Welcome! There are so many wonderful places to visit on the planet that my personal wishlist seems to get longer rather than shorter as I get older! This issue we are featuring New Zealand where I spent a glorious holiday exploring both the north and south islands and Canada which is top of my ‘must-visit’ countries at present. While I won’t be ticking it off this year as we are eager to spend as much time as possible sailing our new boat locally, 2016 sounds promising. Closer to home (literally as I own a Grade II listed cottage), we’ve included an article on buying a listed property with a host of fabulous examples currently on sale in the UK. It looks into the different levels of grading and offers expert advice on what you can and can’t do to upgrade such a building to 21st century living expectations. I had to have my home restored after a tidal flood last year and the whole meticulous process was fascinating. Specialist plasterers from a long established family firm were found to apply new lathes and several layers of lime plaster mixed with horse hair. Although the flooding was traumatic, I felt privileged to be able to watch such skilled craftsmen at work in my own house.

BRITISH AIRWAYS & EMIRATES EDITION Mandalay The exterior dominates the interior, but I think most would agree, it is as enviable as the interior. Master bedroom and six guest bedrooms. Seven baths and three powder rooms. Gymnasium. The ocean side structure was built on the foundations of a 30+ year old home, originally placed on iron shore with a 15’ drop off to sandy beach below and only 40’ back from the ocean. Today’s codes require homes to be placed a minimum of 120’ from the sea. Due to the inherent structure to be renovated, we were grandfathered to the 40’ contravention, which is one of the most striking features of the home. Estoril The delights of the Portuguese Riviera are well known throughout Europe and beyond due to its temperate climate, spectacular landscapes, excellent beaches and proximity to the capital city of Lisbon. Estoril was the chosen place for foreign monarchs and business magnates to build their dream houses leading to the town being in vogue in the latter half of the 19th century and the first half of the 20th century. This castle in the heart of Estoril is reminiscent of mid20th century Estoril populated by a cosmopolitan elite, exiled monarchs and their entourages, famous screen actors, aristocrats and high flyers. It has uninterrupted and unparalleled ocean views, including the whole bay of Cascais, from every room of the castle as well as from its garden and swimming pool. Built over four floors, the third floor of this quaint and beautiful castle includes a room featuring a magnificent terrace with coastline and sea views stretching from Lisbon to Cascais. As a crowning glory, above the top floor there is also a smaller terrace accessed by a circular staircase hugging the turret of the castle.

Captain’s choice Across more than half a century, aviation has enjoyed spectacular progress. But two things have remained unchanged: flight captains still wear the same prestigious uniform; and a Breitling chronograph continues to sit proudly on their wrist. Inspired by a model from the 1950s and 60s, an era when Breitling was already an ‘official supplier to world aviation’, the new Chronoliner continues this tradition in a resolutely modern spirit. Watch the glow Swiss watchmaker Parmigiani Fleurier has created a new version of its top selling Tonda Hemispheres updated with a Super-LumiNova glowing dial. Already popular amongst international travellers for its dualtime zone feature, the addition of a glowing dial makes the watch ideal for pilots, sailors and racecar drivers. Viewed in complete darkness, the Tonda Hemispheres takes on a completely different appearance. The two counters stand out in the form of a figure eight – a symbol of infinity and harmony. A very fine layer of Super-LumiNova highlights each index elegantly and discreetly, while the main time indicating hands are lit, as is customary for Parmigiani Fleurier watches, ensuring that the time rightly dominates the dial. £16,800 / €22,900 / $26,000  36

