Our special beachfront issue is in celebration of one of the hottest summers we have enjoyed (or in some cases, endured) for many years. There’s something very special about the wide, open space of a beach, whether it’s located on a tropical shore or a wild, windswept coastline. I’ve personally spent numerous happy weeks exploring the UK’s coasts as well as those much further afield. However, what’s even better than simply visiting such places is owning a permanent or second home in close proximity to a beach. This opens up a whole new lifestyle filled with activities such as open water swimming, wind and kite surfing, kayaking, fishing and generally taking in that wonderful sea air. Only this morning I was leaving for the office and the tide was flat calm, creating the most gorgeous reflections and gently lapping against the beach opposite my house. As the temperature was already soaring, the lure of a quick, refreshing swim was almost irresistible. However, I managed to desist, consoling myself with the fact that this evening some friends and I will take our boat to a nearby island for a barbecue – and, of course, dive in for that highly anticipated swim.

he first garden square, Southampton Square (now Bloomsbury Square), was built in the mid17th century by the 4th Earl of Southampton. During following decades, the palatial residences that encircled the square became havens for aristocracy, successful traders and professionals. The gardens in most of these squares have been for the benefit of and maintained by the residents since their inception. There is even evidence dating from the late 17th century of a levy afforded upon residents for the upkeep of ‘rayles, payles, fountain and garden’. Within the first boom of popularity for garden squares, the highest profile and exclusive addresses tended to be around Mayfair, as the centre of London became busier toward the end of the 18th century. Hanover, Grosvenor and Cavendish Squares were top addresses; Grosvenor Square, with its private oval garden, was known as ‘the pinnacle of social prestige’ due to residents such as the ‘Bentley Boys’, whose lavish all-day parties in its south-eastern corner were social legend at the time. Martin Bikhit, managing director at Kay & Co, comments, “In Central London, garden squares are extremely appealing as they are usually accessible to residents and offer beautifully landscaped and well maintained outside space. W1 and W2 are home to some of London’s most soughtafter garden squares where many of the original houses have been divided into a wide selection of properties that can be bought for varying budgets. “Not only are these properties popular because they offer outside space, but they also tend to see higher price growth than those not on a square. We recently carried out some research into this and found that, over the last decade, the average price paid per square foot in W1 and W2 increased by 72% versus those not on a garden square, which increased by 45%. Our research also found that properties with access to private gardens achieved, on average, 15% more per square foot than those without.”

Simon Tollit, director of Tedworth Property, says, “Taking into account the current climate of uncertainty in prime central London, we continue to see potential buyers from all corners of the globe expressing interest in the most exclusive properties in garden squares. Buying a turnkey apartment and residing in the heart of London with security, a concierge and parking, alongside far-reaching garden views, is often the holy grail for many buyers and nowadays, there is no specific nationality which favours these exclusive properties over another. “In the absence of a crystal ball, it’s impossible to predict the future of prices, but what we can say with certainty is that any price growth that is experienced over the next three to five years will be seen most notably in garden squares such as Eaton Square, Cadogan Square and Grosvenor Square.”

