Welcome! I was invited to spend a couple of days in Berlin recently to find out more about its current property developments. It must have been about eight years since my last visit and so I was fascinated to see all the changes at first hand. As the vibrant capital city of Germany, Berlin has an increasing population and attracts property buyers from all over the world. The big question now is whether or not its developers can keep up with such a high level of demand. Our regular feature spotlighting Europe’s Finest Homes explores the Berlin market as well as those in parts of Spain and France. While living in the centre of a metropolis such as London gives people an enormous buzz, it is possible to strike a balance between city convenience and countryside charisma. Take Highgate and Hampstead for instance, where leafy lanes and magnificent mansions are just a short train hop from the city. We asked Ginetta Vedrickas to find out more before turning our attention to the joys of living in the British Isles as a whole. Although we couldn’t possibly cover every part in just one issue, I think we’ve provided prospective buyers with plenty of destinations for thought. However, ardent sun lovers are advised to head straight to Lisa Burn’s feature on Florida as it’s not called the Sunshine State by chance.

he property market in France is proving very attractive for buyers at present. The decrease of the euro compared to the pound and the dollar is encouraging investors to purchase in Europe and particularly on the French Riviera – an area combining secure investment with a fabulous lifestyle. Jonathan Grey of Beauchamp Estates, Cannes reports that, as always, location is vitally important. “Properties must be at the right price, in sought after locations, with nice living area and land size, a swimming pool and a view.” He says that the same goes for apartments with the additional requirements of a terrace and a location within a secure development with a caretaker/porter.” Enquiries are coming in from everywhere in the world. “We have many enquiries from Russian speaking countries, middle-eastern countries, the UK and Scandinavian countries,” continues Mr Grey, “with Americans once again starting to appear in the market. Germany T

he capital city of Berlin is attracting wealthy individuals from across the globe, keen to buy suitably exclusive property, either for their own use or as an investment. Dirk Moritz, founder of Moritz Gruppe advises that this immense demand cannot be covered by what the housing market has to offer presently, not just within the actual inner city but also the surrounding areas. “Although the area seems to matter more when it comes to sales rather than lettings,” he explains, “areas such as Berlin Mitte, Prenzlauer Berg and Friedrichshain, as well as Berlin Charlottenburg und Wilmersdorf are definitely the most desired for all types of residential properties. Also Berlin Lichtenberg and Kreuzberg are still being focused on and very popular.” Berlin’s population is steadily growing, expecting an additional 50,000 people per annum. The demand for properties is also being increased by a very high figure of singles living in Berlin. Sharing houses or apartments is not a very common or desired concept in the city as yet. The Berlin economy has also experienced positive development over recent years and finds itself in a steadier phase which makes the German capital an attractive base for national and international businesses. “Highly educated young creatives seem to feel the attraction to Berlin the most, “ says Mr Moritz, “the start-up scene enhances the city and slowly people seem to also be able to afford the slightly more expensive flats. Berlin’s Senate seems to be trying to put a stop to the 20

Meine Mitte, Berlin-Mitte This residential complex is under construction on one of the last open spaces at the former site of the Berlin Wall. It will include 102 modern, owner-occupied apartments in the Mitte district between Checkpoint Charlie, Spittelmarkt and Moritzplatz. The seven-storey residential complex on the border with the fashionable Kreuzberg district is arranged into five buildings, which will create individual addresses for residents. Apartments will range from one to two-room apartments from 33m2 to four to five-room apartments of up to 174m2. They will all include ceiling heights of 2.72 metres, floor-level windows, gardens or balconies, loggias or roof terraces, and be fitted with oak parquet flooring and underfloor heating. An underground garage with around 50 spaces will provide ample parking. Completion is due in 2016. Located in the district of Friedrichshain in the former East Berlin, the historic Strausberger Platz features two of the DDR’s architectural crown jewels. Built in 1952 as a showpiece, these ‘worker palace’ buildings were intended to demonstrate the superiority of the socialist ideal. Their imposing presence is still quite remarkable but now these design icons of a bygone era offer a range of condominiums and the opportunity to invest in a piece of history. The six different types of apartments have large bay-windows, kitchens and

rise of the rental prices as of this year, but it will be interesting to observe if the new political direction in regards to regulations will grip within the private rental market; at the end it will still be the landlords who choose their tenants.” Increasing house prices for rentals and sales will also raise the purchasing costs for private or institutional investors. “The general quality of the growing population will cause a further increase in demand for good standard in housing, “ continues Mr Moritz, “which means, as in most other metropoles in the world, the rental market will continue to go up, possibly with a moderate increase of 15-20% per annum. “This tendency generally and also in Berlin will lead to gentrification, monofunctionality, rent increase, increase in construction costs etc. Indeed, the old and the new have to learn how to exist alongside each other and introduce sensible concepts for the future of town planning. A huge challenge will be that Berlin has to be able to maintain and continuously grow its attractiveness and spark in comparison to other international hotspots.” Mr Moritz believes that the issue for future town planning will be to grow the infrastructure at the same pace and recognise trends early on. “Within the new concepts for infrastructure,” he says, “one would desire the completion of the new state-of-the–art, international airport, which would certainly improve the region Berlin-Brandenburg further. “Personally, I predict a good to potentially very good return on investments in infrastructure projects, commercial and modern office concepts, boutique hotels and for long-term residential properties. But as always it is the choice of area, the quality and attractiveness of the actual property on offer which influences the rental or sale price.” 22