Love, hope and beauty

Lalique has announced a new collaboration with Damien Hirst, one of the most significant contemporary artists of his generation. ‘Eternal’ consists of a collection of exquisite, limited edition crystal panels available in three series – Love, Hope and Beauty. Each depicts a different butterfly and comes in 12 different colour ways. The rectangular shapes can be displayed in numerous ways such as being mounted on an easel; framed and hung across a wall partition; or inserted into a wall. The panels filter the light, which is in turn rendered blue, pink, amber, green, violet, black or clear. The diversity of colours combined with the three varieties of butterfly allows for a multiplicity of choices. The collector of Eternal will be able to capture an impression of this exquisite insect, from the trace of its body to the dust on its wings. From £12,000 

luxe Beads of light This fabulous feature light is a new addition at the Lighting Store. Available in copper and gold, it is formed from a collection of spheres resembling bubbles and so no two pieces are the same. Beaded together to create a stunning centre-piece, the lights give a golden glow from within that shines through the gaps in the baubles. They can be hung separately or in groups at either varying heights or at the same level to add something very special to the ambience of any room. £1,900 

Circle of life The idea behind this fabulous ‘Chartres’ light began with Andre Teoman’s research into handmade stained glass techniques. He loved the effect that the colours made when exposed to light but wanted to break up the relationship between religion and the technique. Instead he decided to give it a modern visual approach, while still maintaining its storytelling aspect. Adopting the theme of ‘Man’, Chartres features amusing and ironic representations of a circle of life on earth in six chapters. Chartres is made of six stained glass slices and a circle attached to a dark oak structure with a grid and brass details. The entire process is carried out by hand giving sustainability to Northern Portuguese craftsman. Adaptable in its distance to the ceiling and its inclination, Chartres can easily adapt its light direction to suit any kind of interior project, while the version with a dimmer allows the degree of light to be controlled. It works beautifully when lit and forms a piece of art when switched off. £7,000  44

The Liang Dian Design Centre on Dongsishitiao is home to the new SPARK Beijing office; occupying 500 square meters on the second floor of a three story office building form the late 1980’s. An annex glass box had been added to second floor of the existing building allowing for the exterior brick façade to be experienced as an interior space. “We looked at the present configuration of the space and decided to keep it uninterrupted while inserting our office program” says Spark’s Beijing director Jan Felix Clostermann.

The model making room, themed as “the ply room” is accessible via multiple routes through an extreme vertical space of what used to be a stairwell core. The flux of the reception area, meeting room and kitchen can be discontinued via floor to ceiling swivel doors whenever activities require it. “The architecture profession fuels on idea exchange, so we sought to provide open collaborative spaces that are fun, where people want to be” says Spark’s Beijing director Christian Taeubert.

The space is loosely zoned into a main work area, kitchen and gathering space, a large meeting room area, a model making room and smaller meeting room. Demolishing the window up stands of the existing brick façade towards the glass box gave way to a much desired permeability of the space. Alongside the main work space a continuous wall of metal cladded swivel doors allow for a playful and flexible configuration of “open and close”. When closed the metal panels catch subtle reflections of the surrounding office environment, while becoming a 20m long “wall of imagination” inviting project teams to pin up- and discuss their work.

HyperAmerica Landscape Image – Reality

Exploring the notion of the American landscape in the second half

of the 20th century, HyperAmerica reveals how the advent of Hyperrealist painting represented the glorification of a romantic American tradition of depicting the land. The exhibition advances the hypothesis that, since the 19th century, America has developed a special relation to the land, differing starkly from the equivalent notion in Europe. America was depicted as an ideal world, as a great

Ink and Gold Art of the Kano This represents the first major exhibition outside Japan to

be dedicated to the Kano painters, the most enduring and influential school of Japanese painting. Established in the 15th century against the backdrop of one of the greatest periods in Japanese history, the Kano created and upheld standards of artistic excellence in Japan for nearly 400 years. Ink and Gold will focus on the artistic dynasty’s leading figures and will be drawn largely from Japanese imperial, national, and private collections, including those of such celebrated cultural landmarks as Nijō-jō and Nagoya castles. The exhibition will feature rare and magnificent works – many distinguished by their stunning use of gold leaf – that are considered treasures in Japan for their high cultural importance and rarity. Garry Pereira

