Belvoir Lettings is the UK’s leading specialist lettings agency and has won many awards for exceptional levels of service, including the Sunday Times Lettings Agent 2011 and 2012. They specialise solely in lettings and so landlords are assured of 100 per cent of their attention. The local business in Brighton and Hove is family owned and run by Chris, Debbie and Craig Radford. They have worked very hard to build trust with their landlords resulting in comments such as: “Hove could certainly do with more agents like you”;“Your service has been second to none in so many ways”; “I have definitely had my best experience with Belvoir Lettings”, and “A really professional service with excellent communication”. Kay Town

Andrew Kay has found the key and is loving life now that he has unlocked Brighton and Hove

ave you found the Key? Well I have, and I have to say that it has made a huge difference to my life. I discovered it by chance; whilst browsing the world wide web I filled in an online application and a few days later the Key was a big part of my life. Anyone who is worrying that the Key is some strange quasi-religious cult or self confidence programme can rest easy. The Key is simply the new bus pass from Brighton and Hove Buses. No, not that one, how rude! I have a few years to go before I get the crumbly card, but when I do, or should I say if, as there is a chance that those kind of perks will disappear, then I will hammer it!

The Right Price

Black & white

Location, Location, Location!

With no car since “With petrol the price it is Christmas, public transport has been my and Brighton’s bus service chosen means of travel. I liked the one-day saver being so good I cannot ticket but it did tend to get lost in my pocket and fall understand why more of us apart in the rain. The Key are not taking advantage” is a far better option and once in hand I went online and purchased my first weekly pass for a princely £15, that’s seven days unlimited travel on any Brighton and Hove Bus Company vehicle. In week one I clocked up over 35 journeys; you can check your travel history on the website. Now 35 journeys at £2 a go as it was, or £2.20 as it now is, comes in at a shocking £70 – for which I had paid £15. Well, with petrol the price it is and Brighton’s bus service being so good I cannot understand why more of us are not taking advantage. I have also discovered something else. We Brightonians are pretty nice people. The people who use the buses and the people who drive them are so polite, nearly everyone says please and thank you as they get on and thank you as they get off, and the drivers all respond with a cheery word and a smile – well most of them, there have been some exceptions. It was highlighted even more when I had to get the Coastliner 700 to see dreamthinkspeak. “Is my Key valid?” I politely enquired of the driver. “No!” he responded curtly. I was shocked, I even wondered whether his abrupt manner was a part of the performance. But unfortunately not, how sad when we are all so jolly on our red and cream buses.

A one bedroom flat in central Brighton with patio garden. This home has an entrance hall/study, a bathroom, an open plan living and kitchen area, a double bedroom, and a southerly facing patio garden. Stained oak flooring in the lounge and study areas, a stylish kitchen, a bathroom with a separate shower, and the garden, accessible from either the living or bedroom areas, all add value to this chic and private home ideally located in the heart of the city. Nash Watson 01273 733500

resh to the market is this strikingly stylish one bedroom flat in Queens Road – and it doesn’t get much more central than that! Being so central it would be silly to waste space telling you what is close to hand, so let’s just say everything. The real beauty though, is that this is a very smart flat indeed with a patio to boot. Each room is well designed and the over-all monochrome look, whilst sleek and modern, looks delightfully comfortable. How we envy that kitchen, compact and intelligently designed for maximum practicality. We love the study area too, a quiet space that seems a real bonus in a one bedroom flat. The patio is accessible from both the bedroom and the open plan living area and adds a sense of airiness to this modern home. As ever, for the best selection of local properties go to

