Welcome! There seems to be so much uncertainty in the world at present that it’s reassuring to find financial experts still agree that property remains one of the soundest investments. With this in mind, our bi-monthly virtual tour of the world once again reveals some of the most delectable destinations and finest homes imaginable. From prime penthouses in London and city residences in New York to alpine retreats in Switzerland and sun-drenched properties in Thailand, Bermuda and Dubai, there’s sure to be something to appeal to all tastes. Talking of different tastes with regard to style, this issue seeks advice on bedroom design from three award-winning interior designers. I found this most helpful as, having gradually redecorated the whole house, I’ve left the bedrooms until last. This is mainly because I feel they are such important places to get right and so easy to get wrong. While you want to create a perfect oasis of peace, you certainly don’t want them to look bland and dull. As with so many things in life, striking the right balance is key. I now look forward to putting their ideas into practice – perhaps starting with a sea lavender theme for the main bedroom to suit a listed property overlooking the coast.

We explore the many virtues of a country that’s renowned for its winter sports but which offers something for everyone throughout the year

Photograph: © GGB

ll season weather, international schooling, quality of life and capital growth potential makes Switzerland an attractive place to invest in property. Charlie McKee of Hindle & Baldock, comments, “In the winter you can be skiing but in the summer you can enjoy activities such as cycling, golf, walking, mountain biking and fishing whilst admiring the beautiful wildlife that surrounds you. These attributes have also made some Swiss resorts very popular with active retirees. Most resorts are easy to get to from the UK and property values have steadily appreciated for many years, coupled with the strong Swiss franc.” House prices are notoriously high here. “Verbier for example, is expensive – there is no getting away from it,” says Mr McKee. “The place has a very strong brand and social scene, and of course world class skiing. Like anywhere, proximity to the slopes commands a huge premium, especially since availability for foreigners to buy has restrictions. These are of course reasons why values should be well underpinned.”

International schools have a big impact on house prices and nine or 10 of the most expensive schools in the world are located in Switzerland. “Drawing on its success in attracting multinational corporations, in the cities up to 50% or more of the top international school students’ parents are expats in the corporate sector, with fees often subsidised,” explains Mr McKee. “It is no surprise, however, some of these schools are in the mountains. Students come from all over the world, some of whom have never experienced skiing before. They graduate from novice to expert on the slopes pretty quickly. The draw for parents, those with deep pockets, is considerable. A genuinely international environment, and education, for tomorrow’s citizens, and CEOs, of the world. “The daddy of them all is eye-wateringly expensive, 136 year old Le Rosey, where the winter term is spent at the Gstaad campus, spring and summer spent at Chateau du Rosey on the shores of Lake Geneva. Classes are in French and English, but the student mix is truly international, albeit with a 10% cap on individual nationalities. From January to March, lessons end at lunchtime so students can ski, or participate in other mountain sports, in the afternoon. There is an ever expanding waiting list for Le Rosey, ‘who you are’ no longer guarantees a place, it has become considerably more academically selective.” Development can be limited and there are restrictions on who can buy what in Switzerland, meaning availability is often limited for foreign buyers. However, Simon Malster, managing director of Investors in Property, reports that over the last six months his company has had more enquiries than ever before for high-end Swiss property. “In particular buyers are after large chalets in the top resorts like Zermatt, Verbier and Grindelwald,” he explains. “Over half of our buyers are outside the UK and come from all over the world – Switzerland is particularly popular with buyers living in Dubai, Hong Kong and the main capital cities of Europe. Post Brexit we have been surprised to see that the high level of enquiries has continued even from UK based clients.” International Property & Travel

7 Heavens, Zermatt While it’s only possible to buy in Zermatt if you are Swiss or have a Swiss residence permit, the only exception is the 7 Heavens development of seven stunning chalets. This is because they are regarded as ‘investment properties’ rather than as ‘second homes’ and will be professionally managed, staffed and rented when owners are not using them. Currently under construction, these chalets are just 100 metres from the foot of the slopes and the lift. Ranging from 500 to 1,250m2 they are built between four and seven floors in a style blending tradition and modernity. They provide very comfortable living space with lots of light and huge windows giving panoramic views to the Matterhorn. Sold off plan, the chalets will be finished to the specification and style of the owner, modern or traditional. From CHF17m / £13.5m / €15.6m / $17.4m

Once in lifetime a

Casa Burés in Barcelona offers you the possibility of living in one of the world’s most impressive Modernist masterpieces

Just moments away from Passeig de Gràcia, the Palau de la Música, La Boquería food market, Parc de la Ciutadella and the enchanting Borne neighbourhood, Casa Burés is ideally located. The newly revamped OneOcean Port Vell and the beaches of Barceloneta are also just a short stroll away. The project comprises 26 exquisitely refurbished apartments with an array of ondemand premium services and luxuriant communal areas.

The Berenguer apartments These former rental apartments have been meticulously restored and present a unique opportunity for true lovers of the Eixample district. With a variety of options for size and layout, some facing the street and others the tranquil inner courtyard, all of these apartments preserve the building’s Modernist air thanks to their high ceilings, large picture windows and hand-tiled mosaic floors.

The lofts The ground floor, which hummed with activity when it housed the offices of the Burés textile company more than a hundred years ago, has been divided into three spectacular lofts. This industrial heritage has been maintained through the use of bright, open spaces that incorporate the building’s original, large wrought-iron columns, complemented by a new, glazed gallery designed to optimise natural light whilst maintaining privacy. These imaginative and original spaces showcase designer living at its most creative.