Landscape Painter of the British Isles with a Quietly Poetic Vision Garry Pereira has made his home in Norfolk, where he loves the vast skies, wide expanses of coastline, and above all, the waves. He is addicted to capturing the transience of changing waves, each one an ‘individual portrait’. For this exhibition he has been inspired by his own ‘patch’, as well as travelling around the countryside of Suffolk, Cambridgeshire, Yorkshire, Scotland, Wales and Ireland, choosing to paint 12 x 12cm panels on board, to fit materials into one pocket, and a panel in the other. He looks for landscapes that are ‘everyday, not necessarily dramatic’, although ‘in Wales the two are bound together.’ In Scotland he loves the ‘contours, the stubbed grass, the dark granite surfaces’. The 200 miniature panels are intentionally unframed with crisply painted white edges, while the eight larger works are worked up from selected images of the miniatures. Pereira makes the stretchers and canvases himself, he often grinds his own paints, and has studied the craft of paint making in Rome. From May 19th – June 5th, 2015 at the Osborne Studio Gallery, London, UK 

art Discovering the Impressionists Paul Durand-Ruel and the New Painting

This landmark exhibition will examine the early struggles and ultimate triumph of the artists who created the style known as Impressionism, along with the role played by the great Parisian art dealer Paul Durand-Ruel in their success. Durand-Ruel was an early champion of the Impressionists and worked tirelessly over the course of nearly half a century to create a robust market for Impressionism in France, Germany, England, and the United States. Discovering the Impressionists will explore key moments in the history of the Durand-Ruel Gallery, reuniting for the first time important paintings shown in the earliest exhibitions devoted to Manet, Monet, Degas, Renoir, Pissarro, and Cassatt. Highlights include the reassembling of Monet’s renowned series of Poplars and Renoir’s celebrated Dances. From June 24th - September 13th, 2015 at the Philadelphia Museum of Art, Philadelphia, USA 

Man Ray – Human Equations A Journey from Mathematics to Shakespeare

Man Ray’s (1890–1976) Shakespearean Equations are a series of paintings considered by the artist to stand at the pinnacle of his creative vision. Created while he was in Hollywood in the late 1940s, they were inspired by photographs of mathematical models he made in Paris in the 1930s. Man Ray – Human Equations: A Journey from Mathematics to Shakespeare will feature an ensemble of 100 pieces. It will present for the first time the original mathematical models alongside Man Ray’s inventive photographs of the objects and the surrealistinflected Shakespearean Equations. Exploring the intersections between art and science, the exhibition will provide a rare opportunity to connect the artist’s approach to geometric forms with his other works relating inanimate objects with the human body. et’s face it, for most of us, it is all too often, breakfast on the go, lunch at our desks and dinner on a tray in front of the TV. Meals, shared with family or close friends are, sadly, far too rare and should be treasured. Whether it is for Christmas, Thanksgiving or a Chinese reunion dinner, a birthday celebration, or a proposal, it is often times spent seated with loved ones around a dining table that form our most cherished memories. And, as the setting for so many special moments, the design of the dining room is key to cultivating the optimal environment. Nikki Hunt, principal of Design Intervention, advises, “Good design is the creation of a space that looks good and functions well. Great design has the power to affect mood by infusing a room with an atmosphere that can influence the way we feel. And nowhere is this more important than in the dining room. A well-designed dining room will stimulate and encourage lively conversation. It can embolden us and inspire us to be animated, even romantic. The dining room is an area of the home where the designer can afford to be bolder and explore a touch of drama in the design. “This is a perfect example of a dramatic dining room (picture 1). Guests to this table will definitely feel special and glamorous.

