Bypassed Denver

he year 2005 was the Year of the Bubble – or perhaps more accurately, the “Homes in Year of Talk of the Bubble. Conjecture about the Bubble. Fear that the Bubble desirable neighwould burst. Don’t get me wrong: All of this bubble-talk does have some basis in reality. The dramatic rise in home values in Florida, the Northeast and the Southwest that has fueled the doomsday bubble scenario simply hasn’t taken place in our corner of the real estate world. In a September 2005 study of the most overvalued and undervalued U.S. housing markets by National City Corp. and Global Insight, 65 of the 299 biggest U.S. housing markets were shown to be severely overvalued (from 30 percent to 84 percent overpriced) and subject to possible price corrections. The same report ranked Denver at number 153 on the list, judging our housing market to be just 10 percent overvalued. Being in the middle of the pack in this instance is a good thing — an ideal place to help ensure that we never experience the exploding bubble that could someday affect the nation’s red-hot real estate markets. Denver’s housing market in 2005 was strong without being overheated, with the median price of a single-family home increasing 4.4 percent from the previous year. In some of the city’s most popular neighborhoods, we still see home sales steady. Homes in desirable neighborhoods that are in excellent condition and priced right are selling quickly — and we have been seeing multiple offers on the best of the best. That trend should continue in 2006, as real estate remains an outstanding long-term investment and our metro-area economy continues to improve. Even if interest rates climb to near 7 percent by year end, as some analysts predict, that remains a low rate by historical standards and one that should keep buyers in the market. DENVER, CO – Your home mortgage is an important financial decision – often representing a sizeable piece of a person’s financial picture. There are many factors to consider when making decisions on this matter. The site — found at www.renewmagazine.com — includes photos and stories about getting the remodeling job done right, as well as information on seminars and other events to help people improve their home. Long-time Crestmoor and Hilltop residents still reminisce about the sodas at Aylard’s Drug Store, the personal service at the Tumbleweed Book Store and the convenience of the Super Saver at 3rd Avenue and Holly Street.


U

nfortunately, this neighborhood shopping center, conceived by realty company Garrett-Bromfield in 1948, ran into disastrous fatal problems during the 1990s. This 10-acre area had been covered with Buffalo grass and prairie dust in 1948. Eastern Hilltop was strewn with bricks from the Robinson brickyard, soon to become Robinson Park. Holly Street was undeveloped, and neighbors strolled up the barren hill at 3rd and Holly to admire the sunset. “We developed this Crestmoor Shopping Center along with the 2nd Filing,” said Van Holt Garrett, Jr., son of the cofounder of the Crestmoor Park subdivision. “We just wanted a small convenient area for a grocery, beauty salon, drug store, cleaners and gas station.” The realtors enticed wellknown shop keepers to relocate to this growing community so that children could run to the corner for a loaf of bread, teenagers could stop for ice cream on the way home from school, housewives could bicycle up the street to have their hair permed and set, and fathers could easily fill up before heading for work. Four decades of these Mom and Pop shoppes cemented the neighborhood ambiance that permeates these two subdivisions. However, in 1991 the area took a complete reversal. The shopping center came under the management of an investor who preferred to develop the land into more profitable condominiums during the real estate boom. He increased rents, mismanaged the property and penalized tenants in an effort to get rid of the shops.

Years of discontent, accusations, and closures terminated with complete demolition of the buildings followed by an ugly vacant lot accumulating weeds, orange fences and an oily pool where the gas station tanks had been removed. Finally in 1999 the land was purchased by Richard Landon who rescued this neighborhood gathering place by building a first class 32- condominium complex on Hudson Street with several convenient shops across the entrance driveway. Today a well landscaped driveway and walks set off attractive brick buildings with the Third Avenue Beauty salon, The Cheese Company, Paradise Cleaners, Hollihocks Fine Children’s Apparel and the popular Hillcrest Grill. where neighbors and condo owners can always find friends for supper. The original shopping center is but a memory. Only one of the old stores survived. Fred’s Fine Meats relocated to Holly and Cedar beside Pete’s Fruits and Vegetables. The new owner, Jeff Tucker, has enlarged and modernized the store and added a tempting variety of specialty foods and a deli.

