LaGrange Consulting Inspection Report - Sample

LaGrange Consulting was contacted by Efficient Eddy with a request for LaGrange Consulting to inspect the residence at 123 Improvement Ln, New Orleans, LA with the intentions of identifying areas where the energy efficiency of the home can be improved. Eddy also wanted to explore the possibility of using solar panels to cut down on his home’s energy use.

The house is a two story stick built home. It has a raised pier and beam foundation.

Paul LaGrange member of LaGrange Consulting LLC performed a visual inspection of the exterior and interior of the building as well as the HVAC and the attic.

The recommendations based on our inspection are on the following pages.

Summary of Recommendations Energy Efficiency Improvements: •Insulate and air seal attic doors (walk-through AND pull-down doors).

•Air seal attic kneewalls/2nd floor living space walls which abut attic space – tape seams of radiant barrier.

•Create uniform insulation levels.

•Add (more) attic ventilation at the soffits.

•Air seal floor joists from 2nd floor.

•Air seal dropped ceiling and air seal and insulate recess can lights in dropped ceiling.

•Air seal return air chases properly on all 6 sides of the box.

•Correct undersized return air chase.

•Air seal indoor HVAC equipment and insulate drain pipes.

•Air seal supply ductwork AND return plenums.

•Air seal open chases containing refrigerant lines.

•Refrigerant lines are the wrong size for 410A refrigerant.

•Cupped wood flooring may get worse once improvements are made – monitor for increased cupping.

•Correct pool timer problem – no “on/off” switch.

•Correct bulk water problems at the ground below the subfloor.

Insulate and air seal attic doors.

Attic access panels located in the ceiling can be a large source of temperature and infiltration if not properly insulated. Installing an insulated attic box and adding insulation to the access panel will eliminate this source of leakage. Please see the figures below for illustration.
