he question has to be, how much difference will the recent Budget make to the housing market? In practice, it’s much too soon to tell. Nevertheless, opinion does seem to be pretty sharply divided! Much was made of the new Help to Buy scheme. This comprises two elements. This has of course been welcomed by the house-building fraternity. However, previous schemes have proved fairly ineffectual. But in any case, should the Government be involving itself (and all of us) in artificially supporting the market in such a way? I’m not so sure. Could the Chancellor have done anything different? Certainly – he could have announced a root-and-branch reform of the Stamp Duty regime. Now that really would have helped stimulate the market. The Landlady The Landlady’s new tenant has a culture shock

M

y dithering French girl has finally moved out. She was replaced two days later by a very opinionated North African who is here for just three weeks studying English. He arrived on a very rainy and cold St Patrick’s Day, which is possibly not the best day for a strict Muslim to view the population of Brighton, who appeared to be pie-eyed by 5pm. If the Sodom and Gomorrah at 9pm in my local pub was any kind of benchmark, it looked like people had started drinking at 10 in the morning and I was one of the more sober customers, which made a pleasant change. My new tenant, who is bold in his views, yet quite sweet, is already extremely shell-shocked by British culture and told me that he’d been horrified to see a man flirting with a woman at Heathrow Airport, which would be a punishable offence in his country. He has never touched alcohol in his life and I told him, while drinking a large bottle of Leffe (I asked his permission first) that British people drink way too much. He said it’s probably because the weather is so awful here, which is not a bad way of looking at things and probably quite true. I am also, for the next few weeks, switching my meat-purchasing allegiances to Taj, as my tenant can only eat Halal meat.Talk about bending over backwards... It’s a good job that the new lodger wasn’t here a couple of weeks ago. Miss T, a friend of The Big Daughter was going to her job on the seafront at 7am on Sunday morning, when she saw a commotion across the road. A crowd had gathered round a man who was so drunk that he was teetering to the point of collapse, then righting himself and staggering determinedly forward, before stopping to teeter once more. She crossed the road to investigate the spectacle further and realised that it was...The Big Son. “She was awoken Embarrassingly, the story doesn’t end by the sound of there. The Big Son cannot remember any of this. I’m so proud...

have mentioned the quality of the mews of Hove in the past. One of my favourites is Wilbury Grove. It was only recently though that I discovered a hidden mini-mews, running parallel with Wilbury Grove, that serves just one house – which is currently for sale with Graves Jenkins. The residence in question is situated on Eaton Road, to the west of Wilbury Grove, and appears to have been built within the curtilage of one of the grand mansions of The Drive. A pair of tall gates hide a 75ft-long private service road which extends across the hidden façade of the property, and that same distance again. It may well be that the service road once served other buildings but this is difficult to ascertain as where it once might have ran is now dominated by the monstrous modern blocks of Grove Court and Bowen Court. Past these is the Courtlands Hotel, behind which there are old stables whose positions suggest that the mews did once serve a number of properties on The Drive. ‘The Coach House’ is an appropriate name for this unique detached “I would replace the dwelling given its previous connection entirety of the hidden with horses. I would flood the downstairs with light by replacing the entirety of the hidden façade with glass where wide stable doors would once have been located. I would increase privacy by carefully bricking-up the ground floor tavern-style window which opens directly onto the pavement but add windows upstairs to make proper use of views towards Grade I Listed All Saints Church which is directly opposite. I

