Here are some helpful ways to prepare yourself for your first house hunt: Take a class. There are many first-time homebuyer education courses available, many of which are offered online. They provide potential homebuyers with detailed information, advice and budgeting tips on how to purchase a home. And upon completion, some provide a homebuyer certificate, which may allow consumers loan products that might otherwise be out of their grasp.

Save, save, save. And then save some more. Prospective homebuyers need to save as much as possible toward the purchase price of the house and closing costs. Though minimum down payments start around 5 percent, the greater the down payment the more favorable the borrowing terms. If you can purchase a home with at least 20 percent down, you probably will save even more because you won’t need to buy private mortgage insurance (PMI).

Find an agent. First-timers should ask around or look online to find a trusted real estate agent. An agent’s job is to know how much properties are worth, facilitate the sale process and bring an offer to the seller’s agent—and help guide you along the way.

Research your mortgage options. There are a lot of mortgage options out there, each with their individual pros and cons. Families with children under the age of 18 are confronted with a unique set of needs that play out in the home-buying and -selling process. Those include: A larger home. Buyers with children tend to purchase larger homes than their childfree counterparts. The average buyer with children under 18 purchases a 2,100-squarefoot home with four bedrooms and two bathrooms, while the average buyer with no children chooses a 1,750-square-foot home with three bedrooms and two bathrooms. Both groups prefer a single-family, detached house. Factoring in schools. The quality of a neighborhood school district is very important to buyers with children, while it probably isn’t much of a consideration to those without. In addition to the schools themselves, convenience and proximity to them is important as well. Childcare. Childcare expenses can certainly delay the process of buying a home. Those expenses also have an impact on the buying process, forcing buyers with children to make compromises on the house they purchase, whether it’s the size of the home, the price of the home or the condition of the home.

You may have to sell if your family grows. Families with children are also more likely to sell their homes as they outgrow their current home – whether it be from having more children, or children growing up and needing more space. And if you sell, you might have to sell more quickly. Urgent is the word that most often describes the selling situation of sellers with children. If you must enroll a child in a new school, or only have the summer to move, major decisions and moves will have to be made at a much faster pace.

Having children is wonderful, and it’s exciting to move into a new house that your family can call home. But it’s important to consider these factors during your search and when planning so that everything can go as smoothly as possible.

So, while its on your mind now, schedule a tune-up for your furnace or boiler. You’ll also beat the crowd in getting it done now, as opposed to waiting until the weather cools. Additionally, there’s many other reasons to tune up your system: Prevent frozen pipes. It’s not unusual for homeowners to lower the thermostat while they’re away from home. However, residents should maintain a regular temperature in their home—around 65 degrees—to avoid bursting or frozen pipes.

It prolongs the life of your furnace. Regular maintenance can keep your furnace working at maximum efficiency and actually lengthen the life of the equipment. And you might not know this but skipping annual maintenance can often void a manufacturer’s warranty. So not only are you hurting the system, you’re potentially hurting your wallet. It helps you stay safe. Most furnaces are gas-burning, which produces carbon monoxide. A leak could prove dangerous or even fatal. During routine maintenance, a technician will take preventative measures to ensure this can’t happen, such as changing the filter and giving the furnace a thorough cleaning. Install a carbon monoxide detector as well if you don’t have one already. So, before the cold weather comes in the coming months, contact your local heating company to come perform a furnace or boiler check-up. You’ll thank yourself later.