Secret Garden Berlin, Berlin Mitte In 2008 Dirk Moritz, founder of the Moritz Gruppe, accidentally discovered a half ruined, three-floor former variety theatre buried under 30 tons of rubbish. Since then, he has developed the property as a mixed-use concept. Dating back to 1905, this impressive building includes a great ballroom on the second floor, a wonderful gallery, original wall paintings and ceilings of up to 7.5 metres high. Amazingly, this theatre which peaked during the golden years of the 1920s, had remained closed and forgotten for almost 80 years. Its rebirth is going to be carried out meticulously, connecting the old and new in the most beautiful and respectful way. The building will be equipped with the newest technology and be enlarged by a modern penthouse on top. Great care is going to be taken to preserve all its historic details so they won’t disappear and be forgotten. Various commercial and residential units will be available for rental upon completion in December 2016 and the property will be offered for sale as a whole. £7.1m / €10m / $10.94m Moritz Gruppe +49 (0)30 4226810

Spain A

ccording to financial forecasts, Spain is on course to become the largest economy in the eurozone – overtaking the UK and the United States. The nation has posted seven consecutive quarters of growth and its property market is mirroring this optimistic outlook. UK nationals top the non-Spanish buyer chart, unsurprising given their long-term affection for Spain and the current favourable poundeuro exchange rate, followed by French, Germans, Belgians, Swedes and Russians.

“More sales at higher prices, this is exactly the news we want to hear in the Spanish property market,” says Alejandra Vanoli, managing director of Mallorca Sotheby’s International Realty. “The Balearic Islands reported some of the lowest house price falls in Spain during the six-year crisis and are now posting the fastest and highest rises. We expected this as the islands are supported by huge numbers of tourists, a multi-national house buying population - Calvia alone has 19,000 non-Spanish residents from 100 different countries - and a strong appeal to the high-end with luxury hotels, restaurants, beach clubs, golf courses and marinas supporting a growing superyacht industry. This year we are selling more houses than ever and for us in Mallorca, the future is very bright.” Glynn Evans, managing director of the Ibiza Sotheby’s International Realty office, shares Alejandra’s enthusiasm. “Over recent months Ibiza has received an unprecedented number of positive mentions in international media by respected journalists. This beautiful island is becoming discovered by the world’s most discerning and investment is pouring in to secure its future. An abundance of luxury has already landed: exciting culinary business ventures from multi-Michelin-starred chefs, supercar and powerboat championships, 70-metre-plus berths for the finest private megayachts and several new unbelievably cool five-star hotels. I am certain the best is yet to come.”

desire lexander Merklinger is an unorthodox thinker and inventor with a passion for tricky mechanical tasks and collecting high quality mechanical watches. These mostly have automatic movements which wind up the watch normally as a result of motion by the wearer. Of course, this won't work if a watch is lying motionless in a cabinet, which is unavoidable if you happen to have several watches in your collection. Therefore, the sight of a rotating and revolving sculpture at an art exhibition was the ‘big bang’ for LumiSidus Watch Winders. And so began the development of a new type of watch winder that not

only keeps the little mechanical works of art in gentle motion but also forms part of an aesthetically appealing all embracing objet d'art. Alexander Merklinger and Oliver Espenner took the fascination evoked by this work of art back to their development workshop in Germany. Three years later they launched the world’s first 24 karat gold plated watch winder complete with an iOS App. This sets the interval between changes in rotation direction and the number of rotations required. At the watch winder’s heart is a ‘Swiss Made’ engine, which provides gentle motion for the finest watches in the world. £24,820 / €34,990 / $38,800  38

The House of Pasquale Bruni was established in 1997 in Italy by the company’s namesake whose career in the world of fine jewellery began as a boy when working in the goldsmith workshops of Valenza. His natural eye for detail and jewellery making skills helped him to plant the seeds for what would one day become his jewellery empire. Today, the brand remains family owned and operated and stays true to Pasquale’s initial vision. Each piece is a small work of art that reveals glimpses of history, conveys beauty, and encapsulates sentiment. On reflection The founders of Decorative Mirrors Online, Mark and Sarah Arrowsmith, are passionate about mirrors and the transformation that they can bring to a house. When searching for mirrors for their own home, they struggled to find high street stores that had enough choice of sizes and styles. Turning to on-line sellers, they found it difficult to imagine the mirrors in their own home because the images were so poor. As a result of their personal experience, they set out to make buying beautiful mirrors such as this Contemporary Sun Mirror as straightforward as possible. Finished in silver with bamboo flutes to give it a natural feel, the mirror is certain to make a statement in any room. ÂŁ659 / â‚Ź937 / $1,028 ď‚„ International Property & Travel

Italian inspiration Delightfull’s studio has created a selection of classic and iconic lighting pieces featuring the Stilnovo design of the 1950s and 1960s. The main Stilnovo pieces were by Italian designers such as Danilo and Corrado Aroldi who created ‘Periscope’, an enameled steel table lamp. By taking on the typical post-futurist aesthetics of the famed Stilnovo design movement, Delightfull has introduced this stunning ‘Peggy’ suspension lamp. The EY Exhibition

The World Goes Pop This is a groundbreaking exhibition revealing how artists around the world engaged with the spirit of Pop, from Latin America to Asia, and from Europe to the Middle East. It will explode the traditional story of Pop art and show how different cultures contributed, re-thought and responded to the movement. Around 160 works from the 1960s and 1970s will be brought together, including many which have never been exhibited in the UK before.

