THE CLIENT ON THIS PROJECT DEVELOPES MUILTIFAMILY HOUSING AROUND THE BALTIMORE AREA. RENOVATING A MIX OF LOW INCOME AND MARKET RATE APARTMENTS AND HOUSES, OAK HILL TOWNHOMES IS THIER NEWEST PROJECT IN THE NORTHERN BALTIMORE AREA. FOUCUSING ON THE TRANSFORMATION OF NEIGHBORHOODS, ADDING COMMUNITY SPACES TO EACH OF THESE DEVELOPMENTS IS A KEY FEATURE ON THIER PROJECTS. OUR TEAM AT MOSELEY WAS TO DESIGN A GRAND GATHERING SPACE THAT ALL 250 RESIDENTS IN THE DEVELOPMENT COULD ACCESS AND USE THE AMMENTITIES.

MMUNITY BUILDING SCHEMATTIC DESIGN

OAK HILL SITE: BLACK- RESIDENTIAL TOWNHOMES BLUE - NEW UFAS UNITS ORANGE - DEMO FOR NEW COMMUNITY BUILDING

THE SITE GIVEN HAS OVER 25 BUILDINGS HOUSING RESIDENTS SPREAD OVER A LARGE PIECE OF LAND. WHEN DECIDING THE LOCATION OF THE NEW COMMUNITY BUILDING IT WAS NECCARSARY THAT IT WAS NEAR THE CENTER OF THE SITE, ACCESSIBLE TO THE UFAS UNITS (SHOWN IN BLUE), VISIBLE BY THE MAIN STREET AND REQUIRED MINIMAL LAND ALTERATIONS. AFTER THE SITE WAS CHOSEN, PROGRAM WAS DISCUSSED. MOST COMMUNITY SPACES FOR THE CLIENT WERE SIMILAR BUT THIS ONE INCLUDED A LARGER INDUSTRIAL KITCHEN TO PROMOTE GARDENING AND COMMUNITY COOKING. ALSO, BECAUSE OF THE LARGE AMOUNT OF SPACE, IT ALLOWED A LARGE OUTDOOR PATIO FOR RESIDENTS TO ENJOY. FOR THE MASSING OF THE BUILDING, WE WANTED TO CONTRAST THE FLAT ROOFS OF THE SURROUNDING TOWN HOMES, SO WE USED A BUTTERFLY ROOF SPANNING OVER THE MAIN INTERSECTING COMMUNITY SPACE. THIS DESIGN IS CURRENTLY UNDER PRICING AND NO MATERIALS HAVE BEEN DETERMINED.

K HILL - TOWN HOME RENOVATION PLANS WITH THESE TYPES OF RENOVATION PROJECTS THERE ARE STRICT GUIDLINES REQUIREING CERTAIN PERCENTAGES OF UFAS UNITS AVAILABLE. THIS SITE PREVIOUSLY HAD NONE SO WE DESIGNED A ONE BEDROOM UFAS UNIT FROM TWO EXISTING TOWNHOMES, AND A TWO BEDROOM UFAS UNIT FROM A FLAT ADJACNT TO A TOWN HOME. TO THE LEFT ARE DIFFERENT ITERATIONS EXPLORED FOR THE BOTTOM FLOOR KITCHEN LAYOUT OF THE TOWNHOMES. THE GOAL WAS TO OPEN UP THE KITCHEN TO MAKE THE SPACE FEEL LARGER. THIS IS CURRENTLY IN PRICING AND HAS NOT BEEN SELECTED.WW

OETRY FOUNDATION-OVER THE RHINE

IN THE HEART OF THE NEIGHBORHOOD OVER THE RHINE, ACROSS FROM THE NEWLY TRANSFORMED WASHINGTON PARK, WE WERE GIVEN A SITE TO DESIGN A POETRY FOUNDATION FOR THE CITY OF CINCINNATI. THE SITE ALSO CONSISTS OF A THREE STORY ROW HOME THAT WAS TO BE INCORPORATED INTO THE DESIGN. THE BUILDING WAS TO HOUSE A FEW THOUSAND BOOKS, ALONG WITH CREATING A GATHERING SPACE FOR THE PUBLIC TO VIEW, LISTEN, READ, OR WATCH DIFFERENT PIECES OF WORK. BY LOOKING AT SITE, PROGRAMMING, AND MASSING TECHNIQUES, A DESIGN IS CREATED TO COMPLIMENT YET CONTRAST THE SURROUNDING HISTORICAL NEIGHBORHOOD.

OETRY FOUNDATION - SITE ANALYSIS OUR SITE COMBINED WITH PROGRAM REQUIREMENTS LEADS TO A DESIGN THAT MOST LIKELY WILL TAKE UP THE ENTIRE PARAMETERS OF THE SITE WITH SOME OUTDOOR SPACE GIVEN. THIS BEING SAID IT WAS IMPORTANT TO ANALYZE THE BUILDINGS RELATIONSHIP TO THE ADJACENT STREETS, HOW ONE MAY APPROACH IT, AND WHAT IS IN VIEW SURROUNDING IT.

OETRY FOUNDATION-MASSING STUDY PROPORTION-WHILE BEING IN THE CONTEXT OF HISTORICAL AND CLAS-

SICAL STYLE BUILDINGS, IT IS IMPORTANT TO FOLLOW A RELATIVE SCALE TO NOT OBSTRUCT THE ARCHITECTURE NEAR BY. THIS MEANS PROPORTIONALLY VERTICALLY AND SECTIONALLY. THIS SITE IN OTR IS SURROUNDED BY MANY THIN PROFILE BUILDINGS, SO WHILE OURS WILL BE LARGER, I DECIDED SECTIONING IT INTO THREE PORTIONS WILL HELP MAKE IT COMPATIBLE WITH ITS FELLOW BUILDINGS.

LIGHT- LOOKING AT THE PROGRAM MATRIX BELOW YOU CAN ANALYZE WHICH SPACES REQUIRES OR WOULD BENEFIT FROM NATURAL LIGHT, ARTIFICIAL LIGHT, OR EVEN A SCREEN MECHANISM.

VOID-IN ORDER TO CREATE AN OUTDOOR SPACE ON OUR CONSTRICTED SITE-

ALLOWING A VOID IN THE BUILDING MASS WOULD ALLOW A SPACE TO BE INTEGRATED INTO THE PROGRAM.

FOUNDATION-SECTION AND INTERIORS IN A SECTION YOU CAN CLEARLY DIFFERENTIATE THE THREE PORTIONS OF THE BUILING WITHOUT THE SCREEN, AND THE EXISTING BUILDING APPEARING TO CUT THROUGH THEM. AS SEEN IN PLAN AND IN THE COLLAGE BELOW THE EXISTING BUILDING IS USED AS A CIRCULATION SPACE TO MOVE FROM THE VERY PUBLIC PORTIONS OF THE BUILDING TOWARDS THE PRIVATE ONES.

MANTEL INSTALLATION - “HEADLIGHTS”

THE PROMPT GIVEN WAS TO CONNECT 100 PIECES OF ONE OBJECT TO ONE ANOTHER WITH ONE CONNECTOR AND INSTALL IT ON YOUR BODY IN ANY SHAPE OR FORM. THROUGH CLIPPING 100 LED LIGHTS TO A WIRE FRAME MOUNTED TO MY HEAD, I LIT UP MY HAIR BY WRAPPING IT AROUND THE GLOWING FRAME. THROUGH THIS EXPLORATION I WAS INTRIGUED BY THE IDEA OF SELF ILLUMINATION OF ONESLF INSTEAD OF THE DEPENDENWWWCE ON ARTIFICIAL LIGHTING IN SPACES THEMSELVES.

MASHRABIYA- YOGA PAVILLION

STUDYING THE MIDDLE EASTERN ARCHITECTURE, A SCREEN CALLED “MASHRABIYA” IS COMMON THROUGHOUT BUILDINGS. WHETHER THEY ARE FOR THE PURPOSE OF BLOCKING LIGHT OR WIND OR FOR PRIVACY REASONS THEY ARE USED IN A VARIETY OF SPACES. AFTER EXPLORING THESE SCREENS I CREATED A GEOMETRIC PATTERN AND THEN STRUCTURE TO FOLOW AS A SPACE ALLOWING LIGHT IN FOR SPIRITUAL PRACTICES SUCH AS YOGA.

AFTER CREATING A SCREEN I EXPLORED DIFFERENT MECHANISMS OF BENDING AN EXCLOSING STRUCTURE USING THE PROGRAM RHINO. INSPIRED BY THE BENDING AND TWISTING OF YOGA I BENT MY DOME IN A HUMAN CONTORTION. PROCEEDING THAT I THEN USED THE SHAPE TO INFLUENCE THE WALL SHAPE.

THE FOLLY

A “FOLLY” IS A SPACE WITHOUT PURPOSE THAT ONE OCCUPIES. IN A GROUP, WE WERE TO DESIGN A STRUCTURE IN WHICH WOULD TAKE UP A 10’X10’ AREA AND INTEREST USERS TO OCCUPY IT IN SOME WAY. OUR GROUPS GOAL WAS TO MAKE A MOVEABLE SHADING DEVICE OVER THE OCCUPIABLE BENCHES.
