Welcome! I was invited to spend a couple of days in Berlin recently to find out more about its current property developments. It must have been about eight years since my last visit and so I was fascinated to see all the changes at first hand. As the vibrant capital city of Germany, Berlin has an increasing population and attracts property buyers from all over the world. The big question now is whether or not its developers can keep up with such a high level of demand. Our regular feature spotlighting Europe’s Finest Homes explores the Berlin market as well as those in parts of Spain and France. While living in the centre of a metropolis such as London gives people an enormous buzz, it is possible to strike a balance between city convenience and countryside charisma. Take Highgate and Hampstead for instance, where leafy lanes and magnificent mansions are just a short train hop from the city. We asked Ginetta Vedrickas to find out more before turning our attention to the joys of living in the British Isles as a whole. he property market in France is proving very attractive for buyers at present. The decrease of the euro compared to the pound and the dollar is encouraging investors to purchase in Europe and particularly on the French Riviera – an area combining secure investment with a fabulous lifestyle. he capital city of Berlin is attracting wealthy individuals from across the globe, keen to buy suitably exclusive property, either for their own use or as an investment. Dirk Moritz, founder of Moritz Gruppe advises that this immense demand cannot be covered by what the housing market has to offer presently, not just within the actual inner city but also the surrounding areas. “Although the area seems to matter more when it comes to sales rather than lettings,” he explains, “areas such as Berlin Mitte, Prenzlauer Berg and Friedrichshain, as well as Berlin Charlottenburg und Wilmersdorf are definitely the most desired for all types of residential properties. Also Berlin Lichtenberg and Kreuzberg are still being focused on and very popular.” Berlin’s population is steadily growing, expecting an additional 50,000 people per annum. The demand for properties is also being increased by a very high figure of singles living in Berlin. Sharing houses or apartments is not a very common or desired concept in the city as yet. The Berlin economy has also experienced positive development over recent years and finds itself in a steadier phase which makes the German capital an attractive base for national and international businesses. “Highly educated young creatives seem to feel the attraction to Berlin the most, “ says Mr Moritz, “the start-up scene enhances the city and slowly people seem to also be able to afford the slightly more expensive flats. rise of the rental prices as of this year, but it will be interesting to observe if the new political direction in regards to regulations will grip within the private rental market; at the end it will still be the landlords who choose their tenants.” Increasing house prices for rentals and sales will also raise the purchasing costs for private or institutional investors. “The general quality of the growing population will cause a further increase in demand for good standard in housing, “ continues Mr Moritz, “which means, as in most other metropoles in the world, the rental market will continue to go up, possibly with a moderate increase of 15-20% per annum. “This tendency generally and also in Berlin will lead to gentrification, monofunctionality, rent increase, increase in construction costs etc. Indeed, the old and the new have to learn how to exist alongside each other and introduce sensible concepts for the future of town planning. A huge challenge will be that Berlin has to be able to maintain and continuously grow its attractiveness and spark in comparison to other international hotspots.” Mr Moritz believes that the issue for future town planning will be to grow the infrastructure at the same pace and recognise trends early on. “Within the new concepts for infrastructure,” he says, “one would desire the completion of the new state-of-the–art, international airport, which would certainly improve the region Berlin-Brandenburg further. “Personally, I predict a good to potentially very good return on investments in infrastructure projects, commercial and modern office concepts, boutique hotels and for long-term residential properties. But as always it is the choice of area, the quality and attractiveness of the actual property on offer which influences the rental or sale price.” 22

Art & Antiques Fair A newly discovered collection of botanical watercolours by renowned German portrait painter Henry Ulke and his father, typesetter and publisher Carl Ulke, are being offered for sale. The watercolours, which were found by family members stored in an old trunk, show a new side to politically connected Henry. A famed portrait painter, more than 400 of his paintings are in American government and private collections today, including a portrait of President Grant that hangs in the White House. Equally, this find sheds new light on Carl, until now unknown as an artist. Both sets reveal the remarkable draughtsmanship of these observant men, and indebtedness to the tradition of German botanical painting. The collection, 10 of which are by Henry and five by Carl, reveals the duo’s personal interest in the natural world. Carl was a prominent naturalist, as was his son who also became a scientist, member of the National Academy of Sciences, and a founding member of the Megatherium club, a precursor to the Smithsonian Institution. Marine Paintings

