hether you’re looking to buy a property in the capital for your own use or for rental purposes, you will be pleasantly surprised at the choice that’s already on the market or due for completion soon. There is also a huge demand for lettings according to independent estate agent Russell Simpson which has reported its busiest start to the year, with January activity four times that of 2018. Charlie Woods, head of lettings at Russell Simpson, comments, “We have been lucky enough to agree four times more deals in January and December than the previous year and twice more in November and October. Our core market of one and two-bedroom flats is still steady, but the demand for larger family homes has really taken off. The driver behind this is two-fold. Firstly, many vendors are becoming more accustomed to renting and are happy take a tenancy for one or two years whilst the political dust settles. Said vendors are then carrying out any necessary works on their own properties, meaning the quality of stock available is better than ever.”
Alex Carr, residential development partner at Knight Frank, reports that the company is seeing a huge variety of buyers; from those looking for a family home, pied à terre, investment opportunity or international students. “Buyers want to be within close proximity to transport links, and there’s also high demand to be near green spaces,” he explains. “London is one of a handful of global centres that are considered to offer the best education, lifestyle and amenities – much like New York, Singapore and Paris. “London offers everything from large scale regeneration projects to smaller boutique schemes with less than 10 units. If you want skyscraper city living with a wealth of amenities, or a discreet home in a Grade II listed renovated building, there’s a development suited to you.” Alessandra de Paiva Raposo, founder of DPR Property, notes that people buying in prime central London usually hold significant private wealth. “They are looking for the lifestyle a PCL location affords,” she says, “as well as a highquality property that offers a secure long-term investment. This is why people are continually drawn to the area, as most high-quality stock holds its value. “Around 2014, the market was extremely hot and homes in PCL often sold well in excess of their actual market value. Stamp duty reforms, as well as ongoing political and economic uncertainty, has led to a re-correction of prices. This has attracted a lot of interest, particularly from foreign buyers who are taking advantage of some very favourable exchange rates. We have seen a noticeable rise in activity since the last quarter of 2018; it’s a buyers’ market at the moment with savvy purchasers seizing opportunities amongst Brexit uncertainty.”

Rembrandt Year very year should be a Rembrandt Year, but 2019 happens to be 350 years since the death of the great Dutch painter and museums across the Netherlands are celebrating his work with a full calendar of exhibitions and events. A celebrated portrait painter in his heyday, the great man completed more than 300 works in his career but he was no accountant, living well beyond his means and dying bankrupt to be buried in an unmarked grave. Rembrandt was a peerless draughtsman, his works are characterised by theatrical lighting, or chiaroscuro, as well as a lively calligraphic style and informality. A cousin to the well-known British abstract painter Howard Hodgkin, the work of Eliot Hodgkin is little known outside a small coterie of collectors. In his
heyday however, Eliot was much admired as a painter of still life, landscapes and botanical illustrations and collected by, among others, Lord Rothschild. In tribute to the respect in which he was held, the fairytale manor built by Baron Ferdinand Rothschild, Waddesdon, is this summer holding a retrospective that assembles the largest ever exhibition of Hodgkin’s paintings and drawings – nearly 100 – many never exhibited in public before. A number of works by artists who inspired Eliot accompany the main exhibition. A hunt is currently underway to trace lost works – mostly London views made during the Second World War. A place of escape
LaMar Lisman, principal designer of Lisman Studio f all the areas of importance in a private residence, and sadly the one often left overlooked, is the master bedroom suite. Few rooms in a home can rejuvenate, restore and revive in the way an appropriately designed master suite can. Years ago, the tendency was to fixate on the bed location and overlook the rest of the room. Thankfully that has changed and master suites are now more hybrid in serving multiple functions. Lounge areas for reading, relaxing, or intimate conversation are now essential. Most clients prefer a fireplace, even possibly raised, so it can be viewed from the bed. Media viewing seems dependent on the clientâ€™s preferences, yet they should always be able to watch media from a variety of locations in the room, not just on the wall or at the foot of the bed.
