Our special beachfront issue is in celebration of one of the hottest summers we have enjoyed (or in some cases, endured) for many years. Browse through the magazine and you’ll find a wide variety of stunning waterside properties in the UK, USA, New Zealand, Australia and Thailand. There’s something very special about the wide, open space of a beach, whether it’s located on a tropical shore or a wild, windswept coastline. I’ve personally spent numerous happy weeks exploring the UK’s coasts as well as those much further afield. However, what’s even better than simply visiting such places is owning a permanent or second home in close proximity to a beach. This opens up a whole new lifestyle filled with activities such as open water swimming, wind and kite surfing, kayaking, fishing and generally taking in that wonderful sea air. Only this morning I was leaving for the office and the tide was flat calm, creating the most gorgeous reflections and gently lapping against the beach opposite my house. As the temperature was already soaring, the lure of a quick, refreshing swim was almost irresistible. However, I managed to desist, consoling myself with the fact that this evening some friends and I will take our boat to a nearby island for a barbecue – and, of course, dive in for that highly anticipated swim.

Our regular feature looking at the capital’s prime properties from the viewpoint of an aircraft’s first or business class cabin zooms in on residential garden squares
he first garden square, Southampton Square (now Bloomsbury Square), was built in the mid17th century by the 4th Earl of Southampton. During following decades, the palatial residences that encircled the square became havens for aristocracy, successful traders and professionals. The gardens in most of these squares have been for the benefit of and maintained by the residents since their inception. There is even evidence dating from the late 17th century of a levy afforded upon residents for the upkeep of ‘rayles, payles, fountain and garden’. Within the first boom of popularity for garden squares, the highest profile and exclusive addresses tended to be around Mayfair, as the centre of London became busier toward the end of the 18th century. Hanover, Grosvenor and Cavendish Squares were top addresses; Grosvenor Square, with its private oval garden, was known as ‘the pinnacle of social prestige’ due to residents such as the ‘Bentley Boys’, whose lavish all-day parties in its south-eastern corner were social legend at the time. Martin Bikhit, managing director at Kay & Co, comments, “In Central London, garden squares are extremely appealing as they are usually accessible to residents and offer beautifully landscaped and well maintained outside space. W1 and W2 are home to some of London’s most soughtafter garden squares where many of the original houses have been divided into a wide selection of properties that can be bought for varying budgets. “Not only are these properties popular because they offer outside space, but they also tend to see higher price growth than those not on a square. We recently carried out some research into this and found that, over the last decade, the average price paid per square foot in W1 and W2 increased by 72% versus those not on a garden square, which increased by 45%. Our research also found that properties with access to private gardens achieved, on average, 15% more per square foot than those without.”

Belgrave Square are some of the most sought after, desirable and expensive addresses in prime central London. “Our data shows the average price paid per square foot in Eaton Square was £4,113,” she says. “When we compared this to nearby Eaton Place, buyers paid an average of £2,404 per square foot. That is a whopping 42% premium to be on Eaton Square.” Gardens are desirable, however even more prestigious than a garden is owning a prime property facing on to one of Mayfair’s three iconic garden squares - the oldest of which is Hanover Square. Fred Scarlett, sales and marketing director at Clivedale London, says “Three hundred years ago the epitome of status and prestige was to have a house or apartment facing on to a Mayfair Garden Square, such as Hanover Square. “In modern, super-prime developments, this still holds true today. While purchasers are also focusing their attention to the demands for five-star living - ensuring properties additionally offer hotel concierge and room services, world class gym and wellness facilities, and beautifully appointed contemporary apartments - the leafy green vista or ‘Belvedere’ will always add enormous amount of value to any home or development. If a purchaser seeks a garden, or even a garden square view, in terms of rarity this is as ‘rare as hen’s teeth’ - and such scarcity will drive buyers to pay significant premiums to secure a once in a lifetime purchase.” As a result, properties in the capital’s most prestigious residential garden squares tend to hold their value and are generally considered a safe haven both for end users and those looking for a long-term investment. Simon Tollit, director of Tedworth Property, says, “Taking into account the current climate of uncertainty in prime central London, we continue to see potential buyers from all corners of the globe expressing interest in the most exclusive properties in garden squares. Buying a turnkey apartment and residing in the heart of London with security, a concierge and parking, alongside far-reaching garden views, is often the holy grail for many buyers and nowadays, there is no specific nationality which favours these exclusive properties over another. “In the absence of a crystal ball, it’s impossible to predict the future of prices, but what we can say with certainty is that any price growth that is experienced over the next three to five years will be seen most notably in garden squares such as Eaton Square, Cadogan Square and Grosvenor Square.”

