The Landlady The Landlady is damned with good intentions

I

t is midwinter and I am back in Katy’s cliff-edge holiday home in Norfolk labouring under the vain hope that I can finish writing my book. In a brief period of respite between howling blizzards, I managed to get here rather more successfully than anticipated, by means of two trains and a local bus full of screeching school kids. I even managed to stop off at Lidl – not my usual choice of grocer, I can assure you, although I’m rather warming to it – and buy a week’s supply of healthy foods. Now, with six feet of snow piled up against the door and a black sea crashing beneath a grey sky outside, I am wishing fervently that I’d bought biscuits and crisps to snack on, as the unhealthiest item of food in my fridge is an avocado. The local shop is not too far away but might as well be on Mars, so impenetrable is the weather “the unhealthiest item at this moment. Dancing On of food in my fridge is Ice doesn’t even get close. I am perched in an armchair in an avocado” very close proximity to the radiator with the boiler turned-up to unheard-of (for me) levels and I’m still freezing. During a break in the blizzard this morning, I managed – hero fashion – to go running and almost disappeared down a completely hidden ice-hole on the cliff top. Bleedin’ rabbits. I went to the local greengrocer on the way home in order to buy more healthy food – oranges in this case – and was amazed to see that what appeared to be the entire village was there buying their fruit and veg. I am heartened to learn that in some places, people still seem to prefer to shop local, as the way things are going, there will soon be no local shops left. I am sure that the weather has had more than a little influence on where the locals are shopping, which is definitely a good thing. My initial plan had been to return to Brighton next week half a stone lighter and bearing a completed manuscript on my laptop. However, although I have now been in situ for almost 24 hours, I have not done a stroke of work. All I have developed is a craving for chocolate digestives and I keep eyeing my recently purchased oranges with disdain. Still, on a brighter note, I remember that last time I was here writing part two of the book, I never really managed to do any work until after midday, in spite of getting up at 7.30am. I am hoping that a similar miracle will take place on this visit. As long as I don’t put the TV on or go to the pub, it will all be okay.

Robert Nemeth goes underneath the arches

M

y first memory of the arches beneath King’s Road on the Brighton seafront was as a student. The principal nightclubs that were there back then were The Zap, The Beach and The Honey Club. I was more interested though in how these different subterranean spaces linked together rather than in all that weird dancing stuff.