SAFEagent Awareness Week – which ran 14-20 May – is a national campaign to highlight the importance of Client Money Protection Schemes. It appeals to landlords and tenants to only use an agent that has a Client Money Protection Scheme in place. The appeal comes as official statistics show that home ownership is in decline and more people are turning to the private rented

sector for their homes. In support of the campaign, letting specialist Leaders is urging all tenants and landlords to look for the SAFEagent logo, an easily identifiable mark to show that their money is protected. As long-standing members of the Association of Residential Letting Agents (ARLA), Leaders have always carefully protected their clients’ money and conducted all aspects of their business in accordance with ARLA’s strict code of conduct. The firm signed

up to SAFEagent this year as another way to convey its high standards of practice to landlords and tenants. Says Leaders’ technical and compliance director, Carole Charge, “Having set standards of best practice in lettings over the last 29 years, we are well recognised within the industry for our financial probity and are pleased to be members of SAFEagent and to promote SAFEagent Awareness Week. However, we would also like the public to be aware that being a trustworthy letting agent is about more than just protecting clients’ money. A letting agent should also be experienced, knowledgeable

and competent to let and manage property with a thorough understanding of the complex legislation surrounding letting.”

Robert Nemeth on the historic Saltdean Lido

uch as I love my older children, I often wish they would leave home. I never imagined when they were under 12, that the same friends they had then would still be coming round for tea when they were in their 20s. Not that I have to cook it for them anymore, mind. Furthermore, as they’ve got older, they’ve collected even more friends, who turn up unannounced all the time and stymie the new life I am trying to forge for myself. I am only being all huffy because, although I am supposed to have given up men for the year, someone recently crept beneath my defences, yet again illuminating the fact that I cannot have a normal love life. For various complicated reasons – such is the motorway pile-up that is my love life – we are not seeing each other anymore. Although I was a tiny bit upset at the time, this is definitely a good thing as said man just happened to be a Doorman at one of the clubs The Big Son and Big Daughter attend on a regular basis. Actually, they don’t attend said venue on a regular basis any longer, because they claim it’s ‘too young and chavvy’ for them. Suffice to say that I happened to be in there for purely ‘investigational purposes’, and was sublimely unaware of any young and chavvy activity on the occasion when I met said doorman. A few weeks into the relationship, I realised that we were sneaking around like teenagers in order to avoid the older children who may have recognised him from the club, then put two and two together and realised that I had “I could not even been going there. Oh, the shame...Worse still, he’s probably cook a romantic meal even thrown them – or definitely some of their friends – out of there for a new partner” on various occasions. I am sure you have all cooked a romantic meal for a new partner on occasion, I could not even do that for any potential new man, because even when The Small Daughter is at her dad’s, I will have the problem of The Big Daughter sitting in the corner of the livingroom like a giant, vicious spider, or The Big Son rushing through the kitchen – which to be fair is next to his bedroom – eyeing us suspiciously and leaving vapour-trails of Paco Rabanne for us to choke on... I have to say though, The Big Daughter takes it all with a pinch of salt and refers to various ex-Boyfriends as ‘Dad Number 3’ or Dad Number 5’, etc and took tremendous pleasure in saying it to their faces at my party recently. Luckily, they seemed to take it in the spirit it was intended. All 16 of them...

evelopers that wish to build on sensitive sites tend to resort to the same tactics and, in the case of Saltdean Lido, the leaseholder’s behaviour is textbook. Running properties into the ground under the radar is a trick that is employed regularly by developers who wish to bulldoze loved historic structures. Saltdean Lido has not been maintained for a long period of time, under the premise that the business case for doing so does not stack up. The assertion is that nobody wants to swim there. But when it is closed on sunny days and the water is green, who is really to blame? Saltdean itself was the brainchild of Charles Neville whose dream was to develop the coast between Rottingdean and Newhaven. The architect Richard Jones was responsible for both the Lido and the nearby Ocean “With 650 members, Hotel that were built by Neville’s Saltdean Estate Company in 1938 and 1939 respectively. In Rottingdean, he the Save Saltdean designed the St Margaret’s block of Lido campaign is flats which was completed in 1938. The Save Saltdean Lido Campaign progressing well” was founded in 2010 to ‘hasten the departure of the current leaseholder’ and to ‘develop a business plan for how the entire site could be run by a Community Interest Company’. With 650 members, and supporters from as far afield as New Zealand and Australia, the campaign is progressing well. I periodically speak to Rebecca Crook, the group’s spokesperson, who has done well to draw on the skills of a number of key experts in the team to further the cause, which ultimately involves the community running the Lido. My own view is that Brighton & Hove City Council has severely let down Saltdean Lido. As freeholder, the council should be in a perfect position to recognise that the leaseholder in question is a textbook chiseling developer. The embarrassment of Saltdean Lido being the only building that is owned by the council to be put on English Heritage’s ‘At Risk' Register should have prompted action months ago. After being strung along for years, council officers are finally in discussions with the leaseholder to discuss the surrender of the lease. Such action though is a necessary distraction from the real task of transforming the Lido into a national attraction – and clarifying whether it is pronounced ‘Lee-do’ or ‘Lie-do’. See for details of two concerts that are being staged at the Lido on Friday 25 and Saturday 26 May. follow me on twitter

