At last the sailing season is back in full swing and, for those of us who keep our boats in the UK at least, it always seems like a very long wait. We removed the cover from our yacht a couple of weeks ago and have been busy preparing everything in eager anticipation of our first weekend on-board. We’ve also invested in new sails so are very excited at the thought of trying them out and seeing the difference they make. If you’ve also been bitten by the boating bug but would prefer not to have all the responsibility of ownership, chartering a superyacht is an excellent option. Would you believe you can even take in a Grand Prix in Monaco or Singapore during your voyage? Our feature on page 79 has all the finer details. You’ll notice there’s a distinct leaning towards sunny destinations with regard to property purchasing this issue. We explore the very best locations in Gibraltar, the Costa del Sol and Panama to find homes that live up to their locale with state-of-the-art facilities and fabulous views. Alongside these property features we’ve also suggested hotels or resorts within the area so that you have the opportunity to relax and spend a few days there while you get a true feel of the place before you buy.

hether you’re looking to buy a property in the capital for your own use or for rental purposes, you will be pleasantly surprised at the choice that’s already on the market or due for completion soon. There is also a huge demand for lettings according to independent estate agent Russell Simpson which has reported its busiest start to the year, with January activity four times that of 2018. Charlie Woods, head of lettings at Russell Simpson, comments, “We have been lucky enough to agree four times more deals in January and December than the previous year and twice more in November and October. Our core market of one and two-bedroom flats is still steady, but the demand for larger family homes has really taken off. The driver behind this is two-fold. Firstly, many vendors are becoming more accustomed to renting and are happy take a tenancy for one or two years whilst the political dust settles. Said vendors are then carrying out any necessary works on their own properties, meaning the quality of stock available is better than ever.”
Alex Carr, residential development partner at Knight Frank, reports that the company is seeing a huge variety of buyers; from those looking for a family home, pied à terre, investment opportunity or international students. “Buyers want to be within close proximity to transport links, and there’s also high demand to be near green spaces,” he explains. “London is one of a handful of global centres that are considered to offer the best education, lifestyle and amenities – much like New York, Singapore and Paris. “London offers everything from large scale regeneration projects to smaller boutique schemes with less than 10 units. If you want skyscraper city living with a wealth of amenities, or a discreet home in a Grade II listed renovated building, there’s a development suited to you.” Alessandra de Paiva Raposo, founder of DPR Property, notes that people buying in prime central London usually hold significant private wealth. “They are looking for the lifestyle a PCL location affords,” she says, “as well as a highquality property that offers a secure long-term investment. This is why people are continually drawn to the area, as most high-quality stock holds its value. “Around 2014, the market was extremely hot and homes in PCL often sold well in excess of their actual market value. Stamp duty reforms, as well as ongoing political and economic uncertainty, has led to a re-correction of prices. This has attracted a lot of interest, particularly from foreign buyers who are taking advantage of some very favourable exchange rates. We have seen a noticeable rise in activity since the last quarter of 2018; it’s a buyers’ market at the moment with savvy purchasers seizing opportunities amongst Brexit uncertainty.”

This new boutique hotel in the heart of Holborn is an architectural gem which has now been extravagantly restored to provide the height of hospitality
uilt between 1901 and 1903, in a style coined ‘Edwardian Free Baroque’, L’oscar was originally the London headquarters of the Baptist Church. Architect Arthur Keen mixed ‘Wrenaissance’ style with Arts & Crafts influences, working with some of the best artists and craftsmen of the time to create much of the exterior and interior design: ornately plastered ceilings, carved fireplaces, oak panelling and finely worked plaques. The building’s fourth floor was damaged by a bomb in World War II and the church’s congregation gradually dwindled before finally closing in the early 60s. It was bought by London Transport and a miraculous transformation began in 2012 with many features being beautifully restored by master craftsman from across the world. L’oscar is conceived with the belief that a hotel is a theatre: a stage where performances of the utmost
quality are played out and every detail is considered for the enjoyment of guests. Deep purples, rich reds and burnished gold colours feature throughout L’oscar’s 39 sumptuous bedrooms and suites, each with its own individual character. Expect a red-carpet welcome with unprecedented levels of service and an exhilarating dining experience under the guidance of executive chef, Tony Fleming in the Baptist Grill restaurant in the domed chapel. www.loscar.com

The current owners of this stunning villa began living their dream 12 years ago when they stayed at the five-star Napasai Hotel, part of the Belmond Orient Express portfolio. They fell in love with the
hotel with its stunning tropical surroundings and discovered that it was selling a few private ocean front villas in an idyllic corner within the extensive hotel grounds. Although having travelled all over the world, when the couple visited this villa they simply fell in love with it. The views from every room are breath-taking and so they decided to grab the opportunity to make this amazing villa their own. Since then they have been able to spend incredible holidays here with family and friends and enjoy their very own slice of paradise. This luxurious, traditional Thai style, fully air-conditioned, four-bedroom oceanfront property is located in one of the most sought-after areas in Koh Samui in a peaceful natural environment. The approach to the villa is via a buggy service along a private drive leading exclusively to the privately-owned ocean front villas.