Pop art is generally considered an Anglo-American phenomenon, a knowing but unconflicted reflection on modern commercial culture, associated with such artists as Andy Warhol and Roy Lichtenstein. This exhibition will reveal the alternative stories of Pop, highlighting key figures of the era who have often been left out of mainstream art history. It will also reveal how Pop was never just a celebration of Western consumerism, but was often a subversive international language for criticism and public protest across the globe. From September 17th, 2015 – 24th January, 2016 at Tate Modern, London, UK 

Art & Antiques Fair A newly discovered collection of botanical watercolours by renowned German portrait painter Henry Ulke and his father, typesetter and publisher Carl Ulke, are being offered for sale. The watercolours, which were found by family members stored in an old trunk, show a new side to politically connected Henry. A famed portrait painter, more than 400 of his paintings are in American government and private collections today, including a portrait of President Grant that hangs in the White House. Equally, this find sheds new light on Carl, until now unknown as an artist. Both sets reveal the remarkable draughtsmanship of these observant men, and indebtedness to the tradition of German botanical painting. The collection, 10 of which are by Henry and five by Carl, reveals the duo’s personal interest in the natural world. Carl was a prominent naturalist, as was his son who also became a scientist, member of the National Academy of Sciences, and a founding member of the Megatherium club, a precursor to the Smithsonian Institution. From September 22nd – 27th, 2015 at the LAPADA Art & Antiques Fair, Berkeley Square, London, UK 

Marine Paintings

by Susanne Fournais Grube There will be about 40 paintings in the exhibition, depicting boats she has loved, by Danish artist Susanne Fournais Grube. On her many travels around the world, she almost prefers the voyage and the vessel that brought her safely ashore to the destination itself. Geoffrey Hughes, director of the Osborne Studio Gallery, was attracted by a quality in her art which he describes as ‘charming naivety’. Each boat is painted as an individual portrait of a vessel, either for beautiful lines or as a piece of ‘glorious history.’ Susanne’s skilful draughtsmanship and sensitive understanding of the boats of her choice, or commissions, were recognised by the title ‘Official Belgian Marine Painter’ in 2004. There are 20 in Belgium, about 40 in France, allowed to sign their work with an anchor. Once a year they exhibit their work at the superb Musee de la Marine in Paris. Jean-Michel Basquiat

Now’s the Time This represents one of the most important exhibitions ever devoted to this American artist and the first thematic examination of his intense career, cut short by an untimely death at age 27. It includes roughly 100 large-scale paintings and drawings from public and private collections across the United States and Europe, organized around the themes that inspired Basquiat (1960 - 1988). Though only active for a brief period during the 1980s, Basquiat took the New York art world by storm and produced one of the most remarkable bodies of work of the 20th century. Regularly referencing street art and reflecting the artist’s beginnings in conceptual graffiti, Basquiat combined high and low culture to present a revealing vision of the world that he described as ‘a springboard to deeper truths about the individual’. Irish Art Sales

Sotheby’s is to re-launch Irish Art sales in London this October. Highlighting the forthcoming auction is ‘Nude Girl Reading’, one of Sir William Orpen’s most sensational nudes. Estimated at £300,000£500,000, the work was last seen on the market 30 years ago. William Orpen was an artist who enjoyed success and notoriety in equal measure, and the sitter for this work, painted circa 1921 in Paris, was his lover, Yvonne Aubicq, daughter of the Mayor of Lille. As an Official War Artist, Orpen passed off his two earliest pictures of Yvonne as portraits of the fictitious Frieda Neiter, a German spy, in order to justify the paintings to the War Office. The story cast Yvonne as a beautiful Hungarian who was caught and sentenced to be shot. On the morning of her execution in the courtyard of a French chateau, Frieda was granted a final request. She chose to pick out her own costume and returned wearing a blue velvet coat. As the officer in charge of the execution counted down, she dropped the coat and stood naked before the firing squad. The dramatic account of her death was in England and America, and even after the truth emerged that Frieda/Yvonne was alive and well, Highlights exhibited at the RHA (Royal Hibernian Academy) in Dublin from

Landscapes by Marcus Hodge

Born in 1966, Marcus Hodge moved to Spain in 1989 to undertake a rigorous five year training in classical oil painting at the Escuela Libre Del Mediterraneo in Palma, Majorca. Returning to England, he initially concentrated on portrait painting and has received numerous prestigious commissions including the King's Troop, Royal Horse Artillery; the President of the Union Club in New York; The Scots Guards at Balmoral; and the Jockey Club, Newmarket. Now Hodge is about to hold a solo show of his latest landscapes. There will be 35 oil paintings in the exhibition with prices ranging from £900 to £6,000. The works exude the freshness of his subject matter that extend from the rocky stillness of Scotland, to the warmer hues of Provence and the colourful heat of Majorca. The studio landscapes are often huge and these paintings evoke the style of John Singer Sargent in their use of his brushwork and manner of painting. From October 3rd – 21st, 2015 at The Jerram Gallery, Sherborne, Dorset, UK 

raig Davies, MD Sub-Zero & Wolf UK, advises that a good place to start when designing a new kitchen is to decide which appliances you would like to include and then allow the design to flow around them. “Take your time and find a brand that offers ‘Try Before You Buy’ days, so that you can see and feel the appliances in action,” he says. “Fully experience and taste the results, so that you are sure to make the right purchasing decision for your cooking and lifestyle choices.”

