Building Opinions

The Landlady The Landlady inherits her daughter’s pier job

am not very good with time on my hands. When I have time on my hands, rather than doing something useful, creative, or active, I am more likely to be found lying on the sofa with a cream horn watching Deal Or No Deal, until wine o’clock, when a large glass of white can be added to the mix. None of these activities are good for either the brain or the health, so it’s better that I’m usefully employed elsewhere. Lucky then, that along with my hours at The Supermarket, I have also inherited the Big Daughter’s job in an establishment on the Pier, while she’s away travelling. It is an enjoyable job, with a clientele about as far removed from The Supermarket clientele as it’s possible to be without working on a different planet. I think I prefer the pier clientele, who are mainly smiley tourists – and quite a lot of seemingly mad people – all enjoying their day out in Brighton. “I am more My new 10-hour day work rota has put paid to excessive cream horn eating and wine-drinking, likely to be and the shop, which cannot be left unattended, found lying on is far enough away from the bar and the fish and chip shop to provide too much temptation. My friend Katy and I, who have owned a flat the sofa with a in Hastings together for 12 years now, have decided to bite the bullet and do it up properly. cream horn, This means replacing the kitchen with swanky watching Deal new units and being generous enough to provide a fridge freezer, cooker and washing Or No Deal” machine. In the past, we left our tenants to their own devices as far as white goods were concerned, which is probably why we have been in receipt of such a low rent for the past 10 years, both from a financial and tenant point of view. Before I realised how many hours at the pier I would be doing, I agreed to take on the painting and decorating of our flat, along with the tiling of the kitchen and bathroom. It is quite a large two-bedroom flat, so will take a few days to decorate, leaving me little time to myself for the next few weeks. Added to the work melee is the fact that my three winter students have moved in and require a hot meal every night, meaning that the timer function on the cooker is almost worn out. Fortunately, The Small Daughter, who is now almost as tall as me, has taken an almost un-natural interest in cooking, which neither of my older offspring has done. She enjoys making fairly exotic and skilful dishes and although her use of precise minute timers is quite excessive, I am sure I will be putting her new talents to the test over the next few weeks..

Robert Nemeth on Newport Lodge

he shared freehold experience is a common fixture of Brighton & Hove life which sees leaseholders both planning and paying for the maintenance of their most expensive assets. Historic buildings often suffer though simply because there is not the expertise, drive or willingness available to ensure that works take place. Ventnor Villas in Hove was built “The front from the 1850s and features garden was several buildings of note. Number dug up to form 28A, Newport Lodge, stands out the deep moatfor its yellow-brick like pit which double-fronted façade alongside separates house taller, rendered, townhouses. Like from pavement” the road on which it stands, its name comes from a town on the Isle of Wight, in reference to Queen Victoria’s move to the island (after selling the Royal Pavilion and its contents!). The three-storey Victorian villa was converted into five flats in 1962 (one in the basement, two on the ground floor and two on the first floor). Large rooms were chopped and fireplaces removed. Lots of coving survives though, as do the original curved bay windows – complete with curved glass. The building’s leaseholders kindly showed me around, and helped me to solve a few mysteries. Several conundrums remain though, like why the steps up to the raised ground floor are on the inside, how the basement was originally accessed internally, and what was in mind when the front garden was completely dug out to form the deep moat-like pit which separates house from pavement. Newport Lodge was built on land that belonged to the Reverend John Nelson Goulty, alongside what is now the United Reform Church, yet it was never the vicarage. The United Reform Church was founded as the Cliftonville Congragational Church in 1863 by a group from the Union Chapel in Brighton. Goulty was Minister of the Union Chapel and his name graces a local bus to this day. The fact that Newport Lodge was numbered ‘28A’ confirms that it was built after the rest of the street, probably during the 1880s. At Newport Lodge, things are on the up. A programme of works is now being discussed that should see all sorts of niggling tasks carried out, including the removal of layers of unwanted cables on the building’s façade. It is easy to forget that the building is probably worth more than £1,000,000 and that the approach to maintenance should reflect this. Not doing so is a false economy as anybody with a historic home close to the sea knows all too well.