by Susanne Fournais Grube There will be about 40 paintings in the exhibition, depicting boats she has loved, by Danish artist Susanne Fournais Grube. On her many travels around the world, she almost prefers the voyage and the vessel that brought her safely ashore to the destination itself. Geoffrey Hughes, director of the Osborne Studio Gallery, was attracted by a quality in her art which he describes as ‘charming naivety’. Each boat is painted as an individual portrait of a vessel, either for beautiful lines or as a piece of ‘glorious history.’ Susanne’s skilful draughtsmanship and sensitive understanding of the boats of her choice, or commissions, were recognised by the title ‘Official Belgian Marine Painter’ in 2004. There are 20 in Belgium, about 40 in France, allowed to sign their work with an anchor. Once a year they exhibit their work at the superb Musee de la Marine in Paris. Now’s the Time This represents one of the most important exhibitions ever devoted to this American artist and the first thematic examination of his intense career, cut short by an untimely death at age 27. It includes roughly 100 large-scale paintings and drawings from public and private collections across the United States and Europe, organized around the themes that inspired Basquiat (1960 - 1988). Though only active for a brief period during the 1980s, Basquiat took the New York art world by storm and produced one of the most remarkable bodies of work of the 20th century. Regularly referencing street art and reflecting the artist’s beginnings in conceptual graffiti, Basquiat combined high and low culture to present a revealing vision of the world that he described as ‘a springboard to deeper truths about the individual’. Sotheby’s is to re-launch Irish Art sales in London this October. Highlighting the forthcoming auction is ‘Nude Girl Reading’, one of Sir William Orpen’s most sensational nudes. Estimated at £300,000£500,000, the work was last seen on the market 30 years ago. William Orpen was an artist who enjoyed success and notoriety in equal measure, and the sitter for this work, painted circa 1921 in Paris, was his lover, Yvonne Aubicq, daughter of the Mayor of Lille. As an Official War Artist, Orpen passed off his two earliest pictures of Yvonne as portraits of the fictitious Frieda Neiter, a German spy, in order to justify the paintings to the War Office. The story cast Yvonne as a beautiful Hungarian who was caught and sentenced to be shot. On the morning of her execution in the courtyard of a French chateau, Frieda was granted a final request. She chose to pick out her own costume and returned wearing a blue velvet coat. As the officer in charge of the execution counted down, she dropped the coat and stood naked before the firing squad. The dramatic account of her death was in England and America, and even after the truth emerged that Frieda/Yvonne was alive and well, Highlights exhibited at the RHA (Royal Hibernian Academy) in Dublin from

Landscapes by Marcus Hodge

Born in 1966, Marcus Hodge moved to Spain in 1989 to undertake a rigorous five year training in classical oil painting at the Escuela Libre Del Mediterraneo in Palma, Majorca. Returning to England, he initially concentrated on portrait painting and has received numerous prestigious commissions including the King's Troop, Royal Horse Artillery; the President of the Union Club in New York; The Scots Guards at Balmoral; and the Jockey Club, Newmarket. Now Hodge is about to hold a solo show of his latest landscapes. There will be 35 oil paintings in the exhibition with prices ranging from £900 to £6,000. raig Davies, MD Sub-Zero & Wolf UK, advises that a good place to start when designing a new kitchen is to decide which appliances you would like to include and then allow the design to flow around them. “Take your time and find a brand that offers ‘Try Before You Buy’ days, so that you can see and feel the appliances in action,” he says. “Fully experience and taste the results, so that you are sure to make the right purchasing decision for your cooking and lifestyle choices.”