The dark silk wall-covering creates a moody, intimate vibe and the Chinoiserie panels add a romantic feeling. The high back dining chairs envelop their guests with comfort encouraging them to linger and enjoy the evening. Soft light bounces off the gold leaf ceiling casting a glow akin to candlelight, creating an intimate, romantic feeling. “The black and white lines of this dining room (picture 2) form a crisp backdrop for an evening of glamorous entertaining. The injection of chartreuse lifts and brightens the room, balancing the stark bold lines. The jubilant rug design brings a freshness to the scheme that invigorates the space, adding an energy to the elegance to create a perfect backdrop for an evening of sparkling conversation. restige Global Designs believes the essence in achieving a welldesigned, contemporary dining room is largely determined by three important factors: lighting, ergonomics and colour. Michael Ong, managing director of Prestige Global, explains each one in more depth. “In addition to the general lighting - a contemporary dining room should be well equipped with dimming features for the hanging, cove lights and wall lamps for ambiance. The type and designs of these lights will depend on the design or colour theme of the dining room. “Although having a chandelier or a cluster of hanging lamps (in their correct proportions, that is, depending on the size of your dining room) can be a cliché to some and not always a must – it is undeniable based my 20 years of experience, that such decorative lights (if selected correctly) will definitely conjure a sense of grandeur and create aesthetics impact or ‘wow factor’ to your dining room.” As for ergonomics, Michael stresses that the finesse and art of creating a comfortable dining room means more than just buying a set of dining table and chairs and placing it in the room. “Proper space planning that ensures there is sufficient space (at least 30cm apart) between each chair and decent space to manoeuvre behind the dining chairs for serving is critically important to prevent accidents from happening. Therefore – be extra mindful and careful to select a dining set of the correct proportion and it’s always advisable to opt for furniture without sharp corners that may cause unnecessary injuries that will otherwise dampen a happy occasion.” Michael advises that another good litmus test as to whether your dining room is welcoming or not will depend on the proper understanding, knowledge and application of colour. “This applies to the selection of your furniture upholstery, wallpaper, window treatment and carpets, etc. Ideally, warm hues such as masala and burgundy are better and ‘safer’ choices, especially when it comes to designing commercial hospitality spaces such as restaurants. “For private residences it can be very subjective as individual home owners from various cultures will have different levels of tolerance and acceptance. For example – to the Chinese, having a blue and white theme can be inauspicious. But in western countries, having a blue and white dining room can be stunning and trendy!”  Prestige Global Designs +65 6836 6678 International Property & Travel

first saw the Ferrari F12 Berlinetta at Maranello over three years ago. It’s hard to believe but Ferrari makes a sculpture out of pit clay before they transform the car into aluminium, steel, leather and a variety of exotic materials. The full-sized clay model was on show in the design studio and looked stunning. Upstairs alongside the production line, the first pre-production car was ready for inspection. Being one of the first to see the real car before its launch was a real privilege. However, although the car was launched in 2012, you probably won’t chance upon one even now as they are so rare. The onset of winter and the huge power this car produces delayed my opportunity to try out the press car. I was informed that using all the power without care would spin the massive rear tyres without any problem at all. Don’t let that fact put you off though, the driver’s brain still controls the right foot so I took the car to a large deserted private road to experience the full power. The car wheels spun in first, second and third and then the speedometer read over 100mph - yet the car also demonstrated its docile and comfortable ride while driving in town. Heated seats and cruise control are also present but the cruise button is actually labelled ‘pit lane speed’. Stunning from any angle and probably one of the best looking cars ever designed, this is also Ferrari’s most aerodynamically efficient model. I would be happy to drive the car on long journeys, perhaps a European grand tour, knowing it would deliver me to my destination fresh, providing I adopted a steady pace. The car is warranted for four years but this can be extended for up to 12 years. In addition there is a seven-year maintenance programme covering servicing, original parts and labour, Ferrari are the first car manufacturer in the world to offer this and it can be transferred to the new owners if the car is sold on.

