The Landlady The Landlady has boiler trouble

ou may recall that last week I was in receipt of a call from one of my Hastings tenants claiming their boiler wasn’t working. I say one of my Hastings tenants as if I own half of Hastings, which I most certainly don’t. Given the current climate in Hastings, which is as flat as a Staffordshire Oatcake, I am very glad that I don’t own half of it and that I only have a share in two seafront flats. One of the flats doesn’t even have central heating, which is a bit of a blessing as there is no boiler to go wrong. I’m sure our tenant doesn’t feel quite as blessed when the North wind starts blowing... My reliable Hastings plumber, who knows the boiler well and has indeed raised it from the dead with the plumber’s equivalent of CPR several times over the years, said that he wasn’t available until Friday, which was four days away. I didn’t feel happy that my tenant would have to suffer with no central heating or hot water for four days. Trust me, I’ve spent the long winter months in a South London flat with two toddlers and a broken boiler, which the landlord refused to fix, so I know how unpleasant it is. Besides, you get through hundreds of pounds’ worth of kettles boiling hot water for baths. I therefore asked the letting agent to send one of “I’m sure our tenant their plumbers in. The following day, I received a call doesn’t feel quite as from my letting agent telling me that the plumber had blessed when the North been round and ascertained that the problem was not with wind starts blowing” the boiler, but with the meter which, somewhat embarrassingly, as a pay-as-you-go meter, merely needed money putting on it. So, somewhat amazingly, I now find myself with October behind me and still no boilers need fixing, re-booting, or replacing at a cost of thousands of pounds, although I am perhaps forgetting the fact that over the past three years I’ve spent well over £6,000 replacing both boilers in my rental flats in Brighton. Somewhat ironically, the oldest and most battered boiler that I possess is in my own flat. Not only is the boiler probably older than me but, rather than give The Big Son actual cash to burn in his bedroom, I have systematically removed all the parts which allow him to turn it up to unacceptable levels while I’m not there, so that it now resembles something Mad Max might live in. he thinking behind a regionally-imposed idea several years ago to build 10,000 homes on Shoreham Port never quite made sense to me. It is the one place locally where heavy industry can make use of the sea. Once turned residential, it would be lost indefinitely. Shoreham Port has existed in something like its current form for just over 250 years; since the Shoreham Harbour Act 1760 allowed a cut to be made through the unpredictable mud islands which characterised the mouth of the Adur at that time. It became home to serious industry in the 1870s when the Brighton and Hove General Gas Company built a gasworks on the site. Southwick Power Station followed in 1906 which was renamed ‘Brighton A Power Station’ “More scallops are when a second facility, Brighton B Power Station, was completed in landed here than 1952. Brighton B was easily recognised by its 360ft high anywhere else” chimneys which many locals remember being demolished in 1988 and 1998. The tall white chimneys, and Golden Gate Bridge-style brickwork, drew comparisons with Battersea Power Station. Today, Shoreham Port successfully operates as a hub for materials for the building trade such as steel, timber and aggregates. Rodney Lunn, who serves as Shoreham Port Authority’s Chief Executive, is incredibly proud of the port’s 181tonne Sennebogan crane which arrived last year at a cost of around £1 million. It is not just about the construction industry though, as many other industries are served. Cereals from our region are exported, sometimes up to Scotland to make Scottish porridge. More scallops than anywhere else are landed here. And the harbour’s third power station, the gas-fired Shoreham Power Station which opened in 2000 at a cost of £200 million, provides Sussex with electricity. A tunnel beneath the port brings gas in and electricity out. I recently met with Rodney Lunn and Peter Davies, Shoreham Port Authority’s Development Director, to discuss what the future now holds for the busy harbour. Their incredibly logical plan is to now consolidate the operation by focusing solely on sites within the harbour proper, rather than others which the Authority owns along the mouth of the Adur. Operations will be streamlined by ensuring that all sites around the harbour actually make use of the site’s principal asset – the sea. This is somewhat more feasible than the plan to build 10,000 homes over the port – or, indeed, an 1870s plan to connect the Adur to the Thames by canal. follow me on twitter