Storing both fresh and frozen foods in the best possible conditions is also hugely important. “Opt for the best quality refrigeration available,” continues Craig, “the fresher and more well preserved your ingredients, the better the final dish will taste. Look for refrigeration that offers a Dual Compressor System to keep the air in the refrigerator separate from the air in the freezer. This will vastly extend the life of fresh and frozen food and also keeps ice pure, fresh and untainted. Look out for brands which include an Air Purification System, to remove odours, bacteria and ethylene gases, extending the life of fresh food even further. “If you want access to chilled, filtered water and fresh ice but prefer to keep a clean look to the refrigerator door, choose a model which offers an Internal Ice and Water Dispenser. This gives you all the convenience of an external dispenser but without breaking the clean lines of the appliance exterior.” Craig also suggests that refrigerated drawers placed within an island are a great way to conveniently access fresh ingredients while prepping. “Locate by the sink to make life even easier,” he says. “This way you’re more likely to return unused ingredients to their ideal storage place, maintaining freshness and reducing wastage.” As for the overall look and feel of the space, Craig advises that a stainless steel, contemporary version of a traditional range is a great focal point to design your kitchen around. “By selecting for example, red, black or stainless control knobs, you can subtly change the overall look of the appliance to suit your decor and tastes.” www.subzero-wolf.co.uk +44 (0)845 250 0010 knightsbridge@subzero-wolf.co.uk

Floors and work surfaces are also major areas within a kitchen and need to suit their purpose while also looking aesthetically pleasing. Orlando Boyne, director of Britannicus Stone, says there is something very rewarding about working with those willing to design their luxury residences using high spec finishes and unique one-off products. “The time and creativity required to create bespoke items should not be underestimated; but the outcome can be a pure delight, a true reflection of the owner’s personality, or an architect’s or interior designer’s penchant for imagination and individualism.” Kitchens are often the most difficult room in the house to design. They need to be functional, clean and safe, but they are often the hub of the house so beautiful design is also essential. “Statement pieces are the lynchpin

to a successful kitchen design,” advises Orlando. “The four areas to consider are the work surfaces, the cabinets, the flooring and lighting. All four need to complement each other. As far as flooring is concerned there is no finer product than British stone which has been used for hundreds of years but is now, rightly, gaining increased popularity with those seeking to create a unique floor. “Often termed ‘shining stones’ because of their ability to take a polish, British stones vary greatly in colour according to the region from which they originate. But all are beautiful, many extremely rare, most expensive and all British. The Eskett Black, for instance, offers a perfect stone floor; its dark colours tinged with light coloured veins bring out a luminosity when it is either honed or polished; (honing gives a more toned down appearance, whilst polished is more high gloss – either serves well and is simply a personal preference). Contemporary designers are also mixing stones cleverly, either as intricate patterns cut by waterjet, or simply bordering one stone with another. The contrasting colours off-set each stone’s unique qualities and create a statement floor.” Last but far from least, Orlando advises that work surfaces are best served using marble or a conglomerate stone like Dumfries Red from Scotland. “This is not only a high prized and very unusual stone – red, green and blue hues – but it also takes a sealant particularly well so it does not mark. Likewise Ledmore with its veiny green characteristics works well as a top or table; the honed surface reflecting an ambient light back around the room. Green Serpentine Polished beautifully

Drive GOODWOOD A record number of people attended the 2015 Goodwood Festival of Speed with over 150,000 visitors over the four-day event in July. Spectators were able to gain close quarter access to all the participating vehicles in the paddocks and given the chance to talk with drivers and mechanics. The cars competing for the fastest time up the hill past Goodwood House ranged from those powered by 24 litre aero engines belching out flames to hybrids and electric cars. POLISHED TO PERFECTION The Ferrari Owners Club of Great Britain held its annual national concours event at Stapleford Park Leicestershire in July. A total of 47 classic and modern cars were entered. Amongst the oldest were a 166 Inter made in 1949 and 212 Inter built in 1952 with just under 9,000 miles on the clock. The two-day event attracted hundreds of Ferrari owners to marvel at the pristine condition of the vehicles displayed. Many of the owners had spent weeks preparing the cars back to a factory fresh condition and a rain shower on Sunday had the proud owners rushing to leather off the water marks before the judging commenced. Even wheel arches and under body were scrutinised for any traces of dirt and grime. The overall EFG Concours car of the day was won by Nigel Allan for his car, a 1963 short wheel base 250 GTT.