The villa has a fully equipped kitchen adjacent to the lounge. There is also a further cloakroom. Down a few steps beside the lounge you arrive at the covered chill-out area with views of the pool and ocean where you can dine in style looking towards the island of Koh Phangan. The family has spent many evenings dining and relaxing here with a chilled glass of bubbly watching the everchanging sunset. The villa has its own private swimming pool with a traditional style sala where you can cool off and sip cocktails in the shade. Natural stone steps lead down to the beach in this small cove, which can only be reached by boat or via the hotel. The villa is located within its own

Significant and most anticipated project in St. Petersburg real estate market in 2019 – Art View House Luxury Club Residential Apartments project will soon meet its residents. The club house surrounded by such world famous landmarks as St. Isaac’s Cathedral, the Mariinsky Theatre, the New Holland Island appeared by the efforts of developer Okhta Group and the architectural studio of Evgeny Geatasimov.
Art View House is a small size boutique residential house in neoclassical style, built according to modern technologies, but with preservation of historical traditions. The house has two underground levels, the ground floor is a public area, on the next three floors there are apartments with bay windows, there are balconies over the bay windows on the fifth floor, the sixth floor - penthouse apartments with large spacious terraces. Bay windows are not only an architectural decoration; but also a source of opening diagonal views of the river bend and beautiful sights. It is typical for high-end residential developments to have only one front door, not a set of many. As for interior, according to Christopher Ash, the founder of Project Orange (London), designer of the lobby and public areas of the house, people perceive it as English — as an impact of cultural background. However passed everything through the prism of own comprehension of St. Petersburg, having incarnated the principles of proportion, beauty and elegance in all premises. The British studio managed to reflect stylistics of the best aristocratic houses and select an ideal combination of black and white, gold, brass and marble. “We managed to create balanced and well-thought-out decor, – says Christopher Ash – We used warm, natural colors, literally couple of bright strokes along with warm sage green shades. It seems to me, we managed to create attractive, warm, cozy, elegant and exquisite interior”. The layouts of the apartments with gorgeous views completely meet the
Okhta.indd 1 AVH_IP Magazine Registration.indd 1
requirements of luxury property projects. The guest area is separated from the owner’s area which remains private, and the staff and servicing personnel do not cross with the owner. All apartments can be united, making one open space area based on one’s individual demands — up to such exotic division as female and men’s parts, arrangement of hamam or a gallery. All layouts can be easily changed in accordance with a technical assignment of the client. Two - and three sided layouts of the apartments is also a characteristic feature of a high-end property. Besides, it guarantees good air circulation which is very important. “There is one dilemma in architecture: to live in a beautiful house or to look at beautiful house. In this particular situation – the house and surroundings are worthy” — considers Evgeny Gerasimov.
The chief architect admits that he agreed to start the project so soon as he saw the place. The highlight of the house is breathtaking views of the city from windows, balconies and terraces: the New Holland Island, the Moika, Kryukov Canal and great architectural moments. But it was this neighborhood that made the work on the project incredibly difficult and time consuming. It was necessary to provide all future residents of 24 apartments with parking spaces. This means it was essential to build a two-level spacious underground parking. And water is all around! Rivers, historic mansions, schools - all this surrounding created cramped conditions for construction. But everything worked out and the efforts were rewarded a hundredfold. “These are the projects that become beloved. They are not about the money - they are about the art,” Yevgeny Gerasimov says.
