T

his past quarter once again has shown that ‘all signs point to Ipswich’.We continue to have very high enquiry levels from investors – both local and interstate, plus families and first home buyers looking to make Ipswich their home. A snapshot sn of our sales over these last three months show that almost 60% of our sales were to families looking to move in, where the remainder were purchased for the purposes of investment or speculation. Interestingly we had almost as many families come to Ipswich from outside of the region, as those whom already lived here. Our investors were mainly from interstate, with 63% coming specifically from New South Wales.The remaining 37%, if not already local were within a three-hour drive of Ipswich. Demand for rental property is also very strong at the moment, as our property management department has seen a noticeable increase in the amount of applications for properties in and around the region, partnered with a decrease in vacancy rates. These surface statistics show sh confidence in the region from many sectors. We hope that this confidence continues the trajectory of Capital Growth and investment in infrastructure that we are already witnessing. Negative Gearing Removal: the Hidden Victims ___________

Most residential property investors are simply striving to create a better future for themselves and their families.They own one property—or possibly two—and rent it out in the hope that one day, with smart management and capital appreciation, they can use the value in that property to help maintain their living standards into retirement without relying totally on government assistance. Surely this is a worthy endeavour. (Above is an excerpt from Real Estate Dangers How to Avoid Them written by Andrew Trim) As the managing director of a real estate company I am constantly amazed by the impression given that all owners of investment properties are wealthy. Of the properties we have under management, 76% of them are single investment owners.Throughout the entire debate on negative gearing there is very little mention, let alone concern for these landlords nor their tenants. The latest ATO figures show that this is almost average when compared nationally.There are approximately 2 million property investors in Australia and 75% of them own one property.The average number of properties across all investors is 1.28.Yes, there are a few very wealthy property investors, but the investor that supplies housing for the majority of working class Australian tenants are hard-working single investment property owners striving to create a financially secure future. Property data company CoreLogic indicate the most likely investor to claim negative gearing benefits are on a taxable income between $60,000 to $80,000.


What do these numbers mean if negative gearing is abolished? Most of these single property landlords require their weekly rent and the tax benefits of negative gearing to be able to afford their mortgage, some small level of maintenance and associated costs such as insurance, rates and with apartments and townhouses - body corporate fees.While not living week to week, most have very little spare cash for emergencies. If negative negati gearing is abolished, even if grandfathered, the number of single landlords will immediately begin to decline.Without the incentive of reducing some of their tax burden, the single property investor will likely park their money elsewhere for a similar return, yet without the stress and drama of owning and managing a rental property. If a large number of investment properties are bought by single investors and they stop purchasing, the number of investment properties in the real estate landscape must fall. Rent is a function of supply supp and demand, as are all free markets. If the supply of rental properties falls faster than the demand – rents must rise.The vast majority of tenants in Australia will, over the medium to long term pay higher rent than they would if negative gearing remains in place. Who will be the hidden victims – without a doubt the long-term tenant, many who are described as battlers in our political landscape, will pay extra rent because the supply of rental housing will fall.

When to expect your Rates Notice _____________ Ipswich First | Ipswich City Council

T

he annual quarterly rate notice planner for the 2018-2019 financial year has been released by Ipswich City Council.

Each year council adopts a timetable for the issue of rate notices and due dates for payment. City Management, Management Finance and Community Engagement Committee chairperson Deputy Mayor Wayne Wendt said the early adoption of the timetable would enable ratepayers to plan for receipt of notices. This year we are also allowing for Australia Post’s change in postage service and deliveries by using a lower postage rate. Rate notices need to be issued 30 days before the due date. Discounts will also continue to apply for payments made in full by the due date.” Cr Wendt said council also offered the option of paperless delivery of notices and five electronic payment options in addition to paying in person or via post. Western Ipswich Bypass _____________ As part of the Queensland Government ‘Planning for the Future’ program, the Western Ipswich Bypass is a ‘Preserved Transport Corridor’. The Western Ipswich Bypass runs between the Warrego Highway at Haigslea, through Walloon and Amberley, to the Cunningham Highway at Willowbank. Now that the the Western Ipswich Bypass Study is complete.Transport and Main Roads is working with Ipswich City Council to ensure that future developments do not compromise the corridor identified for the future road. This bypass is yet another major infrastructure investment to ensure the City of Ipswich is well-positioned to handle its projected population growth.


Ipswich Agency takes out Top Award _____________ Johnson Real Estate Ipswich has been awarded - for the second year in a row ‘Team of the Year’ at the Johnson Real Estate Annual Awards.