Yes we had a green light, no I wasn’t intoxicated (well, I’d had drinkies, but I wasn’t ‘West Street drunk’). I never want to go to hospital again. I want to spend the rest of my life eating only organic food, breathing filtered air from inside the bubble from where I will now live the rest of my days, safely away from cars, humans, germs – basically anything that moves that could harm me. Six hours in A&E on a Saturday night has scarred me for life. I got hit by the car at 2.30am, then the ambulance was diverted to something more serious so I sat by the road in pain for 45 minutes. Whilst lying there at my most vulnerable, a silver foil blanket around me, a man told the police he was a doctor. They allowed him to take my pulse; he then slurred “strong woman” and walked off! Joker! If I could have stood up I would have shown him how strong “Six hours in A&E on I am! a Saturday night has The police kindly took me to hospital. Stooped over, tottering in scarred me for life” heeled black boots, holding my broken bones, wearing a silver foil blanket like a cape I joked “I look like bloody Lady Gaga”. I didn't get to see a doctor till 8am to confirm the broken bone diagnosis. Weekend A&E is like a war zone; if you do go out on a Saturday night, tape yourself head to toe in bubble wrap to avoid ever visiting there. It was hell. You feel so vulnerable. I kept crying, I guess in shock. I just wanted a doctor to tell me everything was going to be alright yet there weren’t any doctors free. All the staff were so amazing, so incredibly busy they didn’t stop, they were like machines trying to help people. There were patients who were so disturbed I refused to sit in the same waiting room as them, which meant I was sitting in a hallway in a wheelchair resting my undiagnosed broken bones on a blanket on my lap for most of the night. Going to the toilet resulted in me spending the whole night in a jacket as there was no way I was putting back on my playsuit once I'd managed to painfully get it off! Learn from my mistakes: never wear a playsuit (they're hard enough to get out off without any broken bones); always get a cab home (don’t try save a tenner for a roast the next day by walking home); sellotape bubble wrap all over if you go out. Never go out.

wo momentous events from one weekend. On the same day that Felix Baumgartner did his sky dive from space... we were doing potty training with Youngest™. Should I discuss both of these in the same column? Probably not, but in my mind they’ll be inextricably linked, the personal and the public. And as his achievement (I’m talking Felix’s) will have been written about in numerous newspapers already, this may as well be my own angle. Can the two events be linked in other ways? Well, when I sat down at teatime with The Boy on one side, and Youngest™ on the other and watched the view that Felix could see – basically, his view down was a globe – I did think, now there’s a man who must be in charge of his bowels. He was someone to aspire to be. This was a Youngest™ of the future, potty-trained par excellence, just about the world leader. For those who didn’t see this space jump live, let me summarise some of the key moments: him nervously shuffling into position, the request from Mission Control to remove his oxygen supply, that above the helmet shot which showed his view down, and his silent fall into space... the low resolution image of him going into a tail spin, “He was someone to and the clapping when he got out aspire to be. (There was one gravity disaster, when he accidentally dropped his toy, a Moshi Monster, into his potty. And if you’re a nonparent and think a Moshi Monster is something normally found in a loo, you’re mistaken.) Youngest™ was palpably proud of his achievements, and I can’t help feeling that out of the different events from the weekend, it will change our lives more than the space jump. Maybe not as newsworthy, but relief all round just the same.

This week: Maternity Leave I am frequently asked about maternity leave and thought it might be helpful therefore to set out some basic statements of the law as it now applies. • Ordinary maternity leave is for a period of 26 weeks (with one or two exceptions). • Additional maternity leave commences on the day after the last day of ordinary maternity leave and will be for a further period of 26 weeks, making a total of statutory maternity leave of 52 weeks. • If the employee resigns before her additional maternity leave expires then it is deemed to terminate at the date of dismissal. • An employee dismissed during maternity leave is entitled to a written statement for the reasons of dismissal without having to request one.

• During statutory maternity leave the employee is entitled to the benefit of all the terms and conditions of employment which would have applied if she had not been absent except for remuneration. • The employee is however entitled to non-cash “remuneration” during her statutory maternity leave such as life assurance, private medical insurance, use of company car, laptop or mobile phone, pension contributions, child care vouchers. • The current view seems to be that holiday entitlement accrued during maternity leave can be carried forward into the next year. • By agreement an employee can work for her employer up to 10 days during statutory maternity leave without bringing that leave to an end or extending the total

duration of the period but this will usually be without pay. • Statutory maternity leave can only be taken by employees and not by other types of worker or selfemployed people. An employee means an individual who has entered into a Contract of Employment whether oral or in writing. • If the Contract of Employment gives the employee greater or better rights than under the statutory system then the contractual provisions will usually be the ones that operate but that is up to the employee to decide. She may take advantage of whichever is the more favourable in any particular respect. • However the contractual provisions cannot limit or restrict the statutory scheme and if they purport to do so then those provisions are void.