The Burés residences Two residences that are genuinely unlike anything else in Barcelona, with uniqueness that goes beyond the luxury elements and unparallelled space they offer. Independently accessed from the vestibule via an imposing stone staircase, each residence contains a number of valuable architectural and decorative elements that form part of the history of Modernism. Each room is just as dazzling today as in the building’s heyday, and once again offering the last word in comfort and convenience.

hen someone says they are offering you the moon, you are right to be a little sceptical. However, in this case, it’s worth closer consideration. ‘Moon’ is the first topographically accurate lunar globe, displaying the current lunar phases at any given time. The project involves the use of the

latest data from NASA’s Lunar Reconnaissance Orbiter combined with advanced electronic and mechanical engineering and craftsmanship in mould making. Moon, which was launched in April, is the result of a four year project by designer Oscar Lhermitte in collaboration with London-based design studio Kudu. The 1/20 million replica of the moon features a surface with every detail of its craters, elevation and ridges. What’s more, a ring of LED lights revolves around the globe, constantly illuminating the correct face of the moon and recreating the lunar phases as seen from earth. This technology also enables people to see the side not visible from earth, something very few people will ever be able to experience in reality.

Graff Diamonds is renowned for incorporating exquisite floral silhouettes into many of its most iconic designs. Continuing this celebration, nature’s organic shapes and forms have inspired the creation of its Floral Rain collection incorporating the finest diamonds, pink diamonds, rubies, emeralds and sapphires. Cascading diamonds resonate with flowers in full bloom, as white diamonds illustrate water droplets running down the petal. Brilliant diamonds are embraced by further stones to form the silhouette of a delicate floral motif, interjected by corresponding gemstones to accentuate the cascading effect. POA 

Time fusion Founded in Switzerland in 1980, Hublot was the first watchmaker to combine gold and natural rubber. This creative concept, named the ‘Art of Fusion’, was just the beginning

MP-05 LAFERRARI SAPPHIRE While the original design of this watch was created to show off the beauty of its movement, its alter ego – with its case carved out of crystal sapphire – is a movement which appears to be literally suspended in mid-air. he original design and comfortable fit of Hublot’s innovative watches (the case on the first watch took its inspiration directly from a boat's porthole, an hublot in French) soon made them very sought-after pieces. Indeed, members of royal families were the first to show their enthusiasm. With the launch of the Big Bang chronograph in 2005 the brand started achieving records, awards and enormous success. Its design – brand new to the world of watchmaking – was immediately recognisable. Featuring sharper corners and with six screws passing right through the case, it represented the perfect illustration of the concept of fusion, the philosophy of the brand. Since then, there have been four collections – Big Bang, King Power, Classic Fusion and MP pieces – housing movements ranging from the most simple to the most complicated – including the world record breaker with 50 days of power reserve for the MP-05 LaFerrari. Thanks to these pieces, Hublot continues to write the history of fusion. It combines materials such as Magic Gold (the exclusive unscratchable 18K gold), King Gold (red gold with 5% of platinum), carbon fibre, Hublonium (aluminium and magnesium), titanium and many more with traditional materials such as gold, platinum, ceramics, steel, rubber, diamonds and precious stones. Having been the Official Timekeeper for Manchester United Football Club and of the EURO European Championship, the firm became the historic first Official Watch and Timekeeper for FIFA and the next two football World Cups. Also chosen as the Official Watch of Formula 1, Hublot is now the Official Timekeeper and Watch of Ferrari. Anchored in the present and always evolving, at the forefront of new advances in technology and research into new materials, Hublot remains committed to traditional expertise creating timepieces bearing the mark of the most talented master watchmakers. As Hublot's chairman Jean-Claude Biver concludes, “We are not breaking with the past. On the contrary we are paying homage to it by connecting it to the future.” ¢

Gorgeously geometric This Géo vase, characterised by its variable geometry and transparency, epitomises what unites crystalmaker Lalique and the Swiss architect Mario Botta, an artist working with volume. “This vase can be interpreted as the miniature of a large palace,” notes Mario, many of whose architectural projects show a similar appreciation for crisp lines and sharp angles. Visually, Géo refers to the Palazzo dei Diamanti in Ferrara, a source of inspiration for the architect, who has never stopped experimenting with form in 45 years of practice.

The craft of crochet Knitting, crochet, sewing and embroidery used to be common activities that created any number of practical and decorative accessories for the home. However, as mass manufacturing transformed the textile industry, needlecraft quickly became somewhat outdated. Drawing inspiration from the old and primitive to new and modern art, the Crochet Washbasin is built with great attention to subtle detail and proportion. New Imagery in Italian Art 1960-1969 This exhibition offers a fresh perspective on the richness of artistic production in Italy at the height of the country’s economic boom. In the 1960s, artistic experimentation in Italy flourished at an unprecedented pace and intensity. The goal was to create a new vocabulary of signs and images capable of interpreting the vitality of contemporary culture and society. Within a tightly curated sequence of galleries, Imagine lays out the multiple lines of research of a number of Italian artists who, emerging from the final phases of the neo-avant-garde, reconstituted a new world of images, figures, and narrative. Artists exhibited include Franco Angeli, Mario Ceroli, Domenico Gnoli, Giosetta Fioroni, Tano Festa, Jannis Kounellis, Fabio Mauri, Francesco lo Savio, Michelangelo Pistoletto, and Mario Schifano. Until September 19th at The Peggy Guggenheim Collection, Venice, Italy 