Master suite colours should be calming, restful and subtle. Soft blues, subtle greens and pale pinks combined with warm neutrals provide a restorative palette that never draws attention to itself. Decorative over-bedding should be subtle to the touch, and selected in organic materials whenever possible. Cotton, silk, velvet and even mohair can all come together to create subtle textural interest in the most intimate of rooms. Drapery has become fashionable again, and there is no better place for it than in a master suite. Sound absorption and keeping the busy outside world at bay are handled beautifully by soft drapery treatments. If possible, areas should be considered
for yoga or even Pilates - a quiet retreat is perfect for meditation as well. Attention to lighting is critical. This is a room that will require clear direct light for reading and areas of soft diffused lighting for calm and relaxation. Where possible, lighting should be at eye level. Overhead lighting should be kept to a minimum, and when possible concealed in a cove or other types of molding. Fundamentally, the space should feel like a departure and an escape, even from the rest of the residence. A place to go away, read, think, breathe and rest. www.lismanstudio.com

Danielle Molnar, founder and lead designer of Accentrix Design rom minimalistic, modern, traditional and contemporary, each bedroom consists of the same principals. The first thing we look at in any bedroom before deciding on the finishings is the space planning itself. Typically, we want to ensure the bed placement is facing you as you enter the room. This allows for us to create a focal point with a decorative or built-in headboard wall, wall sconces, light fixtures and night tables. A decorated headboard wall is just as important as a fireplace in a living room. Without it, the room feels bare and incomplete.
After space planning is complete, we look at incorporating other built in design features. Sometimes this can consist of dressing the ceiling with panel moulding, decorative drops and lighting features. We like to come up with creative millwork designs, veneered panels, upholstered integrated headboards, built in nightstands, and wall features such as mirrors. These applications offer softer touches and incorporate the bed into the space. In some of our more traditional designs, we use LED light ropes with ornate ceiling drops to provide ambient lighting, or the use of grand chandeliers to give the feeling of pure luxury. Using multiple lighting layers gives our clients options for setting a mood or winding down for bed. Lastly, a bedroom is never complete without a little fluff ! When selecting bedding, we like to use neutrals, without a lot of pattern. Typically, we like to use the pattern on the accent pieces that go into the space. This makes it easy to swap out and change up your dĂŠcor at a later time. I find by incorporating a few different textures and textile prints into the throw pillows, throw and upholstery, you will achieve a well-rounded look. Colour is a personal preference, but we always advise that you go easy on the colour for a more tranquil look. Remember, a bedroom is a place of relaxation and rest, and your colour choices should reflect that. www.accentrixdesign.ca Âť
Katharine Pooley, founder of Katharine Pooley London here are several key design details to consider when putting together a master bedroom scheme. A master suite unlike a guest suite must be luxurious, inviting, personal, comfortable and timelessly elegant. To achieve this, I prefer neutral colour schemes with a peaceful, serene and soft tone. Accents of dove grey, soft celadon blues or dusky pinks work well with layered neutrals and I return to these colours again and again for master bedrooms. I like to add interest with bespoke bedside tables; for one property in London I used selenite crystal on
the drawer fronts. I find organic semiprecious textures look incredible when mixed with luxurious natural fabrics like lambâ€™s wool, cashmere, linen and silk - perfect for a tactile layered scheme. Interesting table lamps are always a must - twisted crystal lamps from Nicholas Haslam are a favourite or Ralph Lauren has some beautiful crystal and metal designs. Finally, a master bedroom should have personal touches; dressing tables
with mother of pearl and silver shell bowls for earrings, family photographs in shagreen frames, desks with bespoke leather writing sets, artwork reflecting the clientâ€™s tastes and of course scented candles, flowers, bespoke bed linen and the softest cashmere throws. Functional and comfortable
Lonni Paul, founder of Lonni Paul Design always start with function, but I will never sacrifice comfort. I think it's important to include a sitting area for reading with a table for coffee in the morning - near a window is always nice for natural light. Bedding is also very important, especially a down comforter in the right weight, with pillows in firm, medium and soft options. Cashmere and high thread count Egyptian cotton for materials. For soft furnishings and accents, I love a down mattress topper and a chaise lounge.
