WHY KEVIN GUEST HOUSE? Kevin Guest House, a fully independent 501(c)3 non-profit organization, has been welcoming guests to our community for over 42 years. We provide an atmosphere of caring and hospitality which helps families focus on their loved-ones, without the stress of finding temporary, affordable accommodations near local health care facilities and services. This “home away from home” serves more than 1,200 people each year traveling to Buffalo for medical care at Roswell Park Cancer Institute, Buffalo General Medical Center, Children’s Hospital, the Catholic Health System, ECMC and other partner medical facilities.

These apartments provide unique accommodations for patients and caregivers tending to the extreme needs of loved ones with immune compromise challenges. Our apartments are fully equipped with everything you will need for your recovery time with us.


THE KEVIN GUEST HOUSE STORY Kevin Guest House is the nation’s first heathcare hospitality house. Since 1972, it has been a home-away-from- home for patients and families traveling great distances to receive state of the art health care and treatment in Buffalo area hospitals and medical centers. Three homes, comprising eleven bedrooms, five bathrooms and various dining and living common areas, provide sanctuary for those in need of affordable shelter during medical crises. Over 52,000 guests have stayed at Kevin Guest House since its inception, mostly originating from Western New York, but also including guests from 49 states, Canada, and eleven other countries. Kevin Guest House was founded by Claudia and Cyril Garvey, whose son, Kevin Garvey, passed away in January 1972 at the age of 13 after an eighteen month fight against leukemia. During his treatment at Roswell Park Cancer Institute, the Garveys became aware of many other families, travelling for the care of a child, that were unable to find affordable lodging. Shortly before Kevin’s death, Mr. and Mrs. Garvey purchased the property located at 782 Ellicott Street, next to Roswell Park and Buffalo General Hospital; formed a 501(c)(3) nonprofit organization with like-minded individuals; and renovated the house with the support of volunteers and donations from the community so that Kevin Guest House welcomed their first guest on July 26, 1972. In addition to our main house, we offer four transplant recovery apartments, the only of their kind in Buffalo, for patients and their caregivers. These fully functional apartments allow bone marrow and other transplant patients an environmentally safe place to recover that is within the required distance to their medical facility. Sometimes these patients are required to stay 100 days or more within 30 minutes of their medical facility for monitoring and testing. With the help of our generous community of donors and supporters, we are able to continue our mission of serving those in need.

Dear Friends,

I once heard someone say, “People make plans and God laughs.” My wife and I were excited to make our first trip to Buffalo for a reunion of fellow Marines from Vietnam, with whom I served. While here, my wife became ill and was admitted to the ICU at Buffalo General Medical Center with acute pneumonia and a couple of days turned into weeks. Not being financially able to afford a hotel, I sought out alternatives. A very kind and helpful nurse suggested Kevin Guest House, even calling to make my reservation. Being nearly 1,400 miles from our home in Wichita Falls, Texas, I did not know what to expect. I was welcomed and immediately put at ease by the kind and wonderful staff; Lynsey, Pam, Andrew, Kate and Jeff, The people of Buffalo and those traveling here in need of medical care are truly blessed to have this home away from home. As I write this, I am in the ICU with my wife of 42 years and was told by doctors to expect the worst, thus the old saying, “People make plans and God laughs.” We planned a few days of vacation, but he had different plans. Thank you to all who help support Kevin Guest House - this house has a heart larger than Texas, and that says it all. Please consider a donation and “pay it forward” for someone else in need. The Campaign for Kevin Guest House In 2014, Kevin Guest House embarked on its first ever capital campaign since opening in 1972 and has successfully raised over $1.3 million to date. In November 2014, the old Victorian home neighboring our campus, owned by local attorneys went up for sale and Kevin Guest House, put our campaign HOUSE effortsGUEST on hold to investigate the possible ownership of 766 Ellicott to meet the needs of our expansion plans.


