectively attract tens of thousands of supporters each year. They are the world’s longest-running motoring and motorsports events respectively. These events and many others take place in front of Brighton’s East Cliff. The huge seawall in front of the cliff was constructed in 1830-8. What became Madeira Drive was laid out following the construction of the Aquarium in 1872. Madeira Terrace was added in 1890-97 and serves as my own special viewing spot for the Speed Trials. A fatal crash involving a competition entrant being thrown out of a motorcycle sidecar at 100mph in September 2012 led to the cancellation of the 2013 event. The brother of the lady who died – doing what she loved – has appealed for the competition to continue. The council is meeting on 23rd January to make a decision – there is still time to sign the petition.

so. Many people still believe that you have to wait until you have been separated for two years before you can issue proceedings, but this is not the case. Whilst in fact there is only one ground for divorce or dissolution, namely that the marriage has broken down irretrievably. You have to prove one of the following:
