Ambac Assurance, a guarantor of public finance, contracted JAJ, Inc. to do a complete gut rehabilitation of their 18th Floor. Inasmuch as the floor was in continual use by Ambac, two phases were implemented. Extra care was required when dismantling existing building systems such as fire alarms so that the tenants had a safe and code compliant temporary work space. Included within the scope were executive offices, a trading floor, law room as well as interactive conference rooms.

J. A. Jennings, Inc. American International Realty Corp (AIG) 24th and 25th Floor 70 Pine St. New York, NY

J.A. Jennings Inc. oversaw a fast-track, phased renovation of two floors for AIG’s Law Department at the company’s headquarters in lower Manhattan. The JAJ team worked closely with AIG’s personnel and successfully implemented design changes while maintaining schedule and budget. Work included a state-of-theart conference room, a LAN/UPS system, new offices and upgrades to elevator lobbies.

Epsilon, with its home base in Dallas, Texas, has their Interactive Services Division in Manhattan which includes brand and promotional development, web design, direct mail production, etc. JAJ was retained as the general contractor for their extremely high end lobby.

J. A. Jennings, Inc. Citigroup Executive Planning Center 118 King Street Armonk, NY

JAJ was selected as General Contractor for the construction of this new 52,000 sq. ft. Conference Center. The facility has an interesting multi-pitched roof for the 1st and 2nd floors of the 3-story structure, supported by heavy timber trusses. In addition to intricate Quartzite Sandstone floors, the facility will include high-end millwork, built-ins, and elaborate stair case details Special systems include state of the art audio/visual and CCTV/security, as well as a backup generator to provide "no shutdown" capabilities. Site work includes erosion control, and storm drainage with subsurface water management.

JAJ provided Pre-Construction and Construction Management services for the fast-track interior fit-out of 50,000 sq. ft. on the 21st Floor at Three World Financial Center. The two-phased project included a 3-week fit-out of 10,000 sq. ft., followed by the remaining 40,000 sq. ft. The space features high-end millwork along with extensive voice/data cabling and systems.

The oldest private Italian –American club in the United States was founded in 1888 and has been at their present location since 1924. The gut rehabilitation and integration of three historic brownstones was performed while the club remained occupied. The design and construction integrated 21st century technology without losing the charm of these structures.

J. A. Jennings, Inc. Hunting World - Soho 118 Greene Street New York, NY

JAJ completed the million dollar fit-out of Hunting World‘s new store in a landmark building at the corner of Prince & Greene Streets. Hunting World is a retailer of durable, high-quality clothing and luggage, totes, hand bags, duffles and business-line baggage. The store’s design and construction was driven by Hunting World’s desire to create an environment of adventure and ruggedness, and includes extensive stonework to replicate the exterior of the retailer’s Japanese stores. Additional elements include detailed specialty millwork and relocation of a staircase to allow access to the store’s lower level. The project was built on an accelerated schedule, meeting the desired two-month construction period.

J. A. Jennings, Inc. Ellis Island Café & International Gift Shop, East Wing of Main Building Ellis Island, NY

JAJ served as the General Contractor for the restoration of the Main Building’s East Wing on Ellis Island. Critical to the project’s success was working within the historic context of the facility, guided by the Historic Restoration Plan. JAJ’s work included very detailed ceramic tile flooring, plaster ceilings, an extensive amount of highly designed millwork, and modern mechanical and electrical systems. Working with the National Park Service and the architectural team, the project was completed six weeks ahead of schedule and within the stringent budget, to accommodate the highly publicized reopening on September 10,1990.

