Hello and welcome to our quarterly update on the Market Report We really are very lucky as residents of the northern Central Coast.

Our relaxed coastal lifestyle affords convenient access to Sydney, and, the southern shores of Lake Macquarie provide a dazzling array of beaches, sports, lifestyle, cultural and recreational pursuits - all set against the backdrop of a nature lover’s paradise – the hinterland that contours our western edge.

Our local property market continues to offer exceptional value, especially when compared to nearby Sydney, where house prices surged in 2013 and are possibly overheated. Although prices have increased locally, we believe their growth is measured and sustainable. With somewhat fewer homes on the market right now, it’s a great time to sell. However, if you’re looking to buy or rent, or you’d just like to know what your home’s worth, give us a call. We’re here to help!

Great tips for when selling your home 1. Think like a Buyer.

3. Forget your personal taste.

You are not just selling a house; you are selling a shelter, lifestyle and dream. People always want the best for themselves, and your home should represent the buyer’s answer to this goal. Put yourself in the buyer’s shoes!

The ‘market’ is always demand driven! Consider replacing unusual or bold colours with neutral tones. Two coats of white paint may be the best investment you ever made.

Remember, they arrive at your front door wanting to find the right home. Don’t make them search somewhere else for it. If you have done your homework, every room in your home will create a desire for them to stay. 2. Be cautious about selecting colours when painting or replacing carpeting. Your objective here is to make your home appeal to the largest possible buying segment. Ask yourself ‘how many of the available buyers would be able to move into your house with their furniture and not have to replace the carpeting?’ Position your home on the market to be as livable to as many people as possible.

4. Make sure the yard is neatly mowed, raked and edged. 5. Prune and shape shrubs and trees to complement your house 6. Consider adding seasonal flowers along the walks or in the planting areas. Place the plants into a well placed wheelbarrow, an old fashioned washtub, or something similarly attractive. Such standbys as petunias and verena, which are easy to maintain, requiring nothing more than regular watering. Try planting a row of sweet smelling alyssum to line a short sidewalk or pop in some perky dwarf marigolds to form a cheerful oasis of colour in your yard.