Storing both fresh and frozen foods in the best possible conditions is also hugely important. “Opt for the best quality refrigeration available,” continues Craig, “the fresher and more well preserved your ingredients, the better the final dish will taste. Look for refrigeration that offers a Dual Compressor System to keep the air in the refrigerator separate from the air in the freezer. This will vastly extend the life of fresh and frozen food and also keeps ice pure, fresh and untainted. Look out for brands which include an Air Purification System, to remove odours, bacteria and ethylene gases, extending the life of fresh food even further. “If you want access to chilled, filtered water and fresh ice but prefer to keep a clean look to the refrigerator door, choose a model which offers an Internal Ice and Water Dispenser. This gives you all the convenience of an external dispenser but without breaking the clean lines of the appliance exterior.” Craig also suggests that refrigerated drawers placed within an island are a great way to conveniently access fresh ingredients while prepping. “Locate by the sink to make life even easier,” he says. “This way you’re more likely to return unused ingredients to their ideal storage place, maintaining freshness and reducing wastage.” As for the overall look and feel of the space, Craig advises that a stainless steel, contemporary version of a traditional range is a great focal point to design your kitchen around. “By selecting for example, red, black or stainless control knobs, you can subtly change the overall look of the appliance to suit your decor and tastes.” +44 (0)845 250 0010

Floors and work surfaces are also major areas within a kitchen and need to suit their purpose while also looking aesthetically pleasing. Orlando Boyne, director of Britannicus Stone, says there is something very rewarding about working with those willing to design their luxury residences using high spec finishes and unique one-off products. “The time and creativity required to create bespoke items should not be underestimated; but the outcome can be a pure delight, a true reflection of the owner’s personality, or an architect’s or interior designer’s penchant for imagination and individualism.” Kitchens are often the most difficult room in the house to design. They need to be functional, clean and safe, but they are often the hub of the house so beautiful design is also essential. “Statement pieces are the lynchpin

to a successful kitchen design,” advises Orlando. “The four areas to consider are the work surfaces, the cabinets, the flooring and lighting. All four need to complement each other. As far as flooring is concerned there is no finer product than British stone which has been used for hundreds of years but is now, rightly, gaining increased popularity with those seeking to create a unique floor. “Often termed ‘shining stones’ because of their ability to take a polish, British stones vary greatly in colour according to the region from which they originate. But all are beautiful, many extremely rare, most expensive and all British. The Eskett Black, for instance, offers a perfect stone floor; its dark colours tinged with light coloured veins bring out a luminosity when it is either honed or polished; (honing gives a more toned down appearance, whilst polished is more high gloss – either serves well and is simply a personal preference). Contemporary designers are also mixing stones cleverly, either as intricate patterns cut by waterjet, or simply bordering one stone with another. The contrasting colours off-set each stone’s unique qualities and create a statement floor.” Last but far from least, Orlando advises that work surfaces are best served using marble or a conglomerate stone like Dumfries Red from Scotland. “This is not only a high prized and very unusual stone – red, green and blue hues – but it also takes a sealant particularly well so it does not mark. Likewise Ledmore with its veiny green characteristics works well as a top or table; the honed surface reflecting an ambient light back around the room. Green Serpentine Polished beautifully

ith a history dating back over 330 years, Gaggenau has taken a pioneering role in innovation for domestic appliances aiming to bring the latest professional culinary technology to the domestic kitchen. As Sven Schnee, global head of Brand Gaggenau, explains, “We see ourselves as a brand that combines exclusive culinary culture with timeless design, authentic materials and innovative technology. Gaggenau products are protagonists in the making of authentic culinary art, which unites artisan tradition with innovative appliances. This autumn, Gaggenau introduces two fantastic innovations to its 400 series combi-steam oven. Top chefs have long appreciated the healthy sous-vide or vacuum cooking method, which is slow and gentle. Food is cooked at a low controlled

It is this professional tool that Gaggenau now brings to the consumers, a new sous-vide cooking function, allowing the user low temperature cooking with precision temperature setting from 50 to 95 degrees in one-degree increment. In spring next year, Gaggenau will also introduce a special vacuum drawer, enabling the consumer to prepare and reserve as well as cook, their sous-vide creations. Last but not least, an exclusive world first, there will be the introduction of a new fully automatic cleaning system which cleans the combi-steam oven interior perfectly. Spectators were able to gain close quarter access to all the participating vehicles in the paddocks and given the chance to talk with drivers and mechanics. The cars competing for the fastest time up the hill past Goodwood House ranged from those powered by 24 litre aero engines belching out flames to hybrids and electric cars. Many of the drivers were World Champion F1 drivers or celebrities.

Twenty Four Seven Shiekh and Saba Amari live the business of selling supercars 24 hours a day, seven days a week. As Amari told us, “We work every day of the week and all hours. If there is a deal to be done we are there. I have a device at home that allows me to see who’s on the phone if it rings even while I am in the shower! My mobile phone hasn’t been switched off for, well, 10 years!” So Amari loves his job then? “Put it this way,” he says, “if you cut me open, you won’t find blood, but piping hot unleaded fuel!” And the enthusiasm shows; just one look at the amazing stock of supercars is enough to give you the confidence that the Amaris are

POLISHED TO PERFECTION The Ferrari Owners Club of Great Britain held its annual national concours event at Stapleford Park Leicestershire in July. A total of 47 classic and modern cars were entered. Amongst the oldest were a 166 Inter made in 1949 and 212 Inter built in 1952 with just under 9,000 miles on the clock. The two-day event attracted hundreds of Ferrari owners to marvel at the pristine condition of the vehicles displayed. Many of the owners had spent weeks preparing the cars back to a factory fresh condition and a rain shower on Sunday had the proud owners rushing to leather off the water marks before the judging commenced. Even wheel arches and under body were scrutinised for any traces of dirt and grime. The overall EFG Concours car of the day was won by Nigel Allan for his car, a 1963 short wheel base 250 GTT.

