Check the waterproofing, again a lick of colour could mean the difference between a reason to embrace the summer weather or staying indoors for fear of having to stare at your dilapidated outdoor buildings. Just think, if you can get all these things in line ready for those scarce summery hours, all you’ll need to do is grab your book, a nice cold drink and bask in the delight of your decadent garden.

A new generation of landlords A new generation of older landlords is “almost stumbling” into private buy-tolet housing – according to a leading UK specialist in residential lettings. And, for advice, the novice investors are turning to Belvoir – which has an office on Church Road in Hove. It’s a trend that’s been growing over the last four years and it is thought that there are about a third more landlords, in their 60s, than there were then. “I would say that the number has hit its highest level in the last year,” says Dorian Gonsalves, Chief Executive Officer at Belvoir. “At first we were surprised by the rising number of enquiries on behalf of first time buy-to-let investors in their 60s. But the reasons they were giving are now very familiar.” Some reports refer to them as a generation of ‘silver foxes’ who are turning to the private rented sector for two main reasons. As they make plans for their approaching retirement many have been shocked by their projected pensions – and started to worry whether their funds will be buoyant enough to finance their lifestyle. Others had planned to sell up and retire somewhere else. But their property wasn’t worth as much as they expected. So, instead, they have decided to rent out their property and use the released equity as a deposit to buy another one. They are not young career landlords. These are people that, late in life, have found themselves in a scenario they never thought they would be in,” says Chris Radford, who owns Belvoir’s Hove office. “And they are finding that investing in property can be a lot more transparent than trying to understand the intricacies of complicated pension funds. But, even so, it’s still an area where they need expert advice before they take a leap outside their comfort zone. The figures need to balance – and that’s where letting agents can be really useful. e have been clearing stuff out. We’ve talked about it for ages, and been doing it on a small scale, but last weekend we actually started moving rooms around. I mean, of course, the contents of rooms, but enough to start calling the rooms by different names. The urge often comes post-holiday. I think it’s because we stay in ‘holiday homes’, where when you open the cupboard, there is one spoon, rather than a choice of three. I start to associate the reason that I’m feeling less stressed down to the lack of clutter (rather than perhaps the real reasons of work, my part in getting the kids ready in the morning, everyday chores) but I know that when we return home, I’m eager to get rid of ‘stuff’. I aspire to a simpler life. Not totally sure how we accumulated the stuff; I don’t think either of us are shopaholics. But stuff comes in the door, either bought or given to us, or sometimes seemingly smuggled in by visitors, and maybe I feel more guilty than others about chucking stuff away, but it’s built up. Yes, I’ve cleared out drawers before, or reduced a pile, but the major overhaul needed one big object to go, to leave some space for manoeuvre. Getting rid of a particular wardrobe was the starting point. Do you remember those tile puzzles, where you have to slide everything around with only one empty space? This was the same game, but with furniture. It was a genuinely transforming weekend. Chest of drawers, beds, pictures, small tables, big tables, chairs and bookshelves were emptied, shuffled around, hoovered behind, repositioned. Certain items drifted from room to room like flotsam and jetsam before getting beached on the upstairs landing. Curtains were swapped around, furniture used for different purposes, contents of boxes were combined. Toys hidden under other toys were exhumed. Some stuff no-one recognised, it had just got hidden under layers like a fossil. By clearing out, we are bringing other stuff back to life, giving it the air it deserves. It has felt cleansing, therapeutic, lightening, and overdue. And it’s addictive too. I find myself hunting out stuff to chuck out the door, to bag up, to gift aid. There’ll be a point when I go too far and important stuff starts disappearing. There might even be a time when we’re down to just the one spoon. Watch this (increasing) space.