J. A. Jennings, Inc. Fordham Preparatory School E. Fordham Rd. Bronx, NY JAJ served as the Construction Manager for the Fordham Preparatory School's multimillion dollar addition. The project included a two-story Hall of Honor, 1080-seat performing arts theater, communication arts center, intramural gymnasium, classrooms and a faculty lounge. Inspirational to all, the Hall of Honor serves as the lobby to the theater, as well as the entrance to the communication arts center. The theater is equipped with state of the art sound and light systems and is designed to minimize distance between the audience and the performance. A communication arts center with production studio and editing room enhances this premiere secondary school facility. The challenge presented to JAJ, the architect, and the engineer was to continually provide value engineering during the pre-construction and construction phases. As a result, many alternatives were embraced by the Fordham Preparatory School representatives and incorporated into the building program, which resulted in an extremely successful project.

J. A. Jennings, Inc. Convent of the Sacred Heart 1 E.91st St. New York, NY JAJ was selected as Construction Manager for the multi-phased renovation and addition to these Nineteenth Century landmark buildings. This 6,000 sq. ft. project required the careful installation of a glass enclosed stair tower (Phase I), a two-story addition plus six-story infill between the buildings (Phase II), and a subsequent interior renovation (Phase III). Owing to the highly residential character of the neighborhood (located on Museum Mile), coordination of men and materials was of critical importance. With a critical eye toward minimizing disruption to school curriculum and maintaining student safety, the project was built “from the outside in�, with extremely limited access to occupied areas. The scope of work included new classrooms, laboratories, photo and art studios, administrative offices, a full-service kitchen and a total infrastructure upgrade.

J.A. Jennings Inc. was retained by CSHS to serve as their representative for the design and construction of a state of the art sports complex. Over 100,000 cubic yards of controlled fill was brought on site in order to maximize the use of their property. Included are two regulation football and soccer fields, a six lane track, long jump, woman’s softball field as well as men’s baseball. The drainage system in conjunction with the all weather surfaces allows the teams to play regardless of the weather while requiring very little maintenance.

J. A. Jennings, Inc. Columbia University Medical Center – New York State Office of Technology and Academic Research (NYSTAR) th

722 West 168 St. New York, NY JAJ is serving as Construction Managers for the renovation of the basement and first floor of the Columbia School of Public Health Building to become the new 27,000 square foot Positron Emission Tomography (PET) clinical and research imaging facility for Columbia University Medical Center. The renovation/construction budget is $20 million with additional funding for acquisition of two new Siemens Cyclotrons, a new Siemens Biograph 40 True Point PET/CT scanner, the relocation of an existing PET scanner from the Millstein Hospital Building and a PET/CT scanner from an imaging trailer into the new facility. The project includes the installation of a new Siemens HRRT scanner (one of eleven ever built in the world). The equipment and hot cells from the radiochemistry and radioligand laboratories at Milstein will also be relocated to the new facility. The budget for renovation, construction, new cyclotrons and scanners, plus equipment relocations will total approximately $27 million.

After installation and commissioning of these four scanners and two cyclotrons at the new facility, the project team will be responsible for coordinating the decommissioning of a PET scanner and the cyclotron, currently situated in the Milstein Hospital. To quote Patrick J. Burke III, Director, Design & Construction at Columbia University Health Sciences Division, “Your team demonstrated that they understood the challenges of constructing this very difficult project, in an occupied building, that shares an active loading dock with N. Y. State Psychiatric Institute. Your team had the right mix of roll-up-the-sleeves construction experience and top-down management to make this a successful project.”

JAJ provided Construction Management services for the Department of Surgery, including examination rooms, research centers, the Organ Transplant reception/waiting area, conference rooms, administrative offices and the billing department. JAJ also provided services for several executive offices including the Vice Chairman, the Director of Breast Services, the Chief Financial Officer, Hematologists, the Director of Liver Surgery, and the Director of External Affairs. This construction was performed in three phases, while the floor remained fully occupied with patient treatment areas.

JAJ was selected to provide General Contracting services for NYU Medical Center’s One Prospect Park West Medical Office building. The project involved an interior renovation of medical space including a main lobby and business area, as well as offices for general practitioners and doctors specializing in occupational and physical therapy, radiology and dentistry.