leep is such an essential element of our overall well-being; without it we cease to function effectively and can fall prey to illness as our immune system begins to suffer. With this in mind, promoting optimum rest through a calm and relaxing environment is a main priority when considering bedroom design. Casa Forma London’s international team of interior designers and architects spanning over nine nationalities provides comprehensive design services and interiors for properties both in the UK and abroad. Faiza Seth, founder of Casa Forma London, says, “One of the first things we always look to address when designing a contemporary bedroom interior is the use of space. Often large properties can be over-filled with furnishings and lose a lot of the space that is needed to give a spacious and luxurious ambience. By keeping to a warm, natural colour palette, using discrete storage such as integrated wardrobes, and ensuring that decorative furnishings and artwork are kept to a few quality pieces; a more spacious and calmer setting is created.” The Casa Forma London team often uses dark accents in its design schemes

such as walnut, black glass and dark silks to create a rich and opulent accent to a neutral timeless interior design. Radhika Seth, the company’s CEO, explains, “When we start work on a property, in any room, we always look to see if we can increase the ceiling height, thereby naturally lifting the level of ambient light in a room without adding artificial light. If structural limitations mean that this is not possible, we raise the door height to create the illusion of light and space. Similarly, a lot of our properties use bespoke materials that increase the level of light while also adding beautiful and unusual effects to a room such as gilt decorative glass, black mirrors or Tahitian mother of pearl.” Bedrooms are the inner sanctuary of the house, and so the team likes to build in warm, organic textures with the use of silks, leather, shagreen, wood and cashmere. “While colour schemes should always be chosen to fit the property,” advises Faiza, “lighter tones are often more apt in an older property to make the property look a little lighter and more open and modern. On the other hand new builds allow a greater freedom in choosing colours. In general, natural and neutral colours are good choices for bedrooms and allow for a wide range of colours to be incorporated into the fixtures and furnishings.”

The art of interior design

Jo Hamilton, who has been running her own highly successful interior design consultancy for more than 20 years, believes that luxury interior design is an art. She is the resident interior designer at Grand Designs, where she is also a key speaker and show ambassador with Kevin McCloud, and also runs one and two-day interior design courses at five-star Central London hotels. Jo takes on residential and commercial interior design commissions both in the UK and abroad and also offers a high-end property search service for London and the wider region. She explains, “Different elements must be carefully considered and delicately balanced to form a beautiful, cohesive picture to suit the client perfectly. “The first element to consider is colour and asking, ‘how do I want the space to feel?’ If it’s vibrant and lively then use more colour. Warmer tones such as reds, oranges and yellows give a lovely lift, but don’t go overboard – keep it elegant with a neutral base complemented by lively pops of colour. If, however, you’re going for a calming and restful space, then cooler-toned colours such as blues, greens and violets work well, as do neutral schemes. Be aware though,

that neutral schemes need added interest — sculptural shapes and varying textures. Layer linens, velvets, neutral-toned patterns and metallic finishes to set the scheme off.” Sculptural shape was integral to the success of Jo’s Hampstead scheme (above). The mirror, softly curved deco-shaped furniture and lamps add interest, while the textures of the hand-painted silk wallpaper, shimmery silk rug, cushions and velvetcovered chairs add warmth. “Don’t be afraid to think outside the box,” she advises, “be creative when it comes to the layout element. List what you want to achieve and think back from there. A client in Mayfair (below left) wanted a dressing room and also a seating area in the window. It seemed a crime to chop the space up into two rooms, so I designed a walkaround dressing room. “The pendant lights either side of the bed frame the bed and maximise the usable bedside table space. The colour here really sets the mood. The green brings a wonderful calm, but the pink bench lifts the scheme – it’s unpredictable and playful, and the colour and texture both add warmth.” Finally, does the building have a story to tell? And does that story work with your

personal taste? “If it’s a yes,” says Jo, “then bring out the architectural features and choose furniture to complement the style. Avoid being too contrived because an eclectic, organic feel often works best. My Greenwich Village scheme (below), for example, includes a handmade chandelier, antique glass mirror and recovered antique chairs. “If it’s a no, then contrast the style. If you have an Edwardian home, for example, but you don’t like the era, contrast with a super-contemporary, sleek interior. The most important element in any home design is you. Be comfortable with your space – make your home right for you.”

Keep it simple

Martinuzzi Interiors t: +41 (0) 43 317 94 91 e: w:

Barbara Martinuzzi of Martinuzzi Interiors based in Zurich, Switzerland believes that the key to designing a luxury bedroom is ‘attractive simplicity’. “In a high-end bedroom design the bed should be the focal point of the room,” she explains, “leaving the rest of the furniture around at the minimal design, adapting it with neutral colours and essential lines. “The walls are often left free, except for the one that frames the bed, granting the character and the style of the entire room. The colour palette remains mostly neutral and warm but on a dark tone to create a relaxing atmosphere and a sophisticated feel.”

