Kiara East Property launches DEX 2.0 Property developer Kiara East Property Sdn Bhd, a wholly-owned subsidiary of SBC Corporation Bhd, held the soft launch of DEX 2.0, the second tower of the company’s DEX Suites on the 3rd July 2013 at the Kiara East gallery. DEX 2.0 is a 21-storey residential tower featuring 13 units per floor with 273 stylishly designed and partly furnished units. The units that come in sizes of 478 sq ft, 839 sq ft, 911 sq ft and 955 sq ft, have various configurations of 1 to 3 bedrooms, 1 to 2 bathrooms and come with one car park each. The tower’s expected completion date is 2016. Purchasers of the first 50 units will be able to enjoy an early bird discount of 5% on the down payment and an additional 3% upon handover of the certificate of completion and compliance, while the subsequent 50 purchasers are only eligible for the 5% discount. Tribeca sets to refine KL financial hub The Low Yat Group has officially introduced Tribeca, its latest high-end property development slated for construction in KL’s golden triangle area. The announcement was made in an official ceremony graced by the mayor of KL, YB Datuk Seri Haji Ahmad Phesal bin Haji Talib. LakeClub ParkHome offers quality resort living at affordable prices Houz Group’s flagship property division DA Land Sdn Bhd’s new residential development LakeClub ParkHome, which went on sale recently, offered units at up to 20% less than neighbouring residential developments even with the same high level of amenities. The first phase of the 75-acre resort home themed development in Rawang is a short distance from many of Selangor’s cities and townships and incorporates a proposed international school and 11-acre central park among its list of extensive amenities.
The first phase of the project, which spans 24 acres, consists of 222 units of two- and two-and-ahalf storey terraced homes priced from RM280 to RM290 per sq ft. Since its soft launch last December, units in the first phase have already been sold out, with the second and third phases being released soon to prospective buyers. This will then be followed by the fourth and final phase which is expected to be completed in 2017. In total, LakeClub ParkHome will have a gross development value of RM500 million.

Bank Negara Malaysia’s New Measures: Will It Affect the property market? iProperty.com examines the impact of the central bank’s recent rulings and the likelihood of BNM curbing the developer interest nearing scheme. - BY CAROLINE CHAN
Bank Negara Malaysia’s (BNM) recent announcement on reducing the maximum loan tenure allowed for mortgages and personal loans will certainly impact the country’s property industry. One of the measures announced that prospective home loan borrowers will find most restrictive, is the reduction of the maximum tenure of 45 years allowed in the past for the financing of residential and nonresidential properties to only 35 years with immediate effect. The other two measures which are also effective upon the announcement are the, reduction of the maximum tenure of 25 years to 10 years for personal loans and the prohibition on financial institutions on offering pre-approved personal financing products. These new measures
which complement the lending measures introduced in 2010 have been introduced by the central bank to curb household debt and reinforce lending practices. According to BNM, Malaysia has recorded an annual increase in household debt of 12% for the last five years and our household debt–to-gross domestic product ratio has reached an alarming 83%, making it the highest in emerging Asia. In a press conference held following the release of the measures in a statement, Bank Negara Governor, Tan Sri Dr Zeti Akhtar Aziz, in addition to highlighting the worrying upward trend of household debt in the country also said that these measures are aimed at the household sector to ensure it is sustainable over the
medium term and to ensure its contribution to the economy in a sustainable manner. These measures will be applicable to all financial institutions and credit cooperatives regulated by Bank Negara, the Malaysia Co-operative Societies Commission, Malaysia Building Society Berhad, and Aeon Credit Service (M) Berhad. However property industry experts are not overly concerned about these measures as they are expected to have minimum impact on the market. Most older Malaysians are already committed into the property cycle and are unlikely to form a significant segment requiring long tenured property loans. Furthermore, the shortened maximum mortgage tenure of 35 years imposed by BNM is viewed by many as lenient when
compared to most countries where the maximum loan tenure is only 25 years or until the borrower reaches retirement. Younger generation affected? Younger Malaysians however will be affected by these measures. I0I Properties director, Teh Chin Guan was quoted as saying, “They are the ones who will need loans with extra tenure, not the older generation who are mainly able to afford (higher monthly repayments)”. “In the short term, the level of affordability for the younger generation will be lower at today’s prices,” he added. Reduction of the loan tenure would also mean higher installments that will impact especially those with limited borrowing capacity. While the repayment value is higher, the positive long term effect will be greater savings as a borrower would be paying less interest. The National Housebuyers Association honorary secretary general, Chang Kim Loong said that although a 35-year loan is more than adequate for house buyers to buy their dream home, it is almost impossible for fresh graduates to buy a property without parental support. However, property consultant and author Milan Doshi commented, that the new BNM ruling caps are “pretty minor” since first time home buyers are able to borrow up to 90% of the purchase price for their first and second property. He added that the requirement of needing a higher down payment under the new rules does not arise as banks are still giving loans up to 70 years of age.
