WHO WE ARE Located in Kuwait and founded in 2006, Kayan provides design services in architecture, urban design, and interiors for a wide variety of public and private clients. At Kayan we produce architecture that considers the user first and foremost. We are guided by the simple beauty of the modern, the efficiency of space, the importance of the human scale, and the belief that architecture and good quality design is meant to be enjoyed by all. Kayan’s signature designs are based on its capability of keeping an eye on the current design trends and materials, then skillfully incorporating them into our designs to create simple and sustainable solutions. Kayan first began its focus on residential projects and grew together with the market demands by diversifying its practices to cover all sectors of architectural design within the Residential, Commercial and Public parameters. With more than 100 projects in its portfolio, ranging from small-scale private residences, chalets, and restaurants to large-scale residential and commercial complexes; Kayan has now established its name within the architecture field in Kuwait.

Pacific Hill Chalet, is located on the Southern waterfront of Kuwait, this family retreat comprises of multiple chalets laid out linearly facing the sea . The project consists of several units housing five families within a socially friendly space while providing each unit with its privacy and a visual connection to the beach. This enables the users to live together within a space that retains the desired privacy and security in every chalet. The units are built in close proximity to each other around main pathways and gathering points, providing shade and a more regulated climatic experience. The outcome of all these challenges and Kayan team’s expertise was a domestic retreat within nature that merges traditional living with design.

Type: Residential Location: Al Khiran, Kuwait Plot Area: 3,389 sqm Status: Completed in 2014

Located south of Kuwait City, Mangrove Chalet a single family beach house is situated along the estuary of Al-Khiran. Prioritizing the client’s needs of the project, the design circulates around six bedrooms and a vast living space, all in which have maximized views of the private pools, private garden and panoramic views of the AlKhiran beaches, making it the perfect family retreat for the weekend. An interplay of outdoor and indoor can be sensed throughout the chalet, where the L-shaped mass allows for natural light and greenery to all indoor spaces through its heavy use of glass. Finally, to bring it all together, a bridge connects the two first floor spaces together to form an elevated meeting point above the private pools providing maximized beachfront views.

AUSAJ FARM

Type: Residential Location: Al Sulaibiya, Kuwait Plot Area: 50,000 sqm Status: Under Construction. Est: 2015

Ausaj Farm is a Design-Build project currently under construction in Al Sulaibiya, in the western farm areas of Kuwait. The farm is 50,000 sq.m and holds a total of 15 buildings varying from private dwelling units, to a diwaniya, and service buildings. The concept was derived from a study of planes and masses placed within the plot to contain different natural desert instances. Slits and small square openings in the planes create vistas into the surrounding context. The hierarchy in the various program is emphasized in the play of heights in the buildings’ masses. Given Kuwait’s harsh desert landscape and climate, screens were installed on the east and west elevations to reduce heat gain and direct sunlight. In addition to the farm’s landscaping, canopies were used to cast shade and create an intricate play of light and shadow on the pedestrian pathways connecting the main areas of the project together. The farm is divided into three main zones: eastern, central, and western. The eastern zone–being the closest to the entrance-serves as both the guests and services area.

As the guests enter the main gate of the farm, they approach a single story building with two diwaniyas (men’s gathering halls) joint with a central lobby that is glazed on two ends creating a clear view towards the length of the farm. The main barn, two large storage buildings, and the staff quarters are placed by the main gate for maintenance and privacy. The central zone is the main farming space of the land, providing a green transition space between both eastern and western zones of the farm. Limiting the guests program and circulation to only the eastern zone provides the family in the western zone with the privacy and calm they seek in a weekend get-away. The family area is a relatively denser space, accommodating a main 2-storey farmhouse and six closely placed villas. This layout connects the various programs with a central outdoor playground area creating a comfortable community feel. The main villa, houses a large, double height living area overlooking both the farm area and the small villas, anchoring the site and acting as the main focal point of the project. An indoor swimming pool and outdoor deck link the main farmhouse to the smaller villas. A combination of free standing walls and steel partitions are used extensively around the small villas to control the views, provide privacy, and enhance the architectural language. The small villas are identical with a living space, two ensuite bedrooms, and a private outdoor courtyard. Densely packed vegetation is placed behind the small villas to block the prevailing north-westerly winds to reduce the amount of dust and cool the winds flowing in.