Classic entertainment The roar of pre 21st century Formula 1 cars was heard again at Silverstone in July. These track stars once driven by the likes of Shumacher and Senna raced in front of a crowd of over 100,000 spectators over the course of what is now the world’s largest classic racing event – the Silverstone Classic. The three-day event included 40 races and various track parades. There was also a streetcar shootout pitting two cars against each other over an old straight with cars packing up to 1000 hp, an air display including a Spitfire as well as hot air balloons. There is always a vast amount of entertainment available on and off the track making this an event that brings people back year after year. There is also massive participation from owners of interesting and historic cars - 97 car clubs displayed members’ vehicles for the public to see and photograph. Added to all this, rock group Status Quo appeared on Saturday night to belt out their old hits and entertain the many who had decided to make a whole weekend of it.

uyers of high end properties are well known for their preference for London’s prime central pockets but head just a few miles out and you get the best of both worlds. There aren’t many places where you get easy access to the capital’s delights, yet where you can live in a peaceful neighbourhood which feels more like a village than one of the world’s major cities. Less than five miles from Charing Cross, Highgate’s charm will help you leave that city stress far behind. Thanks to its active conservation society, you’ll find plenty of mainly Georgian homes as well as shops, pubs and restaurants clustered around its thriving high street. But, nestled between ancient woodland and Hampstead Heath there’s also heaps of green space to explore.

london Perched high on a hill, many Highgate homes have stunning views, especially near Highgate Cemetery, so it’s no wonder it’s long been a favourite of the wellheeled. From Highgate it’s a short stroll across the heath to Hampstead which has its own village-like atmosphere and where a café culture thrives in its treelined streets. Unsurprisingly, both neighbourhoods are among London’s priciest spots but Richard Galland, managing director of Octagon’s North London division, explains why they remain such draws for buyers. “Highgate offers high end buyers a sense of village-like privacy and seclusion, which is hard to come by so close to central London. Hampstead Heath, which commands superlative views over the city, is on your doorstep, and international buyers are particularly seduced by the excellent private schooling in the area.”

Enduring appeal

Mr Galland may build prime new homes but he’s quick to credit the area’s conservation society for ensuring its heritage and atmosphere remain special. “With the Highgate Society continuing to protect the character of the area, it is very much an exclusive postcode, and once buyers purchase here, they rarely want to leave.” New build is rare in the area but Mr Galland is proud to have created something special. “We have had the rare, exciting opportunity to build two Georgian style villas on The Grove, and our priority was to blend these new homes in with the surrounding architecture - it’s an unspoilt area, and we wanted to keep it that way.” Glentree International is the selling agent for The Grove and their MD Trevor Abrahmson has sold luxury homes in and around Hampstead and Highgate’s historic villages for years to what he calls ‘discerning buyers from the capital and abroad’. “It is easy to see why this residential enclave is so desirable since it ‘ticks many boxes’. You can buy properties with gardens up to 11 acres in size at prices that are a quarter of what Kensington, Holland Park or Knightsbridge have to offer. Nine hundred acres of parkland separate these two villages with an abundance of flora and fauna.” Mr Abrahmson recalls the 17th-18th centuries, when he says ‘London was a dirty and smelly place’ and people made a pilgrimage to Hampstead and Highgate to partake of their ‘healing’ waters and clean air. Today they come for the schools. “This is certainly the place to bring up families with its proximity to the all-important American School, a Mecca for international folk, and Highgate School, probably the best facilitated public school in a major metropolis anywhere in the world,” he says. Highgate and Hampstead golf courses are on the doorstep, unique for most major financial capitals says Mr Abrahmson who has watched many nationalities settle here. “The Russian Trade Delegation Compound 86