The club house became a winner of several professional awards in 2018. It was recognized as the best by developers, architects, designers, real estate brokers, journalists and marketing specialists. “These awards belong to us only partly. They more belong to masters of the 18th century who created the environment around our residential development, built palaces, picturesque canals and beautiful embankments, having created magnificent panoramas of St. Petersburg. We needed only to construct our house, worthy our historical neighbors. “Art View House” appeared to be the most complicated project in terms of construction complexity process. Everything is unrivaled and one of a kind.” - Mikhail Rivlin, the founder of Okhta Group, the project director of “Art View House’’ notes.

Flying high Breitling recently launched its first capsule collection – the Navitimer 1 Airline Editions – celebrating the brand’s important role in the golden era of aviation and some of the most emblematic airlines of that time. The Navitimer 1 B01 Chronograph 43 TWA Edition has a transparent sapphire caseback with the TWA logo printed on it. This stainless-steel watch has a silver dial, anthracite sub-dials, and a vintage-inspired brown leather strap or a stainless-steel mesh bracelet. Price yet to be confirmed www.breitling.com
SPOT THE PIG abergé’s Lady Levity with Pig surprise is a new design for this already much-loved timepiece. Inspired by a silver gilt, enamel and rock crystal desk clock created by Peter Carl Fabergé, the watch is powered by a mechanical movement developed exclusively for Fabergé in partnership with Agenhor. Created to commemorate the Year of the Pig in Chinese astrology, the pig motif takes centre stage, crafted in platinum on a domed bombé sapphire crystal set on a white motherof-pearl dial. In keeping with the Fabergé tradition of surprise, the pig motif is only visible to the wearer under certain light conditions and at particular angles on this limited edition watch. £22,800 / €25,985 / $29,300
BECOME A MUTINEER y its very nature, the Mutiny Chronograph exceeds the requirements of the ‘Swiss Made’ label. A most versatile and perfect all-rounder, the lines of this watch are clean, organic and orb-like. The Mutiny takes a few weeks to build but each purchaser will be kept abreast of the process and even be invited to see the final assembly live over the internet. Each timepiece is individually numbered and enters the Meerson Register where its full history can be traced. It will also remain a very exclusive watch – the brand controls production tightly and limits the quantity of units produced for each annual production run. Cream of the crop Patek Philippe has launched a new self-winding perpetual calendar with a contemporary ‘vintage’ style in a white gold case. Rembrandt Year very year should be a Rembrandt Year, but 2019 happens to be 350 years since the death of the great Dutch painter and museums across the Netherlands are celebrating his work with a full calendar of exhibitions and events. A celebrated portrait painter in his heyday, the great man completed more than 300 works in his career but he was no accountant, living well beyond his means and dying bankrupt to be buried in an unmarked grave. Rembrandt was a peerless draughtsman, his works are characterised by theatrical lighting, or chiaroscuro, as well as a lively calligraphic style and informality. Commemorative exhibitions in the Amsterdam area include major shows at the Rijksmuseum, Mauritshuis and the house where he lived, now the Rembrandt Museum. A cousin to the well-known British abstract painter Howard Hodgkin, the work of Eliot Hodgkin is little known outside a small coterie of collectors. In his
heyday however, Eliot was much admired as a painter of still life, landscapes and botanical illustrations and collected by, among others, Lord Rothschild. In tribute to the respect in which he was held, the fairytale manor built by Baron Ferdinand Rothschild, Waddesdon, is this summer holding a retrospective that assembles the largest ever exhibition of Hodgkin’s paintings and drawings – nearly 100 – many never exhibited in public before. A number of works by artists who inspired Eliot accompany the main exhibition. A hunt is currently underway to trace lost works – mostly London views made during the Second World War. Hodgkin’s grandson Mark, who is compiling a catalogue of Eliot's work, has appealed for help. From May 25th to October 20th at Waddesdon Manor, Buckinghamshire, UK waddesdon.org.uk

Sweet DREAMS Four award-winning interior designers offer advice on creating bedrooms that are stylish oases of peace and relaxation
Picture: Lisman Studio
A place of escape
LaMar Lisman, principal designer of Lisman Studio f all the areas of importance in a private residence, and sadly the one often left overlooked, is the master bedroom suite. Few rooms in a home can rejuvenate, restore and revive in the way an appropriately designed master suite can. Years ago, the tendency was to fixate on the bed location and overlook the rest of the room. Thankfully that has changed and master suites are now more hybrid in serving multiple functions. Lounge areas for reading, relaxing, or intimate conversation are now essential. Most clients prefer a fireplace, even possibly raised, so it can be viewed from the bed. Media viewing seems dependent on the client’s preferences, yet they should always be able to watch media from a variety of locations in the room, not just on the wall or at the foot of the bed.