Classic entertainment The roar of pre 21st century Formula 1 cars was heard again at Silverstone in July. These track stars once driven by the likes of Shumacher and Senna raced in front of a crowd of over 100,000 spectators over the course of what is now the world’s largest classic racing event – the Silverstone Classic. The three-day event included 40 races and various track parades. There was also a streetcar shootout pitting two cars against each other over an old straight with cars packing up to 1000 hp, an air display including a Spitfire as well as hot air balloons. There is always a vast amount of entertainment available on and off the track making this an event that brings people back year after year. There is also massive participation from owners of interesting and historic cars - 97 car clubs displayed members’ vehicles for the public to see and photograph. Added to all this, rock group Status Quo appeared on Saturday night to belt out their old hits and entertain the many who had decided to make a whole weekend of it.

Kevin Haggarthy offers advice on buying your first used Ferrari 458

he Ferrari 458 Italia is one of the best supercars on the planet. A bold statement we know, but one that is backed up by endless expert reviews and numerous, if not record, victories on back-to-back road tests against competitors. The handling, acceleration, grip, and sheer excitement of driving one of these cars is comparable, but second to none. We at International Property & Travel have covered many hundreds of miles in them and steeped the car in justified praise each and every time. The introduction of its replacement, the new 488GTB is, on all accounts, even better. The new 488 GTB is, however a 3.9 litre twin turbo charged V8. The 458 that it replaces is naturally aspirated, generating its exceptional performance without the addition

On the inside, Tester is going to incorporate all of the most advanced technological and engineering developments that are now available to the modern motor manufacturer. In addition, each Jaguar XK120 GT can be bespoke to each customer’s requirements, whether it’s to a basic FIA racing specification – a chance for buyers to take part in the Jaguar Heritage Race Series – or a full-on modern GT fixed head touring road-going version. What’s more, each one can be hand tailored to the individual owner. Tester will take each customer’s measurements and tailor the bulkhead position and pedals to fit their exact height. A range of modern innovations and enhancements will be included as standard, and each buyer can also choose from a range of options to make their own XK120 GT unique to them. As Maserati joins forces with top Italian menswear designers Zegna, Kevin Haggarthy joins them in Sestra, Italy for an amazing Maserati/ Zegna lifestyle journey It was an arduous labour of love for Zegna to achieve the impeccable silk fitting finish to the cars evident in the Ghibli diesel we chose for our first drive. Whilst being Maserati’s first ever ‘diesel’ engined car, on the road it drove and sounded so ‘Maserati’. That of course, is the acid test of credibility, but thankfully Maserati has certainly succeeded here. With its taut handling and torque aplenty, the Ghibli diesel felt agile and responsive and, for long distance cruising, it was smooth and refined, a great GT – with a touch of class. No less impressive was the point of our journey – a visit to the Zegna headquarters where Ermenegildo Zegna founded his family business. Casa Zegna, part of Fondazione Zegna, is a historical archive and cultural centre in hen you buy a Maserati you are making a statement about you. ‘You’ appreciate a brand with history, with breeding, one that is as Italian as Italian gets. Ginetta Vedrickas explores the virtues of Highgate and Hampstead, two leafy enclaves conveniently close to the city

uyers of high end properties are well known for their preference for London’s prime central pockets but head just a few miles out and you get the best of both worlds. There aren’t many places where you get easy access to the capital’s delights, yet where you can live in a peaceful neighbourhood which feels more like a village than one of the world’s major cities. Less than five miles from Charing Cross, Highgate’s charm will help you leave that city stress far behind. Thanks to its active conservation society, you’ll find plenty of mainly Georgian homes as well as shops, pubs and restaurants clustered around its thriving high street. But, nestled between ancient woodland and Hampstead Heath there’s also heaps of green space to explore.

london Perched high on a hill, many Highgate homes have stunning views, especially near Highgate Cemetery, so it’s no wonder it’s long been a favourite of the wellheeled. From Highgate it’s a short stroll across the heath to Hampstead which has its own village-like atmosphere and where a café culture thrives in its treelined streets. Unsurprisingly, both neighbourhoods are among London’s priciest spots but Richard Galland, managing director of Octagon’s North London division, explains why they remain such draws for buyers. “Highgate offers high end buyers a sense of village-like privacy and seclusion, which is hard to come by so close to central London. Hampstead Heath, which commands superlative views over the city, is on your doorstep, and international buyers are particularly seduced by the excellent private schooling in the area.”

Mr Galland may build prime new homes but he’s quick to credit the area’s conservation society for ensuring its heritage and atmosphere remain special. “With the Highgate Society continuing to protect the character of the area, it is very much an exclusive postcode, and once buyers purchase here, they rarely want to leave.” New build is rare in the area but Mr Galland is proud to have created something special. “We have had the rare, exciting opportunity to build two Georgian style villas on The Grove, and our priority was to blend these new homes in with the surrounding architecture - it’s an unspoilt area, and we wanted to keep it that way.” Glentree International is the selling agent for The Grove and their MD Trevor Abrahmson has sold luxury homes in and around Hampstead and Highgate’s historic villages for years to what he calls ‘discerning buyers from the capital and abroad’. “It is easy to see why this residential enclave is so desirable since it ‘ticks many boxes’. You can buy properties with gardens up to 11 acres in size at prices that are a quarter of what Kensington, Holland Park or Knightsbridge have to offer. Nine hundred acres of parkland separate these two villages with an abundance of flora and fauna.” Mr Abrahmson recalls the 17th-18th centuries, when he says ‘London was a dirty and smelly place’ and people made a pilgrimage to Hampstead and Highgate to partake of their ‘healing’ waters and clean air. Today they come for the schools. “This is certainly the place to bring up families with its proximity to the all-important American School, a Mecca for international folk, and Highgate School, probably the best facilitated public school in a major metropolis anywhere in the world,” he says. Highgate and Hampstead golf courses are on the doorstep, unique for most major financial capitals says Mr Abrahmson who has watched many nationalities settle here. “The Russian Trade Delegation Compound 86