Curb on DIBS? In the last few weeks, there has also been much speculation on the likelihood of BNM curbing the Developer Interest Bearing Scheme (DIBS) currently offered by developers. Under DIBS, developers work in partnership with banks to bear the interest incurred during the construction period of a property. This scheme has become an increasingly popular financing scheme as buyers are only required to pay 5% to 10% of the property price. Many of these buyers flip the property as soon as it is completed and make a tidy profit. According to an analyst, most of the sales in the recent property market especially in urban areas can be
attributed to the attractive DIBS scheme. Critics of the scheme claim that the interest saved has already been passed on to the buyer through a higher selling price. Elvin Fernandez, Managing Director of Khong & Jaafar Group Of Companies said, “The difference between nonDIBS and DIBS can range as low as 5% to as high as 30% if other incentives like early-bird
discounts, stamp duty waivers and cash payments are taken into account.” He advices regulators to compel developers to be transparent with the incentives they are offering buyers. It has been reported in the press that BNM is considering curbing the scheme as a cooling measure on rising property prices but there have been no official comments on the matter by BNM. Datuk Michael Yam, President of Real Estate and Housing Developers’ Association (REHDA) says that BNM should engage in discussions with the stakeholders (i.e. developers and bankers) before making any drastic decisions. The curbing of DIBS will have some impact on property prices. Hong Leong Bank says that it would be negative for future sales in the primary market but the extent of damage varies with the degree of exposure to the high-rise segment for each individual developer. Another drawback of curbing incentive schemes such as DIBS is the fact that it will significantly reduce interest in new property launches. Furthermore speculators too will be discouraged from investing in new projects if the initial outlay is high. CONCLUSION BNM’s initiatives of introducing tighter lending measures and if it materializes, the curbing of DIBS are both aimed at regulating the property market in Malaysia for the long term and to ensure any surge in property prices can be managed well.

O2 Residence is a low-density development stretched over 13 acres, and a large part of it will consist of green elements. This includes 1,000 trees, 70% of which will be local tropical species, that will be planted all over the project. When green living is mentioned, people immediately think about recycling. But with O2 Residence, we are promoting a higher level of environmental friendliness in our residents’ lives. One of our main green features is a rainwater harvesting system for irrigation purposes which helps negate the need for domestic water usage when it comes to watering all the plants on the development and cleaning the common areas. The water is stored in the eco pool, which at full capacity holds enough water for year round irrigation. Another facet of the rainwater
harvesting system is for residents’ flushing need, 38% of the flushing needs can be offset by this system. O2 Residence also has photovoltaic panels that will harness solar energy. The electricity generated through this will be sold to Tenaga Nasional through the feed-in tariff scheme and the profits will be passed to the management to be used to help cover the development’s maintenance costs. Aside from that, we have incorporated green technology such as LED bulbs and regenerative lifts into the development as well. iP: How much did these green initiatives contribute towards the cost of O2 Residence’s overall development? Puan Sri Datin Alice Su: That is a difficult question to answer, as these green initiatives were already incorporated the day we came up with the design itself. As such, the costs automatically became part of the base development costs instead of being an add-on and it is very hard to isolate its true value. The total cost will be slightly higher compared to that of a development without these initiatives, but in the long-run these green features will save money and earn their worth back. iP: What is your vision for O2 Residence once it is completed? Puan Sri Datin Alice Su: At Perfect Eagle Development, we understand that people want homes that are sustainable and environmentally-friendly yet still affordable and equipped with top-notch facilities, and that is what we aspire to deliver with O2 Residence. Penang’s property market continues to thrive Penang has emerged as a property hub that has managed to attract international interest over the past few years. Seeing the increasing popularity of real estate in Penang, most developers are thus coming up with projects that can appeal to a larger group of buyers. BY Caroline Chan