magine if there was a global lost property, where all the lost hats, gloves and scarves of children went. It would be a mountain, a very soft mountain and remarkably colourful, much photographed, I guess, and the sort of thing that would be used to advertise Kodak (in the past) and probably Photoshop (now). Try and climb the mountain – it would be difficult to get a foothold – and the height and expanse mean that you would be much exposed. What “The eighth wonder of you’d need would be warm the world would be a clothing. Handy, you’d think, but then you’d find out they’re mixture of the accidental all too small. This eighth wonder of the world would be, and the deliberate” just like some of the other wonders through history, a mixture of the accidental and the deliberate, in that some of the hats, gloves, scarves were simply lost, and some have been purposefully flung from a moving pushchair, or ‘forgotten’ while at school. This is from personal experience. It probably sounds like I’m grouping my two sons’ attitudes together, but in fact it’s how I tell them apart (that and their faces, of course). Youngest™ loves the layers – the gloves, the scarves, the hat; The Boy has never been keen, shedding outer coverings like a sulky snake. Youngest™ used to wear a hat all the time, like a miniature Jamiroquai. We’ve weaned him off that peculiar habit (I think we lost that hat) but he still dresses with enough padding outside to be a toddler stuntman, a cushion with legs and attitude. Recently, after accidentally losing some gloves, my wife bought a three pack. Weirdly though, Youngest™ just wanted to wear one, but all the time. This glove was wanted indoors and outdoors, and he’d hold it aloft like it was a Superhero’s armoury. He’d go to sleep in it. We’d take it off. It would be the first thing he’d ask for when he woke up. I’m sure he dreamt of it too. The Boy treats outdoor clothes like a superhero’s outfit too, but that’s only because he does the classic kid’s trick of coming out of school with only the hood of his coat on, the rest flapping behind him like a cape. His head is merely a peg. If we ask The Boy to put his coat on properly, he objects, gasping like he’s being suffocated. Even when there’s snow on the ground, ask him to put a scarf on, and he’s winding down the car window theatrically and clamouring for a crack of air. Meanwhile next to him is a be-scarfed, hatted, and one-gloved Youngest™, content in his layers and wondering what the fuss is about.

I

’ve become dotty. I don’t mean polka dot bikini wearing. I mean sweetly deranged. Why is this happening... I turned 40, not 90. I don't understand it. Well, I wouldn’t, I’m dotty now. I will probably never understand anything much again, even games of Snap will confuse me now. So, the other day I asked my boyfriend something I’d forgotten: “What’s the name of the boy in Charlie And The Chocolate Factory?” Now, a few of you might be wondering: “Yes, what is the name of the boy in Charlie And The Chocolate Factory? The rest of you will be thinking: “Idiot”. Quite rightly. I’m clearly becoming an idiot. The full diagnosis happened when I was in a shop and spied a nice clock (I’ve been looking for a silent clock for ages, as the tick tock noise bugs our household). It’s important to have clocks so the child can learn the time, so I spend much time putting batteries back in the clock that have been removed and resetting it (usually to the slightly wrong time as I’m always rushing, so all the child is learning is that no clock can be relied on). So it would be amazing to find a silent clock. Finally, there it is! I find this retro clock, it’s gorgeous and silent! And only £7! Again, I put it to my ear but realise I’ve picked up a pack of drinks coasters. Quickly I put them down as I don’t want to be seen as an idiot (I don’t know I’m an idiot yet, so far I’ve just asked one stupid “All the child is question). I take the clock to the counter, excitedly explaining how happy I am that I’ve learning is that found a silent clock. The 20-year-old sales girl somehow musters up a totally non-patronising no clock can reply: “Although it hasn’t got any batteries in be relied on” yet, has it?” As she said this I think I was actually holding the new clock wrapped in its cellophane to my ear. Any hopes for not looking like an idiot vanished. What has happened? When I was 14 I was smart! Mums are suppose to lose a few brain cells, but have I lost all mine? I’m surprised I’m not looking for them in a drawer. I’m not pregnant, I have no excuses, but hey I’ve had flu... I just stupidly typed into Google “worried I'm becoming stupid” – there are many cries for help on Yahoo with similar people panicking over brain cells. According to Google, the most under qualified doctor ever, I should turn off the TV, stop eating junk food, and stop taking drugs. But I don’t do any of them! Well, I admit it... I watch Brian Cox and MasterChef sometimes, that can’t be making me stupid, can it? Hungry and confused about nano particles but not stupid surely. I asked my boyfriend if perhaps I was suffering from early dementia. He replied: No, you’re just a k**b”. Phew!