“But there is no rule on arch layouts” I’m obviously too old now to go clubbing but I do regularly visit Brighton Fishing Museum. When I walk along the promenade, I can’t help but glance at the various entrances – some large, some tiny – that lead to all sorts of weird and wonderful spaces beneath the seafront road. I was delighted, therefore, to be offered a tour of 183 King’s Road Arches, currently Katz, by Mike and Diana Palmer who leased it from Brighton & Hove City Council just before Christmas. I know the interior of the Fishing Museum fairly well as my godfather used to work there. But there is no rule on arch layouts. They are pretty much all different. This is linked to the fact that the arches were actually built to hold the road up above – and the road was built in several stages. King’s Road was first laid out in 1822. Arches were added each time that it was widened until the project was completed in 1886. This is evidenced by four distinct sections within the Palmers’ arch, and backed up by a carving of the number 44 – presumably an old door number – on the wall of the second section from the front. The back of this particularly long arch features a door-sized alcove. I was so curious about its purpose that I returned with my 30m tape measure to see exactly where it was in relation to the road above. Diana and I measured the arch internally as 26.69m. We went straight up to the road above and waited for a gap in the traffic to measure the distance from the railings on the promenade to the buildings opposite. The reading was 26.80m. It is fascinating to think that the building in question, now home to The Ocean, was once directly connected to the beach through its basement. I wonder why the hole was filled in. Mike and Diana are currently working like crazy to complete the refurbishment of their cavernous arch. Richard Hearn considers if a Wizard trumps all he Boy and Youngest play Rock Paper Scissors in the back of the car as I drive to school. I say they play it. The Boy knows the rules, Youngest™ is simply enjoying the chanting; I’m not sure he’s even making the proper hand movements. I admire the game’s circular arms race; on face value, it turns choosing a weapon into some kind of circle of peace. All can beat, all can be beaten. “Turns choosing When, last year, The Boy introduced a rocket launcher, it felt that the game‘s a weapon into a elegant balance had been skewed. In the back of the car today, he‘s introduced circle of peace” ‘Wizard’ with additional ‘abracadabra‘ flourish. This is at least a little bit more ambiguous than rocket launcher. After all, I’d fancy myself with a well-aimed rock against a wizard. (That is not a sentence I thought I’d ever type.) Youngest™, who doesn’t always pronounce the first consonants of words, copies The Boy. “Was that Wizard... or lizard?” says The Boy. “Lizard?” ventures Youngest™. “Well, I don’t know why you’re saying lizard, abracadabra” says The Boy. “Lizards can’t do magic.” This is typical of The Boy. He is a stickler for factual accuracy. Especially about something as factual as... er... a Wizard. The argument carries on. It’s a perfect example of the current state of play between The Boy and Youngest™. A fun game that the Boy initiates with rules not properly explained. Youngest™ thinking that it’s a wholly different game. And then both of them getting annoyed. When these arguments happen, they’re hard to stop. On the one hand, Youngest™ is the... er... youngest. So I often tell off The Boy, on the basis that he’s older and must know better, although probably, it’s Youngest™ who’s got annoyed for no particular reason. “Stop winding me up” is a phrase that Youngest™ now says, because we say it to his brother. Youngest™ likes things in a specific way and sometimes The Boy just doesn’t want to play that game. Normally, he’s quite accommodating; there was a time when The Boy would ask: “Can I go to the loo?“ or “Is it okay if I move to that seat?“ and either me or my wife would say “Of course you can” before we realised The Boy is not actually asking our permission, but Youngest™’s. So we all know, when The Boy introduces a Wizard to the game of Rock, Paper, Scissors, that it’s a controversial moment. A potential source of conflict. The uneasy truce is about to be broken.

y New Year’s resolution is to see more of my friends. As a mum it can be hard to see friends regularly, I have a lot of my daughters’ friends round for dinner, but they are six... Catching up with people (and not on Facebook) went on the back burner for the last few years, especially with me often working weekends. So far this year I have met ten friends for tea and chewed the fat! Quite literally, as it turns out seeing friends is a cake-based activity. January’s shifting half a stone will be a year round affair, but hey – I know how my friends are and I found out without pressing ‘send’. I have also attended a baby shower (why didn't they have these when I was pregnant?), a 40th birthday party (okay, yes my own) and a funeral. I wouldn’t normally refer to a funeral as a social event, but I go out to so little events where I have to talk to adults one to one, I’m including it. I tend to only go out if I’m DJ’ing. Last year I realised this was a problem when I found myself at my daughter’s school fete standing in a corner with headphones and mumbling to myself: “No, no requests!”. I need to reacquaint myself with adult conversation again. At the funeral I shoved sausage rolls into my mouth to stop myself wailing endlessly. The funeral was for a friend who died on New Year’s Eve, unexpectedly. I awoke hungover on New Year’s Day to ‘happy 2013’ texts and one text letting me know she had died (from a heart thing). Shocking, as she was only in her fifties, and she wasn’t suffering an illness. When my father died from cancer, it was a grief that starts from the day of the diagnosis. You have time to wrestle with your grief and when the death occurs it feels different to this. This sudden death thing is hard, you still think of them as alive. My friend would often pop in on her way home from work for ‘a quick “I need to reacquaint catch up’. She would apologise she hadn’t been in touch for weeks myself with adult when actually she was better at conversation again” keeping in contact than many friends my own age. We’d swap stories and swap manicures for babysitting! She was a kool lady (taken to the crematorium in a VW van instead of a hearse), she had lived an interesting life travelling and raised four children and I will miss her older wiser woman’s perspective on things. When I last spoke to her, I turned her down for a cuppa as I was tired and sniffly... oh, it would have been the last time I saw her! My New Year’s resolution was already to make time for more of the people I care about, but this has cemented it. Life is hectic but should include more time for human interactions. Not just declining Rihanna requests.