Master suite colours should be calming, restful and subtle. Soft blues, subtle greens and pale pinks combined with warm neutrals provide a restorative palette that never draws attention to itself. Decorative over-bedding should be subtle to the touch, and selected in organic materials whenever possible. Cotton, silk, velvet and even mohair can all come together to create subtle textural interest in the most intimate of rooms. Drapery has become fashionable again, and there is no better place for it than in a master suite. Sound absorption and keeping the busy outside world at bay are handled beautifully by soft drapery treatments. If possible, areas should be considered
for yoga or even Pilates - a quiet retreat is perfect for meditation as well. Attention to lighting is critical. This is a room that will require clear direct light for reading and areas of soft diffused lighting for calm and relaxation. Where possible, lighting should be at eye level. Overhead lighting should be kept to a minimum, and when possible concealed in a cove or other types of molding. Fundamentally, the space should feel like a departure and an escape, even from the rest of the residence. A place to go away, read, think, breathe and rest. www.lismanstudio.com
Add a little fluff!
Danielle Molnar, founder and lead designer of Accentrix Design rom minimalistic, modern, traditional and contemporary, each bedroom consists of the same principals. The first thing we look at in any bedroom before deciding on the finishings is the space planning itself. Typically, we want to ensure the bed placement is facing you as you enter the room. This allows for us to create a focal point with a decorative or built-in headboard wall, wall sconces, light fixtures and night tables. A decorated headboard wall is just as important as a fireplace in a living room. Without it, the room feels bare and incomplete.
After space planning is complete, we look at incorporating other built in design features. Sometimes this can consist of dressing the ceiling with panel moulding, decorative drops and lighting features. We like to come up with creative millwork designs, veneered panels, upholstered integrated headboards, built in nightstands, and wall features such as mirrors. These applications offer softer touches and incorporate the bed into the space. In some of our more traditional designs, we use LED light ropes with ornate ceiling drops to provide ambient lighting, or the use of grand chandeliers to give the feeling of pure luxury. Using multiple lighting layers gives our clients options for setting a mood or winding down for bed. Lastly, a bedroom is never complete without a little fluff ! When selecting bedding, we like to use neutrals, without a lot of pattern. Typically, we like to use the pattern on the accent pieces that go into the space. This makes it easy to swap out and change up your dĂŠcor at a later time. I find by incorporating a few different textures and textile prints into the throw pillows, throw and upholstery, you will achieve a well-rounded look. Colour is a personal preference, but we always advise that you go easy on the colour for a more tranquil look. Remember, a bedroom is a place of relaxation and rest, and your colour choices should reflect that. www.accentrixdesign.ca Âť
Katharine Pooley, founder of Katharine Pooley London here are several key design details to consider when putting together a master bedroom scheme. A master suite unlike a guest suite must be luxurious, inviting, personal, comfortable and timelessly elegant. To achieve this, I prefer neutral colour schemes with a peaceful, serene and soft tone. Accents of dove grey, soft celadon blues or dusky pinks work well with layered neutrals and I return to these colours again and again for master bedrooms. I like to add interest with bespoke bedside tables; for one property in London I used selenite crystal on
the drawer fronts. I find organic semiprecious textures look incredible when mixed with luxurious natural fabrics like lamb’s wool, cashmere, linen and silk - perfect for a tactile layered scheme. Interesting table lamps are always a must - twisted crystal lamps from Nicholas Haslam are a favourite or Ralph Lauren has some beautiful crystal and metal designs. Finally, a master bedroom should have personal touches; dressing tables
with mother of pearl and silver shell bowls for earrings, family photographs in shagreen frames, desks with bespoke leather writing sets, artwork reflecting the client’s tastes and of course scented candles, flowers, bespoke bed linen and the softest cashmere throws. All these details make a master suite properly luxurious, inviting and a peaceful retreat for busy lives. www.katharinepooley.com
Functional and comfortable
Lonni Paul, founder of Lonni Paul Design always start with function, but I will never sacrifice comfort. I think it's important to include a sitting area for reading with a table for coffee in the morning - near a window is always nice for natural light. Bedding is also very important, especially a down comforter in the right weight, with pillows in firm, medium and soft options. Cashmere and high thread count Egyptian cotton for materials. For soft furnishings and accents, I love a down mattress topper and a chaise lounge.