The Grove Villas, The Grove, Highgate Village, N6 There has been little housebuilding activity for well over 100 years on The Grove, probably one of Highgate Village’s most beautiful unspoilt roads. Now, behind their classic period facades, in total harmony with the adjoining listed houses on The Grove, these two brand new Georgian style townhouses have been designed to the highest specification. Both houses have exceptionally spacious and light-filled accommodation, including five double bedrooms, a cinema and entertainments room, gym, separate studio apartment and a glass lift. One has been stylishly decorated and furnished as the show house, by Sarah Ward, Chelsea Harbour based interior and furniture designer. Outside, each house has precious off street parking and a secluded rear garden. £8.95m / €12.82m / $13.97m - £9.25m / €13.25m / $14.43m for the furnished show house Glentree International +44 (0)20 8209 1149 International Property & Travel

london in Highgate, West Hill, has been attracting international clientele ever since the Soviet Era and it’s no wonder that the area immediately around it, at Fitzroy Park, was the chosen place for all the East European/Russian buyers in the 90s, to the present day.”

Select streets

Mr Abrahmson has sold multiple homes on perhaps the neighbourhood’s most famous street, Bishops Avenue. “It is probably one of the best-known roads in the world and ranks shoulder to shoulder with some of the most iconic roads internationally such as Rodeo Drive, Worth Avenue and Wall Street. Here you can buy a landmark mansion equipped with every ‘state-of-the-art’ amenity and your arrival as a major financial player in the world will be self-evident.” The Grove is another historic, desirable street with listed properties overlooking the Flask Public House on one side and the heath on the other and attracting a celebrity clientele over the years such as Jude Law, Kate Moss and George Michael. Here, Octagon is building two magnificent Belgravia styled houses. “There is a strong local market for these properties,” says Mr Abrahmson, “but international buyers will be intrigued by Octagon’s recreation of an historic home that we feel sure will, in time, be listed and the opportunity to buy part of ‘English Heritage’ is available.” Richard Bernstone of Aston Chase is watching parts of Hampstead evolve. “South Hampstead is becoming more appealing to buyers because of value and to developers who can create individual homes,” he says. Oakhill’s director Lee Cash says the recent addition of the new French School, ‘La Petite Ecole Bilingue’ has given the area a boost. “It has resulted in drawing many international buyers finding their way towards NW6.” Camilla Dell, managing partner of independent property buying agency, Black Brick, finds that the area attracts celebrities and people working in film, music, television and theatre - pointing to famous residents including Emma Bunton, Jamie Oliver, David Walliams and Chris Evans. “The extra space has allowed for developers to build much larger houses than you expect to find closer to London, which stops the high street feeling too overcrowded. The wonderful thing about living in Hampstead is that you can feel as if you are in a small country village, and yet you are just a 20 minute car ride away from the busy West End and central London,” she says. Ms Dell increasingly helps buyers from overseas settle in Hampstead and Highgate. “More recently, Hampstead has also begun to attract the overseas buyer, particularly on super prime addresses such as Winnington Road and The Bishops Avenue, where homes can fetch well over £50 million. We have represented and looked after several clients in this area, including buyers from Nigeria, Russia and the UK.” 88

line from the English poet William Blake’s well-known poem Jerusalem includes the phrase ‘England’s green and pleasant land’. Although the poem was written in 1804 with music added in 1916, happily the words still ring true. England has a wealth of areas of outstanding natural beauty and is steeped in history with many sites of archaeological interest. James Mackenzie from the Country House Department at Strutt & Parker comments, “After London’s resilience in the face of global recession and our most recent election results, the high end English country house market anticipated a pickup in June and July, knowing the threat of mansion tax had left everyone’s peripheries. Although this hasn’t happened at the pace we were expecting, we are seeing a healthy flow of buyers filter through. “The perennial attraction of good commuter towns like Guildford, Winchester, Oxford and Cambridge, and those villages surrounding them, means the market is still very strong here and getting stronger. Hot spot areas for second homes such as the Cotswolds, Dorset, Devon and Cornwall have seen a significant increase in activity, particularly in our new Waterside Department, where buyers are competitively bidding for those hard to find homes on the water. This trend is likely to continue, as the current uncertainty in certain parts of Europe is only compounding interest from those wishing to holiday in the West Country.” Properties that stand out architecturally, historically and that are realistically priced continue to attract a lot of interest. “We sold such a property in Dorset for over the £3.95 million guide price within three days,” says Mr Mackenzie. 100