Coastal design requires bringing the outside in

Ian Paine Construction and Design is a fullservice interior design firm and member of the Interior Designers Institute of British Columbia. The company’s project manager, Krista Paine, is an award-winning interior designer with over 10 years’ experience. “Being the proud owner of a coastal residence may feel like a gift bestowed amongst the luckiest,” she says. “However, with interiors that include strategic design elements,
simplistic elegance and a place for essential relaxation, any home can push the boundaries and feel like an oasis. This is regardless of whether the residence is waterfront, water view, or miles away from the coast. “As designers, we must not assume our clients know what they want and it is our job to read between the lines. This is most important in coastal design. Whether our clients are looking for a cosy cabin or a luxuriously spacious manor, the intent will always remain the same – deliver them a design they’re not aware is possible and as a result, significantly improve their quality of life.” Krista advises that the ultimate coastal interior must take advantage of the view at all costs. “This can essentially be achieved by minimising the requirement for elements obscuring the view. As a result, our clients feel weightless from the moment they walk through the door to looking ‘through’ a window, rather than ‘at’ a window.
“It may be common knowledge that coastal design requires bringing the outside in, which can be achieved by analysing the natural surroundings – textures and colours, and pulling a similar colour palette and adding some essential fixtures to create a comparable haven. However, I challenge the task of bringing the inside out. By carrying the flooring outwards to a patio with slabs mounted on pedestals to reach the desired height, creates a cohesive connection between the two spaces and truly creates the sensation of living ‘in’ the view. While windows help bring sunlight in, Krista believes that the true desire must be to pull your eye outdoors. “Vaulted ceilings combined with angled windows never let your eye rest until you’re staring out towards the sky in complete bliss,” she says. “Although we have been honoured to design a multitude of design styles that ‘frame’ a jaw dropping water view, the ultimate goal will continue to be to design an oasis that radically creates innate happiness.” www.ianpaineconstruction.ca
Luscombe is an exclusive development of three individual, architect designed, contemporary houses. The development overlooks Poole Harbour which is renowned for its yacht clubs and marinas, and is adjacent to Parkstone championship golf course and the Luscombe Valley Nature Reserve. The three houses Ortega, Oseleta and Optima have been designed to harmonise with their beautiful surroundings, incorporating western red cedar, zinc cladding and Portland stone. The floor to ceiling glass seamlessly links the houses to the outside while also framing the views. Alexander James Interiors (AJI) has designed and styled the interiors of Ortega, which is on the largest plot. This stunning L-shaped house makes the most of its position with its open plan living space and terraces overlooking the adjoining trees and grounds. The brief for the project was to create a post-modern interior with a Danish twist, while the design inspiration was for a contemporary dwelling in the woods. The huge expanses of glass framed by beautiful wooden fenestration fins create natural shadow patterns and provide additional privacy. Furniture made from natural wood, with interesting textures and finishes, plays an important part in linking the house to the natural world outside. A particularly stunning feature is AJIâ€™s creation of a fabulous gallery effect. This has been achieved by commissioning original artwork and combining it with quirky vintage pieces and bespoke items. www.aji.co.uk