Bedside tables on each side of the bed that are high enough to easily reach your bedside essentials are a sign of good design. There should be a seating arrangement at the end of the bed, or to the side. If it's to the side, a bench is essential at the end of the bed. A plush rug makes the space feel cosy - but it needs to be large enough to span the entire bed on all sides. I also love a TV that is disguised as art! As for colours, choose soft pale blues, silvers, greys, whites, creams and lavender. These all soothe and help the bedroom feel like a haven for rest. www.lonnipaul.com

Slick as a shark Unveiled at the Geneva International Motorshow, Ginetta’s new supercar, Akula (meaning shark in Russian), was designed from a blank sheet of paper and manufactured in-house from the company’s Leeds HQ.
Ginetta has created a true mid-engine design with an all carbon monocoque, LMP-derived aerodynamics and an in-house designed powertrain. The result is a driver-orientated package for the road with a top speed of 200mph. Taking the Ginetta character and bloodline that goes back to road cars such as the giant-killer G10 of the 1960s and infusing technology from Ginetta’s 2019 LMP1 car, the new supercar represents a truly individual offering. Limited to just 20 units in the first production year of 2020, 60% have already been sold. From £340,000 | t: +44 113 385 4160 | e: email@example.com |

This car is as happy on a track as it is off-road. With 575 bhp and 0-60mph in 4.3 seconds, it is a supercharged 4x4, with race track performance. The 2018 face lift version has enhanced the masculinity of the SVR with new front spoilers and vents in the bonnet. Changes to lights and exhaust also provide an aggressive yet sleek styling and road presence. JLR has significantly improved the interior with a quality and feel previously not experienced in a Range Rover. Established in Monaco in 2004 with just 10 employees, Y.CO has expanded enormously over the years. It now employs 120 staff with additional offices in Fort Lauderdale and London and, having outgrown its original penthouse offices in Monaco, has moved to new premises in Fontvielle. The company believes that one of the main reasons for choosing a superyacht charter is the opportunity to hand pick all aspects of the experience.
This ranges from where to go and when to what foods you like to eat and which champagne you prefer. By working closely with each client and the yacht captain, the charter broker is able to put together an itinerary of beaches, anchorages, cities and villages that they would like to visit. Y.CO has a number of charters available in the South of France and Monaco this summer and in the Caribbean for winter 2019/20. With a dedicated wellness deck complete with Jacuzzi, massage room, sauna, steam room and hydrotherapy pool, the 73-metre superyacht ‘Nautilus’ is built with relaxation in mind. Both the interior and exterior spaces are carefully thought-out to create a feeling of Zen, and Remi Tessier’s iconic design elevates simplicity to an art form. Accommodating 12 guests in seven resplendent staterooms, and with a variety of intimate entertaining spaces, Nautilus is your personal paradise, wherever you are in the world.

Since launching its first craft in 1971, Sunseeker has always pursued ways to become more advanced, ambitious and creative. As well as specialising in the design and build of superyachts, the company offers a wide range of charter options aboard its stunning vessels. Sunseeker Charters works alongside those booking a voyage, gathering as much detail as possible to create a perfect getaway. The company then produces a unique itinerary, detailing day by day where guests will be cruising and what they can hope to see along the way. The finer details are also taken care of such as private jet charters, luxury car transfers, beach club bookings or restaurant reservations, alongside inside information on the best anchorages and marinas to visit. Each crew
member is handpicked by Sunseeker for being the very best at what they do. Its chefs, stewardesses and deck crew are there for every comfort, while captains are key in unlocking the door to chosen cruising grounds. One popular charter option is the Monaco Grand Prix as Sunseeker has three yachts available during this captivating spectacle. The event is well known for its glamour, prestige and being one of the most challenging Formula 1 circuits in the world. The narrow track through the charismatic streets makes for a difficult course, which has fuelled dreams in motorsport for decades. By chartering, you can watch the race from the comfort of your yacht, or use it as a stylish way to beat the traffic » and travel from port to port.