’ve never understood how people complain about the stress of going on holiday, but now I do. Whilst I need to lie down with the sun on my face (who doesn’t? I’m trying to imagine someone saying; “God last thing I need is a holiday!”) I’m just not ready to go, I have too much to do. I booked the holiday in January and paid it off at £20 a week like the kind of thing my organised northern “Years ago we’d stare out of aunties would do. I thought a holiday at the window for ten minutes” the end of winter would keep me going in the dark months, but it’s actually added stress. Whilst it’s cheap, the actual time away with so much to do work wise is stressing us out. The boyfriend has his MA deadlines and I am always on a deadline. Recently I’ve realised as a mother I never relax. Sure I sleep a lot in between running about but it’s so hard to actually do nothing, or do something relaxing. And I don’t mean sitting on the sofa playing games on the iPhone during the advert breaks. Smart phones seem to hinder true relaxation. There should be a relaxation app where it turns the blummin’ mini computer off for 15 minutes every three hours! Years ago we’d stare out the window for ten minutes, our pupils appreciating the need to recalibrate themselves on far away objects. A few minutes lost as our brain slows to an alpha brain state (daydreaming) and we truly relax. I’m sure there’s an app that will help my brain go into alpha but how about just turning the blasted thing off? I don’t think I’ve turned my iPhone off in three months. Yesterday it ran out of battery for hours, it was bliss. Instead of constantly pressing refresh on my email and sifting through kitten videos on Facebook, I actually refreshed my retinas by staring out the train window, observed the human specimens around me and let my mind wander to a place of ‘nothing’ and ‘everything’. I started imagining in my mind a world of family and work life I wanted to create. They say you can’t manifest anything unless you first create it in your mind’s eye. Walt Disney said; “If you can dream it, you can do it”, but first you have to dream it! I’m sure our modern world of constantly being online veers us away from dreaming it! We need to learn to have respect for our brains and turn off our smart phones often, rather than distract ourselves with games and news feeds. Instead of filling up our brains we need to empty them. On holiday I can’t wait to stare at the clouds moving across the sky from my lilo. I just need to organise holiday insurance, do my online check in, order my euros online, Google the weather, ring my phone company, call my bank. Oh, not time to turn my smart phone off yet then.

