Most Americans plan to stay home this summer instead of going on a vacation. If you’re one of them here’s a guide to “vacationing on premises.” Take dedicated time off and don’t feel guilty. Star t clean and end clean. If you don’t have a housekeeper, use the money you will save staying home to pay someone to thoroughly clean your house. Then don’t lift a finger. When your home vacation is over, have the personal back to clean again. Unplug. Turn off the cellphone, BlackBerry and laptop. Pretend you’re unreachable.

Add a little music, set up a mini bar and put a paper parasol in your drink. Inside, turn your bathroom into a spa with scented candles, nice bath salts and loofa sponges. Hire a masseuse to come to the house for that little something extra!

Stay our late on a weeknight. If you normally don’t stay out weeknights because you have to work or school the next day, break out and get weeknight theatre tickets, or let the kids close down the amusement park on a Tuesday. Take day trips. Do what tourists do when they travel to Colorado. Go to the Zoo, Botanic Gardens, Denver’s beautiful Art Museum, a Rockies game, Pikes Peak, the Sand Dunes, Estes Park or countless other beautiful and enjoyable options. Enjoy the fact that this summer, you’ll have no bag to pack and lug, no airport hassles, no jet lag, no reservations to book, no itineraries to plan, no hotel expense, no dog and plat sitter to hire and few but bites. 2

Curb Appeal Can Lead

to a Faster Sale

Dear Friends & Neighbors... Although we’ve all been taught that it’s neither wise nor fair to judge a book by its cover, the truth is that’s exactly what potential homebuyers do when they catch a first glimpse of your home. I have seen homes that are spectacular on the inside languish on the market because the owners have neglected to pay close attention to one vital aspect of their property: curb appeal. Curb appeal is vital to any home’s chances for a successful and speedy sale, especially in a competitive market. Buyers absolutely need to be wowed by their first impression of your home…or they may never get out of the car to see what’s beyond the front door. As homeowners, we all become accustomed to the way our home looks, including the little things that once bothered us, but that we no longer even notice. Maybe you replaced a few broken steppingstones last spring and left the old ones sitting by the side of the house…and maybe they’re still there. Perhaps your front door has an area where the paint is peeling, and the pots of petunias at your entryway have wilted in the heat. The best way to see your home anew is simple: Go across the street, turn around and take a good look from a buyer’s point of view. Your home should say “Welcome” at the very least and “You’re going to love me” ideally. Here are some suggestions for creating curb appeal, from no-cost, simple steps that require nothing more than a few hours of your time to those that are more involved and more costly. When considering these ideas, keep in mind that any improvement to your home’s appearance will also enhance your enjoyment of living there and add to your home’s value. • Paint your front door a rich, inviting color like red, charcoal or chocolate brown. Add a new screen, new hardware and shiny new kick plates. If the bottom half of your security door is smudged with sniff marks from your dog, wash it until it sparkles. • Place pots of healthy, colorful flowers near your entryway and add an inviting café table and chairs or a porch swing. • Keep your lawn neatly mowed, edged, watered and free of weeds. If your lawn is beyond help, invest in new grass seed or sod. • Trim overgrown bushes and remove any dead or sickly shrubs, trees and flowers. • Pick up toys and bikes and store them out of sight before a showing. • Hide ugly trashcans, and make sure your yard is devoid of pet waste. • Replace burned-out exterior bulbs or, if your budget allows, purchase new light fixtures for the porch and garage. • Stain your faded deck so it looks fresh and new. • Repair any broken fencing and paint or stain the entire fence if it is fading or peeling. • Repair or replace a cracked sidewalk or driveway. In addition to these basic exterior improvements, you’ll find some fabulous ideas in this issue for transforming your home’s outdoor space into a real showstopper. Outdoor Living: Summer’s Number One Trend

L

ast year, when the American Institute of Architects released the results of its annual survey on home-design trends, almost two-thirds of the architects surveyed reported an increase in demand for outdoor living spaces, including outdoor kitchens, patios and decks — a dramatic increase from the previous year.

The popularity of outdoor cooking and entertaining — and the creation of spaces specifically designed for those purposes — is huge and growing. “The home is increasingly becoming a destination place,” says Linda Hanford, marketing manager for Toll Brothers, a luxury homebuilder based in Arizona. According to Hanford, instead of long family getaways, many homeowners are investing more money in their own backyards. In fact, Toll Brothers’ homes now include options for front-yard courtyards, backyard pizza kitchens and outdoor entertainment centers. Hanford says demand is increasing for outdoor spaces that create an escape from everyday life without actually leaving home. Backyards have become multipurpose outdoor rooms, and homeowners are styling their outdoor spaces similar to their interior ones. Let’s take a look at some trends in outdoor living that you may want to incorporate into your own home.