DESIGN Time spent on the design, planning, costings and design options is what will pay dividends when the project comes to fruition. Trying to rush a project could be very costly if you end up building something that when complete you feel dissatisfied with. CDMS normally provides clients with two or three design options. Remodelling a house is one of the biggest expenditures you will make and yet many people worry that the cost of the architect is too high. It is important that you know what you are getting from your architect or designer – ask to see what sort of drawings and information they will provide, what qualifications they have and the professional bodies they belong to. THE BIG IDEA Don’t be afraid to make some big changes, it will add to the costs for a project but if you are

FLOW OF SPACE It is worth considering that one day you might want to sell your house; most people looking to buy a house will prefer a kitchen open-plan to the dining area or family space; will nearly always be looking for an en-suite bathroom to the master bedroom, plus the ‘wow factor’ of the living space opening directly out to the garden.

MATERIALS Shop around for tiles, wooden floors, and fabrics, but be careful when trying to cut corners – you can see the difference between natural timber and laminate flooring. Find an economical base material, then spend a little more on a feature material, something that isn’t found on the high street. COLOUR & LIGHT Get rid of the big patterns, retro wall paper, chandeliers and red walls. Find a good neutral base colour to work with – grey or taupe but not beige. Highlight this with only one or two highlight colours, banish anything fussy or patterned to the bin. Simple lighting like a Bakelite fitting with squirrel cage bulb, or a floor standing angle poise lamp. CDMS can provide colour palettes to suit every room or the whole house.

ales of property Broad Street, Brighton by auction is traditionally seen as the marketplace for disposal of probate properties as a result of inheritance, problem properties with absentee landlords or short leases, properties that are deemed unmortgageable for whatever reason or properties where nobody really knows the market value. However, due to changing market conditions, this trend is now reaching the receivership market where properties are requiring disposal as a result of bankruptcy or receivership. Banks or lending institutions are required to try to regain any loans outstanding on property that has been repossessed due the current economic climate. Auction sales are the most Warwick Street, Worthing effective method of obtaining the best possible price in an open market competition and many of these institutions favour this method of sale. There can be no doubt that the auctions are transparent, encourage competitive bidding and give potential purchasers the opportunity of viewing legal documentation prior to making offers. The auction Preston Drove plot contract is binding and vendors can expect to receive their monies 28 days after the auction date. To avoid instances of misrepresentation the RICS Common Auction Conditions (third edition), which is recognised as the blueprint for the process, advises vendors to guide the price of the property at a level which reflects the reserve price (the lowest price they are willing to accept). The market is very price sensitive at present and if this level is not considered to be competitively pitched there will be no competition for it. The auction process works perfectly when two or more buyers bid against each other and drive the property over the guide and continue to slug it out in time honoured fashion until victory is claimed and highest price is achieved. An example of this was a vacant four-storey terraced residential property sold in September last year in Broad Street, Brighton that was marketed at a guide price of £350-375,000. The building had been squatted for 18 months previously and was in need of considerable refurbishment but was sold prior to the auction at £440,000 – over 25 per cent in excess of the guide price! A number of properties have been sold at impressive levels at recent auctions that were marketed by agents previously by private treaty and the auction process has reached well in excess of these. In Warwick Street, Worthing, a mixed use investment with vacant retail unit sold for 320,000 from a guide price of £275-300,000. A freehold plot of land off Preston Drove in Brighton with offices and stores but with development potential sold in February for £127,000 from a guide price of £80-90,000. According to the Essential Information Group (the auction statistics database) there was an eight per cent increase in properties sold this February from last year and an overall gain of 11 per cent from 2011 to 2012. This year looks like improving on these figures with lots offered up 16 per cent, lots sold up 23 per cent, and with an average sale rate of 79 per cent from each auction, there is a demand for keenly priced lots from cash-ready buyers.