Bedside tables on each side of the bed that are high enough to easily reach your bedside essentials are a sign of good design. There should be a seating arrangement at the end of the bed, or to the side. If it's to the side, a bench is essential at the end of the bed. A plush rug makes the space feel cosy - but it needs to be large enough to span the entire bed on all sides. I also love a TV that is disguised as art! his hugely popular region in Southern Spain has enjoyed a great deal of investment in recent years. Many of the roads are quite new, rail links to other parts of the country are excellent and the airport at Malaga has daily flights to and from most European cities. All of these factors help to promote ongoing tourism and keep property prices buoyant. Marc Pritchard, sales and marketing director at Taylor Wimpey España, says the company anticipates a steady increase in property prices over the course of 2019. “We expect visitor numbers to continue increasing, albeit at a slower pace than we saw in 2018,” he comments. “Malaga, Torremolinos and Marbella are tipped to be the top three hotspots for this year. Marbella in particular is an area to watch, with its increasingly glamorous reputation. “The latest building trends along the Costa del Sol include a range of tech features (USB connections, charging points for electric cars) and environmentally friendly elements (such as highly efficient low temperature air to water heat pumps for warm water), as well as classic features such as large windows and terraces for making the most of the Spanish sunshine” Across Spain as a whole, property sales increased by 10.1% in 2018 according to the country’s National Statistics Institute. Marbella City Council also reports that the number of British ex pats living in Marbella has risen for the first time in five years. The visa can be renewed every two years and after five years it is possible to gain permanent residency.” Iván Muñoz of Chestertons International tells us that Estepona, Benalmádena and Casares areas are becoming extremely attractive to UK buyers in particular. “This is thanks to the fact that the new developments being built in those areas have the same qualities as those in other areas and the prices are more attractive,” he says. “The adaptation of the developer and builder to the international buyer has created a trend in which all new developments now have high standards of quality and amazing amenities and common areas. lthough Gibraltar was a military base for over 300 years, little military presence remains today. The old town is now focused on regeneration which means buyers are able to purchase high-end, contemporary properties as well as those with character and original features. Carrie Jackson, sales negotiator of Mulberry Real Estate, says “In recent years, the popularity of marina areas has been foremost in property sales. With the rise of Ocean Village marina complex and the area around the Queensway Quay, marina properties have been driving property prices. With these areas now fully built, focus is moving to the family orientated south district. Presently there is still major construction and development underway with the delivery of a number of new residential and commercial property projects over the coming 24 months.” The type of purchaser in Gibraltar is diversified. “With a proven track record, it has in recent years become a favourite with the investor,” explains Ms Jackson. “There is continued need for skilled workers and high value employees seek to purchase their own apartments. Gibraltar is also experiencing a large number of purchasers from the UK looking for a change in lifestyle. There are attractive tax schemes for wealthy clients and
the tax benefits Gibraltar can bring such as no capital gains on purchases or inheritance tax are also a draw to the financially astute.” Average house prices have risen from just over £100,000 in 2000 to around £450,000 with individual villas selling for up to £10 million. Mulberry Real Estate has also seen 20% year on year growth in the industry over the past three years. Mike Nicholls of Chestertons International in Gibraltar reports that 46% of the Gibraltar workforce (13,000 out of 28,000) live in Spain and cross the border between Spain and Gibraltar daily. “Hence the Brexit outcome, especially in respect of movement of people, is of huge importance to the Gibraltar economy, the local Spanish economy, and 13,000 individuals and their families,” he says. “Crossing the border daily will not get any easier and could become more troublesome. As a result, Brexit has increased the demand for property in Gibraltar as predominantly ex-pat British employees living in Spain and working in Gibraltar seek to leave Spain and move into Gibraltar. The problem is that Gibraltar property is significantly more expensive than Spanish property.” Developers responded to this supply shortfall some time ago and approximately 2,000 new units across 11 different developments should be completed between 2019 and 2021. “In the short term, since the referendum, prices have hardened considerably,” says Mr Nicholls. “Over the next two years, the 10% increase in property supply should alleviate much of this pent-up demand.”

With an emerging luxury market, buyers were mainly looking at pre-construction projects in these areas. Today, in addition
to those neighbourhoods, new luxury areas have sprung up like Ocean Reef Islands, Santa Maria Golf & Country Club and parts of Marbella. Mr McGowan believes that this has made the competition fierce amongst developers who need to keep innovating and improving to drive sales. “In a buyers’ market in a mature luxury market there are many existing as well as pre-construction options available and each developer knows this and needs to try to outdo the competition,” he explains. “Our buyers are from North America, Europe and South America with prices between $3,000 – $5,000 per square metre and, despite less buyers, these prices keep slowly inching higher. I expect in five years the market will have shifted from a buyers’ market to a sellers’ market.” »
