Agents find out about homes coming on the market well before they’re placed on the FMLS or GAMLS due to these informational groups. 3. Pocket Listings - Our ISA’s contact homeowners that have off market properties that are still in the market to sell and match them to the appropriate buyer(s). 4. Setting up search in FMLS & Zillow - Our ISA’s are your first point of contact. They will communicate with you to determine your extensive search criteria and setup your home search through FMLS & Zillow. 5. Call Neighborhoods/Doorknock - If you fall in love with a neighborhood and you know you want to live there, our ISA’s will contact individual residents of that particular neighborhood to uncover your dream home. 6. HOME INSPECTION

• Between 1-10 days after binding, unless otherwise stipulated in contract • Your agent will attend the end with you to review defects with inspector • Inspections Include: Main/General, termite, radon (appx. 3 hours) • Supplemental based on Inspector’s findings/buyer’s requests – HVAC, electrical, roof, structural, plumbing, etc.

NEGOTIATE INSPECTION ISSUES • Review key findings with your agent! • Obtain contractor repair estimates if desired • Submit repair request to Seller or request money towards closing costs or off price • Finish negotiating repairs/ allowances • Due diligence ends (Buyer can no longer terminate for any reason without penalty...only contingencies left are finance and appraisal if applicable)

APPRAISAL

• Lender orders, you pay up front (appx. $450-550) • Home either appraises at or above sales price or price and terms are renegotiated

THE PRICE

What you offer on a property depends on a number of factors including its condition, length of time on the market, buyer activity, and the urgency of the seller. While some buyers want to make a low offer just to see if the seller accepts, this often isn’t a smart choice, because the seller may be insulted and decide not to negotiate at all.


HOME INSPECTION BASICS A few things you should know about a home inspection: • You should schedule between three and four hours with your inspector. • Treat this time like an “educational day” to get to know the inner workings of the home you are buying. • Try to come well caffeinated, and with a full belly. It’s best to be without kids, but do bring a tape measure and an open mind – ready to absorb a lot of information. The inspector will look for issues within the home that are defective, not up to code, or of a hazardous nature. He will also highlight any potential issues, in addition to pointing out mechanicals that may be near the end of their lifespan. The inspectors are “generalists” who know “a little about a lot of things.” Once the inspection concludes, you and your agent will have a “huddle up” with the inspector to determine what the most significant concerns are. Once you ascertain what inspection items need further investigation, your agent will help obtain estimates for repairs from “specialist” contractors. Please do not hesitate to ask your agent and the Inspector any questions along the way! Your home inspection will include but may not be limited to: • HVAC • Plumbing • Electrical • Windows • Doors • Appliances (Usually not washer & dryer) • Siding • Roof and framing • Main water shut-offs • Crawl space supports • Basement supports Additional add-on inspections: Lead-based paint, radon, mold, septic, pool. stucco


GETTING YOU FROM "UNDER CONTRACT" TO "CLOSED" Hailey will handle all of these and more for you: • Coordinate documents pertaining to your closing • Use electronic software signature (Dotloop) for easy and efficient signatures on contract paperwork • Communicate thoroughly and often with you, the lender, listing agent and attorney • Awareness of all contract deadlines and remind you of them, so your earnest money and interests are protected • Obtain covenants and restrictions, etc. for homeowners associations • Oversee all contingencies • Order home warranty, if applicable • Confirm you have your insurance policy • Confirm all amendments are received by the lender and closing attorney • Schedule closing and notify all parties • Obtain a preliminary closing statement for you to review • Provide you with a copy of your closing statement for Homestead exemptions filing for income tax purposes

OUR HISTORY OF EXCELLENCE Working with Angie to find and purchase a house was great! She is very professional and was very helpful throughout the entire process. 1. How long have you been in residential Real Estate sales? Experience is critical in this market. Contracts can fall through for dozens of reasons. Having someone on your side who has been selling homes long enough to have successfully navigated through these roadblocks is essential to a successful home sale and purchase. We have been in the business for more than 22 years and collectively have over 66 years of experience that we put to work for our clients. 2. What strategy will you use to help me find my new home? In a market with tight inventory you MUST have a local agent that knows ALL homes for sale...not just the ones that are listed in the MLS. In addition to setting up a search to update you in real time when homes list or reduce into your price range, we also call through neighborhoods that you want to live in and network online and by phone with other agents and home sellers to find you unlisted properties to see, as well as the ones that are listed! 3. How will you help me win in a multiple offer situation? This is so important! We have a proven strategy for helping our buyers WIN when they aren’t the only buyers that want a house! It all begins with predicting which homes will get multiple offers and then interviewing the listing agent to learn what’s important to the sellers. Then, we can come back to you and develop a strategy that gives easy wins to the sellers while also getting you exactly what you want- the house at the right price. Oh, and other agents like to work with us so that helps our buyers too! 4. How will you help me buy a house and sell a house at the same time without becoming homeless? Watch this video! 5. Tell me things that make you different from other Realtors and how will they help me? We recognized the lack of transparency and abundance of complacency in our business. Also, there is so much waiting...waiting for homes to come on the market...waiting for a buyer to like our listings. Waiting isn’t something we’re good at. We decided to change the way real estate is being done by: Finding homes that AREN’T listed for our Buyers to see. There is and always has been “coming soon” inventory or people who would sell but just haven’t pulled the trigger yet. We find those people for our buyers. And What can I expect at our first meeting? We love educating our clients about the market!
