risti Juliano’s passion for design began at a very early age. As the daughter of a successful home builder in Ocala, she was introduced to the function, aesthetics and trends of home design by her parents, Joe and Sharon Cangelosi. (They are now Villages residents.) Her exposure to the family business and her love for making spaces both beautiful and functional led her to make the decision to pursue her education in design. Kristi received her bachelor’s degree in design from the University of Florida in 1993. She began her career in Boca Raton Florida, where she designed and decorated many exclusive builder models, penthouse suites, and yachts. In 1997, she moved back to the local area. For many years she was employed by The Villages, designing and decorating numerous commercial projects. With a vast portfolio of work from hundreds of commercial and residential projects, she turned her career into a business of her own


in 2008, founding Juliano Interior Design, LLC. In 1999, Kristi received her National Council of Interior Design Qualification and thereby was able to apply to The State of Florida for her licensure . In addition to making a home or office absolutely breathtaking, she also has the knowledge of electrical requirements, spacial needs and life safety codes. This knowledge enables her to address the function and safety of living spaces, a critical element to the true enjoyment and livability of any interior space. Many of her current clients

are located in The Villages and outlying cities, but she has worked in many locations. Her services include everything from simply helping with lighting or color selections to designing and completing renovations from top to bottom. While some homeowners may be afraid of the cost of hiring

et’s face it, this Central Florida area is a mecca for short term vacation rentals. Even long term rentals are increasing in popularity. The demand for short term rentals is through the roof, and there are “businesses” on every corner wanting to help you fill the need for servicing your investment property. Perhaps you are also the proverbial “do-it-yourselfer” and want to save the money of paying someone else to do it for you. The old saying, “the devil is in the details”, however, is true in the property management business. The Department of Revenue and the IRS are active in pursuing homeowners who are not following the proper procedures, as there is revenue they want to capture for this type of business. In addition, the Landlord/Tenant laws for the State of Florida are complex and have gone through recent changes. Having an expert in the property management business and an attorney who specializes in preparing the leases can save you thousands in fines, attorney’s fees and court costs.


DO make sure to do the following:

Knowing What NOT to do!

1. Do not avoid paying the state sales tax, tourist and discretionary taxes (which vary from county to county) on your short term rental. They can come after you with penalties and interest. Be aware that tax is also required to be paid on all fees including cleaning fees and pet fees collected at move in. 2. Do not place the deposit in an out of state bank account. Security deposits cannot leave the state of Florida and cannot be commingled with your personal accounts. If the funds are put in an interest bearing account, the interest earned must be disbursed according to Florida Statutes. 3. Do not pay a person to rent out your property who does not hold an active Florida real estate license. This is a real estate licensed activity and property management without a real estate license is considered a felony in the State of Florida. 4. Don’t use a lease that doesn’t properly protect you as the owner. It’s best to use an attorney who is an expert in Landlord Tenant law, even for short term rentals.

1. Make sure each occupant is listed on the lease. 2. Make sure you have the proper homeowner’s insurance. 3. Have your inventory listed and photographed. 4. Inspect in a timely manner after home is vacated. 5. Leave good instructions for the tenant concerning garbage pickup, etc. 6. Have licensed and insured vendors with Worker’s Compensation insurance or an exemption issued by the state for all your maintenance and repair needs. These and other tips can save you thousands when renting out your home short term or long term. Call us with any questions you may have. MATTERS OF GOOD TASTE Cranberry Stuffed Turkey Breasts INGREDIENTS: ½ (12 ounce) herb seasoned bread stuffing mix 1 skinless, boneless turkey breast 1 (8 ounce) package dried, sweetened cranberries 1 Tablespoon olive oil 3 lettuce leaves ¼ cup chopped pecans