Skelton Hall, Skelton, Near York, Yorkshire One of North Yorkshire’s finest Georgian country mansions has been put on the market after a meticulous 18-year restoration project has returned it to its 19th century glory. Skelton Hall, which is just three miles from York city centre, was originally constructed around 1820. The 12-bedroomed mansion is surrounded by formal gardens designed and laid out by John Meikle, a student of Capability Brown, with sweeping lawns and a lake with its own island. The restoration was sparked by its requisition by the RAF during the Second World War. After it vacated the property, Skelton Hall was divided into two separate houses and it was not until 1997, when the individual owners of both wings sold up, that the hall could be returned to single ownership. Since then, virtually every one of its 33 rooms has been totally renovated, with original features restored and modern conveniences incorporated. £2.95m / €4.24m / $4.6m Croft Residential +44 (0)1904 238222

enowned for its proud heritage, awesome scenery, stunning lochs and of course its whisky, Scotland has much to offer a prospective property buyer. Robert La Terriere of Savills incorporating Smiths Gore, Edinburgh, comments, “The high end property market in Scotland is tremendously good value right now and properties that would cost tens of millions of pounds to build are being marketed with seven figure sums. “Grand castles and mansions in scenic locations with hills and woodlands, some with sea views, are available at less than the cost of some central London flats. A recent change in the tax regime has pushed up the cost of buying purely residential properties, but most of the more expensive properties are non-domestic in nature and benefit from a much lower property tax. Media speculation about the impact of a possible future Scottish Independence and Land Reform measures seem to be overstated because the feeling at home in Scotland is that responsible landowners who manage their properties sustainably are probably safe from interference.” The market for west coast properties continues to grow, with particular interest in properties with a waterside location or views across the iconic Scottish coastline. Phiddy Robertson, head of residential at CKD Galbraith office in Inverness, says, “We are also seeing interest from people based in Scotland looking for a second home that offers good access to water for sailing and other water sports. The west coast lifestyle is much sought after and any attractive properties, contemporary or traditional, are in demand and quick to disappear from the market. “This type of market activity is expected in cities such as Edinburgh, Aberdeen and Perth where demand far outstrips supply and, whilst the west coast has always been a desirable location, the past few months has seen a real surge in buyer interest with offers coming in from across Scotland and the rest of the UK. This could be due to a number of contributing factors such as changes in the pension system allowing people to withdraw lump sums and reinvest in properties.” 56 104

ollowing a visit to Wales last September, US President Barack Obama famously said, “You can see the extraordinary beauty, the wonderful people and great hospitality, so I'd encourage everybody in the States to come and visit Wales.” Indeed, the country’s great mountain ranges, lush valleys and ancient castles were just some of the reasons why Wales was voted Rough Guides' Best Place in the World to Visit 2014. Take West Wales for example with its award winning sandy beaches, clear blue sea warmed by the gulf stream and unspoilt rolling countryside. Despite this, it is just a four-hour drive from London with great access via the M4 or Great Western train service to Paddington. It also has direct ferries to Ireland from Fishguard and Pembroke Dock. Carol Peett, of West Wales Property Finders, says, “Property here is extremely good value and attracts buyers particularly wishing to relocate from London and the South East for a far better quality of life – community spirit is alive and well here and the crime rate is one of the lowest in Britain. Golf courses, riding, walking, sailing, surfing, etc here are superb and it offers something for all ages. “Sea views add greatly to the price of a property. The current trend we are seeing is people in their late 40s, early 50s buying beautiful sea view properties here to use as holiday homes for the time being and then to retire to them when the time comes. Fabulous new restaurants, such as Coast in Saundersfoot which opened a year ago and was recently voted one of the top five seafood restaurants in the UK by Condé Nast, are attracting new wealthy buyers to the small seaside village and to its larger sister, the glorious pastel coloured town of Tenby.” 108

Reference to Sodston occurs in records as early as 1282, when it was called Sottisdoune and it continued as a large farm throughout the Middle Ages. During the 17th century it became part of the estate of the Barlows of Slebech and shortly after 1760 was bought by William James, squire of Pantseason near Cardigan, who built the present residence and lived there. In 1809 it was described as a ‘substantial mansion house with three spacious parlours, eight bedchambers, domestic offices, outhouses, gardens and a lawn of 24 acres in front’. £1.8m / €2.6m / $2.8m Fine & Country Narberth t: +44 (0)1834 862138 e:

hile the Republic of Ireland is part of the British Isles, this only refers to geography, not nationality - its people are Irish not British. Last year saw heightened activity in the residential property market on the back of Ireland’s exit from the bailout programme which fuelled overall positive sentiment in the market. An extended Capital Gains Tax incentive, pent-up demand and lack of supply fuelled the recovery and overall saw residential price appreciation of 22.3%. This growth has slowed in 2015 which on balance is a positive development for a sustainable recovery. Rena O’Kelly, residential director of Knight Frank Ireland, reflects, “Price recovery has resulted in an increased amount of high calibre property coming to the market as homeowners feel more confident transacting in a more predictable market. Investors and indeed many of Ireland’s ex-pats who have been observing the market from abroad see this period of recovery as the perfect opportunity to purchase their trophy home. Even if they are not planning to return to Ireland in the immediate future they are keen to buy in at the early stages and take advantage of future appreciation in residential property price. Strengthening dollar and sterling exchange rates versus the euro further reinforce the strong case to buy in 2015.”

Blackrock, County Dublin Built circa 1910 this ivy clad, red brick Edwardian residence has undergone a recent refurbishment project transforming it into a stunning period home with every modern convenience. iorgio Armani and Century Properties, developer of premium residential, office and commercial properties in the Philippines, have announced a partnership whose objective is the creation of the interiors of the luxury amenities and common areas of Century Spire, the extraordinary building designed by the renowned architecture firm Studio Daniel Libeskind. In 2018, the tower is expected to become a part of the skyline of Makati City, an elegant residential and