egular readers (and I’d like to thank you both) might remember that once a year I meet up with old university friends and walk up a hill/mountain. It’s slightly random, but fantastic getting together, reminiscing, catching up, and demonstrating the ageing process against beautiful scenery. This time we crossed water and went to Galway Bay for a 26km walk. Previously in this column, I’ve concentrated on my lack of preparation foodwise or my excess of pastry products. I’m afraid it’s food-themed again. I felt like I’d learnt that flapjacks were the ultimate hill-climbing snack. This was based on three years of climbing up hills, or let’s rephrase that, once a year for three years. Forget Kendall Mint Cake – flapjacks are chewy, digestible, long-lasting and with a few raisins in there for moisture – ideal. Am I obsessed? Not wanting flapjacks to scupper my baggage allowance, I left it to the morning of the climb to get them. I even emailed ahead to ensure the stop was in the itinerary. Trouble is, stopping at the supermarket on the way to ‘base camp’ (I’m calling it ‘base camp’ but it was actually a lovely little carpark by the coast), some treated the shopping trip like an SAS mission – get in there, get the job done, get out – but I’m more of a browser. Suddenly rushing, I made a fateful mistake and opted for a box of granola bars. I also got orange juice. My mistake with the orange juice was leaving it in the car. My mistake with the granola bars was buying them in the first place. So “The bite echoed around crunchy, the bite echoed around the three mountains the three mountains” of the Black Head Loop. It should have had ‘Danger of Dehydration’ on the label. Instead I was carrying about the snack version of silica gel, absorbing moisture for miles around. It was apparently an exceptionally dry weekend in Ireland, so perhaps it had some advantages. In other news, we had some lovely individually-customised ham and cheese sandwiches, the much-promised Peperami was left in the fridge, we had more pork products than you could shake a stick at, including black and white pudding (not an old cabaret act, but breakfast), and our night out started with a very enjoyable pub meal. Ok, my promise to you. Next year, when we do this sort of thing again, I won’t mention food once. This column should have told you how it was a fantastic weekend with a lot of laughs with great friends. Instead, my last comment is this: when I got back to the Heathrow carpark, the first thing they talked about on the radio was the hosepipe ban. They must have known me (and the leftover granola bars) were back in the country.

ooking for the perfect fit? We don’t mean a Savile Row suit or evening dress – commissioning a bespoke piece of furniture will ensure you get exactly what you want, whatever your space. Brighton and Hove’s period properties are crammed with awkward corners and interesting angles: A town full of quirky and individual homes needs made-to-measure furnishings. Modern life – in old and new homes – is about making the most of limited space, and making that space our own. Sometimes, off the peg furniture just won’t do: We need a bespoke solution.

Many of the Regency town houses along the seafront have front rooms with large bay windows – beautiful, but tricky to furnish in what for the most part are converted flats where space is at a premium. Having a gently curved table custom-built to fit into a bay too small for a sofa and the wrong shape for traditional dining furniture provides the perfect solution. Bespoke alcove storage will also make good use of those lovely high ceilings on either side of grand fireplaces. New-build homes are appealing to those of us who want a clean, pristine home with no fixing-up – but often come with little or no storage space (meaning they don’t stay clean and pristine for long!). A ray of light With ever increasing fuel costs Kraft Renewable Energy has exciting ecological solutions

here was a time when the idea of solar power was seen as a cranky, if not a crackpot idea. Few of us could see the potential, some of us hated the look and the majority thought it was a pipe dream. That was then. Today, with soaring fuel costs and a much greater acceptance of the need to find renewable and ecofriendly solutions, solar power is for many an ideal solution. Kevin Power, the appropriately named man behind Kraft Renewable Energy, has recognised this. “Solar power is a fantastic resource that many home owners can tap into,” he says. “But having recognised that, I also became aware that it was only a part of the deal. Fitting solar panels will give people power, but without looking at the whole issue, that power can also be wasted. Free fuel is not the only motivation, renewable implies making the most of this natural resource. At Kraft Renewable Energy we are able to advise people in an holistic way that solar power can become a part of the way they live their lives.” So is harvesting solar power by fitting solar panels an option that will work on all homes? “We would never claim that. It is vital that we look at each case on an individual basis. Some homes will be absolutely ideal; others will be less suitable. Most importantly, we look at the whole situation, from the fitting of the panels, to insulation and the introduction of power saving devices, gadgets and switches. By adding in all these factors we can help home owners make