In order to continue to provide the highest quality of service to the most families and patients in need well into the future, the board approved a plan in April 2015 for the renovation of 766 Ellicott, located immediately to the

left and contiguous to our campus and our existing Carriage House at 788 ½ Ellicott St. This neighboring building will be renovated to fit the same needs as our previous expansion plans and allow for the continuation of services during construction. The 1868 Carriage House is in its twentieth year as a transplant recovery apartment, is ready for an update to allow us to respond to the growing demand for our services on the Buffalo Niagara Medical Campus. The new facility will allow us to double that occupancy and reduce our wait list which on average we turn away 400 guests each year.  HANDICAP ACCESSIBLE: Additionally, 766 Ellicott building will be equipped with an elevator, the expansion will allow us to serve handicap individuals for the first time and will reduce or eliminate our unable to serve list.  COMFORT & DIGNITY: Each new guest room will have adjoining private baths and options for larger families to stay with us. In addition there will be a private consultation area for families needing to discuss financial assistance opportunities.  ENCOURAGE GUEST INTERACTION: A multipurpose room will serve as a meeting place for guests, allow us to provide more space for guest/organization meetings, areas for guest to work away from home and a kitchenette to encourage interaction between guests who are undergoing similar situations. To accomplish this, Kevin Guest House seeks to raise $3,000,000 to support building costs, expand our endowment program to sustain the house and augment the resulting budget increase for operating a larger facility. The timing of this

expansion is critical for Kevin Guest House as we prepare for the demand the Buffalo Niagara Medical Campus is creating in our area. We will need generous friends like you to help us be prepared for this growth and literally pay it forward for the next generation of families needing services in our community. Overview of Changes in Campaign Plans  Renovation of 766 Ellicott: In place of a new building, Kevin Guest House is locating in the heart of the ever growing Buffalo we will be renovating 766 Ellicott Street, a grand Niagara Medical Campus Victorian home neighboring our existing campus. While this is an older home, much of the buildings will be retrofitted to meet our guest needs with new materials. This renovation will include four private suites with private bathrooms, two additional transplant recovery apartments, common space including a kitchenette, meeting and work space, living space, relaxation area and handicap accessibility through an elevator.  Renovation of Existing Carriage House: In place of demolishing this building, we will be renovating our existing carriage house to offer much needed updated facilities including handicap accessibility to the first floor transplant recovery apartment and retrofitting the second floor apartment to accommodate larger families.  Main House Handicap Access: This renovation will include adding a handicap ramp to our main house to ease the check-in process for guests visiting our expanded campus. Benefits of Campaign Changes  Double Our Occupancy: While overall square footage is less than original plans, we will be able to serve up to 24 additional guests with this expansion and maintain the same number of additional rooms with four transplant recovery apartments and four private suites.  Reduced Costs: Renovations vs. a new building will reduce our expected costs by over $250,000 than original plans leaving more opportunity to expand our endowment and long term sustainability of the organization.  Expanded Footprint: A growing medical campus, this limited window of opportunity to expand our facilities may not be available in the near future if 766 Ellicott is purchased by another developer. Furthermore, this gives us the opportunity in the future, if demand for our services increase even more, to expand again on our existing campus and revisit our original building plans. Our strategic goal is to build better partnerships with each medical facility needing our services and studies show that one hospital alone saw over 900 patients last year needing a place to stay for more than three days last year.  Increased Parking & Green space: The purchase of the 766 Ellicott property allows for an additional 14 parking spaces and we will work with the City of Buffalo and the Buffalo Niagara Medical Campus to retrofit “Kevin’s Way” pedestrian pathway to link the University at Buffalo Medical School with Roswell Park Cancer Institute.  Historical Home Away From Home Atmosphere: The number one reason hospitals refer to Kevin Guest House is the home-like experience of our guests which the old Victorian charm of 766 Ellicott will continue to provide. Additionally, construction can be conducted in several phases as to not disturb our everyday operations.
