BUYERS VS TENANTS: WHO’S BETTER OFF?

As the mortgage market continues to be a challenge for some, the UK rental market appears to be thriving, attracting more and more prospective tenants. But once the mortgage has been granted and the rental lease secured, which group is better off, buyers or tenants? Estate agency organisation, Home Sale Network surveyed their members to find out. When asked who pays more per month, the tenant renting a property or the buyer paying a mortgage, nearly three quarters of Home Sale Network survey respondents indicated that it was the tenant. A further 60 per cent stated that the gap between monthly mortgage and monthly rental payments is the biggest it has ever been, with rental rates being higher. This would suggest that as demand in the rental market increases, so too are rental rates. Encouragingly however, it also would appear that for those who can secure a mortgage – in the long term – buying is cheaper than renting. A staggering 94 per cent of surveyed agents stated that the average rental rate was up to 30 per cent more than the average monthly mortgage payment.

The Right Price • Most gardeners are familiar with water butts and use them regularly during the summer. • The average rainfall in the South East of England is nearly 800mm (just over 30 inches). Even a small roof can help collect nearly 4,000 litres of water in a year – that’s enough to fill a large water butt 20 times. •If you use a watering can filled from a water butt to water your garden, it should be enough to keep an average sized household garden flourishing all year.

ince July I have been writing a book, or at least attempting to write a book. It all started off rather well and for weeks on end I sat at my kitchen table every afternoon for several hours, creative juices flowing. I was interrupted every day at precisely 4pm by my Spanish lodger, very much a creature of habit, who would come and retrieve a yoghurt from the fridge. “Is book finish yet?” he would ask hopefully and grammatically incorrectly, every afternoon. I’m sure he thought one could knock a book out in a week. In a month, I managed 30,000 words, which is about 60 of these columns and I imagined – rather foolishly it would seem – that it would be finished by October. Then I met The New Boyfriend and suddenly, sitting at my kitchen table ploughing away at my laptop didn’t seem quite so appealing, when there are much more exciting things to do. The Spanish lodger went back to Spain just after the book ground to a halt, so at least I didn’t have the embarrassment of him questioning me over the completion of my oeuvre. A few thousand more words were written while on holiday in Portugal but, being as I was on holiday with 11 other people, I felt rather rude to be retiring to a quiet corner to write for a few hours every evening and therefore abandoned my attempts after a few days. With three weeks off work looming, I decided that drastic measures must be taken to at least write another 30,000 words. My friend S’s house in an isolated rural village in Spain seemed to be an appealing location, but even the lowest cost flights were too expensive to make it a viable proposition. On the telephone to my dear friend Katy last week, I was lamenting my lack of discipline and inability to “The weather forecast continue with my work with all the distractions of home. She immediately suggested that I spend a week there and so here I am. It took me five hours to get here for the bargain price of £18.10, including the bus to the coast. The plumbing is from the ‘60s and the décor from the ’70s, with swirly carpet and all, but it is warm and has all the mod cons I need to live, yet is without all the mod cons – internet, phone signal – that I don’t need when trying to concentrate. So I’m sitting here looking like a tramp in a man’s t-shirt with no make-up and no bra. Out of the huge picture window in front of me, I can see the lights of the big ships passing down the ‘motorway’ of the North Sea, even though it’s pitch black. All I can hear is the howling wind and the weather forecast has promised snow or at least Arctic ice and hail for tomorrow. Needless to say, I haven’t written anything yet, apart from this...

