EXPERTISE

Culture & Arts Since 1996, Cumming has been involved with more than 100 culture sector projects – including museums and galleries, performing arts centers, and memorials, among others – representing approximately $1 billion in development value. Through this work, we have gained tremendous respect for the complexities of these unique and highly customized building types, as well as for the expertise required to effectively manage the details of cost and construction. Whether assisting with the preservation of a historic theater, participating in the development of a ground-up museum, or helping to modernize a cultural arts center, we take great care to understand the vision of the owner and designer, and work together with all project stakeholders to ensure the project’s vision is preserved through all stages of design.

requirements, and of the priorities held by the project’s many stakeholders. This in-depth knowledge enables us to provide early and accurate project budgets, produce consistently reliable estimates, and present options and alternatives based on shifting revenue projections and evolving scope. Most importantly, we are able to effectively serve as trusted advisors to the entire project team. Many of the projects defined under the Culture sector become architectural icons upon completion. They are visited by thousands of people each year and scrutinized by many more. It is our job to help ensure that the legacy of each building aligns with the original vision, and is in no way impacted by cost or schedule overruns, or the countless other design and construction issues that can arise along the way.

Cumming emphasizes value in each of the services we offer. The value we bring to the Culture sector is rooted in our understanding of each building’s specialized use and

SERVICES

Our Core Services Program & Project Management Project management is about leadership. To Cumming, this means more than just administering a project – it means actively motivating and managing teams to generate results for our clients. The earlier a client engages us as their project manager, the more value we can offer. Cumming develops a sound management strategy at the outset. We explore and submit viable alternatives for project delivery, assist you in understanding your options, and propose the most efficient methods for implementing your plan. Each project or program is executed with superb precision and a keen eye toward budget, quality, and schedule.

Cost Management & Estimating Clients need to know the total cost of their project as early as possible in the development process. As the project progresses, you want to make sure your project is developing within budget, and that you are getting the best value for your investment. Cumming’s cost management group – one of the largest provider of cost estimating and management services in the United States – fills this need. As your trusted cost advisor employing the latest in aggressive time and cost

management methods, we ensure that any decisions you make are made with a complete understanding of the impact those decisions will have on both the short-term and long-term cost of the project. Additionally, Cumming provides fiscal discipline and problem-solving support through all phases of your project to ensure delivery within budget.

Dispute Resolution & Avoidance Unfortunately, disputes can and do arise during construction. Some can be neutralized if caught early, while others are more complex and require an extended commitment of problem-solving resources. In any case, our team of claims analysts, schedulers, and litigation specialists provide the careful analysis and expert guidance needed to handle disputes quickly, quietly, and with as little impact on the project as possible. Having been in the business for many years, our staff – most of whom have also been owners, designers, or builders in key construction sectors – know what to look for and how to achieve positive results on our clients’ behalf. If litigation becomes necessary, our seasoned testifiers are available to serve as your expert witness.

Program & Project Management The delivery of each project on budget, on schedule, and on quality is our primary goal for every client. Cumming’s core philosophy is “Manage each project like we own it.” This means much more than administering a project by attending meetings and taking notes. Our project managers proactively lead, challenge, and motivate teams to generate superb results that save money and time, mitigate risk, and achieve our clients’ delivery goals. Our core program and project management tenets include: Leadership — Cumming knows that for a project team to be successful, it must be inspired, unified, and led with confidence and knowledge. To do all of this takes a strong and thoughtful leader. It is common in the industry for project managers to be experts after the fact; at Cumming, our experienced project leaders have seen it all, and are able to provide the foresight and vision necessary to avoid pitfalls, provide creative solutions, and protect our clients from claims and disputes. Experience — Cumming’s project managers have extensive experience as former owners, contractors, developers, architects, and engineers, in all sectors of the construction industry. We combine this experience with proactive leadership to produce superior results. Accountability — Cumming holds our executives and our project teams accountable for results — no excuses. Nothing short of delivery on budget, on schedule, and on quality is an acceptable outcome. Efficiency — Overstaffing the project management role is common in the industry, and results in redundancies and inefficiencies that in turn result in disputes. Cumming right-sizes project staffing, holds the entire project team accountable, and supplements their efforts only where needed to provide our clients with seamless project delivery.

Controls and Reporting — At Cumming, we tailor our extensive controls to mesh flawlessly with the controls of our clients, and to produce complete and transparent reporting, with full disclosure of all risks and opportunities. We do not impose the use of a single management system platform; instead, we use a variety of management systems and are always flexible. We do whatever it takes to meet or exceed our clients’ requirements. From planning and design through construction and close out, Cumming has the expertise and dedication needed to work as your devoted advocate and achieve the best possible results for your project.