With much of our attention captured by the rapid growth in the property sector in Malaysia’ southern corridor, it may be easy to lose sight of other markets in the country. Penang’s thriving property market, however, continues to garner the interest of key industry players and savvy investors despite growing opportunities, both in Iskandar Malaysia and the region. The National Property Information Centre recorded the transacted value of residential properties in Penang at almost RM6 billion last year. The response to the Malaysian Property Expo (MAPEX) 2013 held in Penang in April provides another clear representation of the level of interest in property investment
in the island state. The 3-day event saw the participation of 23 developers which included leading names such as IJM Land, Mah Sing Properties, Sime Darby Properties, SP Setia, Sunway Grand and UEM Land. Over RM100 million in deals were reportedly closed during the event. Real Estate and Housing Developers’ Association (REHDA) Penang chairman, Datuk Jerry Chan attributed the bullish outlook of the market to Penang’s growing population and increasing number of jobs during the opening of the Expo. In tandem with the anticipated growth in population, the job market and the robust economic outlook projected, Penang’s
government has managed to double investments into the state in the last five years compared to the same period prior to it. Between 2008 and 2012, Penang has drawn in some RM36.1 billion in investments, twice the RM18.7 billion recorded for the period 2003 to 2008. New developments on the island are concentrated in Penang’s North East and South West districts. Projects that brought about changeS in the North East The North East district extends over the prime residential and commercial areas
2 of Tanjong Tokong, Batu Ferringhi, Pulau Tikus and Bayan Mutiara. Significant new developments primarily on reclaimed land here include IJM Land’s RM5 billion Light Waterfront project. It is located near the Penang Bridge along Tun Dr Lim Chong Eu Expressway and will consist of four hotels, a shopping centre, an international business district, a residential zone comprising of condominiums and sea front bungalows as well as the international convention centre to be called the Penang Waterfront Convention Centre (PWCC). It in addition to the Penang International Sports Arena currently being developed into the Subterranean Penang International Conference & Exhibition Centre (SPICE) will
position Penang as a leading MICE hub in the region and will enhance its attraction as a business centre. Other significant developments in the North East Area are Ivory Properties Group Berhad’s (IPGB) Penang World City Project in Bayan Mutiara, a mixed development project of over 1,000 acres in partnership with Tropicana Corporation. IPGB is also building a city mall and residence in Tanjong

Projects in the South West The second largest project on the island is the soon to be launched Ideal Vision Park by Ideal Property which is a development valued at RM2 billion. It is located in the South West of Penang where land prices have risen by about 30% in the last two years. The South West district stretches over the residential and commercial neighbourhoods of Relau, Batu Maung, Bukit Jambul, Bayan Lepas, Sungai Nibong and Teluk Kumbar.The opening of the second Penang bridge which connects Batu Maung here to Batu Kawan in Seberang Prai is expected to further escalate prices. In addition to Ideal Vision Park which is a mixed development project, Ideal Property has also announced plans for a development in Sungei Ara consisting of condominiums and shop offices. Despite the area’s rising prices, CEO of Ideal Property Development Sdn Bhd, Datuk Alex Ooi, when met by the press in February this year, said, “It is possible to build homes within the RM450,000 to RM670,000 range in the South West district, a price still considered affordable and reasonable on the island these days, and make a decent profit despite higher land and development costs.” Mah Sing Group’s Southbay City Project is also set on a 87 acre-site in Batu Maung. South Bay City is to comprise
5 Master Transportation Plan Overarching the burgeoning development in the North East and South West areas of Penang is the government-led RM6.3 billion mega-project which is part of Penang’s Master Transportation Plan. The mega project will cover a 6.5km undersea tunnel linking Gurney Drive and Bagan Ajam, a 4.2km bypass road linking Lim Chong Eu Expressway and Gurney Drive, a 4.6km bypass linking Air Itam and Lim Chong Eu Expressway, and a 12km Tanjung BungahTeluk Bahang Road. This massive initiative and the opening of the second bridge to upgrade Penang’s infrastructure will enhance island-wide connectivity, reduce the traffic congestion problems currently faced and impact the island’s property prices positively. Conclusion Penang’s hold on the property market is anticipated to grow stronger in time.

