Main points of the Masterplan The volume was created starting from the the maximum building envelope of given by the MVRDV masterplan. By modeling the volume on its top part several stepped terraces and outdoor spaces are created. This results into a changing and sculptural volume that defines a vibrant urban landscape

AANZICHT ZUIDGEVEL

The block consists of an ensamble of seven different blocks, also called houses. Each house has its own identity with its own form and materialization. The lobby entrance of each house is shaped from a mass substraction of the volume, defining different spaces and highlighting the acces from the street.

KENMERKENDE VOLUMES MET DAKTERRASSEN EN DAGLICHT

HOOFDDORPSE HUIZEN

Located in a former industrial Katendrecht, this project is part of the new masterplan for the Pols area in Katendrecht. The proposed volume from the masterplan consists on a plinth divided in two parts in which three typical squared plan towers stand on top. The proposal seeks to fulfill the needs of the program and the masterplan but also to create a lively and open plinth that opens towars the street. By taking the classic warehouse building and placing it upside down, the plinth opens to the street and defines a rich profile in the section. Jaime Alvarez Lastra Architecture portfolio

Having started working together in academical projects and sharing the same vision on the architectural profession, my partner Laura Gomez Escudero and I decided to start our first professional experience with the design of this project. Thanks to the opportunity that was given to us to work on it, we managed to learn and professionally develop ourselves in a field that fascinates us, the architectural renovation, while at the same time we learned and took our first steps in the architecture field. We started working on this project before having started our final thesis, moment when we decided to pause and resume it once we were graduated architects. Now the project is on its final construction phase. Nowadays we are both settled in Rotterdam working in different offices while combining our jobs with our own practice.

42

Jaime Alvarez Lastra Architecture portfolio

In the heart of the Road to Santiago de Compostela, and a few kilometres away from León, we find this little village , Hospital de Órbigo. With it’s regal Roman bridge, the town itself has been involved in Spanish history over the centuries. The house to restore is located in the centre of the village, and it’s a very good example of the typical Castillian house. It’s façade is a cultural heritage of the area, and going inside we find a large courtyard, sheltered by thick adobe walls, and a nice corridor . The challenge was big, for we wanted to preserve the typology but also adding some elements to reinforce and update the house to the new comfort standards. REALIZED TASKS: - Measuring and drafting the plot and the pre-existing house state. - Basic project design (Complete architectural design, floorplans, sections, elevations,) - Execution project design (construction detailling, installations and construction materials) The direction of the construction was in cooperation with a third party architect. 43

The first inhabitants of the house lived in the adobe house, placed in the rear. Built in adobe walls and wooden floor and roof. Some years after, the family built the haystack and the corridor. Finally in 1921, the main house was built, attached to the corridor and haystack and facing the street, thus closing the whole complex. The last member of the family lived here until the early 2000’s.

PREVIOUS STATE A wide an exhaustive documentation of the original state and the characteristic elements was realized during the first stage of the project. All this information was lately incorporated to the refurbishment proposal in order to maintain the memory and history of the house and the activities that used to take place there.

01_Port Authority Headquarters A CoruĂąa, Spain 2015_Final thesis

Jaime Alvarez Lastra Architecture portfolio

The new A CoruĂąa exterior port enables the transference of industrial activity from the city centre and, alternatively, the opportunity to create attractive seaside urban spaces for the citizens. The current Port Authority headquarters are located in a historical building in the city centre. The ideal location for such a facility is near the urban centre of the cities were port activity takes place, not being indispensable a direct relationship with the port (workers barely have to go there). Moving the headquarters to a plot like the one we are dealing with makes us wonder about the reason that lies behind such decision. Does it make sense to place an office building in a location far from the main commercial activity spots? Why choose a plot which stood on an elevated place and still so further apart from the port? Once this was understood, we reached the conclusion that the answer to the project was not only the search of a building which coped with all the programmatic requirements in the best way but which also complied with a double-function aim, that of turning into an icon and a landmark in the new harbour facilities. 59

¿Por qué un edificio de oficinas en un lugar como este? Why an office building in a place like this?

UNAN OBJETO EN EL OBJECT TERRITORIO IN THE TERRITORY

“Since man has been able to navigate around the sea, the presence of marks along the coast line were necessary for sailors to determine their situation and be able to orientate themselves. These landmarks or recognizable points used to know their location, could be natural -as mountain peaks- or artificial, like the bell towers of churches and sanctuaries, or even the roofs of buildings, elements really easy to identify from the sea. In Muxia, it’s still recalled when the sanctuary of the “Virxe da Barca” had no towers and its roof was painted in white, being an easy identifiable landmark for the sailors. Also were marks to ease navigation some sort of small stone turrets, which are still seen in Punta de Sardiñeiro and Punta do Pindo; this last one commonly known as

Structural perimeter

Curtain wall

The structure is conceived as a bearing perimeter joining all the slabs. This system frees the inner space from structural elements that interrupts and conditions the office configurations.

A curtain wall is overlayed to the structure conceiving the facade is conceived as a translation of the strong structural presence to the exterior.

Tramex runways

Solar shades

EFTE structure

Polycarbonate sliding doors

The communication core is displaced to the north side of the floor in order not to generate residual space around it.

Tramex runways are inserted on the edge of each floor. This runways will allow the maintenance of the curtain wall and the EFTE surfaces.

Floors are engaged to the core on its north side, liberating the whole plan and generating visually and spatially open spaces.

Solar shades allow a complete control of the sun light incidence and radiation during summer and winter period, letting the sun go in or stay out of the inner space.