KRAFT RENEWABLE ENERGY 17 significant savings in both the short and the long term. And we are happy to do a survey of anyone’s home and assess the suitability for solar power – for free. We also host Kraft Green Parties – where residents get together with friends and we host a talk and Q&A session in their home or in our showroom.” The media has also been full of stories about the Government, and the major power suppliers, buying any excess energy that your home source generates. This is called Feed in Tariffs (FiT), a scheme initiated by the Government that pays back people who install renewable energy sources like solar power. At the present the sum is based on an assumption that half of the power you generate you will not use. Storage of power is, for the present, not an affordable option. Getting a solar installation before July 2012 will allow suitable homes to take advantage of the current higher government ‘feed-in-tariff’ rates, paid on solar power generated. For example – 21p Generation Tariff for each unit (or kWh) generated, whether used in the home or not. A well-positioned, averagedsized (2.5kW) solar PV system can generate 2,200-plus units a year which translates to around £462, plus 3.1p additional Export Tariff for each unit of surplus electricity exported to the National Grid (estimated at 50% of total electricity generated). The ‘feed in tariff’ system provides an excellent return on investment; it is index linked and guaranteed for 25 years. “When you add that sum to the fact that you will also be making significant reductions to the amount of power you are buying from the major power suppliers, solar power becomes a very attractive proposition. Most of the panels that we fit carry a 25-year guarantee which means that the return on the initial investment is significant and the ongoing saving on fuel costs potentially massive.” This all sounds very attractive, but how complicated is it to get everything put in place so that you can reap the benefits of the FiT scheme? “Putting everything in place is what we at Kraft are about, from installing the right technology, making sure your home makes the most of that technology and providing the right information and documentation to ensure that all FiT benefits can be applied for. Right now is the ideal time to think about solar power if you want to make the most of feed in tariff schemes, reducing your fuel bills and being paid for the power you generate too! We are inviting people to come and talk to us at our Woodingdean

A perfect fit “We are very much a bespoke service and supply the whole service from planning, design and permissions to finished, painted and decorated”

A bespoke building service for commercial & residential clients from Unique Build

n a world driven crazy by globalisation it should come as no surprise that the whole concept of ‘buy local’ has found its place at every level. It no longer means just food, it now covers the way we buy almost everything, a fact that is at the heart of Unique Build’s business. Unique Build was started by Kieron Hatton and Rich Tai-Chidlow in January 2006. At the beginning they focused on general carpentry but with Kieron’s background experience in shop fitting it seemed a logical move for the company to make. Rich had a management background but decided to retrain in carpentry. They started to work for a company who did all the Seaside and Zel Grain refurbishments in Brighton and also to do more management of building projects like Zizi at Brighton Marina but not initially under their Unique Build brand. It was all excellent experience. Now, as well as handling commercial property refurbishments and re-fits they also work on domestic projects, loft conversions and extensions, and they set a very high standard. When asked about price their response is simple: “If finding a cheap solution is the customer’s main concern then we are probably not the right firm. We are very much a bespoke service, we work with one architect and supply the whole service from planning, design and permissions to finished, painted and decorated.”

Projects that Unique build have undertaken include, Pub du Vin, Moshi Moshi, Sussex Funerals, Sugacube, Uniquely You, Pearls Bubble tea and Gelato Gusto which is pictured here. “Gelato Giusto was a massive project,” Kieron says. “The site was ideal but once we started work we discovered that major building works were required. Fortunately we had the experience and the team of professionals to handle that and still deliver to a deadline. It’s often about speed and deadlines with shop fits but we also have to maintain our own very high standards. “We are very much a local business working with other local businesses. We like to get involved with the design, working closely with the clients to achieve their ideal. But equally we are not put off by clients who are unsure of what they want – we have experience and we can advise. “The big shop-fitting companies just get a set of drawings, go in and do just that,” Kieron continues. “We think as we go, and we can certainly help local businesses achieve what they want and on a budget, cutting overheads without ever cutting standards. We can achieve and create things on a smaller scale too and offer a more bespoke service. We always work onsite with local craftsmen and builders, always using specialists, getting the right person for the right part of the job. We helped John at Gelato Gusto, advising him on the building and pointing out the extent of rebuild required before he signed a lease, but the location was perfect for what he wanted to do. We also sourced things for the shop for him – we like to go that extra mile to make sure a client is happy. “Most of our work comes to us by referral – and we don’t stop until a customer is happy. In the future we want to do more shop-fitting work, for small businesses like us who enjoy working with a local firm, we don’t want to expand because then we will lose that personal service. We work with a regular sub contracted team and use no agency staff, just our close team of trusted professionals.” Unique Build’s approach to business is compact, professional and utterly committed to the concept of keeping things local, an ideal that more and more of us want to embrace. >Greatest homes: CUL-DE-SACS Away from the main thoroughfare, a community of homes gather in a cul-de-sac Whether it’s a small country lane or a modern build gathering together a number of houses, living on a cul-de-sac gives you that sense of distance – a retreat – from the hurly burly of the busy main roads. With a community feel and a good safety record, as well as a variety of homes in style and cost, a cul-de-sac is much the preferred option for many home buyers.