One of the most important royal jewellery collections ever to come to auction will be offered at Sotheby’s in Geneva on November 12th. Entitled ‘Royal Jewels from the
Bourbon-Parma Family’, the auction will span centuries of European history, from the reign of Louis XVI to the fall of the Austro-Hungarian Empire. Descended from Louis XIV of France, the Holy Roman Emperors and from
Pope Paul III, the Bourbon-Parma family is related to the most important ruling families of Europe. This exceptional ancestry is evidenced in the extraordinary opulence and provenance of the pieces in the collection, led by a group of jewels which once belonged to Marie Antoinette, ill-fated Queen of France, which have not been seen in public for 200 years. Among them is this stunning diamond pendant, supporting an exceptionally large natural pearl. Estimated at between £758,765 / €858,430 / $1m – £1.515m / €1.713m / $2m www.sothebys.com

Gala Salvador Dali
Gala was the woman who inspired the most famous Surrealist of them all – Salvador Dali – so it is surprising that this exhibition is the first major examination of her role in his life. Bringing together hundreds of paintings (and some 60 relating to their union), it is a fascinating show not least for the glimpses into the couple’s bizarre lifestyle. Always cited as the painter's 'muse', Russian-born Gala posed for pictures veering from the voyeuristically obscene to the divine as a Madonna. But she was much more than a model for she became Dali's agent, transforming him from an obscure artist into a monstrous megalomaniac in her own likeness. Yet, under this guidance his

18th-century skills and techniques. The range includes a breadth of designs from early Palladian architectural pieces through to finely carved Neo-Classical mantels and elegant Regency surrounds.
ill Fisher, the founder of Jamb, has painstakingly acquired one of the most extensive collections of antique chimneypieces in the country, including rare 17th century, Georgian and Regency surrounds, reflecting the architectural design and craftsmanship of William Kent, Isaac Ware, Robert Adam, Henry Cheere and Sir John Soane. With the antique mantels at the backbone of the company, and by using highly skilled craftsman at its unique workshops, Jamb has been able to produce a collection of exceptional reproduction chimneypieces as seen in these images. All of the pieces in Jamb’s collections are individually bench made; hand carved to the highest standards, using traditional
Uniquely, Jamb has its own foundry which allows the company to create reproduction fire grates to complement its collection of chimneypieces both aesthetically and historically. This foundry was also instrumental to the company launching a reproduction lighting collection where pieces of unparalleled historical authenticity could be made. The lantern collection is hand crafted and has been inspired by many years of dealing in the finest antique lighting and their designs are created with rigorous historical accuracy. With an antique, one is often restricted to using a single piece, whereas the use of reproduction lanterns allows for sequences of multiple lights that many interiors demand. Jamb lighting is made with meticulous attention to detail, ensuring that the gauge of the frame is as one would expect from an antique and the lost wax castings are just as accurate and sharp. The globe has become the signature shape of Jamb lighting, however other designs inspired by antique originals have
been added to the collection for their timeless feel and exceptional beauty. Every lantern is hand crafted and available in 12 finishes however, if the finishes are not suitable for a client then the company will customise them to match any colour sample. All Jamb lanterns come electrically wired for any country and can be supplied with hand finished chain and canopies. Jamb is regularly commissioned to carry out bespoke work. This has a truly extensive nature, ranging from creating an entire collection of one-off chimneypieces for a Neoclassical mansion to the demands of designing and building a unique Gothic centrepiece for a Chateau in France. All bespoke work, whatever the scale is undertaken, with genuine knowledge and precision. Jamb’s central London showroom houses antique and reproduction chimneypieces as well as fire grates, lighting and furniture and captures the classical English Country House aesthetic at the centre of the Jamb design ethos. Bright & Breezy