However, Barbara points out that simplicity is made of complex things. “My vision of luxury in the bedroom shown includes wood panels with dim lighting, leaning against the wall on top of the bed, on a smoked mirrored niche. As a piece of art this design creates a mysterious impression that enhances the bedroom’s appeal. Natural light is welcomed inside through floor-toceiling windows. “To achieve a dashing luxury vibe, the design concept should take into account to accompany the bedroom with an elegant walk-in closet, making the entire space feel like a presidential suite. In the customised walk-in closet pictured, the geometry of lines meets the texture of fabrics in a contrast that leaves a powerful feeling of elegance and makes it uniquely attractive.” Barbara says that another important element of a luxury bedroom derives from the quality of our sleep. “Therefore, top quality bed linen is fundamental as it enhances excellence but mostly well being to our nights. Curtains and carpets with rich and precious fabrics enhance the cocoon feeling with a chic touch.” She also advises that less is more. “Few but selected accessories, such as beautiful black and white pictures or a design vase, are some of the details that add an extra luxury note to the entire ambiance.” 

Synonymous with exclusivity, sophistication and contemporaneity, the architecture and design brand SAARANHA&VASCONCELOS is characterised by its uniqueness and creativity

Project: It's wonderful Project: It's wonderful SAARANHA&VASCONCELOS was opened in Lisbon, Portugal in 1985 by its founding partners, Carmo Aranha and Rosario Tello. Both responsible for the brand’s creation and development, the pair’s inspiration is derived from their travels around the world. This helps them to create unique and sophisticated ambiances, achieving the higher demands of their discerning clients. In terms of design, architecture and even decoration, little was produced in Portugal while a lot stemmed from other countries, especially those in Europe. Novelties almost always came from Paris, London or New York because they were the main references of the time. They called it the ‘adventure 70

Brand internationalisation The internationalisation of the brand has been a process that has developed over the years. It was fully achieved in 2011 with the launch of SA&V International. With management based at its headquarters in Lisbon, there are also two operating centres in Zurich, Switzerland and San Francisco in the United States of America. The business in Zurich allows the studio to cover the entire European and Chinese markets, as the hub in San Francisco intends to cover the market of North America. Through this process SA&V has already carried out projects in Spain, Switzerland, the USA and China. In addition to this international expansion, foreign clients living in Portugal have had a further favourable impact on SAARANHA&VASCONCELOS. “There are clients who come to Portugal to live or purchase second homes and seek our

Fusion of form and function

ston Martin and Red Bull Racing have revealed their ground-breaking hypercar; codenamed AM-RB 001. Adrian Newey, Red Bull Racing’s Chief Technical Officer and the world’s most successful F1TM

designer and Marek Reichman, Aston Martin EVP and Chief Creative Officer are working closely on the project. Their aim is to ensure the AM-RB 001 is an unprecedented fusion of form and function: a car engineered to be entirely enjoyable as a road car, but with the capability to perform like no other before it on a racetrack. Bespoke from the tyres up, the AM-RB 001 will be built by David King, Aston Martin VP and Chief Special Operations Officer, and his team at Gaydon. A track-only AM-RB 001 is also in development. Between 99 and 150 road cars and 25 track-only versions will be produced, with first deliveries in 2018.

drive New Spider gets serious The stunning Abarth 124 spider made its British debut at the Goodwood Festival of Speed earlier this year. The hotly-anticipated return of the revered spider marks the arrival of an incredible new model which more than earns its place as the natural heir to the throne of the original spider launched in 1972. Sporting a powerful 1.4-litre MultiAir Turbo 170hp engine with Record Monza exhaust as standard to feed the senses further, the new Spider is a real driver’s car. Starting from £29,565, the new Abarth 124 spider arrives in showrooms mid-September. Visit to book a test drive today.

Open-top opulence

Having its world premiere at the Frankfurt International Motor Show in September, this new cabriolet is the sixth variant of the current S-Class family. It is also the first opentop four-seater from Mercedes-Benz since 1971. The car offers a distinctive and exclusive design, the cutting-edge technology of the S-Class and a comprehensive warmth and wind protection concept which includes intelligent climate control for convertibles. Also on show in Frankfurt will be a superlative car from Mercedes-AMG in the guise of the S 63 4MATIC Cabriolet. Its 5.5-litre V8 biturbo engine offers an output of 430 kW (585 hp) and peak torque of 900 Nm, AMG Performance 4MATIC all-wheel drive with rear-biased torque split as standard and acceleration from 0-62 mph in 3.9 seconds. Jaguar Classic has announced that the hotlyanticipated continuation Jaguar XKSS will receive its world debut presentation in November this year in California. Production will be limited to just nine examples, hand-crafted by Jaguar Classic expert technicians and manufactured to the exact same specification as those produced in 1957. Often referred to as the world’s first supercar, Jaguar originally made the XKSS as a road-going version of the Le Mans winning D-type. Cars built in ’57 were originally earmarked for export to the US but disaster struck and a number were lost to the Browns Lane fire of the same year. Now, 59 years later, Jaguar will build the nine ‘lost’ XKSS sports cars for a select group of established collectors and customers. All nine continuation XKSS are now sold, with first deliveries to customers planned for early 2017. 

Rolls-Royce Summer Studio in Sardinia unveiled two bespoke motor cars, commissioned to reflect the atmosphere of Porto Cervo. The essence of this glamorous marina on the Costa Smerelda is now embodied in a Wraith, the marque’s most powerful motor car ever created, and a Dawn, the recently launched drophead coupé. Themed from ‘Dusk until Dawn’, the ambient hues of dusk feature on the bespoke Wraith, while the Dawn has been specified to capture the vibrancy and vivid colour of the Porto Cervo seascape. The Wraith features a twotone silver exterior reflecting the fading daylight, whilst a purple feature line hints at the interior. On opening the doors, twilight is depicted using shades of blue, purple, slate and black complemented by ostrich leather. The Dawn’s emerald green exterior is offset against a distinct seashell and green leather interior with open-pore teak. A bespoke teak boot floor mat has also been created for the luggage compartment, continuing the nautical theme. Last but not least, emeralds and mother of pearl are set into white gold and presented on the fascia set in the shape of the emblem of Porto Cervo.