Prince Regents Close, Brighton In a pretty and secluded cul-de-sac near to Kemp Town Village, the seafront and the Marina is this immaculately maintained three bedroom house. Approached through a charming front garden, the inside of the house has been extensively refurbished offering a conservatory, kitchen, living/dining room as well as a boarded loft that could be converted (subject to the necessary consents) to make up a fourth bedroom. The property also benefits from a garage and a walled rear garden. Lush. >£369,000 >Justin Lloyd >01273 315614

Overhill Gardens, Patcham The Spinney, Hove Tucked away in this sought-after residential location is this stunning and versatile detached family home. With fabulous city and coastal views, the house has four bedrooms, a master bedroom suite with dressing area and en-suite facilities, a family bathroom, a large reception hallway, a massive 24’11 x 21’8 living room, a not small 17’3 dining room – and a feature 31’6 x 22’7 billiards room. The hub of family life, the kitchen, also has plenty of room to run around at 21’8, plus there’s a feature indoor swimming pool and beautiful landscaped gardens to the rear. Rather spot on. >£1,125,000 >Baron Estates >01273 733334

Valley Close, Newhaven Standing on the edge of a cul-de-sac within easy reach of downland walks, bus services and a footpath providing a shortcut into town, is this lovely four bedroom detached chalet bungalow. With a large living/dining room, a refitted kitchen and shower room, as well as a well appointed bathroom, this home is surrounded to the front with a driveway and to the back by a lovely rear garden. >OIRO £239,995 >Lampons >01273 515151

Utterly modernised, this is for your musthave cul-de-sac contemporary living. The ground floor has been completely opened up as an openplan living area, with separate access to the garage. Upstairs are three good sized bedrooms and a large luxurious bathroom with underfloor heating. Outside is the perfect entertaining area too. Woodlands, Off Dyke Road Avenue, Hove Off the beaten track but in a popular location for just that reason, this enchanting four bedroom family home has plenty to offer. Immaculately presented and extended to make the most of this glorious home’s potential, there is a fabulous open-plan kitchen dining room, as well as a spacious sitting room overlooking the huge 43’ x 40’ rear garden. Samantha Dickinson of local solicitors Dean Wilson LLP answers questions on changes to pension auto-enrolment legislation Q. What changes to pension law will be made by the legislation on auto-enrolment? A. Employers will be required to auto-enrol certain workers into a qualifying pension scheme and make contributions to the scheme on the workers’ behalf. Employers will register with the Pensions Regulator and have a duty to provide information to their workers about changes to workplace pensions and how they will be affected. Workers will be able to opt out of the pension scheme once they have been enrolled. Employers will have a duty to re-enrol those workers automatically every three years. Q. When does auto-enrolment come into force? A. The duty on employers will begin to come into force on 1 October 2012. The largest employers (those

with 120,000 or more in their PAYE scheme) will be affected first, with the duty being extended gradually to all employers based on their size.

“Employees must not be penalised for refusing to opt out” Workers will have protection from detriment or dismissal for a reason connected to the employer’s autoenrolment duties. For example, employees must not be penalised for refusing to opt out of the pension scheme. Job applicants will also be protected from recruitment practices that favour candidates who agree to opt out. Employers’ duties in relation to employee protection and prohibited recruitment practices will apply to all employers from July 2012.