Ausaj Farm’s orientation, and efficient space planning, clear zoning and the strategic use of walls, screens, and play of heights allowed for the creation of a comfortable indoor and outdoor environment, within the harsh desertscape of Kuwait.

Located in Salwa east of Kuwait City, and over-looking the Arabian Gulf, Lounge Villa is a single-family residence enhanced with the latest forms of luxury. The L-shaped residence includes 3 swimming pools, a fully equipped gym, a private patio, and other relaxation structures all bordered by an exterior shell made up of glass, and a mixture of dark and light Volcanic Ash Stone. This combination of reinforced glass and stone gives the Villa the contemporary feel that the clients desired. The interior includes a mixture of stone elements, and a generous incorporation of wood. The fusion of all these elements with the spectacular scenery created within the villa gives it its trendy look and makes it pop out among its environs.

Standing as a living monument of unity, the Laurel Villas project is made up of four villas brought together through the play on scale, proportion and materiality, and the overlap of design elements from one villa to the other, the building is perceived as one large block of stone that is carved, dented and sculpted to the users’ requirements and their needed spatial functions. While the Villas’ designs are unlike each other in massing, the facades incorporate common materials to give the houses a similar feel, the exterior cladding materials are a combination of stone, wood and glass keeping the palette simple and concise. The program includes a unique main family Dewaniya, which acts as a public gathering space, distinguished by grander design elements. Kayan’s meticulous design focuses on details in stone cuts and the assimilation of wood on the terraces and door designs. With these elements applied, Kayan was able to deliver a project that pays tribute to the growing Kuwaiti family and the daily home.

Like many of Kayan’s projects, the aspiration behind the design of Beaufort Villa is taken from the clients themselves; here it was the request for a Private Haven. Located in Al-Mansouriya area in Kuwait, Beaufort Villa is a secluded sanctuary emphasizing the need for a private refuge. With privacy as the ultimate necessity, the design team worked on incorporating all the elements within the walls of the project, rather than around it. The interior functions revolve around the indoor pool, which is surrounded by colonnades and screens to frame certain views and to give rise to certain moods depending on where the space is perceived. The cladding materials of stone and wood and their subsequent textures, as well as the lighting were precisely laid out and designed in order to give the project a different perception and ambience depending on the time of day and the intensity of light. The final result is a solitude that conveys both sturdiness on the outside, while maintaining the harmony and serenity on the inside.

Located in Kaifan, close to Kuwait City, Veranda Villa stands as a monument of simplicity and solidarity. The villa is made up of three stories, receding at each level to create verandas, thus allowing the villa to breathe in the surrounding garden views and natural light. The client’s desire for a serene and quiet residence away from the chaos and stresses of everyday life, manifested itself into the creation of a house that is centered around a private pool and garden. The pool is isolated from the main street with a high fence that acts as a cascading wall; the sound of water emanates from it resonating across the main living room, and creating a haven for the family.

Located in Al Qibla south west of Kuwait City, Kayan Office occupies the entire 30th floor of Al Jon Tower situated on Fahad Al Salem street. It’s an interior design project created for the purpose of providing the best studio environment for the team and a pleasant experience for the clients. The design of the office is composed of two major components, the first is the open studio space in the center of the floor plan for the architects. The second is a series of cubicles that defines the main studio space for the other teams. The division of the floor plan allows the employees to communicate with each other easily and efficiently, and it’s enhanced by the use of glass partitions. In addition to that, it eliminates any sense of isolation and makes the floor plan feel more spacious. Finally, the office is enclosed with a series of windows which allows natural sunlight to penetrate the spaces, and provides it with a full view of both the City and The Gulf.