F1 was heard at this year’s Silverstone Classic with many legendary race cars screaming round the world famous track. Almost nowhere else in the world recreates the atmosphere and glamour of motor racing’s top formula allowing the visitors to hear the banshee wails of engines red lining at up to 20,000 revs and mingle with the cars in the paddocks and pits. The value of these cars goes up year after year yet they are still driven very competitively with apparently little thought to the consequences should they make contact with another car or barrier on the track. The race programme also featured saloon cars from the 60s, 70s and 80s, Group C, Can-Am and Super Tourers. Parades and demos between the races included colourful cavalcades celebrating many motoring milestones. More than 1,100 race entries took part and drew a record crowd of more than 100,000. The event, now in its 26th year, offers entertainment both on and off track, many visitors stay the whole weekend to enjoy the live music. The Stranglers and The Boomtown Rats headlined. Other diversions included a free funfair, retail stalls, a two-day classic car auction, air displays plus huge showcases of classic cars. A record number of 120 car clubs displayed more than 10,000 classic cars. Visit the official event website www. and contact the organisers if you wish to participate next year. 

Whether you opt to buy outright, coown or charter a private jet, you can rest assured that air travel will take on a whole new dimension 84

ravelling by private jet has a multitude of advantages, for example it’s highly convenient, hugely timesaving and ultra-comfortable. Luxaviation UK provides a full range of business aviation services, including management, chartering, consultancy and sales. The company has a diverse fleet of 24 aircraft, ranging from the entry-level Cessna Citation Mustang up to the Dassault Falcon 2000LX. George Galanopoulos, managing director of Luxaviation UK, explains, “As part of the Luxaviation Group, we have access to more than 250 business aviation aircraft worldwide. The breadth of the fleet means we are able to offer the most cost-effective solution for a wide range of business travel needs. For shorter journeys and smaller groups of four people, we would accommodate them in a Citation Mustang,

International Property & Travel

19/08/2016 13:32

rather than a higher priced aircraft. For a group of up to nine needing baggage space, a Citation Excel would be perfect; or for larger groups with specific large baggage requirements we would suggest an Embraer Legacy, which has the largest baggage compartment of any business jet.” Owning a jet can be an attractive and affordable proposition for many as

prices of used business aircraft tumbled during the recession. Typically, advises Mr Galanopoulos, a client will buy an aircraft if they are expecting to fly some 150-200 hours per year, themselves. Luxaviation UK will then manage the aircraft and, if they wish to charter it, do so when it is not being used by the owner. “We can achieve an additional 300-400 hours by chartering the aircraft,” he says. “The income from this will pay the overheads and contribute towards the owner’s operating costs. Buying the right type of aircraft is essential in this scenario, as some aircraft types are difficult or uneconomical to charter. With more than 20 years’ experience in the business, we always give potential owners impartial advice as to which aircraft to buy to best suit their requirements. “The first cost of owning and operating a jet is the purchase price, this can vary from $1 million to $60 million. As the price increases you get more load capacity, perhaps a little more speed, and a lot more range. The next costs involved can be categorised as ‘direct’, ‘variable’ and ‘fixed’. The direct costs relate to the aircraft’s usage, primarily fuel consumption, whereas the variable costs relate to things such as airport landing and handling charges. Fixed costs apply regardless of flying hours; these include aircraft maintenance and management fees.” In keeping with demand and technology, the vast majority of Luxaviation UK’s aircraft are now jets. “These include the UK’s largest fleet of Citation Excels, the world’s most popular midsize business jet,” continues Mr Galanopoulos, “and earlier this year we confirmed our position as the UK’s largest operator of Embraer Legacy aircraft with the addition of a Legacy 600 and Legacy 650. “Like the Falcon 2000LX, the Legacy 650 brings us truly transatlantic capability with a maximum range of 4,400 miles when carrying eight passengers. We can offer nonstop routes

like Cannes-Moscow and Dubai-London. These long-range capabilities are particularly appealing to our business customers looking to cost-effectively put their team in the heart of new business opportunities. Both the Legacy 650 and 600 aircraft can seat 13 passengers comfortably, with the 650 being the extended range derivative. The roomy cabin can be split into three living spaces and, with the largest galley area in its class, passengers can enjoy full catering services throughout their flight.” If you’re planning to spend less than 150 hours in the air per year, full jet ownership is most likely not for you, and there are many benefits to chartering an aircraft. “You have freedom to select the most suitable, and cost effective aircraft, for each individual chartered trip, which is a great way to keep private aviation costs down,” says Mr Galanopoulos. “By utilising Luxaviation UK’s charter service, you are paying for exactly what you are using at a straight hourly rate. There is no acquisition cost, no monthly management fee, and certainly no contract. You can also travel at short notice without the concern that your jet might already be chartered out. You’ll have guaranteed access to many different types of aircraft, 365 days per year, and the ability to change your travel plans last minute if you need to.” 