elcome to my first attempt at sharing some of my favorite recipes. I currently work with Kelli as her Business and Marketing Director, but I have always enjoyed the culinary aspect of entertaining and great food. Kelli has asked me to include some fun information in this newsletter that has very little to do with real estate, but cannot be done without a house to cook and entertain in, so here goes… First, a little personal history. I have lived in Denver for 25 years and am originally from Wichita, Kansas. No, I’m not a farm girl; in fact, I didn’t even know there was a fresh vegetable department at the grocery store until my early 30s (until then, I thought everything came frozen or canned). Upon my mother’s death, her belongings were distributed to the four kids. I received her recipes, and after looking through them, I thought to myself, “She never made this, or this, or this…” Mom was so proud that she could make a delicious meal for six for under

$1.00, but upon reading her recipes, it became apparent to me that she would have loved to have explored the exciting opportunities that are available to anyone with a little spice for life. Many of her friends were fabulous cooks, a fortunate trait that we share, as I also have several friends and family members who are wonderful cooks. In fact, the recipes below were all given to me by dear friends. At this time of year, many of us are working hard to lose those extra pounds that found us during the holidays, so on most days, I find myself eating a salad. After the first 25 salads, I got bored with store-bought salad dressings, so off I went asking friends for their homemade dressing recipes. Below are four different and delicious dressings that can be used with any green-leafed salad.

Raspberry Poppy Seed Vinaigrette Lila Orr This dressing has a wonderful fruity flavor … a little goes a long way. Mix all ingredients and toss with salad. 1/2 c Raspberry Balsamic Vinaigrette 1/4 c Extra Virgin Olive Oil 1/2 t Honey 1/2 t Poppy Seed 1/2 t Salt 1/4 t Pepper

Mango Salad Dressing Carolyn Sturges This makes approximately 2 plus cups dressing. It has a creamy consistency without any dairy.

Lite Vinaigrette Marie Petrini A delightful light Vinaigrette that has a sweet taste … perfect with any meal. (To make a little heartier use Balsamic Vinegar instead of Seasoned Rice Wine) Mix all ingredients and toss with salad 1/2 c Extra Virgin Olive Oil 1/4 c Seasoned Rice Wine Vinegar 1/4 t Onion Powder 1/2 t Salt 1/4 t Pepper Dash Oregano

Peel mangos. Remove as much of the mango flesh as possible, squeezing the remaining pit to release any remaining available juice. Put into blender, add the hulled strawberries.

Sushi Heights Salad Dressing Marla Petrini Include all ingredients in food processor except Canola and Sesame Oil, puree slowly; slowly add oil until well blended, refrigerate several hours before using. 1/3 c Soy 1/4 c Rice Wine Vinegar 1T Sugar 1/2 c Onion 3/4 c Carrots 3/4 c Canola Oil 1 T Sesame Oil

Ripe Mangos Ripe Large Strawberries Champagne or any other good quality white wine vinegar 4 T Olive Oil Dash Salt

Buzz in the blender. Add vinegar, then oil, and a dash of salt. Blend till smooth. Correct any seasoning to taste. This dressing is best used with a green salad mixed with apples, strawberries, green onions and toasted pecans or slivered almonds. This dressing will keep a week or so in the refrigerator. Leftovers can be used to top grilled fish. Creamy Swiss Salad Dressing Margrit Leutenegger Margrit doesn’t have any recipes written down so the portions are estimated. She would love you to try this and put a little of this and a little of that to suit your taste. Melt bouillon in water, let bouillon mixture cool. In a mixing bowl mix all remaining ingredients except Vegetable oil, slowly mix oil to mixture and refrigerate. 1c Water 1 Beef Bouillon Cube 2T Mayo 1T Grey Poupon Mustard 3/4 c Apple Cider Vinegar 2 1/2 c Vegetable Oil 1/4 t Curry 1T Dried Herbs (Parsley, Maggi) 1t Salt Optional Garlic