An Overall Plan Although starting from scratch with new-home construction may be the ideal way to create an outdoor oasis, you can still carve out a great outdoor “room” by approaching it a lot like you would an indoor room. When planning your outdoor space, invest in a thoughtful and coordinated placement of decks, equipment, furnishings, accessories and plantings to create an attractive, functional whole rather than a random collection of items such as a fire pit here and a waterfall there. While the outdoor kitchen concept probably started in California where year-round warm weather is conducive to the outdoor lifestyle, homeowners from Vermont to Colorado seem willing to carve a path through the snow to be able to grill year-round. Here’s a quick survey that will help determine whether an outdoor kitchen is right for you (several “yes” answers indicate you’re probably a good candidate): • You grill often or in large amounts and are looking for ways to streamline the process. • You frequently invite guests for a cookout, and everyone ends up huddled around you on the patio, socializing as they watch you cook. • You have a little-used deck or patio that you would like to incorporate into your daily life. • You would like to move beyond burgers and steaks and cook more elaborate dishes using the outdoor grill. • Cooking in the summertime heats up your house so much that the air conditioning can’t keep up. Nothing looks as inviting on a scorching summer day as a turquoise-blue swimming pool beckoning in the back yard. Yet there are many conflicting points of view when it comes to swimming pools and resale value. Some say that swimming pools are an out-of-date amenity that potential buyers shy away from, while others argue that they are a necessity, especially when it comes to homes in upscale areas. If no one in your neighborhood has a pool, chances are you won’t recoup the cost of adding one when you sell. On the other hand, when you add a pool to a large property in a wealthy neighborhood, chances are good that the investment will pay off. Homebuyers in upscale neighborhoods often expect every amenity imaginable, so if your house doesn’t have a pool and every other home in the neighborhood does, you might be in trouble when it comes time to sell. The bottom line: If you want a swimming pool, buy a home with a pool for your own enjoyment, not as an investment.

Mature landscaping not only adds beauty to your home; it can also add to your property value. A recent study indicated that trees added $9,500, or more than 18 percent, to the average sale price of a residence in a suburb of Rochester, New York. Other studies show that property values of homes with trees increase by 5 percent to 15 percent when compared to properties without trees (depending on species, maturity, quantity and location). In addition, a U.S. Department of Energy study reports that trees reduce noise pollution by acting as a buffer and absorbing 50 percent of urban noise, and a Texas A&M study revealed that trees help create relaxation and well being. So what’s not to love about trees? Nothing, especially if you’re Denver Mayor John Hickenlooper. His plan to plant 1 million trees in the Denver area by the year 2025 will create an influx of canopy in the metro area that will increase the amount of shade by 18 percent. This increased shade will help decrease the amount of energy needed to run air conditioners and increase the amount of oxygen in the area while reducing carbon dioxide and other greenhouse gases in the air. Summertime is my favorite time to cook! The Barbeque, the campfire and don’t forget your kitchen! Below are a few light pasta dishes to enjoy all year, even in the summer!

SPICY GARLIC SHRIMP WITH ASPARAGUS & LEMON I love all the ingredients in this dish! Even frozen 16-21 size shrimp is wonderful! Serves 3-4 1lb shrimp – peeled, deveined, rinsed, and patted dry 1 teaspoon kosher salt ¼ teaspoon black pepper 1 lemon 6 tablespoon extra-virgin olive oil 4 medium garlic, thinly sliced ¾ lb. (1 bunch) asparagus, bottoms snapped off and cut into 2 inch length 1/8 to ¼ tablespoon crushed red pepper flakes 2/3 cup low-salt chicken broth ½ teaspoon cornstarch 1 package fully cooked Linguini Sprinkle the shrimp with ¼ tsp. salt and a the black pepper. Using a lemon zester, gently zest the exterior of the lemon, and then squeeze the lemon to get 1 Tbs juice. Put a 12 inch skillet (preferably not nonstick) over medium-high heat for 1 ½ minutes. Add 2 Tbs of olive oil and once it’s shimmering hot, add the shrimp in a single layer. Cook the shrimp undisturbed until the shrimp browns nicely, about 2 minutes. Flip the shrimp and brown the other side about 1 ½ minutes. Transfer to a large plate. Reduce the heat to medium, add the remaining 4 Tbs oil and garlic, cook until the garlic starts to sizzle and turn slightly brown about

30-45 seconds. Add the asparagus, lemon zest and red pepper flakes, sprinkle with ½ tsp. Salt and cook, tossing often about 2-3 minutes. Add the chicken broth, cover with the lid ajar and cook until the asparagus is just tender 1-2 minutes. In a small dish whisk together cornstarch with 1 Tbs water and mix in with the asparagus mixture and bring to boil. Add the shrimp and cook for 2-3 minutes. Stir in 1 Tbs lemon juice and ¼ tsp. salt. Toss over prepared linguini and enjoy

HOMEMADE PASTA SAUCE Marla Petrini prepared this for me years ago and the fresh taste is fabulous! When dining out at an Italian Restaurant I often try to entice the Chef to prepare their version…Piatti’s in Cherry Creek does a wonderful job! This is very simple and inexpensive - no one will mistake this for anything but home made. Serves 4 Entire bag of Pasta – Individual preference, I prefer the larger noodles that will hold a thick sauce 10-12 roma tomatoes – medium chop with seeds and skin left on 1 cup rough chop fresh basil ½ cup fresh mozzarella – I chop mine ¼ inch in diameter … larger is fine for more cheese in each bite Garlic – Marla’s rule is 1 clove per person … again an individual preference… I might be closer to 2 cloves per person - is this why no one will sit by me at dinner?

1-2 tablespoon olive oil ½ teaspoon salt 1) Boil enough water to prepare pasta, add salt to flavor the pasta and a dash of olive oil to keep the pasta from sticking together. Cook pasta al dente and strain. 2) In same pot used for pasta heat olive oil; add garlic for just a minute, don’t over cook garlic, it will turn bitter; add tomatoes and cook for 2-3 minutes, they should be cooked throughout but still have structure – no baby food; now add the basil and mozzarella, gently mix a few times and add the pasta to the sauce, mix together and serve with a salad and enjoy the rest of the evening!