KEPONG A major township bordering Kuala Lumpur and Selangor, Kepong has continued to show a steady level of growth thanks to its high accessibility.
About 10 kilometres away from the KL city centre, Kepong is a combination of recreational, residential, industrial and commercial elements offering a live-workplay environment. Just like most of the other townships, Kepong has been experiencing a steady and positive growth in terms of transacted prices for the past three years. Nevertheless, it has not been affected by the MRT or any other new transportation system plans for the near future. These selected schemes (selected property types) recorded a transaction amount of approximately 200 to 300 units each year for the past 3 years. However, as of April 2013, only 41 transactions have been recorded for the selected schemes. This happened not only in Kepong but also in regards to many other schemes within the Klang Valley, possibly due to the high entry prices and the competition from new supplies. In many peoplesâ€™ eyes, the township is rather crowded and very unlikely to have empty land for new project developments. However, determined hunters were still able to squeeze out every inch of land possible to plant new projects here in the township, although not all projects were carried out smoothly. The new projects are mainly medium to higher end products excluding the Peopleâ€™s Housing Project (PPR) by the Ministry of Housing and Local Government offering
1,600 units of affordable houses. For instance, Lakeville Residence by Mah Sing Group, with a smallest unit size of 950 sq ft, has an indicative price of RM688,800/onwards, Fortune Perdana Lakeside Residence by Asian Pacific is selling at approximately RM430 psf to RM500 psf with only a limited amount of units available, 3-storey terraced houses by Fadason Group known as Fadason Villa are selling from RM1.2 million upwards, and Dua Menjalara is selling at approximately RM564 psf for a unit size of 1,735 sq ft.
Other than the mentioned, there are also under-application projects in the tube such as the revival project of low- & mediumcost apartments by Gallant Acres Sdn Bhd, serviced apartments by Kembang Wang Sdn Bhd, serviced apartments by Aikbee Sawmill Sdn Bhd, a commercial building by Potensi Cekap Sdn Bhd, low-cost apartments by Magna Park Sdn Bhd, serviced apartments by Aikbee Timber Sdn Bhd, a commercial block by Metropolitan City Sdn Bhd, a commercial block by Windsor Triumph (M) Sdn Bhd and terrace houses by Atrium View Sdn Bhd. However, these developments have yet to be confirmed. Strategic locations sometimes do come with pros and cons such as with many matured townships and cities located nearby, they
produce a large amount of waste. Part of Kepong is utilized as a refuse disposal point, and currently many of the collection points have been filled for developments. As reported in The Edge, the minister of Urban Wellbeing, Housing and Local Government said a 1.7 hectare site next to the solid waste transfer station in Taman Beringin, Kepong had been proposed as the location of a high-technology incinerator with the capacity of burning 1,000 tonnes of garbage daily. Potential for growth? Nevertheless, while merely a small portion of the township will be affected, questions arise as to whether purchasers will be affected by the perception or succumb to the desperation for new homes.

The artist’s impression: distortions and gimmicks Some property developers adopt marketing gimmicks to lure buyers. The result is booming sales for the developers at the expense of the naïve and unwary. Flip through any newspaper or magazine and you will be bombarded by advertisements of picture-perfect and too-good-to-be-true products. The advertiser aims to entice, and to do so, advertisements have to impress as many readers as possible. What happens if you bought an apartment/ condominium unit/landed bungalow because you were attracted by the artist’s impression on the sales brochure of the property and lifestyle but found out later that it does not live up to your expectations? Can you take the developer to task? Developers do employ a number of gimmicks.