veryone is talking about having babies, ‘40something: last chance saloon babies’. With the clock ticking getting louder, me and my mum contemporaries are wondering if we want to do it all again. I don’t know if I want another baby, my jury is out. I really like the one I have. She’s amazing, I’m still besotted with her. Obviously people don't have more babies because they go off the ones they have, but, hey, imagine if they did! Every time the toddler refused to get in the buggy: “Right, that's it! I’m having another one! This one is rubbish. Won’t listen to a thing I “I don’t know if I want say!” You’d end up with a lot of another baby. I really babies... I just love my six year old so like the one I have – much, I can’t imagine having another child sharing the love. It I’m besotted with her” could be a good thing though, perhaps less intense for my daughter as she’d be less spoiled with affection and Jammie Dodgers! Sometimes I actually worry that showing her so much love could result in her finding it difficult to find lasting love as a grown woman. Perhaps she’ll only become attracted to passionate, intense people, or ones who, in romantic relationships, can only sustain that concentrated, all-consuming love, for a short amount of time, therefore resulting in short relationships enjoying only initial highs. This is the kind of thing I worry about. I know! Ridiculous. I worry she will then find relationships dissatisfying as they never fulfill her like her mother’s unrelenting loving attention. Can you love your child too much? I’m no pushover, I’m certainly strict. I just shower her with love all the time. That’s okay, isn’t it? I can just imagine when she is older, blaming me for her life. I can't believe I’m worrying about loving my offspring too much, perhaps I do need to have another child! Maybe it would distribute the mum-worry more evenly. I’m from a family where I was the only-child, so it seems normal to me just have the one, but maybe others are right, maybe more is merrier. I guess I just feel like I’m getting my life back now she’s bigger. I can work, I can see friends, I can sleep ‘til 7am, I can have a shower without having to beatbox raspberry noises to a baby in a bouncer in the bathroom doorway. With one child you can send them off on sleepovers and have lie-ins! I doubt it’s possible to get two children off on on two sleepovers? More than one child seems to represent a decade of sleep deprivation. Followed by a decade of “I hate you” and “Can I have a lift/tenner?”.But then hopefully followed by decades of loving connection... well, the odd Mother's Day card... Hmm. The jury’s still out.

The Landlady The Landlady is weary of a collapsing ceiling

T

he Boyfriend, who is still basking in the balmy climes of west Africa, sends me a text every morning to say that he’s been for a run (along beautiful, Atlantic palmfringed beaches) followed by a swim in the sea. I, on the other hand, have been for a run along Hove seafront, which this morning at least, was plagued by force 9 gales and pelting hail. The English Channel did not look the most inviting under these weather conditions, so I decided not to risk going for a dip... All this rain is not doing me any favours. My opinionated North African lodger now thinks it rains every single day in England and continually grumbles about it as if it’s my fault. To keep him warm, he eats almost a whole loaf and an entire pot of Nutella at breakfast time and – in the likely event that someone else might want to eat it for breakfast tomorrow – packs in the rest of the loaf in the evening, even though he’s just eaten a large two-course meal. He is a bit of a dichotomy, because he’s very well-meaning and rather sweet (he calls me ‘Lady’ R) yet slightly irritating with his views and a total gannet. Since he’s been here, a familiar aroma has wafted around the house, which has not been in residence since the heady teenage years of The Big Son. Namely it is the rather unsavoury smell of a slightly unclean body, masked by a “My North African very potent aftershave. I am managing to rein-in my marginal lodger now thinks it displeasure, as he’s only here for three weeks and I am away with The rains every single Small daughter for one of them. The water which was coming into the back of the house has stopped, as I had the offending bit of roof done – at huge cost – last year. I have started to measure things that I have to have done to the house in terms of how long I have to put up with tortuous lodgers for and the roof, under this bartering system, cost me a very large, hungry French lady and half an attention-seeking Spanish boy. However, now I’ve fixed the front of the house, there has been a large increase in the water coming into my bedroom. This water, I view as my own personal water, as I am the only one who is aware of its creeping ingress up and down my walls. Due to strategically-placed furniture, no one would know that I’m living in a sieve, apart from me, who lives under the perpetual fear that the ceiling is about to fall in. The thing is, it would only host a third of a North African to fix, but I need dry weather in order to do it. Bah!

Robert Nemeth on Medina Studio’s Verner cross

I

t was over two years ago that I wrote about the impressive refurbishment of the Grade II Listed seafront home of Pink Floyd rock god Dave Gilmour. The location of the Hove mansion is no secret locally and the quality of the work clear to all. Ewan Stoddart of LCE Architects, the firm responsible for both the Jubilee Library and the Open Market, were behind the project with JCL as contractor and Master Builder Neil England as conservation sub-contractor. That same team is now close to completing another historic project for Mr Gilmour on a different building just around the corner. The scheme essentially involves the major remodelling of what began as an artists’ studio into, as one might expect, a musicians’ studio. Until not that long ago, cars were being fixed in the quirky, sunken singlestorey structure which, like the house, is Grade II Listed with views of the sea. The sleek ultramodern design of the updated studio, now called ‘Medina Studio’, has attracted praise from many quarters but one element – a historic cross – has proved to be a bone of contention for Ewan and his team. The stone cross in question is set into what appears to be the original back wall of one of the buildings on nearby Victoria Terrace. It serves as a “The stone cross serves memorial to Wilford Cole Verner who died of Typhoid fever at the age of 26 on 21st as a memorial to Wilford November 1889. As Victoria Cole Verner who died of Terrace was the family home, it seems unlikely that any Typhoid fever in 1889” bones are situated beneath the cross today. People don’t tend to get buried in their own back gardens after all. During the works to the studio, it was found that the cross, in its original location, would be obscured by a small store. The council agreed to it being moved but a huge fuss was made about this seemingly sensible act being carried out. An expensive second planning application ensued which involved copious amounts of historic information being submitted about the history of the cross. Mr Wilford’s grandson, today aged 90, was even contacted to see if he was happy about the move. He had no objections apparently. The council eventually agreed to the cross being moved which will also involve it being refurbished by Tilley’s Stonemasons. ucked away on the edge of the North Laine is a small rug shop called gaff (which is an acronym for great art for floors). Don’t be fooled by its size though; as you enter through the doors you realise there’s more choice than you first expected. On either side of the shop sit giant, poster-style swing arm racks holding approximately 100 rugs each, ready to be rolled up and taken away with you. It’s an eclectic mix of vintage pieces blending all the way through to pop-art and graffiti inspired graphics. If you are looking for a great value rug to finish your room off then you will find it at gaff. “We have 18 suppliers,” says Russell Salter, owner of gaff. “Some only make one rug in a couple of sizes and others produce each of their designs in many sizes and colourways so we are spoilt for choice when we create our collection for the shop.” Indeed, there are Iranian traditional pieces rubbing shoulders with children’s designs and long-pile shaggy styles next to sisal hallway runners. There are one-off designs hanging if you are looking for something unique and some of the designs have huge discounts. “One of our best sellers is a rug that we found by mistake,” enthuses Russell. “We had gone to see a collection of traditional Pakistani