etting a foothold in the London market is a long held dream for many: who wouldn’t enjoy a pied a terre whenever you fancy a trip to see the capital’s bright lights? Buyers at this level know that - along with reaping the benefits themselves - they are also buying a stake in one of the world’s most secure and stable property markets with a sound track record. In recent months buying agency Black Brick has noticed a buoyant market thanks to what it calls ‘buyer friendly conditions in the sub £2 million market’. Investment opportunities, it adds, are also strong as increasing demand continues to outweigh supply in the rental market, driving up rental yields. MD Camilla Dell says, “New client sign-up has been surprisingly strong. Many buyers have been waiting for weaker conditions and vendors are more open to negotiation now than at any time over the past six years. Budgets run the full spectrum of prime London prices from below £1 million to above £20 million, and clients are a mix of domestic and overseas owner occupiers and investors.” The lower stamp duty rates announced last December have been a driver for the bottom end of the market as well as properties which fall below Labour's proposed Mansion Tax threshold says Ms Dell. “All deals completed in recent weeks have been below £2 million, including a three-bedroom house in Hammersmith bought for £1.3 million for an Asian client, which we negotiated £80,000 from the asking price. We also sourced a fantastic one-bedroom flat for an investor client from the UK, bought for £865,000 with a 3.5% rental yield.”

Lock up and leave

Buyers often associate London with period style charm, all architectural styles are represented from smart Georgian-style homes through to art deco and Edwardian. But the appeal of new build is growing as international buyers seek low maintenance lock up and leave properties. Taylor Wimpey Central London’s latest development, Westminster Quarter, is a collection of contemporary apartments in the heart of London with views across new and old landmarks. Designed to complement the area’s rich architectural heritage, 91 luxury apartments are set across three low-rise buildings. MD Ingrid Skinner says, “The new scheme demonstrates our commitment to enhancing communities in London’s most prime central locations and highlights our desire to provide high quality apartments in areas which are experiencing unprecedented levels of demand.” Fulham is fast becoming a prime spot where London Square Fulham is proving popular with international families. Honky Interior Design’s Paul Dawson has designed the homes with families in mind. “It’s the ideal in family living – personalised rooms, balanced by generous spaces where everyone can gather. There are many families with international links and we have designed the guest suite on the top floor to provide an intimate, private space for family and friends to stay.” Working up the property pyramid, Marylebone is one of the Capital’s hottest spots in part thanks to celebrity hangout the Chiltern Firehouse. Druce’s Simon Hedley says, “More than any other part of London, Marylebone is testament to the clout a 80

popular restaurant can have on the strength of a localised property market.” The eatery’s popularity contributed to Marylebone being the best performing area of PCL last year, with a price increase of 14.9%. “The ability to be able to walk from one’s home to one of London’s most well-reviewed restaurants compounds the village-like atmosphere of Marylebone, which is a great draw for potential buyers,” he adds. It’s not just restaurants which attract buyers. Aylesford International’s Howard Elston, says investors seek negligible taxation and capital yield. “They come to buy a bolt hole in a politically safe, secure country, where they will benefit from a relatively corruptionfree judiciary and police force and where they can educate their children at some of the best private schools and universities in the world.” At the top of London’s property pyramid, the spectre of the Mansion Tax was a factor says Aston Chase’s Mark Pollack who notices a recent increase in international activity. “The French are buying in north west London because of Eurostar at St Pancras, Paribas in Marylebone and the new French Lycée school in Kentish Town; the Russians disappeared from the radar simultaneously due to the escalating conflict between Russia and Ukraine - but they are now back furtively; Chinese buyers continue to grow in numbers and Middle Eastern buyers are once again buying prolifically in London.” Mr Pollack believes that the city’s draw will always endure. “The appeal of London viewed as a culturally rich, relatively safe and tolerant environment continues to attract international buyers wanting to invest in a secure and stable country that benefits from outstanding educational facilities.” International Property & Travel

f you’ve always held a wish to own a property of historical or architectural importance, be aware that it is almost certain to be listed. In England there are approximately 374,081 listed building entries and even gardens and landscapes, such as parkland in front of a country estate, can also be listed. Tom Hudson, director at Middleton Advisors comments, “The Cotswolds have more listed buildings than any other region in the UK, therefore buyers looking across Gloucestershire