y recent column on the Hove Park Railway prepared me somewhat for a recent tour of the famous Bluebell Railway. Although the operation at Hove Park involves trains that humans can sit on, rather than in, the principle is very much the same. The combination of steam, speed, engineering and history excites. The Bluebell Railway comprises a stretch of line and three stations from the axed Lewes & “The combination of steam, East Grinstead Railway that opened in 1882. The speed, engineering and line was closed in 1958 history excites” which soon led to the formation of the Bluebell Railway Preservation Society. A chance meeting with Matthew Cousins, the Bluebell Railway’s inhouse painter, prompted an invitation to see what happens behind the scenes. My journey from Sheffield Park Station to Kingscote, via Horsted Keynes, began on a Bulleid brake third class carriage in ‘British Rail rolling stock green’. Its original colour was ‘blood and custard’ apparently. Getting these terms right is key to getting on with the volunteers as I found out when I asked the guard the way to the food carriage. My fellow passengers laughed when he shouted, “It’s called the buffet car!” at me. The red-brick stations themselves were each built in the Queen Anne style. On the cold day in question, their open fires were very much appreciated. Myriad buildings have been added in various degrees of sympathy over the years, many of which are required as housing for the numerous engines and carriages that serve (or that will be serving once restored) the railway. I was struck by just how many large projects are currently underway in the various peripheral train sheds. Works to locomotives take place at Sheffield Park. A quick tour revealed just how large Brighton’s connection with trains once was, as brass badges on the various engines indicate how many were made at the old works by Brighton Station – now the New England Quarter. One carriage was home to chickens before it was rescued and stripped for repair. If it is to be done properly, the right materials must be used. The expense of restoration is astronomical when a 6’6” length of 4” square teak costs £300. Although the largest ongoing project is the extension of the line to East Grinstead, I was particularly taken with the ongoing restoration of a First Class Pullman carriage from around 1928 called ‘Fingal’. ow long will they take to heal? It’s been one week since I broke my wrist bones, and wow, what a week. I’ve had to re-wire my brain to left side thinking. Learning to use my left hand to type, text, and open bottles is not too bad. But applying make up and brushing my hair...I look like Cyndi Lauper on a shop round Aldi. I have been living in track suits. I had to buy two from a boys’ kids’ shop as these are the only things I can get on and off by myself. “You can’t get leggings on?!” my mum exclaimed, disbelieving. The next day she called and told me she had spent an hour only using one hand and she could take her trousers off just fine! I did try to explain that I get pain every time I move. Asking my child to help me zip my hoodie up resulted in us both in tears, she acted as my right hand whilst I tried to pull the zip up; “No! Hold it with all your might!” After “I look like Cyndi five minutes and tears we gave up and I did the school run in a cape and no bra. Lauper on a shop I can’t put my bra on. That has been the round Aldi” hardest task yet. What’s been hard this week has not been the left handedness but the one handedness. I had never really thought about how much we use our two hands for everything. Gripping with one hand and turning or twisting with the other. I can’t wait to have both hands back. I’m going to treat my right hand to a date night, (definitely not bowling, that might snap it off) cocktails and a game of pick up sticks for the physio. I miss it so. The good old days when my make up didn’t appear applied by my six-year-old. When I could butter bread without a spoon but a knife. Oh, the good old days when I could cut up my child’s food instead of having to wait for mine to be done too. Oh, the days when I could wear shoes that didn’t require two hands to pull on or off, or need lacing. Actually yesterday I got the child to tie my trainer laces and she managed it! So proud! I would have leapt for joy if I hadn’t been lying on the floor with my arm in a sling. I was lying on the floor as seven minutes of trying to explain how to tie shoelaces hurt more than my broken bones. “Bring one bunny rabbit ear towards the other bunny rabbit ear and tuck it under the other bunny rabbit ear. No not like that. I mean...” My poor child is having to learn fast. When this six weeks is over my child will be able to tie laces, text, email, re-set the router and make a mean spag bol.

ecently I took The Boy and Youngest™ to the Wildfowl and Wetlands centre near Arundel. This is the kind of thing I look for as a parent – the heady mixture of outdoor space, a café and some kind of creatures (in addition to The Boy and Youngest™, of course.) If the elements are all in place, it’s a kind of parenting alchemy, creating gold dust on a Sunday. Over time, The Boy has really become interested in animals, and his knowledge has now surpassed mine by some distance. (OK, that may not be saying much, but I do consider myself a curious amateur.) He “It’s a kind of knows not just the species but the subspecies (I think that includes the italics parenting alchemy, too) on the button. (No, that doesn‘t creating gold dust make sense to me, either.) Anyway, it was a very enjoyable day on a Sunday” with a few traditional parenting moments. Let’s list these: the frantic distribution of the supplied food for the creatures (in this case, ducks) resulting, surely, in an avian obesity epidemic; a photo of The Boy and Youngest™ eating ice cream in a picturesque setting; some incongruous play-acting done in front of an unlikely audience, in this instance Being Ninjas In Front of Ducks, which may well be The Boy’s autobiography title; and myself getting almost stuck in a play area setting. Let’s expand on that last one. There are moments when I’m called up to rescue Youngest™ from a play area and, while seemingly trapped, the concept of a valve comes to mind. There’s a way in but there’s no way out. And so it was, that I wondered whether a perfect storm of my own size and degree of flexibility in conjunction with a child-sized hole meant I‘d created my own final prison. Perhaps I would be found much later, when a plaque ‘It’s what he – and others – would have wanted’ would get screwed on. There were also two ‘water-based’ moments. The first, a boat ride, seemed the most likely to cause parenting-related stress, based on previous arguments about where everyone should sit, but instead was a pleasurable and educational trip. The more stressful episode was the ‘Pond Adventure’ mainly because they were both getting tired and the act of arcing a wet net on the end of a stick successfully without soaking your brother or knocking them in the water seemed doomed. At one point I thought The Boy’s last words would be ‘That’s a Water Boatman’. But it was fine. Fittingly, his younger brother caught a Lesser Water Boatman (oh, the circle of life), and we got to put them on a magnifying lazy susan that I’ve only previously seen in The Booth Museum. Anyway, a great day, as I’m sure I’ve managed to successfully convey.