business district, and the chief financial center of the Philippines. The Armani/Casa Interior Design Studio has provided complete interior design services to private individuals and property developers since 2003 under the artistic direction of Giorgio Armani. For Century Spire, it is responsible for the design of common spaces and amenities, which include the grand lobby, library, swimming pool with juice bar and relaxation area, as well as the spa, gym, and fitness areas. In addition, on request, residential apartments can be delivered with full Armani/Casa interior design, finish and furniture as a special commission. The unique architecture of the tower created by Studio Daniel Libeskind was a key inspiration for the project’s interior design. The building’s structural boldness, with its signature feature – a peak that seems to open up into a blossom – and the dynamism of the oblique lines that characterise the facade have been important points of reference in the development of the concept for its interior. Of course, this also reflects Giorgio Armani’s aesthetic philosophy, and therefore aims to create a deep sense of comfort and deliver excellent functionality. Shapes, textures and colours will produce a mood of profound harmony. Century Spire units are divided into eight different types, from suites to penthouses. The largest and most prestigious apartments

are located on the tower’s top floors. Armani/ Casa has created fully-interior designed apartments at the Century Spire showroom in Makati, Philippines. Commenting on the project, Giorgio Armani, President and Chief Executive Officer of the Armani Group, said: ‘I am very happy with this collaboration, and I think that the combination of my vision with that of Daniel Libeskind will lead to the creation of a truly special place, characterised by elegance and a unique charm.’ For information, visit

ear-round sunshine, high temperatures and an enviable position on the edge of the Gulf of Mexico, makes Florida an attractive proposition for property investors, both at home and abroad. A longstanding favourite among international buyers looking for holiday properties, Orlando is home to a number of world-famous theme parks; the Keys – made famous by Hollywood in films such as Key Largo and known for their unique wildlife and landscapes – sees buyers attracted by a boating lifestyle, while those seeking cosmopolitan city living are drawn to Miami. “As an economic and wealth hub and the fastest-growing city in Florida, it is a very rational choice for investors,” says Scott Hagerman, investment manager at IP Global in North America. “The city has seen 37 consecutive months of rising prices and the Downtown area continues to be the hotspot for homes, with the population doubling in 15 years.” This despite a drop in prices of as much as 30% since 2007, says Mr Hagerman. “Its property market has done well to rebound following the recession. Downtown condo prices have increased 10% since the start of 2014.”

Buying power

Within the domestic market, different parts of the state attract different demographics. According to Rick Moeser, senior vice president at Christie’s International Real Estate, “Florida offers diverse living for many people, Miami is the most international, offering an exciting lifestyle with a Latin flair; the Keys are laid back and all about enjoying the water; the west coast (Naples, Sarasota and Tampa) is most popular with Midwesterners; Fort Lauderdale to Vero is the second home destination for the northeast.” Southern Florida specialist One Sotheby’s International Realty highlights Brickell, Miami’s financial centre, and Coral Gables on the coast as areas to watch, both increasing in popularity among buyers. According to Fernando de Nunez, the company’s executive vice president of exclusive developments. “The most popular oceanfront neighbourhoods span from Miami-Dade to Broward County and include Key Biscayne, Miami Beach and its various private islands, Bal Harbour, Sunny Isles and Fort Lauderdale,” he 120

Key Biscayne Between the Atlantic Ocean and Biscayne Bay, and just a short drive from Miami, Key Biscayne is known for its quality beaches and coastal reef. Ideal for sailing enthusiasts, this property has 346 feet of water frontage and can accommodate boats of 100 feet plus. Inside the property, 18,091 square feet of living space is divided into nine bedrooms, including a master suite with living area, eight full and two partial bathrooms, a games room and bar, designer kitchen, office, theatre and library. Outside, the landscaped grounds encompass a swimming pool, covered terraces, balconies, patio areas, lawns and a garage. £10.2m / €14.5m / $15.9m Christie’s International Real Estate +1 305 960 2500

says. “These areas offer spectacular condos and single-family homes with the prime location near beaches, nightlife and a thriving culture.” The international market can be further broken down, Mr de Nunez explains, “Each neighbourhood within South Florida attracts a different kind of buyer. For instance, Sunny Isles, a beachfront community in northern Miami-Dade, has always caught the attention of international buyers from Brazil, Mexico and Russia. Fort Lauderdale, the urban centre of Broward County just about 25 miles north of Downtown Miami, is coveted mostly by domestic buyers from the US and Canada, but as of late has begun to attract Scandinavian countries as well as South Americans from Brazil, Venezuela and Peru.” Miami Beach attracts New Yorkers, French and Italian buyers, while Brickell counts investors from the Caribbean and Central America. “All in all, Latin America is responsible for about 45% of sales in South Florida,” he continues. “North easterners from the US and Canada are our second strongest group composing about 21% of our buyers. Europeans account for about 13% of purchases and, most recently, interest from Asian buyers has picked up to account for about 4% of sales.” Over on the west coast, Sarasota and Naples are popular with those looking for resort-style living with luxury homes on generous lots offering waterfront access. The most popular place to purchase in this region is anywhere on big water – the Gulf of Mexico, a bay or wide river according to a spokesman for Gulf Coastbased real estate broker Michael Saunders & Company. Gated country club communities and the cultural attractions of downtown Sarasota also appeal to prospective property purchasers. It seems the market is healthy and likely to remain so. The company goes on to report that luxury property throughout Florida enjoyed a record year in 2014, and is on its way to an even better one in 2015. To date in 2015 sales of properties over $1 million in the SarasotaManatee area are 13% ahead of the same time last year. With such a buoyant marketplace that seems only set to grow further, the future is certainly looking rosy for the luxury segment in the Orange State. International Property & Travel

The design concept reflects a contrast between the two worlds of working and living. Here, residences and commercial buildings are on opposite sides, linked by a central community and leisure space. The open central area is an enclave for recreation, with an infinity pool that flows alongside an al fresco F&B and retail space.
