This handwritten letter must state why you are unable to make payments.  Financial Statement – Form attached. Must be completed and signed by homeowner(s).  Tax Returns – Homeowner(s) tax returns (including all schedules) for the last two years.  Bank Statements – Bank statements for all homeowner(s) savings and/or checking accounts. Most recent 3 months required.  Paycheck Stubs – Last 3 paycheck stubs from homeowner(s) employer or 6 month profit and loss statement if self-employed. Please remit documents as soon as possible. HARDSHIP LETTER OUTLINE This letter is a very important part of every Short Sale Package. Your story enables the Lender to sympathize with your situation and picture you as a person and/or family, rather than a loan number in arrears. Be sure to organize all dates and events in sequential order and when possible, handwrite your letter.

INTRODUCTION In this section of your letter, introduce yourself. Should also include; • Lender of record • Names of all borrowers • Loan number • Is the loan in default? If so, how many months in arrears?

REASON Describe to the reader what events caused you to fall into arrears and why you can’t continue to make your payments and/or bring your account current. The following are common examples; • Medical – crisis, bills • Death • Loss of income/business • Marital status – divorce, separation • Unexpected mandatory expenses – new baby, care of an elderly parent • Incarceration • Military service • Natural disaster