Step up A West Sussex couple’s house-buying dream is made a reality with Charles Church & the Help To Buy Scheme

West Sussex couple who have bought their first property on a stunning new Charles Church development in Henfield say it is a dream come true. Charlotte and Devis Fataj moved into their three bedroom detached property at Bysshop Meadow this summer along with seven-year-old Oliver and a baby on the way. The couple used the Government’s new shared equity scheme Help to Buy that meant they only needed a five per cent deposit. Charlotte said: “I grew up in Henfield, Devis has his own car valeting business here and we were

living in a rented flat in the village. With a baby on the way we really needed more space, and wanted a garden for Oliver to play in. “We were looking at properties further away, because we didn’t think we would be able to afford a house here. But then we heard about the Help to Buy scheme and so to find out more we called in at Bysshop Meadow. The sales advisors were so friendly and helpful and explained it all to us – it was absolutely the perfect scheme for us. “We were over the moon to be approved for a mortgage with Help to Buy, and incredibly our mortgage is

far less than we would have been paying in rent for the same property! “Buying our first home has been a dream come true and has proved to be perfect timing! It all moved really quickly which was great for us: we wanted to move before the baby arrived and we did! We completed within a month, and moved in with a month to spare – though actually moving house while eight months pregnant probably wasn’t ideal. “But we couldn’t be happier and have been telling everyone what a fantastic scheme Help to Buy is – I want everyone to know that this brilliant scheme is more affordable than you think.” Little Leo arrived at the end of July. Charlotte (29) and Devis (31) have bought a three bedroom, detached Westbourne style property, the perfect family home with downstairs cloakroom, modern fitted kitchen and a spacious living/dining area which has double doors leading into the garden. The first floor has a family bathroom

and two good size bedrooms as well as a master bedroom with en-suite and fitted wardrobe. Linda Humphrey, sales manager for Charles Church South Coast, said: “Help to Buy is a fantastic Government backed shared equity scheme. “It provides a 20 per cent loan on the term of your mortgage, which is interest and repayment free for the first five years. You only need a five per cent deposit and it is available across the vast majority of our developments.” Bysshop Meadow is a stunning Charles Church development providing luxury living in a comprehensive range of house styles. Henfield offers idyllic rural living just a short drive from the coast in a quintessential English village with a fine selection of shops, tearooms, pubs and restaurants in addition to a library and medical centre. The sales office at Bysshop Meadow is open seven days a week from 10am to 5pm. For more information call in at the development or visit the website at

ick Andrews, wife Louise and son Jamie are a family of communicators: Louise is a speech and language specialist, Nick is a music teacher and son Jamie is already a fine trumpeter and bright young man; all of them are happy to chat about their home and the way they live. The Andrews family were longtime residents of Seven Dials but their attached home was no longer a suitable place for Nick to give music lessons as the neighbours were weary of the noise. They knew that a move was needed, and they knew it would need to be a detached property that would give the new neighbours a level of insulation from the music making. When they found their new home they were delighted. It was a 1950’s detached house, probably built on the site of a WWII bomb, and it had space around it to provide sound proofing. It also had a lovely garden with mature fruit trees and a large conservatory. Now, to many, a conservatory would sound like a bonus, but not to the Andrews family. This was a huge unheated glass structure that was home to the kitchen. In the winter months it was so cold that it was necessary to put outdoor clothes on

to make a cup of tea. Something had to be done – immediately. The family had read about DMB Solutions in Latest Homes. “We had already spoken to some building companies but they simply did not give off the right vibes,” says Nick.