This is a multifunctional apartment complex named HILL8. The stylish modern 15-floor building will be constructed on Prospect Mira in close vicinity to green cultural public places such as Sokolniky and Ostankino Parks, the Exhibition of Achievements of National Economy (VDNKh) and the main Moscow Botanical Garden. Based at the Design Centre in Chelsea Harbour, furniture designer Davidson has a large showroom which attracts clientele from around the world. The company is often asked to design furniture for superyachts, as well as being commissioned by specialist interior designers in the superyacht world. Richard Davidson, founder and chairman of Davidson, explains, “The design of the furniture will normally reflect the design of the boat itself. This will of course vary from traditional to very high tech so as you can imagine designs are variable. One aspect that is increasingly important is the need for furniture to not be overly heavy. This has resulted in the development of specialist materials that had originally been developed for the aerospace
industry, with honeycomb panels increasingly being used for flat surfaces such as wardrobe doors and dining table tops.” Space is at a premium on all but the very biggest and grandest of today’s mega yachts and ingenuity is required to ensure items such as dining table leaves can be stored within when not in use. Mr Davidson advises that it is the same as designing any compact space, try not to over clutter. “Lamps present a problem,” he says, “or rather the cables, and increasingly we are asked to design furniture with designated holes where we can feed cabling through to power points below so all cables are out of sight. All freestanding furniture apart from chairs need to have deck fixings to ensure the furniture all stays in place and drawers are fitted with
special fitments to ensure they remain in place in turbulent weather. “Fabulous fitted cocktail cabinets always tend to turn heads. We design not only to impress but to meet the very particular needs of our clients. Pale woods are popular but in sun drenched locations this can be a problem with timber changing colour due to exposure to UV rays. It is therefore often a safer option to work with darker timbers. Aldeburgh in Suffolk offers seafront homes with the highest premium compared to other local properties at 89% on average, making seafront homes here the most sought-after of any location analysed. Padstow in Cornwall (70%) and Torquay in Devon (69%) take the second and third spots. It’s not just the prime hotspots where seafront homes attract a premium. Traditional seaside resorts also experience this trend. In Bournemouth seafront homes are 67% more expensive than other properties in the town; the Southend-on-Sea premium is 36% and Blackpool’s is 34%. Nick Leeming, chairman at Jackson-Stops, comments, “Owning a sea-front home with uninterrupted waterside views or access to the beach has long been an aspiration for the British buyer. Whether it is someone’s full-time residence or a holiday home to enjoy during the summer months it is clear buyers are willing to go the extra mile to secure their dream home by the sea. Jeff Lee, president of Lee Real Estate, reports that real estate on Nantucket Island, the Massachusetts beach resort pricier than The Hamptons, smashed records in the first quarter as wealthy Americans planned ahead for their summer vacations.
“Almost $300 million of real estate changed hands in the first three months of 2018,” he says, “a jump of 61% from a year earlier, according to Lee Real Estate data. The $297.5 million of sales in the first quarter is the highest in 10 years of data, compared with $184.7 million in 2017. People are seeing how well their stock portfolios are doing, and they're feeling like they can spend the money for a summer home." Bill Mitchell, managing director of Carmel Realty Company, tells us that Carmel’s traditional selling season runs from May through October. “Historical data suggests that June is the month with the highest number of sales,” he says, “but the market in Carmel is consistently strong year-round. What changes in Carmel more than anything is days on market, the average length of time it takes a house to sell. This number rises noticeably during the winter months. “The Carmel Valley market is seasonal. You may laugh, but we consider Carmel Valley’s weather seasonal. But what they are is fabulous beachfront home on some of the best waters in the northeast. While nationally home prices have grown quickly the last few years, we’ve maintained a great and steady growth rate. Prices continue to rise as other markets have recognised our affordability (comparatively) and inventory has become thin. egarded as ‘The Authentic Caribbean’, Grenada is one of the most beautiful and lush islands in the West Indies. Unspoilt and exotic, its dramatic scenery, tropical rain forests, mountains, waterfalls and golden beaches appeal to visitors from around the world. Grenada was traditionally inhabited by Carib Indians who migrated from the South American mainland. The island was originally known as Camerhougue but Columbus renamed it Concepcion Island when he visited in 1498. Successive Spanish sailors found it to be so evocative of Andalucia with its lush green mountain scenery that they called it Granada which is the origination of its name today. Now known more as a tourist destination, historically Grenada was seen as a ‘gentle’ island supported by growing spices, particularly nutmeg and cinnamon. These days it still has a very active agricultural and fishing economy. The population is very well educated with a high literacy rate; St. George’s University, with 6,000 students from over 140 countries, offers faculties of Medicine and Veterinary Science and has been established for 35 years. In addition, a full medical teaching hospital is planned in the near future. Grenada’s economic outlook is generally very good, with expansion occurring in tourism, agriculture and
manufacturing. The Government is about to commence an oil and gas program in its territorial waters between Venezuela and Trinidad. Additionally, as part of the Eastern Caribbean Bank and currency system, its currency is stable, secure and tied directly to the US dollar. Grenada’s Citizenship by Investment Program was launched in August 2013, when the Grenadian Parliament passed Act No. 15 of 2013. Its mission is to strengthen Grenada by creating economic growth through inward investment, leading to the creation of sustainable new employment opportunities for Grenadians, training of the workforce and the broadening of skills; while preserving the prestige, honour and value of Grenadian citizenship through a strict invitation and vetting process.
How to gain second tizenship Presently, there are two options available to qualify for Citizenship by Investment in Grenada: either through a contribution to the National Transformation Fund (NTF) or by acquiring government-approved real estate of which there are currently two.