Scenario 1 The apartment has a landmark view (e.g. KLCC) in the sales brochure but you later find out that it is obscured by an equally unimpressive towering apartment block next door or the view is too distant and unclear.
Scenario 2 The actual clubhouse is nowhere as glamorous as the one represented in the glossy brochure and the gymnasium is without high tech equipment and facilities.
Scenario 3 How about when you discover that your neighbourhood is not teeming with expat families carrying groceries and healthy kids running about or with eyefuls of petite Caucasian women swimming and sun tanning at the pool side as represented in the sales brochure?
Scenario 4 What about buying an uptown address in ‘Mont Kiara’ only to find out that it is closer to non-descript Segambut? As a property’s location enhances its value, it is almost always exaggerated.
Scenario 5 15 minutes to Petronas Twin Tower (if by flight – pun intended) but not through the horrendous traffic of KL city centre. Maybe if there is no traffic congestion; you certainly cannot make it even with functioning and wellsynchronised traffic lights.
Scenario 6 Guaranteed five-year return on investment – ‘ROI’ (provided you furnish the unit with no less than RM30,000 worth of furniture and fittings); only RM98,888 upwards for a three-room condo (this minimum price shown was for the studio unit while the three-room unit was pegged around RM22X,XXX); and condo living in the city (this refers to three apartment blocks consisting of 600 units with a swimming pool half the size of an Olympic-size pool and two squash courts). NB: Such exaggerations usually come with fine print at the bottom which, sadly, house buyers do not read. Very often, these so-called ‘guaranteed contracts’ are signed with another company other than the developer. The ‘other company’ could just be a shelf company with nominal paid-up capital.
The gimmicks highlighted in the promotion material are attractive and catch the eye of potential buyers. The result is booming sales for the developers at the expense of the naive and unwary. Under the Housing Development (Control and Licensing) Regulations 1989, housing developers are required to give ‘accurate information and true particulars’ in their advertisements of housing schemes. The developer is required to submit the mock-up advertisement and an artist’s impression to the Housing Ministry for its vetting. Those who violate the terms and conditions of the approved permit can be prosecuted. Upon conviction, the offending developer is liable
too familiar fine print of disclaimer: ‘All illustrations are artist’s impressions only’ or ‘The brochures do not form part of the contract’ among others, sitting in a corner of the brochure in obscure print which one can only see with a magnifying glass. The property was sold with the cachet of a well-known developer when in fact it is one of its subsidiaries or affiliates. House buyers only discover the truth when they sign the Sales and Purchase Agreement (SPA). Another thing to consider is whether the buyers have the stamina to take on the mighty and rich developers and their army of equally mendacious lawyers. Developers know this and that is why potential buyers must now be savvy about the property business. BTS v. STB In the majority of cases involving Sell-ThenBuild (STB) properties, what you see in the brochures, advertisements or scale models will not be what you get. Readers should now understand why the National House Buyers Association (HBA) is steadfast in demanding the Build-Then-Sell (BTS) mode where the buyer only pays for the completed property.

Can a developer be sued over these inaccuracies and compensation ordered to be paid? Chances are they cannot be unless these representations are part of the contract conditions. Besides, more often than not these representations are precluded by an all

It entails paying 10% as deposit (on signing the SPA) and the 90% balance is paid only when the property is completed with individual title, Certificate of Fitness (CCC or CFO included), keys and available electricity and water. You should do this right from the beginning: the showroom trip to sign the SPA and examine the property in light of the approved drawings before taking possession. Ask the sales staff to show you first the ‘approved’ layout which is to be annexed to the First Schedule of the SPA, then the planning permission to ascertain whether neighbourhood attributes indicated in the sale brochure match the ‘approved’ layout.
Again ensure these approved plans have the endorsement of the relevant local authority as described earlier.