“But when James came round from DMB we were very impressed. We explained that we needed DMB to build a room in which we could communicate. A place to hang out, to sit down and talk, dine, share our day. And we wanted someone who could take on the project from beginning to end. James came up with a plan and some great ideas. “He knew that we wanted a kitchen and a nice warm room. We wanted it to be light and airy, but also practical. He was extremely forthcoming with ideas and made great suggestions that we would never have considered. “And throughout the whole process he’s struck us as a man with integrity. I never saw us being featured on one of those TV exposès of cowboy builders, far from it. In fact, the whole team displayed a high level of competence and confidence throughout the build. “Of course no build of this scale could ever be completely traumafree, after all, a huge part of your home is going to be filled with tradesmen or inaccessible. But we were happy to live out of our spare room and accept that we would have that intrusion.

In the end we were happy to have the builders in our house because we could see that at the end of the process we would have the home we really wanted. We managed with a microwave because we knew in the end we would also have a dishwasher. “We got very involved in the kitchen design and DMB work with Howdens. We went to see their kitchen designer and they had the plans from James at DMB. They projected the designs full size onto

a wall, a great idea if you have poor spacial awareness and we could really see what our kitchen was going to be like. “One thing we did discover was that builders don’t like walls. They asked if we would like to open everything up but we need walls and separate spaces because of the noisy nature of our work. “We also wanted a downstairs loo, for guests and pupils. DMB arranged for us to go to Graham's where we got expert

advice. We had no idea how to choose bathroom fixtures and they were a great help. “James and the DMB team have facilitated the whole process, from design to finish. It has all been done for a fixed price with staged payments and we now have just the one final payment to make. If we had any queries we got an immediate response and they have been very good at explaining what has been going on as it happened.

“As a musician I have very exacting standards so we really appreciated all of their ideas and their eye for detail; simple things like making sure the flooring lined up from the existing room to the new extension, that is very satisfying to look at – and our doors open and close beautifully. They suggested underfloor heating and we are so glad they did – we love it. All in all we didn’t have to make compromises and now that it is almost finished we

are learning to live with it and really enjoy it. We are delighted.” DMB Solutions, 48 Borough Street, Brighton, BN1 3BG, 01273 777459

JOBS >TO ADVERTISE CALL 01273 818150 ext 112

Business aid Samantha Dickinson of local solicitors Dean Wilson LLP answers questions on employment law. This week: Disability Discrimination Q. How can I avoid disability discrimination during recruitment? A. Starting as early as the job advertisement, it’s important to think carefully about the language you use as words such as “energetic” could exclude someone who uses a wheelchair or has mobility problems. Think also about the employee specification and the criteria you say are essential for the applicant. Does a candidate truly need a clean driver’s licence for example? If a job does involve lifting or manual handling, consider how much is involved and whether equipment such as hoists could reduce (or even avoid) the need for too much heavy lifting so as to make the role more accessible for more people. When you are arranging interviews you can ask applicants if they have a

disability so that you can consider what adjustments should be made to the interview process. These adjustments could include changing the location of the interview room, allowing more time for written assessments or adjusting the time at which the interview will take place. It’s important to avoid making stereotypical judgements and assumptions such as presuming a disabled candidate would be physically able to carry out certain aspects of the role or won’t fit in with your work culture and existing staff. Q. How far do I have to go in terms of making adjustments? A. You have to make reasonable adjustments when a disabled person is put at a substantial disadvantage by either a physical feature of your

premises or a provision, criteria or practice. Your duty is to take reasonable steps as are necessary to avoid the disadvantage. Whether a disadvantage is substantial and what amounts to a reasonable step will vary depending on the disability and what criteria you have applied that an individual says is causing them the disadvantage. Q. What if I don’t know a candidate is disabled? A. If you don’t know and can’t reasonably be expected to know, then you are not under a duty to make adjustments. If you know a candidate is disabled you would be wise to make enquiries with them about whether anything in your recruitment process may cause them disadvantage and make suitable adjustments.

