“Education is the most powerful weapon which you can use to change the world.” Nelson Mandela Our IREM® chapter is offering two more classes in 2013! The first is the RES201 which is being held August 19th – 23rd. This class is a great introductory class into IREM and the Property Management Industry. RES201 discusses the responsibilities of being an on-site Property Manager. Topics discussed include: Human Resources, Legal Issues, Risk Management, Professional Ethics, Financial Management, Marketing and Leasing. For potential ARM®‘s, this is a required class to earn your designation. The final class of 2013 is the ASM Series Track and is being offered Oct. 7th – 11th. This track is comprised of skill based courses that, when taken in sequence, progressively build your knowledge of asset analysis. You will work hands on with fellow participants to explore various models of financial analysis in three applications based courses designed to help you capitalize on your real estate assets. Although the ASM courses may be taken individually, it is strongly recommended that they all be taken at the same time, as an entire ASM Series Track. Both of these classes will improve your property's bottom line and you will learn what it takes to achieve your Owner's objectives. They are being held at the IREM® Office at: 901 NE Glisan Street, Portland, OR. Visit www.IREM.org to register or call 503.228.0002 for more details. IREM ®’s distinguished instructors are listed below:: In 2014, we are again working towards having all classes available in the Portland Metro area. When the schedule comes out, please register early!! The 2014 Education Schedule for Oregon, Washington, Idaho and Alaska should be available by our next newsletter, but you can always check online at www.iremoregon.org. In addition, the IREM® national website will also have information about these classes at www.irem.org. As the dates draw closer there will be more detailed information forthcoming. Continue to strive to further your education and professional goals you set for yourselves next year.

A casual forum is what we provide! Come and speak with those of us who have experienced the process—it may just provide some much needed clarity! Such educational events may also take the form of career guidance, with seasoned professionals sharing with those just starting a career in the real estate management arena.  MEMBERSHIP: By offering informal venues to young prospective or “hitherto” passive members, we hope to lower the hurdle of engaging in our chapter. For those considering joining, we hope to demonstrate the great benefits of IREM ® membership. For those passive members, we hope to reinforce the value of participation and bolster enthusiasm.  SOCIAL NETWORKING: This is likely to begin as a simple "meet-up" type event over coffee or drinks. Regardless of the venue, IYP’s will encourage chapter members to strengthen professional relationships and personal friendships. These IYP goals obviously overlap with the functions of the chapter's current standing committees, whose dedication and commitment we all know and appreciate. With the Oregon-Columbia River IYP, the aim is always to support, not supplant....BUT we can't do it without your help! If you are: Young at heart, an IREM® member or prospective member, and think you or your coworker may like to get involved with the Oregon-Columbia River IYP Committee? IREM Makes Legal Impact... Senate Passage of Marketplace Fairness Act Hailed by IREM® as Legislative Victory in Which it Had a Hand ®

(Chicago, May 7, 2013) –The Institute of Real Estate Management (IREM ),

which has advocated aggressively for passage of the Marketplace Fairness Act, hailed yesterday’s passage in the Senate of S. 743 as a legislative victory in which it was proud to have a hand. The bill, which passed with a vote of 70 (yes) to 24 (no), would allow states to regulate and collect taxes on annual remote sales over $1 million. Earlier in April, IREM® Members held some 240 meetings with senators, representatives and their staffs urging them to modernize our nation’s tax policy and provide equity between online and brick-and-mortar retailers. While the bill still must be voted on affirmatively by the House of Representatives in order for it to become law, IREM is convinced that the Senate vote is a sign that passage of the bill is gaining great positive momentum.

Issue Highlights: Under current law, purchases made online are subject to sales tax through what is known as a use tax. Consumers who live in states with a sales tax are legally obligated to report and pay sales taxes on ALL purchases made online, although the

majority of them are unaware of this obligation, and very few pay this

sales tax. Conversely, brick and mortar retailers are required by law to collect the tax on behalf of the state. This inequity is putting some stores out of businesses because online retailers are not paying the same rate in taxes. IREM® Position: IREM® supports consistent state/local sales/use taxes for economically equivalent transactions in the state or locality in which the goods are delivered. IREM® supports a level playing field for local in-store retailers

and remote merchants (including Internet merchants). IREM® believes that local and state governments should enforce existing taxes rather than create new ones. IREM® firmly opposes any new programs that would impose taxes on the cost of such services, such as fees and other costs associated with the purchase and ownership of real estate.

OREGON-COLUMBIA RIVER CHAPTER NO. 29

Fair Housing Council Report LIBBY AND THE CAPE OF VISITABILITY By Jo Becker, Education/Outreach Specialist, Fair HousingCouncil Serving Oregon and SW Washington ‘Remember Harry Potter and his invisibility cloak? Well, here’s a fun bit of fair housing news for you! National fair housing speaker and attorney with For Rent Media Solutions has written a children’s book (e-book) that explores disability1 and accessibility from a child’s perspective. Another book for kids that’s sure to resonate with grownups as well! Check it out – and support a great cause – today!

Libby, Aria and Benjamin have been best friends since they were babies. But now Aria has moved to a new house and Libby, who uses a wheelchair, doesn’t get invited to Aria’s birthday party because the house has barriers. Hurt feelings follow…

Then the kids meet Everett, an adult wheelchair athlete, who tells them how the disability rights movement gained successes through years of public demonstrations and pressing for laws. Everett shows them a picture from the 70’s showing people with disabilities blocking inaccessible buses. The kids are inspired to their version of public action to achieve the goal that every new house would have a step-free entrance and wide bathroom doors. Learn how the kids get on the front page of their hometown paper, as their method gets them in trouble – and how they achieve a sweet victory. "Libby and the Cape of Visitability" is the diary of Libby, a KWD (Kid with Disability). Written for children ages 8-13, this book raises awareness of the exclusion created when houses are not built with simple features that allow wheelchair users to visit or live in them.

For those grownups (teachers, parents and others) that engage in meaningful dialogue with children, this book provides not only a captivating story and relatable characters, but a Reader's Guide with discussion questions and resources as well. Eleanor Smith is a well-known civil rights worker and Nadeen Green is a teacher, writer and blogger on the topic of fair housing. This e-book was made possible with the support of For Rent Media Solutions. Proceeds from For Rent's share of royalties are being donated to the Michigan Habitat for Humanity (which builds visitable houses)! "Libby and the Cape of Visitability" is available for Kindle, Nook, Sony eReader, iPad, etc. at http://bookstore.authorhouse.com or directly at Amazon.com for Kindles and directly at BarnesandNoble.com for Nooks, as well as from other online resources.