Coastal design requires bringing the outside in
iving in close proximity to water allows for fresh breezes and expansive views, all of which can be maximised by creative interior design. Ian Paine Construction and Design is a fullservice interior design firm and member of the Interior Designers Institute of British Columbia. The company’s project manager, Krista Paine, is an award-winning interior designer with over 10 years’ experience. “Being the proud owner of a coastal residence may feel like a gift bestowed amongst the luckiest,” she says. “However, with interiors that include strategic design elements,
simplistic elegance and a place for essential relaxation, any home can push the boundaries and feel like an oasis. This is regardless of whether the residence is waterfront, water view, or miles away from the coast. “As designers, we must not assume our clients know what they want and it is our job to read between the lines. This is most important in coastal design. Whether our clients are looking for a cosy cabin or a luxuriously spacious manor, the intent will always remain the same – deliver them a design they’re not aware is possible and as a result, significantly improve their quality of life.” Krista advises that the ultimate coastal interior must take advantage of the view at all costs. “This can essentially be achieved by minimising the requirement for elements obscuring the view. As a result, our clients feel weightless from the moment they walk through the door to looking ‘through’ a window, rather than ‘at’ a window.
“It may be common knowledge that coastal design requires bringing the outside in, which can be achieved by analysing the natural surroundings – textures and colours, and pulling a similar colour palette and adding some essential fixtures to create a comparable haven. However, I challenge the task of bringing the inside out. By carrying the flooring outwards to a patio with slabs mounted on pedestals to reach the desired height, creates a cohesive connection between the two spaces and truly creates the sensation of living ‘in’ the view. While windows help bring sunlight in, Krista believes that the true desire must be to pull your eye outdoors. “Vaulted ceilings combined with angled windows never let your eye rest until you’re staring out towards the sky in complete bliss,” she says. “Although we have been honoured to design a multitude of design styles that ‘frame’ a jaw dropping water view, the ultimate goal will continue to be to design an oasis that radically creates innate happiness.” www.ianpaineconstruction.ca
Luscombe is an exclusive development of three individual, architect designed, contemporary houses. The development overlooks Poole Harbour which is renowned for its yacht clubs and marinas, and is adjacent to Parkstone championship golf course and the Luscombe Valley Nature Reserve. The three houses Ortega, Oseleta and Optima have been designed to harmonise with their beautiful surroundings, incorporating western red cedar, zinc cladding and Portland stone. The floor to ceiling glass seamlessly links the houses to the outside while also framing the views. Alexander James Interiors (AJI) has designed and styled the interiors of Ortega, which is on the largest plot. This stunning L-shaped house makes the most of its position with its open plan living space and terraces overlooking the adjoining trees and grounds. The brief for the project was to create a post-modern interior with a Danish twist, while the design inspiration was for a contemporary dwelling in the woods. The huge expanses of glass framed by beautiful wooden fenestration fins create natural shadow patterns and provide additional privacy. Furniture made from natural wood, with interesting textures and finishes, plays an important part in linking the house to the natural world outside. A particularly stunning feature is AJI’s creation of a fabulous gallery effect. This has been achieved by commissioning original artwork and combining it with quirky vintage pieces and bespoke items. www.aji.co.uk

On the one hand, continuing the ‘hill’s’ evolution the brand tells us about tradition. On the other, it appears to be super dynamic, up-to-date and cosmopolitan, combining the best and most innovative solutions and technologies. No wonder that the key concept in the brand platform is intellect. This is a distinctive feature of our ideal customer – prosperous, mature and progressive. What’s in a name? The DBS Superleggera marks the return of not one, but two illustrious names. With DBS, Aston Martin is reviving an iconic nameplate that first appeared in 1967, while Touring’s famous mark – Superleggera – will once again adorn the bonnet of an Aston Martin. A collaboration that originally paved the way to the DB4, 5 and 6 Mark 1, DBS Superleggera pays homage to the historic super lightweight construction technology of the famous Italian coachbuilder. As the British marque’s new Super GT flagship, DBS Superleggera replaces the esteemed Vanquish S. This will help to alleviate overcrowding on the increasingly busy highways and also provide even more cars motoring through their locale. Having departed from Hyde Park at sunrise and travelled through the Wellington Arch at Hyde Park Corner, then down Constitution Hill, past Buckingham Palace, along The Mall and to Parliament Square, the Run will split into two. Half will follow the familiar path past Big Ben over Westminster Bridge and then on to Streatham and Thornton Heath. Quick off the marque
The quickest, most powerful and most track-focused – yet road legal – Sports Series McLaren made its world debut at this year’s Goodwood Festival of Speed. The arrival of the new 600LT, which is built to excel on roads and race circuits alike, marks both the beginning of the next chapter in the McLaren ‘Longtail’ story and the setting of a new benchmark for super-sportscar performance. Production of the 600LT Coupé will begin in October and last for around 12 months, with build slots scheduled around existing Sports and Super Series models, as well as the sell-out Senna, Senna GTR and BP23. Availability will be strictly limited, the carbon fibre body panels that require specialist tooling just one of the reasons that the new ‘Longtail’ will be rarer than its Sports Series brethren. From £185,500 which includes a Pure McLaren Road Owner Track Day at a race circuit with expert driving tuition.

