Paula Davidson King, CRS After growing up in Canfield, Ohio, I attended the University of Kentucky (yes, when Adolph Rupp was coach and Pat Riley was playing basketball). Moving to California in 1968, I worked in advertising, film production and at a talent agency. At Columbia Pictures for two years, I was assistant to the vice president in charge of worldwide production, Peter Guber, and then moved on to production assistant in the art department at Warner Brothers Records for two years. Exciting for awhile, but I found my calling when I entered the real estate field in 1976. I sold three houses in my first six weeks and thought “what an easy way to make a living”. Needless to say, there have been bumps in the road, but I learn from each one as I continue this enjoyable gratifying trip. As a consistent top producer, I’ve received my share of industry accolades, including 5280 Magazine’s Five Star Real Estate Agents and Denver Round Table recipient for production exceeding $10 million per year. But the true reward is the incredible loyalty my clients have shown to me: for my professionalism and unrelenting commitment to personal service. California was good to us, but we made the decision that Colorado was 303.601.2880 PaulaKing@Kentwood.com BoulderHomeKings.com
the place to raise our son. We moved here in 1994 and I have been a proud member of Kentwood Real Estate Cherry Creek since 2000. On the personal side, my husband, David, after a career as a sales and marketing consultant for new home builders, is fulfilling his dream, completing his first novel. Our son, Matthew, a graduate of Niwot High School, attended The University of Colorado and joined me in the family business in 2011. My home is in Erie, but my broad arena of real estate expertise covers the Denver metro area, the Northern suburbs and Boulder County. A responsibility to my community has always been part of my package: In California, I was a founding board member of Camp Ronald McDonald for Good Times, president of the board of a Christian nursery school, a PTA vice president, and committee member of the Special Olympics. In Denver I have been actively involved in Dressed for Success (for troubled women coming back into the work force) and served on committees for Denver Academy. I am presently on the Town of Erie Historic Preservation Advisory Board. Thank you for meeting with me today. A list of very contented clients is available upon your request. There are many qualified Realtors, and I appreciate your considering me as your representative in this important decision; marketing or purchasing your home.
Matt King Living and working in the Denver and Boulder areas contributed to my exceptional knowledge of both communities. Attending the University of Colorado at Boulder framed my love for the town, and I still spend much of my free time visiting the city and helping real estate purchasers and sellers there. The first home I purchased was in Denver’s historic Montclair neighborhood; centrally located near my Kentwood office in Cherry Creek allowing me to concentrate on the areas of Stapleton, Lowry, Park Hill and more specifically Montclair. When my business began drawing me more and more to the north metro area, and seeing the rapid growth in that quadrant, I moved back to Erie in 2016, where my real estate career began. Since then I have worked to cultivate an encyclopedic knowledge of where the greater community is and where it is going. I pride myself on being one of the first to know what and when new projects are coming to the area. I have an understanding of the unique pros and cons of each neighborhood in and around the Erie area, with a particular knowledge of Colliers Hill, where we make our home. As a lifelong sports enthusiast, I played baseball and rugby, collegiately. Now 303.885.6738

each client receives the uncompromising professionalism necessary to
find their ideal home or obtain the highest value for an existing home. An enjoyment of sabermetrics in baseball has translated to a passion and proficiency for spotting and analyzing values and trends in the market place that gives my clients an edge in making their real estate decisions and transactions. The critical responsibilities inherent with helping people make the most important decision of their lives is taken seriously. Whether it means that I strap on my boots and hike over 30 mountain acres or work into the wee hours of the morning, I am going to make sure you have the right information to make the best decision possible. I accept that trust, and wouldn’t be happier doing anything else. Let me know how I can be of service to you with your next big decision!

“I wanted to take a moment to write you a thank you for referring us to Paula King at Kentwood Real Estate Cherry Creek. Mark and I showed up in Denver the morning of Thursday June 6th, Paula showed us several homes... and by Friday night we were signing a contract. As I’m sure you can understand, we were very nervous about only having two days to find a home. Due to Paula’s attentiveness, patience and knowledge, we found exactly what we wanted in an area where we wanted to live. I could not have asked for a more pleasant experience.” - JENNA KELLY, AURORA -

“Paula and Matt are absolutely amazing to work with! I have worked with Paula on 3 real estate transactions over 4-5 years and she is always on top of her game. She is not like other realtors, she is understanding, not pushy, and really wants to get you the right house for the right price. As with any home sale, there are hiccups. During these times Paula handled everything with ease and professionalism, where we the home owners would not have done so. Secure mortgage commitment.
Make preliminary moving plans with regard to utilities, insurance policies, etc.

Your mortgage payment typically includes: PRINCIPAL The amount of money borrowed. Each month a portion of the principal is paid back. Over time, interest becomes a smaller part of the monthly mortgage payment, and more of the payment goes toward reducing the principal owed. INTEREST The cost of borrowing money, usually expressed as an annual percentage of the loan amount, for example, 4% or 6%. Principal and interest are amortized over a period of years, typically for 15 or 30 years. PROPERTY TAXES Taxes paid to a local government, usually a percentage of your property value, based on the mil levy. Your lender generally collects the taxes through your monthly payments and pays them directly to the local government. The amount of tax will vary depending upon where you live and the type of property you own. HAZARD INSURANCE An insurance policy that protects you from financial losses on your property that result from fire or other hazards. PRIVATE MORTGAGE INSURANCE (PMI) An insurance policy for down payments of less than 20% of the home price, which helps mortgage lenders recover some losses if a borrower fails to fully repay. Mortgage insurance makes it possible to buy a home with a low down payment.

A quick guide to agency terms Seller’s Agent: A seller’s agent works solely on behalf of the seller to promote the interests of the seller with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the seller. The seller’s agent must disclose to potential buyers all adverse material facts actually known by the agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the seller.
Buyer’s Agent: A buyer’s agent works solely on behalf of the buyer to promote the interests of the buyer with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer. The buyer’s agent must disclose to potential sellers all adverse material facts actually known by the buyer’s agent, including the buyer’s financial ability to perform the terms of the transaction and, if a residential property, whether the buyer intends to occupy the property. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the buyer.
Transaction Broker: A transaction-broker assists the buyer or seller or both throughout a real estate transaction by performing terms of any written, fully informing the parties, presenting all offers and assisting the parties with contracts without advising, including the closing of the transaction without being an agent or advocate for any of the parties. A transaction-broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about all adverse material facts actually known by the transaction-broker concerning a property or a buyer’s financial ability to perform the terms of a transaction and, if a residential property, whether the buyer intends to occupy the property. No written agreement is required, but Colorado’s Real Estate Commission encourages one.
Customer: A customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such party has not engaged or employed the broker, either as the party’s agent or as the party’s transaction-broker. The broker must treat a customer to a transaction with honesty and fair dealing.