Mr Abrahmson has sold multiple homes on perhaps the neighbourhood’s most famous street, Bishops Avenue. “It is probably one of the best-known roads in the world and ranks shoulder to shoulder with some of the most iconic roads internationally such as Rodeo Drive, Worth Avenue and Wall Street. Here you can buy a landmark mansion equipped with every ‘state-of-the-art’ amenity and your arrival as a major financial player in the world will be self-evident.” The Grove is another historic, desirable street with listed properties overlooking the Flask Public House on one side and the heath on the other and attracting a celebrity clientele over the years such as Jude Law, Kate Moss and George Michael. Here, Octagon is building two magnificent Belgravia styled houses. “There is a strong local market for these properties,” says Mr Abrahmson, “but international buyers will be intrigued by Octagon’s recreation of an historic home that we feel sure will, in time, be listed and the opportunity to buy part of ‘English Heritage’ is available.” Richard Bernstone of Aston Chase is watching parts of Hampstead evolve. “South Hampstead is becoming more appealing to buyers because of value and to developers who can create individual homes,” he says. Oakhill’s director Lee Cash says the recent addition of the new French School, ‘La Petite Ecole Bilingue’ has given the area a boost. “It has resulted in drawing many international buyers finding their way towards NW6.” Camilla Dell, managing partner of independent property buying agency, Black Brick, finds that the area attracts celebrities and people working in film, music, television and theatre - pointing to famous residents including Emma Bunton, Jamie Oliver, David Walliams and Chris Evans. “The extra space has allowed for developers to build much larger houses than you expect to find closer to London, which stops the high street feeling too overcrowded. The wonderful thing about living in Hampstead is that you can feel as if you are in a small country village, and yet you are just a 20 minute car ride away from the busy West End and central London,” she says. Ms Dell increasingly helps buyers from overseas settle in Hampstead and Highgate. “More recently, Hampstead has also begun to attract the overseas buyer, particularly on super prime addresses such as Winnington Road and The Bishops Avenue, where homes can fetch well over £50 million. We have represented and looked after several clients in this area, including buyers from Nigeria, Russia and the UK.” 88

Last year saw heightened activity in the residential property market on the back of Ireland’s exit from the bailout programme which fuelled overall positive sentiment in the market. ear-round sunshine, high temperatures and an enviable position on the edge of the Gulf of Mexico, makes Florida an attractive proposition for property investors, both at home and abroad. A longstanding favourite among international buyers looking for holiday properties, Orlando is home to a number of world-famous theme parks; the Keys – made famous by Hollywood in films such as Key Largo and known for their unique wildlife and landscapes – sees buyers attracted by a boating lifestyle, while those seeking cosmopolitan city living are drawn to Miami. “As an economic and wealth hub and the fastest-growing city in Florida, it is a very rational choice for investors,” says Scott Hagerman, investment manager at IP Global in North America. “The city has seen 37 consecutive months of rising prices and the Downtown area continues to be the hotspot for homes, with the population doubling in 15 years.” This despite a drop in prices of as much as 30% since 2007, says Mr Hagerman. “Its property market has done well to rebound following the recession. Downtown condo prices have increased 10% since the start of 2014.”

Buying power

Within the domestic market, different parts of the state attract different demographics. According to Rick Moeser, senior vice president at Christie’s International Real Estate, “Florida offers diverse living for many people, Miami is the most international, offering an exciting lifestyle with a Latin flair; the Keys are laid back and all about enjoying the water; the west coast (Naples, Sarasota and Tampa) is most popular with Midwesterners; Fort Lauderdale to Vero is the second home destination for the northeast.” Southern Florida specialist One Sotheby’s International Realty highlights Brickell, Miami’s financial centre, and Coral Gables on the coast as areas to watch, both increasing in popularity among buyers. According to Fernando de Nunez, the company’s executive vice president of exclusive developments. “The most popular oceanfront neighbourhoods span from Miami-Dade to Broward County and include Key Biscayne, Miami Beach and its various private islands, Bal Harbour, Sunny Isles and Fort Lauderdale,” he 120

Europeans account for about 13% of purchases and, most recently, interest from Asian buyers has picked up to account for about 4% of sales.” Over on the west coast, Sarasota and Naples are popular with those looking for resort-style living with luxury homes on generous lots offering waterfront access. The most popular place to purchase in this region is anywhere on big water – the Gulf of Mexico, a bay or wide river according to a spokesman for Gulf Coastbased real estate broker Michael Saunders & Company. Gated country club communities and the cultural attractions of downtown Sarasota also appeal to prospective property purchasers. It seems the market is healthy and likely to remain so. The company goes on to report that luxury property throughout Florida enjoyed a record year in 2014, and is on its way to an even better one in 2015. To date in 2015 sales of properties over $1 million in the SarasotaManatee area are 13% ahead of the same time last year.