If you’re looking for an adventure which includes the atmosphere and character of traditional sailing but with all the comfort and luxury of modern cruises, Star Clippers has a fleet of three strikingly tall sailing ships. These four and five-masted boats make a lasting impression on anyone who sales in them and will leave you feeling nostalgic for the days when these kinds of vessels ruled the oceans. Royal Clipper, the largest of the three, is joined by Star Clipper and Star Flyer in offering tall ship cruises to sailing and adventure enthusiasts all over the world. In contrast to the historical feel of the ships, the facilities on board are
both modern and stylish. There are different categories of staterooms, all of which are equipped with en suites, televisions, phones, DVD players, hairdryers and a safe, and some cabins also have their own private veranda or open straight on to the deck. Each ship has multiple swimming pools, a library and bar areas to relax and enjoy the delicious cuisine. Some of the company’s SouthEast Asia cruises visit the fantastic city of Singapore. The impressive skyscrapers tower all around you but are delightfully offset by places such as Gardens by the Bay and the National Orchid Garden. Whilst the shops of Orchard Road and restaurants of Clarke Quay offer a lively atmosphere, there is always the chance to find a moment to yourself in the various temples and on islands like Pulau Ubin. This year Singapore celebrates 200 years since Stamford Raffles laid the foundation for the modern city, now one of the most cosmopolitan and modern cities in Asia. One of the best times to be in Singapore will be in September, when the Formula 1 teams are also in town for the Marina Bay Grand Prix, from September 20th
– 22nd. Asia’s first street race around the city and along the esplanade is now an annual fixture and the cars speed past the waterfront, historic buildings, exotic gardens and the City Hall, at up to 300km per hour. A must for GP fans is only bettered by a week’s round trip sailing from Bali on board Star Clipper, departing on September 14th. A three-night stay at the Parkroyal on Pickering in Singapore, followed by a seven-night tall ship cruise from Bali, through Indonesia’s exquisite and idyllic islands, to return to Bali for a two-night stay at The Conrad Bali. his hugely popular region in Southern Spain has enjoyed a great deal of investment in recent years. Many of the roads are quite new, rail links to other parts of the country are excellent and the airport at Malaga has daily flights to and from most European cities. All of these factors help to promote ongoing tourism and keep property prices buoyant. Marc Pritchard, sales and marketing director at Taylor Wimpey España, says the company anticipates a steady increase in property prices over the course of 2019. “We expect visitor numbers to continue increasing, albeit at a slower pace than we saw in 2018,” he comments. “Malaga, Torremolinos and Marbella are tipped to be the top three hotspots for this year. Marbella in particular is an area to watch, with its increasingly glamorous reputation. “The latest building trends along the Costa del Sol include a range of tech features (USB connections, charging points for electric cars) and environmentally friendly elements (such as highly efficient low temperature air to water heat pumps for warm water), as well as classic features such as large windows and terraces for making the most of the Spanish sunshine” Across Spain as a whole, property sales increased by 10.1% in 2018 according to the country’s National Statistics Institute. Marbella City Council also reports that the number of British ex pats living in Marbella has risen for the first time in five years. in 2018 is very similar to pre-Brexit levels of 2015 (approximately 10,000). After all, Britons were already buying property in Spain before it joined the EU in 1986 and happily immersing into the Spanish lifestyle.” Hans Veenhuijsen, managing director of Costa del Sol 365 affiliate of Christie’s International Real Estate, reports that the majority of those buying in the Costa del Sol are from Europe with British second home purchasers topping the list. “This is followed by Spaniards from the big cities looking for a holiday home with French, Germany, Dutch and Russian buyers also very active,” he says. “The most popular destinations are Marbella, Puerto Banus, Nueva Andalucia, Benahavis and also Fuengirola, while Malaga is beginning to attract more second home buyers. “Thousands have taken advantage of Spain’s golden visa programme which was introduced six years ago. It offers family residences if you invest €500,000 in real estate. The visa can be renewed every two years and after five years it is possible to gain permanent residency.” Iván Muñoz of Chestertons International tells us that Estepona, Benalmádena and Casares areas are becoming extremely attractive to UK buyers in particular. “This is thanks to the fact that the new developments being built in those areas have the same qualities as those in other areas and the prices are more attractive,” he says. “The adaptation of the developer and builder to the international buyer has created a trend in which all new developments now have high standards of quality and amazing amenities and common areas. Whereas, before the crisis every buyer was adapting to the Spanish market, now the market is adapting » to the international client.”