Life in the Fastlane
We catch up with the latest news from Fastlane Paint and Body Group – perhaps the UK's best-known repairers of prestigious motor cars
ith its ultra-specialist expertise, highly regarded customer service, and lean thinking working practices, Fastlane is alone in its profession. The company has close working relationships with a select number of prestige manufacturers including Rolls-Royce Motor Cars, Mercedes-Benz and Tesla Motors. Fastlane's collaboration with Rolls-Royce has included cooperation in the reproduction of the famous rock band The Who’s album cover 'Tommy' on the bonnet of a new Wraith. The firm has also been involved with work on the fabulous one-off' Rolls-Royce Sweptail. This specially coach built vehicle resembles a Phantom from the front and takes inspiration from the 1925 Phantom 1 Round Door. The Sweptail embodies the svelte tapering glasshouse, with a gently sloping Coupe roofline. This magnificent vehicle is the most expensive new car ever built with a price tag of around $13 million. Having been a Mercedes-Benz Approved Repairer for a number of years, Fastlane has recently agreed the purchase of the Brentford Mercedes-Benz Repair business. This massive operation caters for all Mercedes-Benz bodywork repairs, including AMG and Maybach. In addition, Fastlane also looks after Mercedes-Benz bodywork repairs for the 16 dealerships in and around the Greater London area who operate under the 'Mercedes-Benz Retail Group' banner. Fastlane first became involved with Tesla Motors in 2016. As one of the first bodyshops in the UK to invest early and heavily in extensive staff training on hybrid and electric technology, working with Tesla, the innovative American manufacturers was a natural move. he range and specification of superior yachts offered by specialist designers and boat builders has reached mammoth proportions over the last decade or so. Fairline Yachts, which has been creating beautifully designed, handcrafted motor boats in Oundle, Northamptonshire, since 1967, is a great example. Its current line-up of yachts includes its spacious flybridge variants from the esteemed Squadron range – currently available from 48 feet (15 metres) to 65 feet (20 metres) and its Targa range – Fairline’s modern express cruisers available from 43 feet (13 metres) to 63 feet (19 metres). The company is also producing a brand new 33 feet (10 metres) express cruiser. This new model will be the first from Fairline’s
new project ‘F-Line’ series and will launch in spring 2019. A new larger flagship Squadron model is also in the early design stages. Miles Moorhouse, head of marketing at Fairline Yachts, says, “Our specialism as a series production builder is in the design and manufacture of superior yachts up to 80 feet (24 metres). We pride ourselves on having great expertise in this size range and can provide our customers with an extensive model range. There are many excellent shipyards that build bigger yachts and our dealer network knows which brands suit their customers should they wish to move beyond 24 metres. “When choosing, we ask customers to consider how they want to enjoy their yacht, is having a large outdoor entertaining space important or would you rather have extensive interior space? Where you are going to use your boat and for how long are also important considerations. If you plan to be away for more than a few days, you’ll most likely want to opt for one of our spacious Squadron flybridge models, whereas if you are looking for something for quick getaways a Targa model would be ideal.” Fairline has a truly global customer base and is represented by its extensive dealer network across 80

the key yachting territories all over the world, including Europe, the US, Australia, the Far East and the Middle East. “However, a large proportion of our boats are sold in the Mediterranean,” says Mr Moorhouse, “in fact, the Balearics in Spain has more Fairlines per square kilometre than anywhere else in the world!” Fairline reports that key developments over the past decade have been in the styling of yachts, the use of available interior volume, greater use of high quality materials in construction, for example marble, and in construction techniques such as the use of resin infusion. “Over the next decade,” continues Mr Moorhouse, “one of the biggest trends in the global yacht market will be for complete customisation in terms of the boat’s interior layout. This is something we have embraced fully and Fairlines can now be configured in a wide variety of ways to ensure every customer gets their perfect boat.
“For example, the Targa 63 GTO is designed to suit Fairline’s varied global client base. There is the choice of either an extended cockpit or extended saloon variants, the former offering large outdoor space, the latter for those where air-conditioned interior space is more important. Maximising space and comfort are the key features of the Targa 63 GTO with every centimetre optimised. Regardless of specification, owners will find a large saloon and cockpit as well as an impressive full-beam master cabin with adjoining en suite. This taps into another key trend, which is to use light and space in highly innovative ways to ensure you feel connected to your surroundings.” Every Fairline yacht is custom designed and hand-crafted in the UK with prices starting from £500,000 (not including taxes) rising to around £2.5 million depending on the specification. www.fairline.com »