Samantha Dickinson, having qualified in 2001, was made a partner in April 2009. She specialises in employment law, but also has expertise in both civil and commercial litigation. Civil Partnerships Catherine Taylor of Healys LLP on civil partnerships

e were privileged to be invited as witnesses at our friends’ civil partnership ceremony in Brighton recently. We both found the event to be very moving and enjoyable. It was lovely to see our close friends make a formal commitment to each other. The Civil Partnership Act 2004 came into force on 5 December 2005 and since that date, approximately 120,000 people have entered into civil partnerships, with approximately 7,000 of those taking place last year. To enter into a civil partnership you need to be 16 years or over, although if you are under 18, you need permission from your parents or guardian to do so. You need to be free to form a civil partnership (in other

words single, divorced or widowed) and not closely related to your proposed civil partner. There are two steps to entering into a civil partnership: you have to give notice to your local register office and, at least 16 days after giving notice, have either a religious or civil ceremony.

“The issues surrounding the end of a civil partnership are the same as those affecting marriage breakdown” Before entering into a civil partnership, we would suggest that you consider entering into a pre-nuptial agreement as, without being pessimistic, approximately 800 people chose to end their civil

partnership last year. According to the latest Government figures, lesbian couples are almost twice as likely as gay men to end a civil partnership. We both have a great deal of experience of civil partnership breakdowns within our professional lives and the issues surrounding the end of the civil partnership are the same as those affecting marriage breakdown. The dissolution of a civil partnership can be a traumatic and life changing event for people, with financial and emotional repercussions. If you are thinking of entering into a civil partnership and would like advice regarding a pre-nuptial agreement, or are considering separating from your civil partner and wish to discuss any of the issues set out above, please feel free to telephone us on 01273 685888. Alternatively, you may choose to email us at either of the addresses below Catherine Taylor: Kathryn Sawyer:

Turn back time S

o, seems we are back to that time of year again, where the air suddenly becomes drastically bitter, the summer wardrobe finally gets packed away and supermarkets start shoving mince pies in our face despite the abundance of weeks still left until the Big Day. This week however, we can claim a small ounce of joy as we turn the clocks back and get an ever-so-important extra hour in bed. The nights might be starting to draw in earlier but just revel in a little downtime, even if it is for 60 minutes. Seriously though, now is the time to start making sure your home is ready for those looming winter months. Heavy curtains and heating is all well and good but if you can try and save yourself some hassle, both financially and economically, then get the professionals in to take a look. Brighton and Hove properties are notorious for being a little draughty due to the style of windows and the age of the buildings. Granted, they are unique and attractive houses but with the help of an expert, more secure and fitted windows and doors could mean the difference in a couple of quid when it comes to the dreaded heating bills. What you might not also want to leave to the last minute is the condition of the appliances in your home. Getting someone to check your boiler can save a nightmare from occurring come Christmas time. Be confident that you are fully prepared for the colder seasons because the earlier you do it, the more it will pay off in the long run.

Whilst many properties have a formal dining room for “special occasions”, it is without doubt the kitchen that forms the central hub of home life. The kitchen is where the family meets first thing in the morning and on return from work or school. It is the place through which everyone passes as they go about their business, where keys are hung, mail is put, newspapers read, and phone-calls answered. As a place of utility, the kitchen also fulfils a huge role that incorporates storage, washing, cooking, and entertaining. The quality of the kitchen can determine whether a property can be regarded as modernised or unmodernised, and it is little wonder that so much money is spent on kitchen design and fitting. When we prepare our property details, professionally photographed, well-presented kitchens particularly appeal to purchasers. So when you come to sell, make sure that your kitchen is looking its very best.

Older kitchens can be given a new lease of life with new doors fitted to the original carcases, but keep the colour scheme conservative if you wish to appeal to the widest range of prospective purchasers. As the floor-space is likely to be relatively small, a new high quality floor covering, be it vinyl, wood-strip or tile, need not cost the earth. Please feel free to contact us on 0800 111 4758 if you require advice about improving your kitchen to maximise you sale prospects.