Type: Interior Location: AlSalmiya, Kuwait Plot Area: 3,760 sqm Status: Completed in 2012

YBT Gym is a private gym located in a residential tower in the heart of AlSalmiya in Kuwait. The gym was a redesign of a storage room to ensure usage by the tenants and visitors of the residential tower. The main goal was to make the space grand, with high bright spaces; this was achieved using minimal design on a budget with an emphasis on day lighting and warm dim artificial lighting, high ceilings, low seating, and cozy outdoor landscape. In order to overcome the narrow angular space, mirrors were added on one side to widen the space and reflect daylight from one corner across the whole space. Columns dispersed within the area were incorporated into the design to enhance the circulation and add more light to the space. Wood was used on the floors and walls to keep the design cohesive. The service area was kept hidden and a wall was demolished to open a small sideroom as a weight room to the larger exercise machine room.

The outdoor space was incorporated into the interior design to allow for more depth and openness. This was done through the proficiency of the Kayan interior design team that used the artifice of reflections along the surfaces to create the perfect illusion of space.

At the start of each project, our integrated team of architects investigate the background of the project factoring in its cultural attributes and the needs and requests of the client; From there, we incorporate the latest advances in building techniques with our in-house practices. This approach to perfection yields a masterpiece that is both artistically and substantially picturesque. The approach starts with the client’s brief, our team of ingenious designers then work to incorporate the heritage of the land, and the client’s lifestyle to produce a first execution of the project. We then develop the design to ensure an efficient use of space and circulation, customized around the client’s needs, accentuating the essential functions of the spaces. Once design is complete, our engineering team take the lead in proposing the right materials and technologies, a process in which the master-plan transforms into a tangible reality. Completed in 2010, Diwan Hayat is a salute to the traditions and culture of Kuwait. Located in AlShaab area, south east of Kuwait City, Diwan Hayat is a 500 sqm. Diwaniya composed of three major design components which include a Courtyard, Liwan (arcade), and Diwaniyas (Reception Halls). Responding to the vernacularism of Kuwait and the traditional Diwaniya, the building is broken up into outdoor and indoor spaces, strongly keeping in mind the local environment. On the inside, the Diwan consists of two main halls, a centralized courtyard at the main entrance, and a sunken garden in the basement level. Both courtyards function as outdoor gathering spaces, providing day lighting, and allowing for natural ventilation. On the upper floor, a library is situated in the center of the plan to maximize both the view of the central courtyard and the sunken garden in the basement.

Traditional architectural elements and materials were used to help create this mixture of vernacular and modern design. The gates of the Diwan are made up of the traditional Mashrabiya, serving as a privacy barrier to the Diwan. An arcade, Liwan, was designed to create shade for the central courtyard. The use of wood as a traditional affable material can be seen on the Main Reception Doors, for the Mashrabiyas, Steel was used as an alternative to wood for durability. These light materials were contrasted with the use of sturdy Egyptian stone which clads the exterior in both smooth and rough finishes, fortifying the Diwan’s position as a grand and established social place of gathering.

ALSEEF ROUNDABOUT


A L SE E F R OU N DA B OU T Type: Public/Cultural Location: AlSeef, Kuwait Plot Area: 3,050 sqm Status: Proposed

Situated on one of Kuwait’s busiest roundabouts, AlSeef roundabout design proposal stands at AlSeef Square reflecting the Religious, Cultural and Commercial vistas around it. By reflecting the scenery around it and still allowing visibility for oncoming traffic, the proposed installation plays with the concept of reflection, the introduction of a water feature and the inclusion of interactive lighting techniques that would celebrate the square and its history using contemporary methods. As a landscape project, special attention was paid to the existing plant life and a new play of site contouring to create levels and hierarchy to further the experience upon approach from the three main roads that merge into it. Made up of reinforced translucent glass and transparent cascading walls and a constant dynamic play of light, the redesign pays homage to such structures as Crown Fountain, Cloud Gate, and the Cartier Foundation.

