1960 - Longhorn Dam

2011- SDAT Study

Lady Bird Lake, formally Town Lake, was created in 1960 with the creation of Longhorn Dam on the Colorado River.

The City of Austin teamed with neighborhood organizations spearheaded by the citizens Town Lake Task Force to rationalize a set of regulatory devices along Lady Bird Lake in order to better control development along the Lake Corridor.

The City of Austin submitted a proposal to AIA for a Sustainable Design Assessment Team (SDAT) to assist with addressing key issues facing the South Shore Central district of Lady Bird Lake including creating waterfront development and public space guidelines, public realm improvements, affordable housing, urban design, and civic engagement.

1984 - Hyatt Regency Hotel

2000- ROMA Study

The construction of the Hyatt Regency Hotel almost to edge of Lady Bird Lake called the protection of the Lake Corridor into question.

Pressured by the proposal of the Gotham Condominium development along Lady Bird Lake, the City of Austin commisioned ROMA Design Group to conduct a study on the South Shore Central Site and to provide recommendations on design and regulation to the city.

4. Connect South Shore Central to the larger Austin area by integrating a bike, rail, and bus network that connects North, South, East and West.

COMPACT NEIGHBORHOOD 1. Develop a new mixed-use residential neighborhood with

the necessary services and amenities to invite urban family living and establish significant social places that support an urban quality of life.

2. Design appropriately scaled building typologies south

of Riverside that integrate new development while respecting existing neighborhoods.

3. Achieve the SDAT-recommended 15% affordable housing for all new residential units using targeted height increases in exchange for affordable units.

4. Develop a form-based regulatory framework that

establishes greater control over development outcomes.