Gulfstream, based in Savannah, Georgia, designs, develops, manufactures, markets, services and supports business aircraft. The company sells these aircraft to the end user, most of whom are public, private and Fortune 500 companies. Steve Cass, vice president, technical communications and marketing, explains, “Gulfstream business jets provide efficient, safe, reliable, flexible, technologically advanced transportation. 86

Private Jets.indd 3

One of the main benefits of ownership is the time saved using a business jet. “We have six business jets in production (the Gulfstream G150, G280, G450, G550, G650 and G650ER) and two in development (the G500 and G600). Each aircraft within our current fleet offers a unique combination of price and performance, which means we have an aircraft to suit most every need and expectation. Prices

range from $15.7 million for the G150 to $68.8 million for the G650ER. “We have a broad range of products, ranging from the entry-level Gulfstream G150, which can carry passengers 3,000 nautical miles to the flagship of our fleet, the Gulfstream G650ER, which can carry eight passengers 7,500 nautical miles or almost anywhere in the world nonstop.” 

Choosing to charter

Victor’s CEO Clive Jackson founded the private jet charter company out of frustration with the lack of transparency and excessive charging in the market. He regularly used commercial flights from London to Mallorca and when BMI cancelled all services for that route, he was left without options. On his last BMI flight home, he polled passengers who were equally frustrated with the cancelled route and sceptical of private jet travel. Leaving the plane with several business cards, he set about making clear, flexible jet charter a reality. Mike Ryan, Victor’s co-founder and commercial & ops director, says, “Victor is the world’s largest on-demand jet charter marketplace – a game-changing alternative to ownership. Our combination of smart technology, booking transparency and tailored, 24–7 customer service, means that customers receive multiple quotes within an hour, and it is possible for them to be in the air within four. Customers can check and compare pricing options and aircraft specifics before securely confirming the flights they need – anywhere in the world, on demand. There are no hidden fees or membership costs and Victor fliers save 88

Private Jets.indd 4

valuable time and effort thanks to the highest level of bespoke service. “When you charter privately there are re no lengthy check–in queues or passport procedures, and members avoid the fixed time slots that scheduled commercial aircraft have to adhere to. Victor travellers get an itinerary downloaded to their phone, or sent to their PA if they prefer, so that seamless, onward travel can be arranged around the flight times.”

Victor members have access to thousands of aircraft of all types and sizes via a global network of partner operators. “Our 24-7 customer service experts are always on hand, across time zones,” explains Mr Ryan, “to provide recommendations for different sorts of private travel but our website and app platforms also provide details of specific aircraft, including range, interior layout and dimensions (including head height), luggage capacity and clear imagery.” Ultra-long-range jets like the Bombardier Global 5000 and 6000, and Gulfstream IV are among Victor’s most popular charter business requests. “These aircraft combine range, performance and first class amenities to ensure perfect and productive transatlantic work travel,” explains Mr Ryan. “On the other hand, light jets like the Citation CJ2 and Phenom 100 are popular for short leisure hops across Europe. “Our business model is totally disruptive, offering a far more flexible and effective jet travel alternative to a model like fractional ownership. Unlike ownership, fractional or otherwise, there is no waiting for a jet in the local area to handle your journey, and no upfront subscription fees or commitments.” ¢ 

his exclusive community at sea first set sail in 2002 and has since visited over 900 ports in over 140 countries. It has a continuous worldwide itinerary that allows the vessel to span the globe every two-to-three years. The ship is equipped with high-end facilities and amenities that create an intimate, refined atmosphere for its resident owners, much like that of a private yacht, well-staffed private home or exclusive country club. There are only 165 Residences aboard The World ranging from studios through to threebedroom options. The World’s captains and residents collectively determine the ship’s yearly itinerary based on the best sea routes and residents’ personal interests. Itineraries are determined approximately two to three years in advance by a community vote. Continuous worldwide journeys, with a focus on extended stays of an average three days in port, ensure that residents have sufficient time to explore their favourite destinations. What’s more, unlike most vessels, The World spends nearly twice as many days in port as at sea. During the course of 2016, the ship will sail approximately 39,000 nautical miles visiting more than 100 ports of call in over 40 countries. It started the year with a oncein-a-lifetime expedition to Antarctica, South Georgia and the Falkland Islands, following in the wake of legendary polar explorer Sir Ernest Shackleton to discover century-old icebergs, glaciers, whales, seals and penguins. A journey up the east coast of South America followed with an extensive visit to the beaches and cities of Brazil. Residents were then able to soak up the Caribbean sun before making the transatlantic crossing to the Canary Islands and Casablanca. The World spent the spring and summer months in 16 European countries – exploring everything from the wine chateaux of France to the castles of Denmark to the glorious cliffs of the Mediterranean. The ship will then pass through the Suez Canal and on to destinations in the Middle East, India, Maldives and Malaysia before a 12-day expedition in the highly tropical island of Borneo, home of one of the planet’s oldest rainforests. The year will end with a call to Western Australia and a New Year’s Eve fireworks celebration over Sydney harbour. ¢ 

capital city that’s as famous for its distinct roofscapes as for its parks, London perhaps 50 years ago was relatively low-rise. However, since the turn of the millennium, new-builds have becomie increasingly high-rise. The Heron, The Gherkin and The Shard are to London as Bank of China Tower is to Hong Kong and as the World Trade Centre Tower III and Fortune Plaza are to Beijing. Gary Hersham of Beauchamp Estates observes that as cities have evolved so have the interests of property buyers. “Previously buyers have tended to have greater interest in established or historical properties, now there is a growing market for new build homes that can more easily offer the very latest innovations and ultimate luxury and convenience. Penthouses are increasingly an important part of this mix. While London has no shortage of new developments, the availability of penthouses in the market remains limited and hence exclusive.”