Following that, ask for the approved Building Plan which is to be annexed to the Second Schedule of the SPA to verify again whether what was approved matches the artist’s impression. Insist that you be given an approved copy of the parcel unit that you are purchasing together with the approved copy of the accessory parcel of the car park. Identify the ‘common facilities plans’ to be attached as ‘approved plans’ to the sales and purchase contract. They will have no reason
Notwithstanding the above, to ensure that you get what you have been promised in terms of the common facilities such as the swimming pool, club house, barbeque pits, gymnasium with facilities, etc. by the sales staff, it is prudent for you to run through the Fourth Schedule (Building Description) Schedule G (landed) and Schedule H (Stratified Property) Second Schedule common facilities and services, with your own lawyer separate from the developer’s panel lawyer to ensure they are included before signing the agreement proper. Feng Shui your serviced apartments Serviced apartments could be defined as a type of furnished apartment available for short-term stays, which provides amenities for daily use. Many of us are starting to include this form of accommodation in our options as they can be less expensive than equivalent hotel rooms, while providing more space and privacy for the occupants. If you’re staying in one of these units for an extended period of time, a concern for good Feng Shui could be raised. Of course, most of us want to benefit from the balanced flow of energies in the space that we live in to support our daily endeavours and outlooks in life. Here are some tips you could follow to welcome a bright, comfortable and calming environment in your serviced apartment. Scary Yin Qi There’s nothing scary about Yin Qi, really. While they can accumulate in an unoccupied
unit for a long period of time, claims that they are harmful to the occupants are perhaps a little skewed towards the fictitious side of the story. ZeRi or better known as date selection is more important if you want to kick start a smooth transition to your serviced apartment. Remember, Yang Qi is not solely derived from sunlight alone - it can stem from the energies of the occupants as well. Duration Concerns Feng Shui, besides being a business of proportion and balance, is also a matter of time factor as well. For Feng Shui’s effects to truly impact the occupants of a serviced apartment, a period of two to three months is needed. Anything less than that is simply not significant enough to bore any effects. Size Doesn’t Matter Small may be an understatement to describe some of the serviced apartments out there, but luckily Feng Shui is applicable to all sizes.
So, as long as there are people staying in it, you can Feng Shui it! The Trail for Food The sight and smell of food in the kitchen may be saliva-inducing, but having a main door that opens directly into one is not exactly what you would regard as a good idea. If kitchen is aligned to the main door, the health and harmony of the occupants (kitchen represents these two elements) will be jeopardised. The Bedroom Drama Never ever place your bed in direct alignment to the bedroom door. Qi that enters will hit your bed directly, causing disrupted sleep. Some serviced apartment, unfortunately, doesn’t have the luxury of space to allow an otherwise arrangement. As such, try your best to at least hinder from placing the head of the bed directly to the main door. Bathroom and Stove: A Face-off Have you noticed how in certain units, the stove is located against the wall of the toilet
bowl? This is essentially not a major problem, but to stay on the safe side, do your best to opt out of it. Stove should always be placed against a pure Yin wall. Hence, if the wall behind your stove is a really solid one, it would act as an extra reassurance to you. Balcony A-OK Ideally, balcony should overlook positive features like mountains, curving river or lake of clean water. If you spot any negative features from your balcony, it is advisable for you to go back to the drawing board. Car Park Frenzy Some serviced apartments tend to have their car park positioned in the middle of the building. Do not favour this design as car park makes room for wind to blow through, causing too much Yang energy in circulation within the apartment. As a result, Qi flow in these buildings may not be as balanced compared to those with underground parking system. Room Behind Another Room Such unconventional arrangement exists due to the obvious lack of space. Generally it is fine, unless there’s an obstruction in the pathway to the second room (the hidden one). If there’s nothing but a clear path, it’s a green light all the way. This list aims to serve its purpose in providing only a general idea of what you can expect in the Feng Shui of your serviced apartment. On the 5th July 2013, Bank Negara Malaysia (BNM) announced measures to reinforce responsible lending practices by key credit providers, essentially tightening up regulations for financial institutions lending money to consumers with immediate effect. BNM unveiled three measures to cut household debt which include a 10-year cap for personal loan tenures, a 35-year cap for both residential and non-residential loan tenures as well as a prohibition on preapproved personal financing products. According to BNM, household debts have been increasing at an annual rate of 12% over the last five years, mainly due to the offering

The government has already announced subsidy cuts in fuel, sugar and electricity which may cause the cost of living to rise. Middle- to lower-income groups already face challenges balancing their disposable income with their debt repayments every month. This has caused some to consider selling their existing permanent residence and renting a property instead in order to save some money. Know the Facts However, selling your property is not always a wise decision. You still have to pay rent for a shelter, and rental is charged according to current property market prices. A recent market survey showed that property prices have increased tremendously from 2009 and is expected to grow at a rate of 5% per annum due to higher land values as well as labour and material costs.