“Compared to 2017, the daily mooring fees for a 55-metre yacht have increased in almost all 10 locations featured in the ranking,” says Anissa Mediouni, CEO of Engel & Völkers Yachting. “For many yacht owners and charter clients, the western Mediterranean is the most popular region in Europe. This is clearly reflected in our latest ranking of mooring fees. Beyond Europe we are also seeing a trend towards more unusual destinations including the Antarctic, the island nation of Palau in the Pacific Ocean, and Myanmar.”
We were once given a strict brief to design a beautiful dressing table where all the finger pulls were of an exact dimension so as not to damage the client’s finger nails!
Based at the Design Centre in Chelsea Harbour, furniture designer Davidson has a large showroom which attracts clientele from around the world. The company is often asked to design furniture for superyachts, as well as being commissioned by specialist interior designers in the superyacht world. Richard Davidson, founder and chairman of Davidson, explains, “The design of the furniture will normally reflect the design of the boat itself. This will of course vary from traditional to very high tech so as you can imagine designs are variable. One aspect that is increasingly important is the need for furniture to not be overly heavy. This has resulted in the development of specialist materials that had originally been developed for the aerospace
industry, with honeycomb panels increasingly being used for flat surfaces such as wardrobe doors and dining table tops.” Space is at a premium on all but the very biggest and grandest of today’s mega yachts and ingenuity is required to ensure items such as dining table leaves can be stored within when not in use. Mr Davidson advises that it is the same as designing any compact space, try not to over clutter. “Lamps present a problem,” he says, “or rather the cables, and increasingly we are asked to design furniture with designated holes where we can feed cabling through to power points below so all cables are out of sight. All freestanding furniture apart from chairs need to have deck fixings to ensure the furniture all stays in place and drawers are fitted with
special fitments to ensure they remain in place in turbulent weather. “Fabulous fitted cocktail cabinets always tend to turn heads. We design not only to impress but to meet the very particular needs of our clients. We were once given a strict brief to design a beautiful dressing table where all the finger pulls were of an exact dimension so as not to damage the client’s finger nails!” As furniture makers, Davidson works with a variety of materials, mainly woods, as well as endless different specialist lacquers and finishes. “Liquid metals are currently very popular as well as natural and faux leathers, vellum and shagreen,” says Mr Davidson. “High gloss has been the number one choice for a long time now but we are definitely seeing a move towards satin and matt finishes which are often more practical. Pale woods are popular but in sun drenched locations this can be a problem with timber changing colour due to exposure to UV rays. It is therefore often a safer option to work with darker timbers. Not everyone likes to play it safe however!” www.davidsonlondon.com

hings are looking exceptionally good for the quality of the UK’s beaches. This year, environmental charity Keep Britain Tidy presented 190 awards to England’s very best beaches, including 65 international Blue Flags and 125 Seaside Awards (eight more than last year), with 42 beaches achieving both awards. Bournemouth and Poole, both in Dorset, can now boast a combined total of 18 Keep Britain Tidy accolades and join the country’s very best beaches, from popular holiday locations to quiet, more hidden-away spots. What unites them all is knowing that they are clean, safe and meet the highest environmental standards, as well as the tough international bathing water quality standards. With more than 30,000 freshwater lochs and a huge coastline of 11,800kms (roughly 60 per cent of the entire UK coast) water based locations and beaches are key assets for Scotland. Therefore, Scotland’s Beach Award is the benchmark for quality, celebrating clean, well managed and sustainable beaches. Awarded beaches demonstrate excellent beach management and environmental best practice, and the maintenance of high standards. More than ever have achieved award-winning status this year, ranging from rural beaches to busy recreational beaches.