A structure made out of tubular beams configures a sustaining structure for the EFTE sheets.

Steel cables

Several cables installed on the tubular beams will tense the structure to install the EFTE sheets

EFTE Skin

The building is surrounded by a double envelope that works as a thermal cushion. This double-skin facade is conformed by tensile EFTE translucent sheets, creating an optimum energetic behaviour. Due the fact that the whole facade of the building is conformed by a translucent continuous curtain wall, energetic losses through it are high. The thermal cushion allows to accumulate heat around the building during cold weather, while the ventilation of the camera during summer generates a continuous air stream. Furthermore, this element does not only have a thermal function, it also covers the building abstracting its scale, generating a no-scale object attached to the territory.

62

Sliding doors located on the lower and upper part of the building allow us to regulate the thermal behaviour of the camera depending on the season of the year

Structural genesis When conceiving the project as a set of platform stacked and horizontally displaced among each other, and the decision to avoid structural elements along the floors, its introduced a perimeter structural system, a mesh that connects all of the slabs that shape the tower One of the problems we face is the inclusion of a vertical communication core. Normally the core its located in the middle, presenting continuous spans respect to the perimeter of the building. In this case we decided to moved the core to the north facade so that plans offer enough free space and avoiding circulation areas around the core. Perimeter axis sew the slabs among each other in groups of three floors, while a beam mesh completes the elevation joining the knots of each floor. Those knots are generated based on the subdivision of the axis of each slab in X spans,so its created an affordable distance for the structural elements.

Winter During winter season the upper a lower sliding doors will be closed. The radiation incidence over the building facade will increase the temperature of the air included inside the thermal cushion (same as in the galleries of the traditional Galician architecture) Thanks to this, energetic loses through the facade will reduce, with the consequent energetic safe.

Summer During summer season the upper and lower sliding doors will be opened. Due to a higher sun exposition the intense radiation goes through the facade increasing the inner temperature. Thanks to the pressure difference known as Venturi effect, a continuous air stream will appear all around the perimeter of the building softening the temperature and avoiding the accumulation of heat all over the faรงade

Vigo owes its development and existence to the strong industrial activity -shipyards, Citroen car factory, fish canning industries, merchandise transport enterprises, and so many others- that has configured its local economy and shaped the city from its logistic needs. The presence of derelict industrial areas in the surroundings of the city centre or its perimeter is a common characteristic of many European cities. Along the coastline, the landscape appears crowded with factories, warehouses and garages, whereas shipyards occupy the seafront. Lately, companies in these areas have started abandoning their buildings and moving to the outskirts of urban areas, creating a problem with the derelict and abandoned buildings they leave behind. The plot of La Artistica does not only offer the possibility to heal a small part of an affected area. The project seeks the salvage and recovery of icons from Vigo’s industrial past by creating a complex in which many activities coexist together, acting as the catalyst of an integral plan in the whole area, creating what we call the “Factories of Memory 69

Fรกbrica Alfageme

La Panificadora

Fรกbrica de Santa Clara

La Artistica

Since 1928 this factory built in a classical industrial style, has been the place where most of the best canned seafood and fish from Galicia has been manufactured

Located in the centre of Vigo, overlooking the whole urban area, this flour factory made the most famous bread in the region during the whole of the twentieth century.

This factory is one of the most representative of the buildings of industrial architecture in Vigo. Many locals have worked in this factory producing ceramics since 1941

This is the biggest building in the plot we are dealing with. For many years its four floors were filled with machines which manufactured products made out of tin.

71

The goal

Enhance the industrial heritage, introduce new buildings and urban spaces to dissolve the barrier Wbetween the city and the sea

The project seeks the restructuring of the old factory into a multidisciplinary building dedicated to the cultural an artistic creation, a sort of threedimensional Tetris in which different activities feed back each other.

The Roman aqueduct “Torre de Baró” makes this place a privileged spot to insert a new architectural element. That’s why the decision was taken to get the maximum use of this forgotten magnificent piece of architecture as the support for an urbanistic renewal. The proposal seeks to highlight the figure of the aqueduct by establishing a dialogue with it and respecting its historical and architectural value, bringing it closer to its future visitors. Starting from the analysis of the characteristics of the surrounding buildings, with a rough and bulky shape to adapt to the place, we decided to act opposite to this ground adaptation system, disaggregating the building into small modules that raise and extend along the aqueduct surroundings. This wants the building to blend with its surroundings and to make prospective users keep constantly in touch with the landscape and the strong presence of the aqueduct 77

This architectural complex rises up at the feet of the Roman aqueduct as if it were a newly erected village and is complemented with the different leisure spaces and paths at different levels connecting with Les Aigues walk The walkway links both parts of the valley, generating a dynamic urban walk and acting as the connecting element of the modules placed on each side. In this way it is achieved a permanent relation between the aqueduct and the BCN Youth Hostel, revitalizing the past and integrating the present

The typology of harbour warehouses appears along different countries all over the world and has some common characteristics in most of them: -Outstretched buildings with one unique inner space in which different elements are placed inside. - Stand over water - Metal faรงades - Two sided roofs Which better inspiration for a building by the water than a building which shares the same traits as those created for the same purpose? Starting from those common traits, we decide to design a single module (10x50 modules) All different volumes get mixed and intersect creating new fluent open spaces, the same that happens inside a harbour warehouse. These intersections appear creating new big common spaces with double heights and outside spaces inside the inner space of the building. 83