For those who bought their properties in good locations before 2010, I believe property prices have increased by at least 50% compared to current market prices. These days, a doublestorey link house in any prime location is selling at above RM800,000 and a 1,000 sq ft apartment is going for approximately RM500,000. You will never get the same price in the future for a property in the same location and you may consume more traveling time and transportation expenses by moving somewhere else. My advice to these housing loan borrowers is to keep track of their debt statements especially home loans which have fluctuating interest according to the BLR. Since 2009, the BLR has been on an uptrend (BLR for 2009 is 5.55% while the current BLR is 6.60%). Borrowers who keep paying the same repayment amount as per 2009 have to be cautious against BLR moving upwards in the near future. Once your monthly interest charge is higher than your repayment amount, your loan outstanding balance will get higher on a monthly basis. The snowball effect will come from the power of continuously compounded interest and you may receive a demand letter from the end financier to settle the shortfall amount, failing which foreclosure action will be taken against your property.
Preventative Measures I have constantly reminded the public over to keep an eye on their housing loan statements. Preventing your debt from snowballing is always easier than stopping it; being busy and ignorant to your housing loan should not be the reason for your failure in property investment. You should be responsible for your investments and is advised to consult a bank or any reliable advisor regarding your home loan status. Understanding your current loan status, whether your loan tenure has been prolonged or you have been paying the wrong repayment amount, is essential for household budget planning despite the fact that living costs are getting higher. The more information you have about your housing loan status, the higher your returns will be from your investment. Hence, you will increase your profits, reduce your work and more importantly reduce your errors drastically. Property investment is an old and experience-based wealth builder. Folks have built their fortunes throughout the centuries by owning real estate. If it was true then, it is even more so today. Unfortunately, making the wrong decision and planning without true comprehension could be very costly and demoralizing.

Getting good returns As a landlord, you should study the rental market in your propertyâ€™s neighbourhood, and identify not just the market rental rate, but also the occupancy level.
If there are many rental enquiries but not enough units available for rent, this will create a situation where demand outstrips supply. Under these circumstances, rental rates would be under pressure to rise.
One can study the rental market by visiting websites such as iProperty.com to see the rental rates for properties in the immediate as well as neighbouring vicinity. If it is an apartment or condominium, one can check for rental rates at the notice boards. Neighbourhood stores such as 7-Eleven may also have notices on rooms and homes for rent.
In contrast, if a neighbourhood has a low rate of occupancy, this creates greater pressure for rental rates to drop. Under these circumstances, it may be better to get lower rental returns rather than to ask for higher rental returns but having your property vacant and not generating rental returns at all.
One can also engage real estate agents and negotiators to seek tenants for the property. There are benefits to this avenue. Not only would it be less hassle, but they could help to identify tenants of reliable standing as well as corporate tenants. They can do a wider search for tenants on your behalf, especially when the property concerned is of a high-end type. To identify the occupancy level of a property, the landlord could not only get such information through word-of-mouth,

and why did they consider your property in the first place. It is important to be observant during these exchanges, to identify if the tenant is trustworthy, and financially able to pay the rent. This could save the landlord unnecessary hassle in the event that the tenancy does not turn out well. Keeping your tenants happy Tenants want to have a comfortable home to stay in. As a landlord, it is in your favour to keep your tenants happy, because if they are well-treated, and the fixtures in your property are properly maintained, they are more likely to stay on in your property.