According to forecasts, the UK’s warm weather is set to extend well into September, meaning the British aspiration to live in a home by the sea is unlikely to wane. Indeed, national estate agent, Jackson-Stops, reports that homes directly on the seafront attract a 33% price premium. The company analysed 30 prime seaside locations, ranging from super-prime hotspots to traditional holiday resorts. 88

It found that all seafront homes were, on average, a third more expensive than comparable properties in the wider town. Aldeburgh in Suffolk offers seafront homes with the highest premium compared to other local properties at 89% on average, making seafront homes here the most sought-after of any location analysed. Padstow in Cornwall (70%) and Torquay in Devon (69%) take the second and third spots. It’s not just the prime hotspots where seafront homes attract a premium. Traditional seaside resorts also experience this trend. In Bournemouth seafront homes are 67% more expensive than other properties in the town; the Southend-on-Sea premium is 36% and Blackpool’s is 34%. Nick Leeming, chairman at Jackson-Stops, comments, “Owning a sea-front home with uninterrupted waterside views or access to the beach has long been an aspiration for the British buyer. Whether it is someone’s full-time residence or a holiday home to enjoy during the summer months it is clear buyers are willing to go the extra mile to secure their dream home by the sea. From Aldeburgh in Suffolk to Blackpool in Lancashire, buyers are paying on average 33% more for the privilege of living on the front row, compared to how much they would pay for a property just one street further back. “The lifestyle benefits associated with living by the seaside means that waterside homes will often generate a strong price premium, regardless of their distance from the beach. Sailing, surfing, swimming, and taking in the fresh sea air, are all favourite British pastimes for families and downsizers alike. Yet, there is something very special about being able to look out of your kitchen window or step outside your front door and be immediately greeted by sandy beaches and the rippling of the tide.”

We discover a wide range of fabulous coastal properties stretching from California and Florida to Massachusetts and New York
he USA’s long, varied and picturesque coastline offers a multitude of prime locations for highend property with stunning views, deep water docks and private beaches. Jeff Lee, president of Lee Real Estate, reports that real estate on Nantucket Island, the Massachusetts beach resort pricier than The Hamptons, smashed records in the first quarter as wealthy Americans planned ahead for their summer vacations.
“Almost $300 million of real estate changed hands in the first three months of 2018,” he says, “a jump of 61% from a year earlier, according to Lee Real Estate data. The $297.5 million of sales in the first quarter is the highest in 10 years of data, compared with $184.7 million in 2017. People are seeing how well their stock portfolios are doing, and they're feeling like they can spend the money for a summer home." Bill Mitchell, managing director of Carmel Realty Company, tells us that Carmel’s traditional selling season runs from May through October. “Historical data suggests that June is the month with the highest number of sales,” he says, “but the market in Carmel is consistently strong year-round. What changes in Carmel more than anything is days on market, the average length of time it takes a house to sell. This number rises noticeably during the winter months. “The Carmel Valley market is seasonal. You may laugh, but we consider Carmel Valley’s weather seasonal. Average highs range from 62 degrees in December to 80 degrees in September. And, it is a primary home market, versus »

a vacation homebuyer market like Carmel-by-the-Sea. Therefore, the summer months have more sales and homes stay on the market considerably longer during the winter months.” Jim Wallace, founder and CEO of Intracoastal Realty, believes that, when it comes to real estate and lifestyle options, the counties that comprise the south-eastern North Carolina coastline offer an unparalleled richness and diversity. “No wonder Money magazine named Wilmington, NC one of ‘The Best Places to Live’ and one of ‘The Top Ten Cities in Which to Buy Real Estate’,” he says. “The southern coastline of North Carolina boasts mild weather, natural beauty, a reasonable cost of living, and wide variety of leisure activities like golf, boating, and kayaking. These important features (and many more) are what make this area so popular with year-round residents, retirees, and second-home vacationers.” As for Cape Cod in Massachusetts, Paul Grover, co-founder of Robert Paul Properties, says it has long been the destination for prominent Bostonians as well as beach lovers from around the world. “Unlike many other beachfront markets,” he explains, “Cape Cod has maintained a lot of its original housing, charm, and character, favouring a slowgrowth model that has kept the rate of development steady. This has preserved a lot of space for both those who visit and own here, including our beloved National Seashore, authorised by President John F. Kennedy in 1961 and setting aside more than 43,000 acres as a national park for public enjoyment and coastal studies. “This said, our homes are often not terribly new or flashy, as that’s not our character. But what they are is fabulous beachfront home on some of the best waters in the northeast. While nationally home prices have grown quickly the last few years, we’ve maintained a great and steady growth rate. Prices continue to rise as other markets have recognised our affordability (comparatively) and inventory has become thin. Of the top five sales in Massachusetts last year, three were along our coast.”