DIRECTIONS: 1. Preheat oven to 350 degrees F (175 degrees C). Prepare stuffing mix according to package directions. Set aside to cool. 2. With a sharp knife, butterfly turkey breast open to lay flat. Place between two sheets of waxed paper and flatten with a mallet. Spread the prepared stuffing to within ¼ inch of the edge of each breast. Sprinkle each one with chopped pecans and dried cranberries, reserving some of the cranberries for garnish. Roll up tightly in a jellyroll style, starting with the long end. Tuck in ends and tie in sections with string, about 4 sections around the middle and one running the length of the roll to secure the ends. 3. Heat olive oil in a large cast iron skillet over medium-high heat. Carefully brown the turkey roll on all sides. 4. Place skillet in oven, uncovered. Bake in a preheated 350 degrees F (175 degrees C) oven for 1 hour, or until the internal temperature is 170 degrees F (78 degrees C) when taken with a meat thermometer. Do not let get overly dry. 5. Allow roll to set for 15 minutes before removing string, and slicing into ½ to ¾ inch circles. Present on your prettiest platter on a bed of curly lettuce, and garnish by sprinkling the reserved ½ cup pecans and cranberries. Makes 5 servings. Recipe courtesy of, a great site for recipes.

Pumpkin Casserole INGREDIENTS: 1 cup and 1 Tablespoon pumpkin puree ½ cup and 1 teaspoon evaporated milk ½ cup and 2 teaspoons white sugar ¼ cup and 1 teaspoon self-rising flour 1 egg ½ teaspoon vanilla extract ¼ cup and 1 teaspoon butter 1 pinch ground cinnamon DIRECTIONS: 1. Preheat oven to 350 degrees F (175 degrees C) 2. Combine the pumpkin, evaporated milk, sugar, flour, eggs, vanilla, melted butter and ground cinnamon. Spoon mixture into a casserole dish. 3. Dear Patti:

Can physical activity reduce the risk of breast cancer?

Exercise boosts the immune system and helps you to keep your weight in check. With as little as three hours of exercise per week, or about 30 minutes a day, a woman can begin to lower her risk of breast cancer. This doesn’t require going to a gym either. Power walking is more that sufficient!!

Does Smoking cause breast cancer?

Smoking is a confirmed risk factor for many types of cancer. Recent research in the last year (2012) has confirmed that smoking is a contributing risk factor for developing breast cancer. Additionally, second hand smoke is also a risk factor for cancer. So if you are a smoker, help yourself in a significant way and join a smoking cessation program to help you stop. The day you stop smoking the healing can begin and each week in which you are smoke-free, you give yourself increasing advantages for a healthier life. Smoking also directly contributes to heart and other lung diseases, too.

Can a healthy diet help to prevent breast cancer?

A nutritious, low-fat diet (30 grams or less) with plenty of fruits and green and orange vegetables can help reduce the risk of developing breast cancer. A high-fat diet increases the risk because fat triggers estrogen production that can fuel tumor growth.

Can drinking alcohol increase the risk of breast cancer?

Moderation is key, for a plethora of reasons! One drink per day has been shown to slightly increase the risk of breast cancer. Having more than one drink per day has shown to be a more significant risk factor, and the alcohol content doesn’t seem to matter: wine, beer or a mixed drink. Alcohol also increases estrogen in your bloodstream. Although we know that more than one drink per day increases risks, to date there are no studies that demonstrate directly that the more a person drinks, the greater their risk for cancer. And in some cases, drinking one glass of wine a day can offer heart-health benefit. If you drink alcohol, this is an important topic to discuss with your doctor so that you will know what limits are best for you to observe.

Is there a link between HRT (hormone replacement therapy) and breast cancer?

Yes, there is. HRT was added to the carcinogenic list be the American Cancer Society in the early 2000’s. It is recommended that women with known risks not be placed on HRT to control menopausal symptoms. They should instead seek other safer alternatives. However, you should discuss with your physician, because many women are perfectly safe on a low dose HRT if they do not have other risk factors.

What kind of impact does stress have on breast cancer?

In 2013, some research studies have shown that factors such as traumatic events and losses can alter immune system functions, and when immune functions are altered cancer cells may have an opportunity to get themselves established within one’s body. What has been shown is that it is not the fact that a major life crisis has occurred but instead how the individual reacted to this event and coped (or did not cope).