Andrew Kay meets the team behind an award-winning agent

W

hen Brand Vaughan launched its business it created quite a buzz. In part due to the experience of co-founders Jason Brand and David Vaughan, but also for their bold branding and striking Kemp Town Village office. Brand Vaughan went on to become a market leader, particularly in Kemp Town, but also across the rest of the city. Their confident approach to estate agency and their stylish branding certainly gathered attention, and in a very short time they became one of the most recognised agencies in the property industry.

It was clear from the start that what really marked them out was a fresh approach to property sales, they knew that if they were to make a mark they would have to offer something above and beyond the competition – and this they did – all from their stylish but increasingly small office. Funnily enough, the restraints of that office increased their ambitions and in turn their success. So much so that in 2012 they won the Prestigious Sunday Times Gold Award for the Best Single Office Estate Agency in the South East, a much coveted accolade and one they are duly proud of. Strangely, at the same time an opportunity arose they could not miss. Always convinced that they could serve buyers and vendors across the city from a single office, the volume of work and the subsequent need for a larger team, it became clear to both David and Jason that something would have to be done. The existing office could not be expanded so alternative premises needed to be found. Luckily for them an office came on the market in what can honestly be called a prime location. All agents know the value of having premises with bold branding on a busy road junction, preferably with traffic control lights. Few junctions are as busy as the one at the northern end of Preston Park on the A23. Not only did it have that great visibility, it was also at the heart of one of Brighton’s most interesting property markets. Preston Park and the surrounding area has long been one of the city’s most sought-after addresses with many fabulous homes. It was a market that Brand Vaughan knew well and fully understood, and it

was one they were confident they could operate in with great success. Their new Preston Park office is already doing great business, and although it means they will not be eligible in the future for a Gold Award for Best Single Office there are plenty of other categories that the team already have their sights set on.

Making a mark So what is it that marks out Brand Vaughan as a brand leader? From the start they knew the worth of traditional values, the qualities that mark out good agents from those who are less good. Things like staying in touch, keeping clients fully in the picture at all times. But any agency worth its salt would do this. Brand Vaughan wanted to and managed to bring added value to the service they offer to clients. A year ago they underwent a re-launch with a bold new look but also with an exciting new package. They added to their existing services a list of new concepts that lifted their game more

They then announced that they would be using professional writers to create their details and brochures for the properties that they would be representing. Not just those at the top end of the market but from the lower end up. It certainly made a huge difference, gone was the tired agency jargon, no more “benefitting from” and “in the much sought after...”. It was a new approach and a very exciting one for vendors and buyers alike. They also added a professional photographer to the team, ensuring all of their properties were going to look as good as possible. New for 2013 will be the offer of professionally made and scripted, free video tours with great eye-catching graphics and voice-over scripts, in addition to which vendors will be asked to contribute the secret that made them love their home. Gone are the days of giving buyers a bland list of ingredients for a property, the Brand Vaughan way is far more influenced by life-style ideals and a very personalised approach. It’s a concept that they have proved to work and one which they are continuing to develop now that they are dividing their services across the two offices. In their words – “We’re bringing property alive”. They are certainly not throwing away the baby with the bath water, they understand only too well that behind all of the lifestyle and marketing concepts they need a good solid business footing, that is, after all, where they started, with many years in the more conventional confines of traditional firms. What they have done is recognise the importance of an online service, the value of a high street presence and the need to be seen in more traditional media outlets like Latest Homes. It’s what they have added to that mix that makes the difference.
