‘DUAL SPINE CITY’ RE-STRUCTURING SEUN CITY-WALK

Seunsangga Complex is located in the center of Seoul’s historical district in Jongro-gu and Jung-gu and consists of seven shopping centers (‘sangga’) stretched across a kilometer from Jong-ro to Toegye-ro. To the north is Jongmyo, a UNESCO World Heritage Site, to the south is Namsan Mountain, and Jong-ro, Cheonggyecheon, Eulji-ro, Mareunnae-gil and Toegye-ro is crossing through the site from east to west. The land on which the complex was built was left as an empty lot during the Japanese colonial era towards the end of the Second World War (1945) to prevent fires created by bombings from spreading in the city. When the Korean War began in 1950 refugees started squatting, creating a substandard living district. The current Seunsangga Complex was designed by architect Kim Su-geun(1931~1986) in the late 1960s as Korea’s first downtown redevelopment project. It was a three-dimensional city that separated pedestrians and vehicles with mega-structures and artificial land that stretched from north to south. Constructed from 1967 to 1972, Seunsangga Complex was Korea’s first mixed-use building that combined residential and commercial spaces as well as amenities which gained popularity among noted public figures at the time. It also has meaning in architectural history as a mega-structure building in urban area that realizes a new paradigm of post20th century urban architecture. The objective of this project is to renovate the deck and nearby public space of Seunsangga Complex to improve the pedestrian environment and connect with surrounding areas of various nature and thereby re-establish a pedestrian axis from north to south through Bukaksan Mountain~Jongmyo~Seunsangga Complex~Namsan Mountain. Not only is Seunsangga Complex Seoul’s ‘urban·architectural heritage’, it is a compound of history, culture and industry that connects the surrounding area and various activities. This project will revitalize Seunsangga Complex’s status as a center of pedestrian axis and urban industry by creating a space with new cultural value that will breathe life into the Seun District.

DUAL SPINE CITY The new ‘Dual spine’ is designed to be a social condenser for diversity, a field that can produce an infinite amount of possibilities. The project is a compact mini-city - an antidote to the sprawl of the district with profound urban memories and history, and a means to invoke the functioning matrix of connective tissue that organize not only objects and spaces but also the dynamic processes and events that move through them. The composition of dual spine- Botanical garden & Layered terrace- is based on careful analysis of the future unit plan of the district which indicate that the major two side of the site will be facing to completely different urban condition- A linear park and service road. Its asymmetrical and ambivalent characteristic identity-inside//outside, on ground//elevated, opened//enclosed, solid//void- working as a dynamic and responsive complementary system to maximize site potential and connectivity in time. Eventually the proposal will revitalize Seunsangga Complex’s status as a center of pedestrian axis and urban industry by creating a space with new cultural value that will breathe life into the whole district.

BOTANIC GARDEN SPINE

From pathway to the ‘u rban living room’. Re-Structuring urban green network through ‘Re-Framing’ of the deck. Infrastructural frame work provide constant livability throughout hot summer to freezing winter ,24hour active urban condition. Linear botanical garden is designed to make attractive urban promenade experience in a mutual interaction with existing manufacturing industries and amenities. In addition to the grid frame structure, network of various building services, energy and information are equipped to support temporary events, seasonal changes, surprise and future adaptation.

LAYERED TERRACE SPINE

From elevated pathway to the three dimensional terrace network. Re-structuring urban green network through ‘Multiplying’ of the deck. Newly added 2nd level erase previous dichotomous reading-ground//deck- and enhance streetscape with various programatic infills and maximize connectivity. Regarding program for the ground level, mainly retails will be added faced to new linear green park to draw pedestrian flow from surroundings. And additional 2nd level will be cultural bridge where links existing manufacturing industries with retail pedestrian flow by exhibiting local production/craftsmanship and its process together. Finally 3rd floor, there will be mixed combination of existing old workshops with new amenities having fully open vista to the linear park on east side and monumental Nam San or Jongmyo

GROUND LEVEL PLAN (+0m) -Entrance Civic Plaza: A huge urban theater like steps accommodate various cultural event and distribute pedestrian access directly to 2nd and 3rd level. -Seunsangga Museum: Underneath space of the grand step, the museum will exhibit and celebrate historical background and memories with both educatioNal and architectural value. -Linear Park: Approx. 10m wide linear park will be seamless tapestry of green network which is strongly links adjacent streets, buildings and nature. -Retail Band: The retail program will exploit its public exposure, maximizing the perimeter of the site at ground level and the amplifying the public routes passing through it. -Kiosks: Various mobile kiosk are scattered along the linear park. It’s relatively small size yet strong urban elements that host temporary events, open air shows and so on. -Vertical Circulation: Various means of circulation tools i.e. elevator, escalator and stairs are allocate efficiently and evenly.

INTERMEDIATE LEVEL PLAN(+4.5m) -Cultural Booth: Additional cultural program serve as the bridge between lower level retail and upper level’s existing workshops. As a citizen participation way, local production and craftsmanships are exhibited and discussed in those cultural booth as curatorial element. I.e. exhibition, showcase, seminar, workshop‌ many types of interactive participation are hosted as per changing time and issue. -Event Terrace: Continuous chain of terraces are designed to accommodate individual event and performance in a close relationship to the adjacent cultural booth. -Light Void: In order to provide adequate natural day light on the existing covered road and 2nd floor shops, the light voices are designed. -Service: Various vertical circulations and service amenities are planned for walkability.

COMPREHENSIVE MASTERPLAN The target is to renovate the deck, ground and nearby public space of Seunsangga Complex to improve the pedestrian environment and connect with surrounding areas of various nature and thereby re-establish a pedestrian axis of the city. The civic plaza on the North function as threshold of the pedestrian axis linking 2nd and 3rd level connection. Currently demolished deck bridge above Chenggye plaza to be rebuild to recover missing link of pedestrian network. Several vertical circulation elements are introduced to enhance accessibility to the Chenggye plaza and Chenggye stream side walk with the deck level. Additional lifts are placed to connect underground shopping with the deck at the Euljiro. Regarding currently missing deck at the 3rd phase district, only botanic garden spine will be re build as independent structure to keep continuity of the deck and will link 2nd phase and 1st phase construction. And the botanic garden spine keep extend to the south side of the site across to Toegye-ro link pedestrian street which connect finally to the Nam San.
