CORPORATE BOX AT THE “MONUMENTAL” STADIUM LIMA – PERU Client: Interbank Group

The client wanted his suite to be as elegant as spacious as it can be to

enjoy a soccer match with friends and family. Also this suit had the advantage of having 2 suits in one making the whole area about 48 m2 (516 ft2) in where the design was done according to the client’s requirements.

Simple lines were used in all the design with a proper combination of the materials like the dark gray polish porcelain-stoneware tiles contrasting the wood-paneled walls and the reflected ceiling. Also the client wanted two small bars with barstools looking towards the soccer field.


One of the spaces that plays an important role in the whole design is the kitchenette where its main characteristic is the blue light that creates a contrast between the blue mosaic tiles and the black granite counter top. Bottom line this Corporate box all together create a refugee

for all soccer lovers.

“REAL PLAZA” HEADQUARTERS COPORATE OFFICE LIMA – PERU Client: Real Plaza SRL

2009

Real plaza is one of the biggest retail companies in Peru. This office is located in the San Isidro district at the heart of the financial center of Lima The design was made according to the client’s requirements . The net area of this project was about 750m2 (8073 ft2) distributed in 3 floors, Seven, eight and nine.

The main entrance plays an important role in the whole design. Located in the 8th floor is made using Real Plaza’s corporate colors. The connection between the 3 floors are through a metal stair located at the back of the office.


For the design the main colors used were grey & white in order to make a certain contrast with the corporate colors like purple, yellow, green, magenta and sky-blue. For the corridors light grey high transit polish porcelainstoneware tiles were used and for remaining areas high transit tile carpet. All desks are modular (1.60 x 0.6 m) and divided by metallic partitions.

“REAL PLAZA” OFFICE EXPANSION LIMA – PERU Client: Real Plaza SRL

For this project the client rented a residential house 2 blocks far from their main headquarters due to the lack of space they had to receive more workers. This

renovation

was

made

according to the Peruvian fire and safety code. All MPE installation were replaced as well as the electrical meter. The net area of this project was about 424m2 (4564 ft2)

The design included meeting Cafeteria,

rooms,

a new

bathrooms, new HVAC systems, a Data Center among other features.

INFORMATION COUNTERS FOR “REAL PLAZA” MALLS. LIMA, HUANCAYO, AREQUIPA, TRUJILLO, CHICLAYO – PERU Client: Real Plaza SRL

The client required the design and construction of 6 “Information counters” for their malls around Peru. They wanted six; three with a roof top for their strip malls and three without a roof top for their indoor malls. This counters are located in the “Real Plaza” malls in the cities of: Lima, Huancayo, Arequipa, Trujillo and Chiclayo. .

The design was based using simple orthogonal lines like the ones found in the mall, making the counter blend with the building without sacrificing its functionality. The counters are structured using Wood-Based Composite materials.

Grey Formica was used for the outer shell because of its good durability for the outdoors. The countertop also have Formica but post formed. For the main skin Tempered glass panels were used covered in the inside with purple vinyl because it produced a nice contrast with the two tones of grey. Also, purple is the main corporate color of “Real Plaza”


Every counter have the following features: LED illumination, 2 computers with 22” screen to show the mall’s adds and a 17” for personal work use, Stainless steel skirting, inside the counter runs a whole electrical system with a central electrical box, etc.

HAIR SALON & SPA LIMA – PERU Client: Janet Barboza

This was one of the most challenging project I had. The client wanted to BUILD a Hair Salon & SPA inside an old house at the south of lima. This particular house was

structured mainly by masonry clay walls and some concrete columns. The Structural engineer had to make a structural study of the whole house in order to tell me which walls to demolish and which do not to start doing the design.

The design was made according the client’s requirements which included 7 hair cut chairs, 1 makeup chair, 3 Dryer chairs, 3 hair wash chairs, 3 Pedicure chairs, 3 manicure stations, a reception , Men and Women bathrooms. This project was made a following the Peruvian safety and fire code.

DENTAL OFFICE LIMA– PERU Client: Maxillaris

This dental office is located on top of a Medical center (2nd floor) in the Miraflores district. The criteria for this design was making this dental office as warm as possible focusing in the waiting room in order to prevent anxiety from the patients at time of waiting for their dental consult. For the waiting room warm colors were used making the impression you are in another place rather than a Dental office.

The design was made according to the client’s requirements which were 3 dental chairs, a equipment room, a consult room, reception, an elevator to take the patients from the medical center in the first floor to this dental office. To cut the vertrifal shaft in floor slab for the elevator the structural engineer made an evaluation of the existing structure. For the floor used was a light grey high transit polish porcelainstoneware tiles. The total area of this dental office is 85m2 (915 ft2) and was made following the Peruvian safety and fire code.

4 STORIES – REINFORCED CONCRETE APARTMENT BUILDING LIMA– PERU Client: private

For this project the client asked my office to design and construct a 4 stories reinforce concrete apartment building for 2 families in the Surco district. I was in charge of the architectural design and construction of the building. For the structural and MEP design were hired 2 different firms. The coordination of this project was made using AutoCAD and face to face meetings. (BIM was not able to be used because the structural and MEP firms did not have it).


This project was made according the zoning, construction, safety and fire Peruvian code. As this project was on a budged all the concrete was mixed on site with the supervision of an ACI certified civil engineer. Wood forming was used. The client’s requirements were: 1st floor: parking garages and storage rooms. 2nd floor: First apartment. 3rd floor: Second apartment. 4th floor: roof and common areas.

An Schindler elevator is used to access each apartment with an electronic key. The design also included 2 underground water reservoirs and 2 elevated tanks with pumps, individual water and electrical supplies per apartment, Emergency stairs, among other features. Each apartment included: a Master bedroom with its own bathroom, 2 bedroom sharing a bathroom, Living Room, Dining room, guest bathroom, Kitchen, Laundry, service room, among other features.

This office is located in the San Borja District The requirements of the client were having as many workstation as possible in the open areas, 3 private offices, a reception, a kitchenette, a meeting room and 2 bathrooms. Also the client wanted to use clear workstation partitions and no carpet that’s why a floor light grey high transit polish porcelain-stoneware tiles were used. The net area of this office is approx. 348m2 (3746 ft2). The whole design was made according to the Peruvian safety and fire code.

This small office is located in the San Borja District. The requirements of the client were : 2 private offices, a meeting room and 3 workstations. The net are of this project was about 50m2 (538 ft2). CONSTRUCTION

BILLING OFFICE

LIMA – PERU Client: Supermercados Peruanos

This office is located in the San Borja District.

The main function of this office is for the distributors to leave their receipts so that they can subsequently charge for their services. Supermercados Peruanos is the second largest supermarket and superstores chain in Peru. The client’s requirements were: 8 teller counters, a large waiting area, 2 private office, a meeting room, a kitchenette among other features and no carpet that’s why a light grey high transit polish porcelain-stoneware tiles were used. The whole design was made according to the Peruvian safety and fire code. The net area of this project was approx. 290m2 (3121 ft2)