THE ROAD TO
Citizenship This new regular feature explores paths to gaining citizenship in exciting and beneficial locations
Obtaining second citizenship to start a new life
A number of nations now offer citizenship through Government approved property investment. International Property & Travel magazine has launched International Property Citizenship Services and teamed up with the experts to highlight countries offering this opportunity. Our latest focus is on the ‘Spice Isle’ of Grenada
egarded as ‘The Authentic Caribbean’, Grenada is one of the most beautiful and lush islands in the West Indies. Unspoilt and exotic, its dramatic scenery, tropical rain forests, mountains, waterfalls and golden beaches appeal to visitors from around the world. Grenada was traditionally inhabited by Carib Indians who migrated from the South American mainland. The island was originally known as Camerhougue but Columbus renamed it Concepcion Island when he visited in 1498. Successive Spanish sailors found it to be so evocative of Andalucia with its lush green mountain scenery that they called it Granada which is the origination of its name today. Now known more as a tourist destination, historically Grenada was seen as a ‘gentle’ island supported by growing spices, particularly nutmeg and cinnamon. These days it still has a very active agricultural and fishing economy. The population is very well educated with a high literacy rate; St. George’s University, with 6,000 students from over 140 countries, offers faculties of Medicine and Veterinary Science and has been established for 35 years. In addition, a full medical teaching hospital is planned in the near future. Grenada’s economic outlook is generally very good, with expansion occurring in tourism, agriculture and
manufacturing. The Government is about to commence an oil and gas program in its territorial waters between Venezuela and Trinidad. Additionally, as part of the Eastern Caribbean Bank and currency system, its currency is stable, secure and tied directly to the US dollar. Grenada’s Citizenship by Investment Program was launched in August 2013, when the Grenadian Parliament passed Act No. 15 of 2013. Its mission is to strengthen Grenada by creating economic growth through inward investment, leading to the creation of sustainable new employment opportunities for Grenadians, training of the workforce and the broadening of skills; while preserving the prestige, honour and value of Grenadian citizenship through a strict invitation and vetting process.
How to gain second tizenship Presently, there are two options available to qualify for Citizenship by Investment in Grenada: either through a contribution to the National Transformation Fund (NTF) or by acquiring government-approved real estate of which there are currently two. The first is a chic boutique hotel currently consisting of 22 beautiful, privately owned villas of one, two and three bedrooms and apartments, which are undoubtedly graced with the best views in Grenada. This resort looks towards Grenada’s historic capital St George’s and is currently being expanded with units approved under Grenada’s Citizenship Program. It offers freehold ownership via shares in a company i.e. each investor purchases shares in the company which owns the freehold property. The second is a luxurious boutique private residence club located on the spectacular southern coast of Grenada. This one-of-akind residence club is comprised of four exquisite villas with private infinity pools and 12 stunning condominiums. The residence club also features a state-of-the-art gym, wellness centre, restaurant and a deep-water anchorage marina. While the 11-acre estate is tucked away on one of the most private locations in Grenada, it is a mere 15 minutes from the main business district, and 20 minutes from Maurice Bishop International Airport – serviced by major airlines from Europe, North and South America and the Caribbean.

lthough Australia is the sixth largest country in the world, it has one of the lowest population densities of just 3.1 people per kilometre. This fact alone makes the country hugely appealing to those hoping for a complete change of lifestyle. Darren Curtis, agent at Ken Jacobs, affiliate of Christie’s International Real Estate, says, “In our experience, buyers of prestige property fall predominantly into two halves, the international (comprising mainly Chinese) and the local Australians. The overseas portion will always gravitate (mainly) to the Eastern Suburbs of Sydney where one will find some of the country’s most expensive homes. “Views of the Harbour Bridge and Sydney Opera House will always command a high demand (and therefore price) and the fact there is a finite number of homes on the water in the East will always keep prices high. Added to this schooling for the Mainland Chinese is also a main driver and Sydney has many top level private schools in many suburbs. This has caused significant growth in the suburb where the schools are situated spreading right up through the Upper North Shore of Sydney. “We have sold the highest priced homes in the country for each of the last four years. Whilst there has been