and Oxfordshire need to be aware of the responsibilities that come with owning such a building. This does not, however, preclude listed buildings from extensive renovation and restoration. With quality, experienced advice and a well thought out scheme, it is possible to create stunning house, sensitive to the history and character of the building.” Alex Newall, managing director of Hanover Private Office, advises, “Foreign buyers, are wary of old listed buildings because they are concerned they won’t be able to make changes to them, to bring them up to the luxury and high tech standard they expect. However, listing is not a preservation order to prevent change, it is an identification stage where buildings are marked and ‘celebrated’ as having exceptional architectural significance or historic special interest, before any planning stage which may decide a building's future. “If a property is listed it does not freeze a building in time, it simply means that listed building consent must be applied for in order to make any changes to that building which might affect its special interest. Some owners fail to get permission they want because the changes damage the area of the property which is of special interest. International Property & Travel

There are three levels of listing Grade I, Grade II* and Grade II. • Grade I buildings are of exceptional interest, sometimes considered to be internationally important; only 2.5% of listed buildings are Grade I. • Grade II* buildings are particularly important buildings of more than special interest; 5.5% of listed buildings are Grade II*. • Grade II buildings are nationally important and of special interest; 92% of all listed buildings are in this class and it is the most likely grade of listing for a home owner. • There are three categories of listing in Scotland – A,

“Listed buildings can be altered, extended and sometimes even demolished within government planning guidance. The local authority uses listed building consent to make decisions that balance the site's historic significance against other issues such as its function, condition or viability.” Listed buildings do not necessarily carry a premium because they are listed, but some listed buildings do sell for a premium because they are architecturally pure, and tend to be large and of international or national importance. “Many grand houses are listed, but as making changes to them can be not always be as easy as altering a non-listed property, some can sell for less because some buyers steer clear not wishing for a potentially complicated planning process which they may not fully understand. There are always exceptions to the rule, but often Chinese and Hong Kong buyers prefer non-listed properties, which have been designed to a modern and optimum layout. For example, a Grade I listed Georgian mansion from the 1740s will not have two dressing rooms and two bathrooms off the master bedroom.” That is why as you walk around Prime Central London, through Mayfair and Knightsbridge, you will often see the front façade of a listed building being propped up by scaffolding. Mr Newall explains, “Everything else has been knocked down and will be rebuilt brand new to enable the perfect layout. It is very much possible, with the correct help, to buy a listed building and make it ‘perfect’ for the needs of today’s multi-cultural society.” 90

Whitestaunton Manor, Chard, Somerset Beautifully restored 15th century Grade I listed manor set amid gardens and land within an Area of Outstanding Natural Beauty. Mentioned in the Domesday Book, the manor has seen much change over its long history. It was considerably enlarged in the late 15th century and 16th century before the porch was added in the 17th century, the south-west corner facade is 18th century. The house lies directly over a Roman villa and even incorporates standing Roman structural masonry in one of its kitchen walls – possibly the only house in Britain that does so. Toward the north end of the garden lie the remains of the third century Roman baths uncovered and featured by television’s Time Team in 2003. £6.75m / €9.4m / $10.2m Savills Country Department t: +44 (0)20 7016 3780 100

