It started with how I found Jennifer. She had a listing around the corner from our home. I noticed how great her advertising was for example signs posted days ahead of time, extra pictures, and details of the home. I decided to give her a call. We were going out of town, so she agreed to come over the same day just a few hours after I called her.  WHAT DO WE DO ABOUT SHOWINGS? One of the extra services I provide my sellers is Showing Solutions. Showing Solutions is a third party company that will call you and inform you when a Realtor would like to come through your home. They will then get your permission or wait for a call back from you to confirm it is ok to send the Realtor through. I have found that using this service allows Realtors to schedule showings when I am out working with my clients. This enables the other Realtors to schedule appointments quickly and efficiently making your home more attractive to show.

 WHAT ABOUT NO SHOWS? It is important to understand that agents can be delayed. Sometimes their client is late for the appointment, or they stay longer at one house throwing the agents schedule off. Some people look at houses in five minutes, others may take 20 minutes. Buyers can also change direction midstream on what they want to look at, so the agent has to go to an entirely different area or subdivision and is not able to call us at the moment to cancel their appointment. You can minimize the inconvenience of showing your home by waiting until the agent arrives, then please be prepared to leave immediately upon their arrival. Take a walk outside, or just drive away for a while. The buyer must feel comfortable walking around your home, and if the seller is always looking over their shoulder they will feel uncomfortable and will simply walk quickly through your home without really looking.

 WHAT ABOUT PEOPLE JUST STOPPING IN? While all showings are by appointment only, there is occasionally an agent driving around with an out of town client and they drive by your home and decide to see it. Instead of calling Showing Solutions they may simply knock on your door. I understand that this is an inconvenience and one thing I try to avoid, however it will be up to your discretion whether or not you let them in. If somebody knocks on your door and they do not have a Realtor with them, DO NOT let them in. If they are interested in seeing your home please ask them to call the number on the sign and I can set up an appointment for them to see the home.  WILL JENNIFER BE THERE FOR SHOWINGS? The only Realtor that will be at the home is the buyer’s Agent. I will not be there because the other Realtor and their client don’t want me there. The potential purchasers of your home want to go through with just their Realtor, they don’t want me or the owner to be there looking over their shoulder either.

WILL I GET FEEDBACK FROM THE REALTORS THAT SHOWED MY HOME? One of the reasons I use Showing Solutions is that they send out an automated email to the Realtors who have shown your home. They will send an email twice. When the Realtor responds you will be carbon copied on the email. If the Realtor does not respond then I will call the agent for feedback 2 times. Sometimes agents will simply not respond, therefore if you do not receive an email or phone call it is because we never heard back ourselves. Your home is Open 24 hours a day 7 days a week.