A new report has revealed that there are an additional 119 new buildings of 20 floors or more planned for London since March last year. This takes the total number of tall buildings in the London development pipeline to 436. While the rapidly expanding and filling London skyline may bring a few more penthouses to the market, they will be scant in number, ensuring that the room at the top retains its cache. Mr Hersham says, “A great many people dream of living in a luxury high-rise penthouse in a super city: but only a fortunate few will ever be able to call such amazing locations home, and in the most part they are homes, used either as a permanent or second residence.” Richard Bernstone, director of Aston Chase, believes that penthouses have always spelled glamour and excitement to would-be buyers as the term signals the ‘flagship’ or the best that is on offer within a new development. He explains, “By virtue of being on the top floor, if lateral, the space will dominate and International Property & Travel

be far greater than the apartments below; if duplex, the design will allow for flair and style more than other apartments in the building. “In recent years volume has become a feature in penthouse apartments whereby low ceilinged modern blocks have disappeared being replaced by greater ceiling heights, which are often even higher in the exclusive homes including floor to ceiling windows and doors on to roof terraces.” Mr Bernstone advises that, to be a true penthouse, outside terracing is a must and generally the specification is amplified for these exclusive units providing luxury on a par with any individual multi-million pound home. “Often, they can be the first units to sell,” he says, “and I have known buyers to track the development for over two years before the development was finally released for sale. The price of the penthouse can often set a positive benchmark for the other apartments in a building.” A number of Redrow Homes’ developments including the Tower Apartments at Northway House and the properties at Blake Tower are within tall buildings. Tina Dedman, the company’s divisional sales and marketing director, says, “They are often located in former office blocks or under-utilised sites which we transform into beautiful homes. There are a number of benefits to this approach - we are able to meet London’s growing housing demand by offering a high number of properties within a concentrated space and secondly, we are able to regenerate and bring buildings back into use rather than start from scratch. “In a city such as London, where space is at a premium, there is always demand for properties located within towers. They also maximise views of its iconic skyline, ensuring properties in tall buildings stand out and are suited to today’s discerning buyers. We expect to see the demand for such homes continue to rise, as the skyline changes and a higher premium is put on space.” 96

Perpetually iconic, New York remains a must-see destination for tourists as well as proving a tempting proposition for the wealthy property purchaser

ew York is the fourth most populous state in the US and for good reason. Often known as the ‘State of Opportunity’, it includes 62 cities, the largest and most famous of which is, of course, New York City. Jason Mansfield of Knight Frank’s USA residential sales, says, “Buyers right now are primarily interested in New York, and they fall into two camps: either they want a sizable ‘trophy property’ for their personal use when in town, or they are buying a studio or one-bedroom for investment purposes. “Due to the current strength of the US Dollar, the majority of buyers we are working with at the moment are either Middle Eastern, or wealthy Britons who have sizeable investments in Dollars already. New York remains a major focus due to its stability and long-term capital appreciation potential.” Jed Garfield, director of Leslie J Garfield believes that, in the short term, the New York real estate market will not move drastically. “Longer term,” he says, “it will regain its strength, and I foresee that in 10 years’ time the market will be 20 – 30 per cent higher. New York is New York, it is and will remain the place to be as it is home to iconic locations including Wall Street, Fifth Avenue and the Statue of Liberty.”

A taste of the ‘Big Apple’ Home to a wealth of iconic places to visit, New York City is a fast-paced, globally influential centre of art, culture, fashion and finance

ew York City’s five boroughs are situated where the Hudson River meets the Atlantic Ocean, with the island borough of Manhattan at the very core of the ‘Big Apple’. With so much to see and do in ‘the city that never sleeps’, it’s hard to choose just a few of its seemingly endless highlights. One option is to start by taking a walk in the park – Central Park to be exact. It is the largest park in Manhattan and without a doubt the most famous in all of NYC. Established in 1857, this 843-acre oasis has been used as the scenic backdrop in countless films and television shows while providing an all-encompassing public recreation area. Its many attractions include a zoo, an iceskating rink, a concert venue and several restaurants as well as open fields, woodlands, running paths and various water bodies. Talking of water, Statue Cruises runs the official ferry from the Battery in Lower Manhattan to both Liberty Island and Ellis