New Zealand may be a small country but, with a population of only four million people, it’s also gloriously uncrowded as Ginetta Vedrickas discovers

ith its remote geographical location, New Zealand was one of the last lands to be inhabited by humans. But you’d never guess it today as high-end buyers head to this beautiful destination in search of their dream homes. Set in the Pacific Ocean, New Zealand consists mainly of two islands, the North, Te Ika-a-Maui and the South, Te Waipounamu, although there are lesser-known, small islands too. Around one and a half thousand kilometres east of Australia, visitors love the country’s varied topography. Along with soaring mountains and unspoiled beaches there are plenty of urban

attractions especially the cities of Wellington and Auckland. New Zealand scored highly in the recent Mercer Quality of Living Survey – Worldwide Ranking. Auckland was 3rd with Wellington in 12th place. The luxury property market is as varied as the landscape and you find stunning examples of high-end homes scattered across this long thin country. Confidence in New Zealand’s booming economy is attracting buyers keen to cash in on low interest rates and move to a country known for its wide open spaces but many agents attest to a lack of stock thanks to a shortage of land in prime locations. Jane Guy, managing director of Premium Real Estate Group is based in Auckland, New Zealand’s most populated city thanks to above average immigration. Her particular focus is on the North Shore, about 15 minutes from Auckland’s CBD where she sees growing interest

from around the world. “As the US and British economies have improved, the USD and British Pound have strengthened against the NZD resulting in increased offshore buyer activity for the higher value residential markets. Chinese buyers are also moving into the luxury end of the residential property market.” Like many agents, Ms Guy feels that interest in the luxury market will remain active for at least the next two years. “New Zealand is seen as a stable country with low inflation, a strong economic outlook and strong gains in net migration,” she says. Buyer interest is currently focused on Ponsonby, Grey Lynn, Parnell, Remuera and the Eastern Suburbs city side which all have buoyant markets. “The North Shore areas of Devonport, Takapuna, Milford, Castor Bay, and the East Coast Bays have beautiful family beaches and command high prices.” Ms Guy also tips Coastesville for its country lifestyle and proximity to the CBD and beaches. The second home market is strong in the beachside playground of Omaha and increasingly Mangawai and Waipu Cove. “Coromandel, an hour south east of Auckland, is also popular as is Queenstown in Central Otago as a second home location for the Auckland and high net worth NZ market along with wealthy offshore families.” Bayleys Real Estate’s MD Mike Bayley pinpoints New Zealand’s growing stature as a tourist destination as one reason for the influx of international buyers although he believes this remains a small portion of the market overall. “From an international perspective, our top-end commercial and industrial buildings and dairy productive land have both proved particularly attractive for Chinese investors over the past couple of years,” he explains. “Large scale dairy and sheep and beef holdings are still soughtafter by North American interests, while the Italians and French are ever vigilant to snap up viticulture plantings – particularly 104

those cropping our highly prized sauvignon blanc in the Marlborough region,” says Mr Bayley, adding that most North American and European buyers prefer remote coastal locations, well away from the metropolitan centres and cities. He has noticed plenty of NZ$50 million+ purchases over the past 12 months. “Most have been in our biggest city, Auckland, and encompass commercial and retail holdings,” adding that price records have also been set for dairy farms in the milk-producing provinces of Waikato and Canterbury. David Penrose is an associate of New Zealand Sotheby’s International Realty and covers the Southern Lakes region which includes Queenstown, Wanaka and Cromwell. Describing the luxury market here as ‘very much alive’ he pinpoints several factors for stimulating the market. “These are New Zealand’s sound underlying pace of growth, stable interest rates, a sound economy, and an influx of immigration into New Zealand as individuals see this country as a haven to live and raise a family.” Mr Penrose finds that international buyers are the main drivers in Queenstown and Wanaka which both have a cosmopolitan feel. “A large portion of this region has ownership from all over the world as individuals sense that it has a feel similar to that of places such as Zurich. In fact it has been described as the Switzerland of the South Pacific,” he says, pointing to the country’s landscape, scenery and amenities as strong drivers for buyers of luxury homes. New Zealand may be thought of as the most remote corner of the globe but Mr Penrose believes that more high end buyers will soon look to make this lovely corner of the world their home. “Individuals are purchasing not only for lifestyle and investment but are moving here on a semipermanent basis, particularly given that in today’s world you can work from virtually anywhere in the world,” he says. 106