Guided by traffic safety and the drivers’ views, the proposal grants viewers maximum visibility, completely unique views from each approachable angle, and vistas reflected through the structure, celebrating moments of the historical buildings that surround the Square. The redesign of AlSeef Square hoped to create a newly imagined space, celebrating the surrounding landmarks and existing plant life, with modern iconic and dynamic features.

PLOTS Type: Commercial Location: Shuwaikh, Kuwait Plot Area: 60,065 sqm Status: Proposed Client Name: Injazzat Real Estate Development Co. K.S.C PLOTS is a modern take on the traditional mall concept while keeping the basics, numerous parking spots and entrances, existent. Standing on 60,065 sqm area, it harvests the power of the elements to deliver a mall that is as diverse in brands as it is in aspects. The array of available spaces is aligned to a primarily pedestrian circulation system, as was the case in the merchant office/shops, through which the overall motifs of the project will be experienced. This mixed-use complex engages the human scale as it reflects a typology of the past, it is an openair mall where the wind can freely circulate inside. The abundant use of reinforced glass aimed at procuring daylight and the excess presence of green spaces within the mall allow the customers to experience a fresher shopping experience. In addition to the openair and green spaces; a water factor is incorporated throughout the mall by embedding small canals along the lanes. PLOTS will stand out against a context of industrial and commercial outlets with a synthesis of technology and the physical and social aspects of work and shopping.

The master plan of Al Kheiran Complex consists of 4 residential towers and a commercial complex that combines them all on the lower levels. The towers house 379 units varying between 2 bedroom apartments, 3 bedroom apartments, duplexes and Terrace Houses. The total commercial area is 12,500 sq.m. of shops, restaurants, cafes, retail stores and all their required service areas. A grand pedestrian and vehicular promenade cuts through the ground floor offering a pleasant mixed-use atmosphere.

Type: Commercial Location: AlSalhiya, Kuwait Plot Area: 1,222 sqm Status: Proposed in 2014

Proposed in 2014, Stratus Tower is planned to be a landmark in downtown Kuwait City, specifically in the commercial district of AlSalhiya. Rising at 116 cm, Stratus Tower is a twenty-nine story tower with the lower six stories used for commercial purposes while the upper twenty-three stories will purely accommodate office spaces. Stratus Tower will focus on maximized views of the city, and will introduce a play in light, that will in no doubt make an imprint on the City skyline. The Tower’s design is unique; it fuses the concept of solid massing, used in the existing towers surrounding it, and breaks that with protruding faceted glass surfaces that push out of the building envelope.

With its distinctive combination of materials and the play of different glazing techniques that combine a variety of translucent and transparent glass, the façade permits the penetration of sunlight into the building, while insuring privacy and security of the residents. The advanced curtain wall assures a panoramic visibility from all floors giving each floor a unique view.

Placed within the coastal area of Al Messilah, the site is split into 9 separate plots with a total number of 36 separate houses. Each house contains four ensuite bedrooms, living spaces, a courtyard and onsite parking. Each building consists of an elevator leading from the basement level, housing staff and a central kitchen, to the accessible rooftop area.

Spread along the coast of the Saudi Capital, Jeddah, Coral beach was proposed in 2005 introducing an array of mixed-use programs along the waterfront for locals and visitors alike. The Coral Beach master plan includes spaces for outdoor activities, residential villas, hotels, shops, restaurants, recreational centers, a sports center, health clubs, a lighthouse club, and more. Spanning over an area of 304,000 sqm and overlooking the Red Sea, the Coral Beach resort is one of the biggest most prestigious projects in the area. Offering commercial and natural leisure, Coral Beach guests have the chance to shop at one of its pier shops, dine in tone of the outdoor restaurants or simply enjoy the breathtaking view of the water in the afternoon. All that in addition to the beautiful pool and pier where guests can dock their boats and enjoy the water. Emphasizing on creating spaces that enhance the waterfront, the proposal seeks to introduce new elements of leisure and wellness to the city of Jeddah and its guests.