Gateway to the
A UK overseas territory attracting over seven million visitors each year, Gibraltar’s economic success has made it one of the wealthiest countries in Europe
lthough Gibraltar was a military base for over 300 years, little military presence remains today. The old town is now focused on regeneration which means buyers are able to purchase high-end, contemporary properties as well as those with character and original features. Carrie Jackson, sales negotiator of Mulberry Real Estate, says “In recent years, the popularity of marina areas has been foremost in property sales. With the rise of Ocean Village marina complex and the area around the Queensway Quay, marina properties have been driving property prices. With these areas now fully built, focus is moving to the family orientated south district. Presently there is still major construction and development underway with the delivery of a number of new residential and commercial property projects over the coming 24 months.” The type of purchaser in Gibraltar is diversified. “With a proven track record, it has in recent years become a favourite with the investor,” explains Ms Jackson. “There is continued need for skilled workers and high value employees seek to purchase their own apartments. Gibraltar is also experiencing a large number of purchasers from the UK looking for a change in lifestyle. There are attractive tax schemes for wealthy clients and
the tax benefits Gibraltar can bring such as no capital gains on purchases or inheritance tax are also a draw to the financially astute.” Average house prices have risen from just over £100,000 in 2000 to around £450,000 with individual villas selling for up to £10 million. Mulberry Real Estate has also seen 20% year on year growth in the industry over the past three years. Mike Nicholls of Chestertons International in Gibraltar reports that 46% of the Gibraltar workforce (13,000 out of 28,000) live in Spain and cross the border between Spain and Gibraltar daily. “Hence the Brexit outcome, especially in respect of movement of people, is of huge importance to the Gibraltar economy, the local Spanish economy, and 13,000 individuals and their families,” he says. “Crossing the border daily will not get any easier and could become more troublesome. As a result, Brexit has increased the demand for property in Gibraltar as predominantly ex-pat British employees living in Spain and working in Gibraltar seek to leave Spain and move into Gibraltar. The problem is that Gibraltar property is significantly more expensive than Spanish property.” Developers responded to this supply shortfall some time ago and approximately 2,000 new units across 11 different developments should be completed between 2019 and 2021. “In the short term, since the referendum, prices have hardened considerably,” says Mr Nicholls. “Over the next two years, the 10% increase in property supply should alleviate much of this pent-up demand.”

A narrow land bridge linking Central America with South America, Panama has much to offer tourists and prospective property buyers
Bridging the gap T
he chances are that when you think of Panama, images of its canal, straw hats or large cigars spring to mind. Although world-famous for its 48-mile canal that connects the Pacific Ocean with the Atlantic, there is a lot more to this fascinating country in Central America. Here you will discover more species of birds and trees than in the whole of North America as well as beautiful landscapes, a rich culture, and endless tourist activities. These include rainforest tours, surfing, snorkeling, diving, hiking, white water rafting and zip-line tours. Once you’ve immersed yourself in nature, head into Panama City for a taste of world-class dining, vibrant nightlife, casinos and boutique shopping. So, with all this in the country’s favour, how is its property market performing? Duncan McGowan, president of Punta Pacific Realty, says, “Panama’s luxury real estate market has changed significantly since the boom years of 2005 – 2008. Back then almost all luxury projects were pre-construction and the high-end neighbourhoods were Punta Pacifica, Balboa Avenue and Costa del Este. With an emerging luxury market, buyers were mainly looking at pre-construction projects in these areas. Today, in addition
to those neighbourhoods, new luxury areas have sprung up like Ocean Reef Islands, Santa Maria Golf & Country Club and parts of Marbella. Mr McGowan believes that this has made the competition fierce amongst developers who need to keep innovating and improving to drive sales. “In a buyers’ market in a mature luxury market there are many existing as well as pre-construction options available and each developer knows this and needs to try to outdo the competition,” he explains. “Our buyers are from North America, Europe and South America with prices between $3,000 – $5,000 per square metre and, despite less buyers, these prices keep slowly inching higher. I expect in five years the market will have shifted from a buyers’ market to a sellers’ market.” »