Therefore, identifying ways to keep your stress level in check is wise. Exercise, massage treatments, relaxing getaways even if its for only a few hours. Consult with your clergy or physician when coping just seems out of reach and is impacting your daily life in a negative way. If you are at risk for breast cancer, be sure to do your monthly exams and never put off your yearly mammograms! They are very sensitive and can detect the smallest of cancer! Early detection saves lives!! he American Dream, what is it for seniors? If you ask them, most seniors would say, their dream would be to stay healthy, enjoy their friends, families, hobbies, and remain at home for the duration of their lives. While that is not always possible, in most cases with the proper planning and assistance, it is more affordable and obtainable than most people realize. If you consider the cost of assisted living, maintaining the home left behind until it sells, and the emotional toll this type of move takes on the elderly, private in home care may be the best option! A 2006 Perdue study by Laura P. Sands, suggests, “If a homemaker or personal assistant helps frail elders for a few hours a day, they would be less likely to experience

medical conditions such as hunger, dehydration, falls and skin problems that occur when disabled older adults do not receive help with daily tasks.” This same study indicates that “decreasing healthcare costs for the elderly may be as simple as providing them with a little household help each day.” It goes further to say during the study they found that the group who received the daily personal assistant, after six weeks, had significantly less hospitalizations, shorter stays when they were hospitalized and fewer visits to their physicians. Frail elderly patients that have been put on personal care for palliative services in their homes after terminal or serious chronic diagnosis were asked to fill out the Missoula-VITAS Quality of Life Index. (version 25-R) at the start of care and after a 6 week period. It is amazing to see the transformation in all areas, global, symptom, function, interpersonal, well-being, and transcendent, when they get assistance with the “little” things in their lives, they have a better sense of control and wellbeing. The feeling of being “overwhelmed” may cause depression and behavioral issues. This helps the

clinicians assess how the “patient” really feels at their core relating to their own well being. Not what someone is assessing or thinks about how they feel. This better directs the care specific to the patients personal needs. Healthcare in America is in a transition, as evidenced by the current news and government shutdown. Home health care has several delivery models. Medicare funded home health and

hospice organizations operate with a highly standardized model. They send professionals to your home to provide skilled care, teaching and oversight visits. Unfortunately, custodial, hourly personal assistance and care are not covered in these programs; and this is where the greatest needs are. My Personal Story

years ago, my health was suffering in many different areas. My carpal tunnel syndrome was very painful. I was wearing huge wrist bands and was told I would need surgery every year. How to Create Your Perfect


he term "bucket list" has been around for a very long time but it wasn't made popular until the movie with Morgan Freeman titled "Bucket List" came out a few years ago. The term derives from the old saying, "kicking the bucket" which is a polite way of referring to your life coming to an end. Thus, the concept of such a list is to record all the things that you would like to do while you are still alive on this planet. Bucket lists usually go into the 3 digits of things to do, but if you're not a very adventurous person you might not make it that far. However, there are so many aspects of life that you can include on your list like personal interests, conquests, business achievements, social achievements and so on and so forth. What about travel? Are there not countless places that you would want to see in the world before your final day is over? And what about activities like skydiving, bungee jumping, racing motorcycles, going snow-boarding, just to name a few? Now the idea with the list is that once you've made it that you actually start crossing things off it on a regular basis because you never know how long you've got left to live. If you have 100 items, try and cross some-thing off once a week, or at least once a month.

For me personally I've reached 100 things on my bucket list with ease and I still haven't even come halfway to all the things I want to do and experience in this lifetime. I've also crossed off about 50 already and I just steadily keep working towards completing the rest of the list. It's just so much fun to do. While ultimately there is no score to achieve in life; and it doesn't matter whether you did more or less than anyone when you die, a bucket list is a way to inspire you to experience and live life to the fullest. To do things that you would normally never get around to doing. It's way too easy to get caught up in the mundane routine of life for 60 years of your life and then wake up to realize your best years are behind you and you don't have much to show for it.Your bucket list starts right now; the time is now to make it and to start working towards completing it. Every single second of your life that passes you by is one that you will never get back.

So how do you make a list? Well, I suggest getting a book or a diary in which you can write all your ideas down, or you can even do it digitally if you'd like. Just find a quiet place and start writing down all the things that you would like to do before you die. Imagine that you only have one year left to live, what would you want to see, what would you want to experience, who would you like to meet? Once you have your list, make a plan how you're going to work your way through it. You can and should add to your list from time to time because let's face it, there are limitless things to do and you probably can't think of every single one in just one session. Good luck to you!
