INTEGRATED SUSTAINABILITY

I.S.CITY HOME PROJECT A kernel for the City of tomorrow

With this brochure we would like to introduce the solution for a new way of working right in your own neighborhood. A building where employees from different firms and trades find a working environment close to their homes. Besides the work space the centre provides everything that supports a productive and happy worker. This concept provides a pleasant environment where the employee is surrounded by motivated people setting their own hours and still be connected to their colleagues at all time. The technique is ready, now is the time to create the buildings.

As soon as we embrace this new way of working we will start to see communities grow from these centers.

“We shape our buildings; thereafter they shape us. -Winston Churchill2

Inspiring work in a sustainable environment: Less sick-leave, higher productivity New office concepts ask for different environments Technology gradually eliminates the fine line between free time and work THE NEW OFFICE CONCEPT The new way of working has an impact on the way we shape our office environment. Technology makes the employee more mobile, able to work wherever he choses, even at home. More and more the office becomes a meeting place and a way to express the corporate image. The new workspace is open and more public while there are dedicated and inspiring places for meetings, making phone calls and activities that need focussed attention. With laptops, Iphone and blackberry we are free to move and complete our assignments and activities. This leaves room for creative sessions, fitness and fun.

‘While the biggest accomplishment of management is the five fold improvement of the productivity of the 20st century factory worker, the largest challenge remains to improve the productivity of the 21st century office worker at an equal rate.’- Peter Druecker3

MAN AS THE CENTRAL FIGURE IN

Architecture

T HE WORK ENVIRONMENT Every human being is sensitive to light, air, color and materials but also for the proportions of the space. These aspects have an influence on our wellbeing and with that on the performance of the employee. With the architecture of I.S. City Homes we strive to take all these aspects into consideration. It is proven that these intangible, and hard to define qualities will deliver the extra value that makes for happy employees. These motivated employees will be inspired to do the best job possible. The architecture combined with a perfect blend of activities makes the difference between a good job or a great job.

“Form follows function - that has been misunderstood. Form and function should be one, joined in a spiritual union. -Frank Lloyd Wright4

No more traffic jams but working at an inspiring office environment. Through technology we stay connected to our colleagues and headquarters

WORK ENVIRONMENT= LIVING ENVIRONMENT Wishes of the new employee: “A dedicated and inspiring workstation close to home and close to my children where I can contribute to a better world.” “The work space offers me the opportunity to focus on my activities, stay connected with the world and my colleagues. I want to be able to visually see people anywhere in the world through videoconferencing.”

Conference rooms

Video conferencing

“I meet people of different disciplines, get new ideas en don’t waste my time in useless travel and traffic jams.” “When I really need to be somewhere in person I take the electric car.”

“In the end, it all comes to choices to turn stumbling blocks into stepping stones.” -Amber Frey5

NO MORE CAFETERIAS

The restaurant becomes a meeting place where healthy food and beverages are served

Healthy nutritious food No more standing in line with your tray looking at overly cooked foods or eating out of your lunch box. The restaurant is open all day to serve you and your coworkers healthy and nutritious meals. During the day the restaurant is available to all people in the building and in the evening it’s open to the public. This way the centre becomes a meeting-point for the neighborhood. The kitchen is ready to prepare organic food and serve fair trade coffee and tea. As we share our meals we become better acquainted with each other.

“Buildings, too, are children of Earth and Sun.” -Frank Lloyd Wright6

Also your children become part of our daily world We take care of the people of the future Werkplekken

Daycare for the kids To build a society that is truly sustainable we must start to involve our children in that process. One day they will inherit the earth that we are leaving for them. In this “I.S. City Home project the children take centre stage and will be given every possibility to become beautiful human beings.

Virtuele vergaderuimte

Mothers and fathers do their business in the same building as their children and get the opportunity to share meals with them and watch them grow. The daycare facility is meant to diminish stress for the parents and the children and allow them to work together for a better world.

Every location offers the opportunity to organically shape a building that, like a tree, will naturally and sustainably mend itself to its place

ESTHETIC SUSTAINABILITY Sustainable solutions are more often found in the reuse of existing buildings. If we do this with care and the proper focus the entire neighborhood can get a boost from the upgrade. A splendid example of this future minded architecture is the sustainable office that was realized by our architect Gijs Hooft Graafland in 2009 in one of the old neighborhoods of Hilversum (the Netherlands). An old villa was transformed to an office of 1600 m2. Next to the old building a second new building was built in similar style with a garden of steel trees connecting the two. An “I.S. City home” can easily be realised by transforming an existing building.

“A passive and ignorant citizenry will never create a sustainable world.”

ANDREW GAINES 10

The architecture of the “I.S. City Home” is articulate and radiates sustainability: It’s a statement.

An Icon Manifested

‘Beauty is like God, we can acknowledge it communally but the experience is unique for every being.’

-Gijs Hooft Graafland11

Shared Mobility The concept of sharing sustainable means of transportation will free us from the endless parking areas and useless traffic jams

Bio-Fuel CNG/Bio-gaz Electric Hydrogen Pressed air

Non-polluting vehicles It becomes more and more obvious that the end of the usage of fossil fuels for transportation is near. We have to grow towards a system of shared ownership of sustainably propelled vehicles that will bring an end to traffic jams, pollution and useless parking space. The “I.S. City Home” will be the hub for cars, scooters, busses etc. They will be charged at the centre and available for shared use. Every user of the centre can use the vehicles as they like and go places.
