As an agency that concentrates our resources on providing quality over quantity, we are able to create time; time to do whatever we can to take the pressures and demands of moving from our clients. One way in which we can do this, is to carry out and accompany all viewings, or at least as many as we are able. This is a service we offer everyone, every time, and wherever possible we aim to provide feedback from all viewings within 2 working days. from on a daily basis, when dealing with any member of the Kennedys` team. 2013 has been a defining year for us in so many ways, and none more so than in our staffing, both in structure and personnel changes. On a personal note, it has seen the very welcome return of Susie to the business. playing an active role in the day to day administration and running of the business. The administration and smooth running of Kennedys’ is an essential part of providing an efficient and professional service, and so to that end I have had the pleasure of working next to Sue Cox, my long suffering secretary and friend, for over 12 years.

The creation of our accounts department is another crucial change this year, and we are very fortunate to have Claire McKenzie running things, on both sales and rentals. The decision to split our sales and rental

departments, and to spread ourselves over both parts of our Walton Street office, was an inevitable one, and I am delighted that this process is now in place. Heading up our day to day rental business is Kirstie Fry, who has embraced the role with her usual commitment and flare. I have long wanted to bolster the team at the sharp end, and set out in search for someone who would bring a young and dynamic dimension to the team. And I couldn’t have hoped to find someone with all the qualities that Millie Oughton has in such abundance. Andy Kennedy is now at the front end of our sales team. His vast experience and people skills, are now being put to the best use within the company and along with Millie, I am looking to grow our sales business, particularly in the lower to middle markets.

Marketing & Advertising

As a company that started with an inherent need to become almost entirely reliant on the power of good marketing and web presence, Kennedys` branding was, and continues to be, at the heart of everything we do. Some have said that they feel our branding and marketing, the way we advertise, for example, are all set up to appeal to the top end of the market. Well I absolutely dispute this, and you only have to look at my website to see the incredible width and variety of property that we are fortunate to be instructed on. So one of the strongest messages I wish to portray to prospective clients, is that the quality they see, is the quality they get, irrespective of the value of their property. I believe strongly in our belief that we are ‘the natural choice’ but the key bit is the ‘for everyone’.

Our marketing is extensive and varied; from Surrey Life to KT Connection, Surrey Downs magazine to our very own in-house Signature, our advertising is both distinctive and effective. As proud as I am of our independent pedigree and the width of our marketing platform, I have for several years been equally aware that having a nationwide network of like-minded independent agencies up and down the country, as well as a presence through a London office, would give us the complete package. With that in mind I set about looking at a number of different options and am delighted to say that we are now a full and active member of The Guild of Professional Estate Agents. All members are carefully selected, and work together to deliver a top level service to buyers and vendors. As leading independent estate agents in their respective areas, our members pride themselves on their local reputation, professionalism and on the quality of service they provide to their clients. We often have unique knowledge and expertise and understand the importance of marketing property to the right buyers, securing the best price and in the shortest period of time. The Guild provide us with some extensive marketing tools, including London Office, providing us with a vital presence in the City and for international buyers, our Regional Magazine, Press, Public Relations and Guild Media Centre, quarterly marketing campaigns, The Guild property portal and internal training. It is my absolute belief that utilising The Guild will provide not only a stronger platform for the business, but better service for our clients. I recognise that we live in a competitive world and there is no doubting that there are other agents of some quality in the local area, but when asked the question “why should I instruct Kennedys’” I want to provide no reason for you to conclude that doing so is ‘the natural choice’. 8 ‘the natural choice’

Online Marketing

One of the main reasons for creating our agency in 2004, was the inevitable growth of the internet, and the dominating way in which it would affect the way in which we buy and sell property. And it is for that reason that we have continued to be at the forefront of web presence and technology.

Our own website has been redesigned and updated at least three times, in the quest to stay fresh and up to date. Our most recent addition is our mobile phone site, which is provided by Mobi Agent. This new facility enables you to log on to my website from your mobile, and to be transferred automatically to a site designed specifically for mobile phone use. It is simple, quick, reliable, and best of all you don`t have to do anything to get on to it; the technology of Mobi Agent does it all for you.

Virtual tour videos and downloadable brochures are also available on both our site and the portals. Which leads me nicely on to the likes of Rightmove, Prime Location, Zoopla, Property Live, Guild of Professional Estate Agents, A House and more. As the market changes, so do the demands of our clients and purchasers, and we aim to provide the most effective ways of selling and renting property. Portals provide us with an audience and reach, anywhere in the world, 24/7, that we could only have dreamt of when I first started in agency (a few years ago!?). They allow small independent companies such as Kennedys`, to compete in a way that has allowed companies like Kennedys to combine the width of a national, even international agency, with the experience and integrity that comes from a family run independent company. I am not sure what the next ‘big thing’ will be in the world of property web technology, but we will continue to be market leaders, hopefully for many years to come.


LAND...

Possible development sites can come in all sorts of shapes and sizes; from a large corner plot, to an old closed down pub or ‘brown field’ site, or maybe an area of land that can be parcelled together in conjunction with neighbours, if you think that your land may have development value, then why not give me a call. In the first instance I would come to meet you and visit the site. I would normally then carry out a feasibility report for you, and depending on the findings, we would hopefully then put together a plan to approach the market in a way that extracts the most amount of interest and the best possible result.

Commercially, we are currently looking at land to have an approximate value of around 35% of the resale value. So, if we`re selling a plot that we feel can get planning permission for a house (or however many) with a gross resale value of £1m then the value of the land will probably fall around £350,000. This can vary, up or down from this level, and certainly for self build buyers it is more common to achieve around 50% of the estimated resale value. Since our first site at Long Orchard in Copt Hill Lane in 2006/7, our Land and New Homes Department has been an important part of the business, as it continues to be today. Lettings

In recent years, we have seen the growth of our lettings and management business to the point where we have now created a separate Lettings Department, dedicated to the smooth and effective running of this important part of Kennedys’. Kennedys’ in the community

I have always been very keen to recognise that we, as a family, as well as a business, are part of our community. In our first decade, we have embraced that belief. From organising a fund raising concert at the Riddell Hall in 2005 in aid of a charity in Sri Lanka after the Tsunami, to sponsoring events such as fund raising fayres and summer productions at Walton on the Hill Primary school, and more besides, we hope to continue supporting our community wherever and whenever possible. In 2007, I started the Kennedys Golf Day charity. In the first year we raised money for Macmillan Cancer Support, since when

we have run 6 more golf days, all held at Surrey Downs Golf Club. With the support of friends and local businesses, such as Debbie Castle, Paul Anderson and Lime Group, we have raised some £70,000 for causes such as The Joel Beckman Pavilion (now officially open, and run by the school and Walton Warriors football team), Help For Heroes, Princess Alice Hospice, Rainbow Trust, and Cancer Research UK. And for 2014, we are delighted to be releasing our new calendar, designed and produced by us, in conjunction with the Friends of The Childrens Trust, from which we hope to raise some much needed funds and awareness; just another small way of being part of village life.
