Factors That Affect the Value of Your Home The Value of your home will ultimately be determined by the real estate market. As prospective buyers research properties, they will quickly gain a perspective of the relative value of different properties. Competition Prospective buyers compare your property against competing properties that have similar features. Buyers will perceive value based upon properties that have sold or are available in the local area.

Timing Property values are affected by the current real estate market. As the real estate market cannot be manipulated, a flexible marketing plan should be developed that analyzes the current marketing conditions and individual features of the property.

Condition The condition of the property affects the price and speed of the sale. Since prospective buyers often make purchases based on emotion, first impressions are important. Optimizing the physical appearance of your home will maximize the buyer’s perception of value.

SHOWING FEEDBACK IS IMPORTANT Procedure for obtaining feedback… •

I will receive an email as soon as your home has been shown, with the Realtors name, email address and office phone number.

Within 24 hours I will send an email to the showing Realtor thanking them for showing your home and asking them to provide us feedback on how the showing went.

If email is not retuned I will call the Realtor and send an additional email out.

All feedback will be promptly sent to you to review.

I have found that this information is very important for our sellers to have a full understanding of what the customer thinks of the home and to know if a correction of condition or price needs to take place.

What it looks like to Realtors on the MLS. Important to make sure all information and data is properly completed and filled out.

If data is not properly filled in, your home may not be found when a buyer or Realtor is searching for homes.


TWO TYPES OF OPEN HOUSES Open Houses: I am happy to do an open house for our sellers, if requested.

Brokers Open or Tuesday Brokers Tour: Are a MUST! You will be scheduled for this tour for the first or second week of being on the market.

Who Pays What


Prior to showing your house: •

Get rid of clutter on shelves, countertops and closets. Consider packing seldom used items you don’t want to discard in boxes and storing them until you move.

Put excess furniture and items that are showing wear in storage until you move.

Rearrange the remaining furniture attractively

Wash and/or Paint walls that are dirty or chipped.

Wash blinds and clean curtains.

Fix leaky faucets and appliances that don’t work.

Get rid of junk that’s accumulated in your basement and garage. ( You’ll have to do this before you move anyway).

While your house is on the market: •

Keep the house clean. Tidy up, vacuum and dust daily. If possible, do laundry before it piles up.

Keep a list of things to do and places to go while prospective buyers are viewing your house.