We’ll even let you borrow two rugs overnight if you can’t decide.” It’s this kind of attention to detail that sets gaff apart from others, including shops on the internet. “The most common thing people say to us is how keenly our products are priced. We constantly monitor our competitors and to use a saying from a well known retailer, we are never knowingly under-sold!” gaff also sells unusual cushions too. Next Sunday, over 20,000 people will take part in the Brighton Marathon. Running 26 miles is the ultimate fitness test, but do your knees pay the price? We ask Sandeep Chauhan, a local Orthopaedic surgeon

P

hysical activity is key to a happy, healthy life, and running is one of the most popular ways to keep fit. But as with all forms of exercise, if you don’t listen to or prepare your body properly, you run the risk of damaging it. The knees are one of the most vulnerable parts of a runner’s body so injuries can happen quite easily. If you think about it, they are constantly moving under the forces of your body weight and the hard ground – so it’s not surprising they sometimes hurt! There is a condition called “runner’s knee” that can develop when you run, “Try to reduce the particularly after a certain distance amount of running when you really push yourself. So while you might be fine for a 5K run, a you do on concrete marathon could leave you limping. Strengthening your leg muscles, wearing professionally fitted running shoes and seeing a physiotherapist are all beneficial too. Usually runner’s knee will resolve itself with a bit of TLC but sometimes physiotherapy is needed with much success. Whether your problem is runner’s knee or not, if you don’t see any improvement after a few days of icing and resting then you should seek medical advice. Your GP or physiotherapist is a good place to start but they may send you to a specialist who will diagnose, treat, and help you determine the cause of your injury. Ian Wilson of local solicitors Dean Wilson LLP answers questions on employment law. This week: Employment Tribunals Q. I understand that there are substantial changes occurring later this year in relation to Employment Tribunals. Could you explain what they are? A. As from the summer of this year people making applications to Tribunals will, for the first time, have to pay a fee. For a simple claim for non-payment of wages the fee will be £160 and if the matter goes as far a Tribunal hearing the Claimant will then have to pay another hearing fee of £230 i.e. a total of £390 for bringing the claim. All other claims such as unfair dismissal and discrimination attract a higher initial fee of £250 and a swingeing fee of £950 for the hearing. Q. If an employee wins a claim at the Tribunal does he get those fees back? A. In most cases the Tribunals do not

award any costs against either party regardless of the result but they will now be able, and probably always will, award the employee a refund of these fees to be paid by the unsuccessful employer. Q. What happens if an employee cannot afford to pay these fees but still has a good case? A. If the employee is in receipt of certain state benefits such as Income Support or Income Based Job Seekers Allowance there will be no fee. If the employee is not in this category but has a gross income (in the last year) of below £13,000 or in the case of an employee with a partner and two children £23,860 per annum then again no fee is payable. There are further complicated rules about disposable income if neither of the above two exemptions apply but essentially to

qualify for having to pay no fee the disposable income is going to have to be very low indeed. Q. What impact do you think this will have on the number of claims? A. This, together with the new two year qualification period, is likely to have quite a serious impact on the number of claims being submitted to Tribunals. I believe a lot of people will fall outside of the qualification for no fee and the prospect of having to pay a total of £1,200 to bring a claim may well deter many people from even starting the process. I also think it will mean that there will be fewer settlements of cases because canny employers will wait to see whether the employee can afford to pay the hearing fee of £950 before even discussing settlement and of course many employees may then find they cannot afford that fee and have to give up at that stage.