Q.Why is 1 April 2012 a key date in relation to auto-enrolment? A. The number of people in their PAYE scheme on 1 April 2012 will determine an employer’s staging date, regardless of any subsequent changes to the size of their workforce. For example, if a number of redundancies take place after 1 April 2012, significantly reducing the workforce, the staging date will not be put back. Employers can check their provisional staging date on the website of the Pensions Regulator. Q.Will auto-enrolment affect small employers? A. The duty to auto-enrol workers into a qualifying pension scheme will not apply to employers with fewer than 50 people in their PAYE scheme until June 2015 at the earliest.

CAR MECHANIC Great mechanic!

e are nearing the holiday season and understand that your homes need to be in tip top condition for the summer months. The kids will be home for the holidays, meaning your hands are full and home improvements will be the last thing on your mind. The house will be under the pressure of having children running around it all day, not to mention any guests that may be staying over the summer months. Pressure will be on to make sure your living area is squeaky clean and that all the furnishings are easily able to manage the flood of people you will be hosting. Does your bathroom door not shut properly since the new carpet was fitted but you haven’t got round to shaving excess wood off the bottom of the door? Having guests to stay will make this a necessity for privacy. How about the creaky floorboard you are accustomed to but guests aren’t? Is the guest bed not up to scratch? A bespoke bed frame complete with storage can transform a guest room and leave you with extra storage space! It’s the small things like these we don’t get round to doing but a handyman or carpenter can help with instantly. No matter how big or how small the job, from a broken floorboard to a complete renovation, trained professionals can fix anything, however big or small the task. Don’t try and deal with the stress alone; Brighton has many expert carpenters and handymen to offer, so don’t hesitate to contact them for help. It is a lot less work for you, and before you know it your home will be beautifully transformed for summer. See also, Latest Interiors, p13

01 Essential Landlord Guide LETTING A PROPERTY - Over the next five weeks Leaders will present the important steps to remember within the “Essential Landlord Guide.” Ensure you pull out and keep this 5 part series. Joanne Darroch Hove

Step 1 – Getting started. ● If you haven’t already purchased your investment, what kind of property are you looking for? Have you considered the location, the kind of tenant that you want to attract and more importantly the yield?

What are my legal obligations as a landlord? ● Have you provided the agent with a copy of the Energy Performance Certificate (EPC)?

● The best way of finding answers to all of these very important questions is to speak to a lettings specialist. Leaders Ltd have over 29 years dedicated experience in Brighton and Hove and offer clear, unbiased information on the local market that you are investing in.

Brighton Central, Western Road

Martina Packham

Brighton North Laine

● It is a landlord’s responsibility to make sure that electrical equipment is safe and will not cause danger by having it checked by a qualified electrician. ● If the property is furnished, you must make sure that all soft furnishings including garden and patio furniture comply with the regulations.

How can I arrange a rent assessment on my property? ● A rent assessment with Leaders is completely obligation free and free of charge, see over page for your local branch’s contact details.

● Have you obtained written permission to let from your bank, mortgage lender, superior landlord or freeholder of the chosen property? ● You should ensure that you have the appropriate building and contents insurance in place for your property. ● Complete a Letting Authority and Terms of Business in order for the agent to act on your behalf.

David Thorne

● Landlords have a legal obligation to ensure that the tenants and their visitors have a safe environment in which to live. ● You must ensure that any gas appliances or installation pipe work in the property is maintained in a safe condition by an approved Gas Safe registered engineer and a written record produced (Gas Safe Record).

● Leaders highly trained staff will visit your property and offer advice on a market rate rental figure, the best ways of increasing the potential of your property and how we will ensure that your property gets maximum exposure to our large portfolio of waiting tenants. ● Our fully qualified staff with talk you through the different levels of service available to you.

Next week..
