YOU can always tell when Cornwall is enjoying a sudden spell of sunny weather by the empty salad shelves in the supermarket aisles and the mad rush on burgers and drumsticks... I’m convinced that men’s love of BBQ-ing (beer in hand while wielding a fork over naked flames) dates back to a primeval caveman instinct of cooking freshly hunted meat on an open fire! Like most, we had our first BBQ of the summer recently, only to discover once the food was prepped and ready to cook that the gas bottle was of course, empty... As ever, with the first glimpse of summer sun many of us make that hasty dash to the garden centre to revive our windswept gardens and beautify them for what we hope will be a glorious summer spent outdoors. Then, of course, comes the great debate about whether with a lick of paint or a litre of teak oil the garden furniture can withstand another season. But if you can’t face the slog of repainting or oiling and are looking for a replacement, it’s important to know what you are buying, as on the surface it may seem that all rattan garden furniture is the same. The majority of garden rattan is made from a durable plastic polymer designed to survive the rain and the elements. The

better quality rattan is more UV sun resistant, meaning the woven plastic will not turn brittle, discolour and snap after a year or two of being exposed to intense sunlight. However, the real key factor to consider when making your purchase is the metal frame of the furniture. Rattan garden furniture supplied by big chain supermarkets and DIY stores is generally cheaper because is it made from a steel frame, which when exposed to rain and the Cornish salty sea air will rust and corrode. ALL letting agents will advertise that they will actively carry out property management services. However, fees for this service can range from 5% of your monthly rental income to 14%. So what do you get for your money and how do you know how to choose between the agents?

What we tend to find is that some agents, who apparently offer very low management fees, charge multiple and very high set-up fees. When you add the two together, you might find that the company with the more expensive management fee is actually the cheaper company in the longer term (see example below). So it’s essential to ensure that you add up all the fees that you might be charged and request that they are set out on a page of A4. Then compare all the fees over a tenancy agreement of, say, both six and 12 months. Do not just assume the ‘headline’ percentage management figure means one agent is cheaper than another. Belvoir Lettings in Falmouth will always give you a written schedule of charges. The next difficulty in

comparing property management charges is that what is included can vary dramatically from one agent to another. For example, some include property visits if the property is empty, or inspection visits a few months after a tenant has moved in. Other agents will charge extra for these visits. Other hidden charges

Finally, many letting agents just act as ‘Chinese whisperers’ when a tenant calls with a problem. Some then add a percentage on top of the work they organise and you get billed for it! What’s the point of paying for that? Ingredients

568ml pot double cream 250g tub mascarpone 75ml marsala 5 tbsp golden caster sugar 300ml strong coffee, made with 2 tbsp coffee granules and 300ml boiling water 175g pack sponge fingers 25g chunk dark chocolate 2 tsp cocoa powder

Method

PUT the cream, mascarpone, marsala and sugar in a large bowl. Whisk until the cream and mascarpone have completely combined and have the consistency of thickly whipped cream. Get your serving dish ready. Put the coffee into a shallow dish and dip in a few sponge fingers at a time, turning for a few seconds until they are nicely soaked, but not soggy. Layer these into your dish until you have used half the biscuits, then spread

over half of the creamy mixture. Using the coarse side of the grater, grate over most of the chocolate. Then repeat the layers (you should use up all the coffee), finishing with the creamy layer. Cover and chill for a few hours or overnight. This can now be kept in the fridge for up to two days. To serve, dust with cocoa powder and grate over the remainder of the chocolate.

ON a beautiful sunny afternoon I was lucky enough to catch up with one of Falmouth’s most respected businessmen, Tim Light.

Wheel Alignment

The Pro-Cut lathe works on the vehicle, by attaching itself directly to the hub. The technology includes an automatic, electronically controlled, gyroscope system which measures run-out in the hub and corrects for this to an accuracy of better than 0.05mm. The automatic surface machining of a disc is completed in around 4

minutes. The complete process takes less then 9 minutes per disc.

We use a John Bean 3D Visualiner that is second to none for setting up the geometry on cars. Whether it’s just the tracking or all the angles on the car that need adjusting, this machine is proven to be one of the most accurate on the market.

We don’t just fit tyres!

We also do EBC Brakes for performance & standard cars. We have a comprehensive stock with hundreds of part numbers available off the shelf.