Island. The former is home to one of the most iconic pieces in the world. ‘The Statue of Liberty Enlightening the World’ was a gift of friendship from the people of France to the United States and is recognised as a universal symbol of freedom and democracy. It was dedicated in October 1886 and designated as a National Monument in 1924. If you decide to take a closer look by venturing into the statue’s pedestal or climbing to its crown, ensure that you book your tickets at least two months in advance. They sell out fast and can’t be purchased on Liberty Island itself. While it’s well worth the effort, anyone visiting the crown must be able to walk up at least 162 steps on a confined spiral staircase! Those with a head for heights could then consider a visit to the highest open-air observatory in New York on the 86th floor of the Empire State Building. Located in the heart of Midtown Manhattan, the Empire State Building Experience offers visitors a journey through one of the most famous landmarks in the world. They can feast their eyes on its Art Deco lobby and murals as well as the historical ‘Dare to Dream’ and sustainability exhibits. Learn the fascinating history of the building's construction, restoration and industry-leading sustainability retrofit. As the most famous observatory in the world, the 86th floor has been featured in dozens of film and television scenes. The Observation Deck wraps around the building’s spire, providing 360-degree views of New York and beyond until 2am every night. From here there are exceptional views of Central Park, Hudson River, East River, the Brooklyn Bridge, Times Square, The Statue of Liberty and much more. A multi-media handheld device gives detailed information about the view from every direction, while high-powered binoculars ensure the best sightseeing. Progress a further 16 floors above the observatory to the Top Deck for the most spectacular views of the city and skyscrapers even up to 80 miles away on a clear day. Since 1976 the Empire State Building’s tower lights have maintained a tradition of changing colour to recognise various occasions and organisations throughout the year. More recently, in 2012, a new computer driven LED light system was installed capable of displaying 16 million colours. These can change instantaneously to stage dazzling light shows celebrating different holidays and events. When night starts to fall, where else should one head to but Broadway and the bright lights of NYC’s legendary performing arts scene? No visit is complete without experiencing the superb range of entertainment available in Midtown Manhattan’s Theatre District. With dozens of historic venues staging bold new musicals, long-running hits and gripping dramas every night of the week, there is a show to suit every taste. 

Bermuda’s sandy beaches with their pinkish hue are just part of the attraction for holidaymakers and those who would like to stay a little longer

he famous writer Mark Twain once said, ‘You go to heaven if you want – I’d rather stay here in Bermuda’. Praise indeed but it’s not difficult to understand why the world’s most renowned authors such as William Shakespeare and Ian Fleming found endless inspiration from the peace and tranquility of its shores. If you’d like to share in this island idyll, Sallyann Smith, part owner of The Property Group, reports that now is an excellent time to buy a property in Bermuda. The market which had fallen in recent years due to the crash is now slowly returning to previous levels with purchasers tending to come from the USA, Canada, the UK and Europe. The fact that the America’s Cup Superyacht Regatta is taking place in Bermuda during the 35th America’s Cup in June 2017 has also invigorated the property market and been received very positively. Ms Smith explains, “All sale and purchase agreements to non-Bermudian purchasers require a license, which is obtained by the Bermuda Government. The license fee is 6% of the purchase price for a condominium, 6.5% for a resort property and 8% for a house. Once a sale has been agreed, a local lawyer will make an application to the Bermuda Government, the approval can take from three to nine months from the time of application. Once the application is approved the sale can complete.”

THAILAND Famous for its fragrant dishes and massages, the country itself offers a beautiful setting of Buddhist temples, royal palaces, ancient ruins and tropical beaches

he Kingdom of Thailand is often referred to as the ‘The Land of Smiles’ as its inhabitants are quick to greet those they meet with a warm and welcoming beam. Interestingly, it’s the only Southeast Asian country that has never been colonised by a European country and attracts large numbers of tourists. Micah Tamthai, vice president, real estate, for Minor International (MINT), says, “The luxury property in Phuket is quite stable and there are limited supplies of high-end property. Furthermore, the economy has not much impacted to the demand. Our buyers are mostly from word-of-mouth, from the existing buyers to their friends and family. “We continue to have confidence in Thailand’s hospitality industry and overall

investment environment and do not see any long-term negative impact. Statistics have shown that visitors continue to visit Thailand and we remain very positive about the steady increase in arrivals in the future as Thailand is undoubtedly one of the most attractive destinations in the world. Further, Thailand has always proved itself to be resilient and continued strong economy, stock market and demand for our real estate is testament to that.” So where do people tend to visit before deciding to make Thailand their second or permanent home? “Brits often choose Phuket and Koh Samui as holiday destinations or many of them simply move permanently on the basis of their retirement visa,” explains Lyudmila Ivanova from IVL Property, a partner. “The most popular locations in Phuket are Kamala, Karon, Rawai, Nai Harn (they are not as noisy as Patong). On Samui island a popular place to go is Choeng Mon because of the good infrastructure and excellent beaches.” International Property & Travel

Arabian delights Renowned for its futuristic architecture, high-end shopping malls and superb infrastructure, Dubai is basking in rave reviews

t’s always fascinating to read the latest research on various destinations around the world. One such report is Knight Frank’s ‘Global lifestyle Review’ which assesses the most important lifestyle elements that individuals consider when relocating their businesses and families overseas. Factors range from cost of transport and distance to airport; to number of Michelin star restaurants and cost of beverages in fivestar hotels. With Hong Kong and London leading the way, Dubai came in fourth in terms of importance to entrepreneurs, along with Geneva, Sydney and Vienna. Dana Salbak, associate partner and head of research at Knight Frank, says, “Businesses and young entrepreneurs are

focused on the ease of doing business, political safety and security, availability of high-quality formal entertainment such as fine dining, all of which Dubai offers, so it’s natural to see clients motivated and drawn to the city. This is of course in addition to the tax-free environment and wide-spread of free-zones which facilities business and trading activities.” Dubai also ranked fifth with families following Luxembourg, Vienna, Hong Kong and Geneva. Ms Salbak adds, “Dubai caters to nearly all family priorities so it comes as no surprise that it’s highly favourable. It provides good international-grade education systems, creates communities for like-minded people to interact (such as AlSerkal Avenue for arts and culture), and offers a variety of family-friendly activities, most of which can be enjoyed with 365 days of sunshine. This is in addition to personal security and safety.” International Property & Travel