stay Hotel DeBrett is a boutique hotel with individually designed rooms in the heart of Auckland's fashion and business district

ithin downtown Auckland, Hotel DeBrett links two important precincts – High Street’s fashion and Shortland Street’s commerce. Its iconic building has been stylishly reinterpreted into a 25-room, highly luxurious boutique hotel. Every room is different and features eclectic furniture, New Zealand art and photography. The famous Housebar has been meticulously restored as Auckland’s premier meeting place. A private drawing room has been created for exclusive use by hotel guests – while a glass roofed atrium and courtyard form the central focal point. At street level the colourful Cornerbar, with a touch of NZ retro, has an emphasis on local craft beers and boutique wines. Far from a typical hotel restaurant, DeBretts Kitchen reflects the owners’ philosophy of being inclusive rather than exclusive. It celebrates style over fashion in everything from the décor and food to the style of service and follows the seasons for the best produce from local farms, waters and gardens. Guests can enjoy soaking up the ambience of the soaring glass roofed atrium, complete with local art, mid century furniture and eclectic trinkets from the hotel’s past or watch the chefs in action from the banquettes in the open kitchen.

CANADA Wide open spaces coupled with vibrant, sophisticated cities help make Canada an ideal choice for quality of life and high-end properties, says Lisa Burn

t’s official - Canada ranked number two for best overall reputation in the world and number 1 for top place to visit, in the 2014 Country RepTrak report from the Reputation Institute. While Europe and the USA suffered the agonies of economic recession, Canada was affected to a lesser extent, helped by demand for its natural resources and a strong banking sector. The outcome of this for real estate has been beneficial, with the market continuing to grow at a similar rate during the global crisis as before, according to a 2014 report from Savills World Research. Above:

South Granville, Vancouver

Spotlight Canada Residential Market states: “Low interest rates and a resilient economy have supported the domestic market for housing. Meanwhile, international investors have sought out Canadian real estate as a safe haven for their wealth at a time of global economic turmoil.” Now the economic recovery is underway interest from overseas buyers looking for second and holiday homes is likely to increase, bolstered by Canada’s high living standards and its reputation as one of the safest countries in the world in which to live. Add to that the growing number of tourists visiting the country, attracted by its wildly contrasting scenery and cosmopolitan city life, and the outlook for investment in the luxury homes market starts to look rosy indeed. Established favourites continue to appeal to visitors and regularly make it into lists of the best places to live and visit – Vancouver on the west cost, Toronto and the capital city Ottawa in Ontario and Montreal and Quebec City in the east. According to broker Kevin Crigger, from the Lalonde & Crigger team at Royal LePage Real Estate, Toronto has seen a renaissance over the past decade. “It has always been a great place to live with its high level of safety, amazing cultural diversity, stable economy, and overall affordability, but now it is a city that has the amenities to compete on the world stage,” he says. “The luxury real estate market has seen an incredible surge in recent years with the development of premier condominiums offered in a variety of formats from hotel residences to boutique full service buildings. For those seeking expansive private estate residences, Toronto is one of the only international cities where buyers can live on one-plus acre properties, minutes from the centre of the city.” Beyond the major urban centres, the magnificent Canadian countryside pulls in visitors and buyers eager to explore the contrasts of mountains, lakes, wilderness and forests, to experience the thrills of deep-sea fishing, water sports, skiing, hiking and climbing, those who worship the sun and those who worship the snow. And while already popular resorts, such as Whistler in British Columbia remain attractive, lesser known destinations are also getting their chance to shine. Halifax, Nova Scotia for example is now appearing on the tourism radar and is just a six-hour flight from the UK. According to Savills, “Here both coastal and inland recreation is poised to capture a prosperous domestic second home market and to attract new, US holidaymakers and buyers. The prospects for both income returns and growth have the potential to attract an even wider spread of buyers from Europe, Asia and beyond.” With many world economies on the up, the future for the luxury home market in the land of the maple leaf is looking good. 120