nothing to reset the national record this year, we have set two suburb records ($11 million and $8.1 million) and reset the rate per square metre for an existing apartment building with the sale of the Highgate Penthouse in the CBD. We have had sales this year approaching $30 million so we are seeing transactions right through the spectrum.” Mr Curtis reports that he is finding the enquiry rate at the top end of the property market remaining strong. “Whilst there is some talk of the market slowing at lower price points,” he says, “we have continued to perform for our clients demonstrating there is still strong demand for quality stock, unreplaceable homes and properties of a special and/or significant nature. “Internationally, Australia is seen as a safe and stable destination with excellent lifestyle opportunities and a superb educational infrastructure. Business connections between the Asian hubs and Australia continue to grow and families emigrating here are able to keep their businesses running in China (for example) and have the family based here in Australia. Given this close proximity to Asia and an overall perception, the trophy Sydney market is undervalued compared to other major world cities, we are confident this sector of the market will remain healthy and prices stable for the foreseeable future.”

Waterfront homes in Auckland generally are protected from any market downturns because these properties always command a premium price
Land of the long white cloud
New Zealand is a small country, similar in size to Great Britain or Japan, yet with a population of only four million it is decidedly uncrowded. Ideally located between two harbours heading South along Auckland’s East Coast, are high-end coastal properties that are celebrated and in demand for their luxury, character, location, security, and proximity to the central business district. All have a gorgeous view of the harbour, posing as a natural work of art.
Buyers include young affluent professionals, successful businessmen and women with young families, retirees, and expats. Whether the requirement is for easy access to top quality shops, bars, restaurants and cafes, or recreational facilities and schooling - customising a rich lifestyle is made easy and being surrounded by the best is a given. Along Auckland’s upper north shore heading south along the east coast, homes are priced at anywhere between $7 million - $28 million. Further down the coast, Beachlands, Maraetai, and Whitford beachfront homes start from $1.2 million - $4 million. Aaron Reid, a residential
salesperson specialising in high-end property for Barfoot & Thompson Devonport, says, “On the north shore over the past 12 months, there have been 15 sales in excess of $5 million. We anticipate the values of coastal homes will continue to remain strong. “Waterfront homes in Auckland generally are protected from any market downturns because these properties always command a premium price. Many owners are not subject to general market conditions and need a compelling reason to sell their home. Many properties are sold without coming to market when a buyer has paid what an owner has advised it would take for them to sell.” »

given a boost to the island’s tourism as well as investors, both local and international, who are once again eyeing the resort destination for real estate investment. “In recent years, minor changes in Thai law have allowed nonresidents to explore the Thai real estate market. A foreigner can have a 30-year renewable lease, under which the buyer registers at the Land Office an option to renew the lease contract indefinitely, for further 30-year periods. A foreigner cannot own the land on which the villa sits freehold unless through a company with majority ownership being Thai. “Despite obstacles which affect investment from foreigners, a strong Baht, red tape and restrictive laws, political stabilisation and a slight boost to the economy has improved the outlook for the market heading into the next two years. Low property taxes make Thailand an appealing place for foreign buyers and while the country does have restrictive foreign ownership laws, they are still more lax compared to other nearby countries.” There is no capital gains tax in Thailand, but if an owner decides to sell their property within five years from the date of purchase, they will have to pay an income tax typically ranging between one and three per cent of the sale price, depending on how many years they have actually owned it.

Luke McCormick, founder of Icon Luxury Residences, comments, “The high-end market for second homes in Thailand remains bullish. There is slower growth in expatriate numbers and change in the mix of nationalities. Thailand remains popular with the Hong Kong expat community, British, French and German buyers, as well as Middle Eastern and Russian clients. There is clearly growing interest from China, both with the many developments coming to market as well as the super prime villa segment.” Mr McCormick reports that 155 villas were sold in Phuket in 2017, with 100 of those being from the mid-to-high end market. Over half of the newly launched villa projects offered rental schemes of 5-7% yield per year. Around 50 new villas were completed in Phuket last year, with another 800 or so planned or under construction. “Koh Samui still represents great value and demand outstrips supply for luxury villas,” concludes Mr McCormick. “While Phuket has reached maturity, Koh Samui still has room to grow, with prices 20% lower than Phuket, and still relatively inexpensive compared to more developed areas in Asia. Annual growth of 5-10% is expected in Koh Samui up to 2020, with rental yields of 5-10%. Thai rentals yields are some » of the highest in Asia.”
