Why would a buyer looking to buy a home need to interview a real estate agent? Because you are hiring the real estate agent to help you find and purchase a home, most likely one of the most expensive investments you may ever make. It is a good idea to know some things about your realtor who will be representing you when you purchase the home. The realtor is your advocate in the market place so you want to make sure he or she is well qualified to handle the transaction professionally, ethically and timely. To help you in your search for a great real estate agent, below are some things you should ask in your interview with them:

1 How long have you been a real estate agent? This question is important because a brand new agent may spend more time with you as you search for a home since they have the time. But he or she may not be very resourceful because of lack of experience. A well seasoned agent on the other hand may ask you to do some work on your own keeping you engaged in the process. He or she may ask you to drive around on your own and look at the neighborhoods. The real test comes during the presentation of the offer and negotiations after you’ve found the home your dream home.

2 Most any realtor can find homes easily. They have access to the Internet and can drive around looking for something to fit your needs. However the greater skill is required in drafting a contract, and negotiating on your behalf. Although a college degree is not required, it helps to know the realtor is educated and has a track record of success. Many buyers are ashamed to ask questions about a potential realtor’s background and education, but they should always remember that it is them that is hiring the real estate agent. It is not at all uncommon for real estate agents to answer such questions.

What is your strategy of searching for and finding a home? A good real estate agent will have a plan in place on how to go about helping you find the home you want to buy. Your realtor should arrange to meet with a lender, if you don’t have your own lender, to determine how much house you can afford before he or she begins to show you homes. It is important to know what your realtor’s job duties are and what he or she expects of you as the buyer.

4 How do you negotiate the best deals for your buyers? Ask your agent if he or she will help you decide on a price to offer after you’ve found the home you like. The negotiation is a give and take situation between you and the seller but will your real estate agent be involved? Is your agent knowledgeable and creative enough to make the deal work? For example, if the seller does not want to pay closing costs, the agent could draft the offer differently leaving out one closing cost perhaps. Or he may suggest offering a little higher purchase price to include everything the buyer wants and needs in order to be able to close on the home. As a home buyer, you will need to know how your agent plans on helping you get the property that really suits you at the price you can afford.

5 Can you please provide references? References and testimonials give you a glimpse of how your prospective realtor works. Do they have the patience to help a family or individuals make this most important purchase? Be weary of references that only say, “great job” or “John is a wonderful real estate agent”. Look for references which are more specific as to what the agent did that warrants the praise. If the agent is new, ask to speak to his former employers.

Real Estate Deals Fall Apart For A Seller

Selling your house is a daunting task at best with all of the preparations you need to take, not to mention the inconveniences of showing your home. If you’re fortunate enough to go under contract with a buyer, you definitely want the deal to stick. But a growing number of real estate transactions are never making it to the closing table. It used to be that roughly 90 percent of all purchase contracts went to closing, but that number has slipped to only two-thirds of all deals.

Why are so many real estate deals falling apart? The reasons vary from case to case, but as a seller here are the top three reasons your deal could fall through.

Buyers’ Financing

The pendulum has swung in the world of financing. For awhile it seemed lenders would loan money to just about anybody. But with the prevailing uncertainty and high interest rates, securing financing has become much more difficult for buyers today. As such, sellers should never accept an offer from a buyer who does not have a letter of pre-approval from a lender. And don’t forget, a pre-approval letter is nothing more than a lender stating that after a preliminary look at the buyer’s financial portfolio; they anticipate the buyer will get approved for a loan. But once the loan application is underway, lenders will scrutinize every aspect of a buyer’s financial status and if they discover anything that is not satisfactory, your buyer could lose their financing, which means you lose your deal.

Poor Appraisal

Unless you are lucky enough to have a cash buyer for your home, you will be subject to the home appraisal process. Historically speaking, appraisals did not pose much of a threat to killing a deal, but that is changing in today’s market. Your buyer’s lender will require that a qualified valuer assign a value to your home as a means of justifying the agreed upon sales price. But more and more home appraisals are coming in lower than their contracted sales price because there is a Hugh difference between listed and actual prices. And here’s the catch, a lender will not agree to loan your buyer more than appraised value. That means one of two things could happen – and either would squash your deal. First, as the seller you could refuse to

lower your price to the appraised value. If you do this, the buyer will likely walk away because a) they refuse to pay over appraised value, or b) they simply do not have the funds to pay the difference. Secondly, even if you decide to renegotiate with the buyer, you may need to lower your price so dramatically that the sale is no longer attractive and you simply decide to abandon the deal.

Delays

If your home is being sold as a short sale, you could lose a buyer simply because the process is too lengthy; most buyers don’t have months to sit and wait for your current lender to decide whether or not they will accept an offer. Perhaps a home inspection resulted in some substantial repairs that are going to delay your buyers from getting into the house. Or maybe you simply required a closing date too far into the future. Whatever the case, if buyers encounter too many delays, they are more likely to back out and find another home.

Statistics provided by Real Capital Analytics suggest the total value of outbound Chinese investment in the first three quarters of 2013 was 83% higher than the total in 2012. London, for example, saw a threefold increase. Looking ahead, Chinese investors will make more capital ready for overseas investment in 2014. If the top 10 Chinese developers were to allocate 50% of their annual sales revenue for overseas investment, this would amount to US$60 billion – 10 times the total value of their outbound investment in 2012. 1. Good time., It becomes much easier to pack if you plan on packing and avoid stress. 2. The right box. There are many different types of moving boxes! Large cardboard boxes are best suited for light things and small for heavy things. Resist any temptation to pack in garbage bags, as they do not protect the content, and there’s mold risk for prolonged storage. 3. Pack light. Max 20 kg in each box, so you can lift them. The heaviest stuff you put at the bottom of the carton. 4. Mark the boxes. Which room will end up in boxes and what they contain? Which side is up? 5. Caution: Small and fragile items may require additional protective material to prevent damage. Label the boxes carefully. 6. Close the drawers. Tape properly, so it will be easier to stack boxes. 7. Disassemble. Furniture taken apart if possible and tied together. Loose nuts and bolts fit best in plastic bags, which taped to the furniture.
