Welcome! Our regular readers may have noticed a slight change in the magazine’s title to incorporate ‘& travel’ this issue. As we cover so many parts of the world in our search for the finest properties, it makes sense to delve a little deeper into the lifestyle different destinations can offer. Talking of which, I’ve just returned from an amazing holiday in New Zealand via a few days in Sydney en route. Having explored as much of both the north and south islands as time allowed, I realize it’s a place that cries out for a return visit. You can read about my travels on page 78 together with details of some fabulous properties for sale should you be tempted to make your stay in NZ more permanent. Turning our attention elsewhere, France still proves a perennial favourite with buyers and so we consult the experts to reveal its latest property hotspots. Alternatively, Turkey is gearing up for an exciting future with a new mega-size airport and a fair chance of hosting the 2020 Olympic Games. We also explore five glorious Caribbean island destinations before dropping in on Newport Beach in Orange County, California. Close to Hollywood and home to the rich and famous, it holds its own annual film festival as well as its property prices. Last but not least, if you aspire to owning a £100 million home, don’t miss our London feature which includes the most expensive listings.

Jill Keene On the Standard cover: Mandalay The exterior dominates the interior, but I think most would agree, it is as enviable as the interior. Master bedroom and 4 guest bedrooms. Five baths and three powder rooms. Gymnasium. The ocean side structure was built on the foundations of a 30+ year old home, originally placed on iron shore with a 15’ drop off to sandy beach below and only 40’back from the ocean. Today’s codes require homes to be placed a minimum of 120’from the sea. Due to the inherent structure to be renovated, we were grandfathered to the 40’contravention, which is one of the most striking features of the home. Since 1991 Star Clippers has offered the ultimate cruising holiday – a tall ship ‘mega-yacht’ experience aboard authentic re-creations of the classic sailing clipper ships that ruled the waves during the 19th century. The brainchild of Swedish entrepreneur, Mikael Krafft, Star Clippers operates three of the largest barquentine and full-rigged sailing ships in the world. ‘Star Clipper’, ‘Star Flyer’ and flagship, ‘Royal Clipper’, are a triumvirate of four and five-masted sailing ships that offer the activities, amenities and atmosphere of a private yacht. Star Flyer and Star Clipper are both four-masted, square-rigged barquentines, 360 feet long, with 36,000 square feet of sail and carry up to 170 passengers and 75 crew members. The two ships filled a niche in the market calling for the casual yet elegant style of a private yacht sailing vacation as opposed to

A Piece of Palma’s Past The first written reference to this rural property locally known as ‘Sa Cabana d’es Frares’ (The Monks’ Hut) dates back to the th and th centuries. It was described as being a hut lived in by Carthusian monks who used to provide accommodation to travellers walking the public road of ‘Passatemps’, which constitutes the north boundary of the plot. Sa Cabana d’es Frares is set on a spacious ,m plot, of which ,m provide safety from the road, while the remaining ,m form an agricultural-livestock area. The current buildings consist of the so-called main houses, colonist houses and a set of agricultural and livestock buildings. The main houses have a recently refurbished façade and are made up of four main units surrounding a central courtyard. The main façade has a three-storey symmetrical layout and a single-storey unit attached to the left. The single-storey colonist houses are situated behind the main houses and their façades feature a uniform window design. The constructed area of these residential buildings is ,.m. Additionally, the agricultural and livestock

buildings, located behind all the houses, have a total constructed area of ,.m. The property has a legalized well with an authorized water consumption of ,m per year. It also holds the registered right to take water from the spring known locally as Font de Mestre Pere for  hours a week, starting at sunrise every Monday. The property also has two irrigation water storage ponds, the largest being m × m. Sa Cabana d’es Frares is located in the municipality of Palma,  minutes away from the city centre and  minutes from the airport. It’s ideally located between the roads of Sóller and Valldemosa, between S’Hort de Son Serra and the roads Camino de la Calle de Monseñor Mairata and Son Bibiloni.

 Recline in style This French style silver chaise is designed and handmade by Sofa Design in the UK. It has a shiny silver frame that is beautifully shaped to give an elegant and sophisticated appearance. This is complemented by an eye-catching zinc fabric, a soft dark silver colour that has a gorgeous textured look. Every piece of furniture created by the company is bespoke, allowing customers to alter any detail in the design to make it their own. And, with a collection of over 10,000 fabrics and leathers, there is a huge variety of choice. From £1,600

Finishing touches Inject a sense of the extraordinary into your home with any one of these fabulous items Bathtime boulders Sourced straight from the riverbed, Indigenous has launched its new volcanic Riverstone bathroom collection. Including a selection of stunning bath tubs (such as the one shown here), bowls and sink pedestals, each piece is crafted from metamorphosised stone thrown from deep in the earth’s crust. Basalt boulders, originating from the active Marapi volcano, in Central Java, are washed down the river during the rainy season before becoming lodged down-stream. They are then selected, according to size, and crafted by hand. Polished to give a smooth finish, the Riverstone boulders are chosen to complement each other and share a fluid bowl design and rich, earthy tone. Baths from £12,000

 Lavish lighting Known for its collaborations with the foremost talents in contemporary design, Ligne Roset complements its furniture collections with decorative accessories, lighting, rugs, textiles and occasional items. Creativity is a key value of the Ligne Roset brand: if a new product demands new materials or new production methods, the company will acquire them. The idea precedes and the technique follows – anything is possible. Take the ‘Peye’ floor lamp for example. Oversized in inspiration, its surprising dimensions occupy a truly singular position in the domestic landscape. Supplied with a transparent cable and foot switch – brief pressure on the latter will switch the light on or off, whilst continuous pressure activates the dimmer function. £2,132

Cutting edge design Hector Finch has a passion for lights and designs and manufactures light fittings that have a distinct personality. However, the aesthetic is always underpinned by functionality and the integrity of the materials used and all Hector Finch products are hand crafted by local artisans and finished to order in the UK. The Scissor Wall Light replicates the 1950’s and 60’s look. A modern take on the anglepoise, this funky, big bold adjustable reading light would look stunning either side of a large double bed or sofa. It swivels 180 degrees from side to side and extends between 40cm and 120cm. £1,372  Handsome humidor Designed to ensure optimum cigar storage, the Kalì is a latest generation humidor from the renowned furniture maker, DeART. Its central section is a display case for cigars: made in Spanish cedar wood, with its own dynamic humidifier as well as a Peltier cell cooler. But, once it has been opened, the Kalì also reveals a bar unit: four side doors that you simply press to open, fitted with special, sliding shelves designed to hold bottles in ideal storage conditions. DeART has turned the art of customisation into one of its strengths: for example, the bottom of the middle section of the Kalì can be fitted with a mini-bar or a safe, complete with drawers or watch winders to keep a collection of automatic watches properly wound. The version featured has outside surfaces in Sapele mahogany with a bright, glossy lacquered finish, whereas the inside is in maple with a satin varnish finish. But this is just one example because there is a wealth of finishes to choose from. Approx £30,000 depending on exact specification International Property & Travel

Grace and glamour When Hollywood actress Grace Kelly travelled to the Côte d’Azur to marry Prince Rainier of Monaco nearly 60 years ago, she illuminated the principality with her glamour. Now, with the Montblanc Collection Princesse Grace de Monaco, Montblanc has created an irresistibly feminine and extraordinarily elegant watch collection. It covers a broad spectrum in which each model epitomises style and class – just like Princess Gracia Patricia of Monaco. The ‘Pétales de Rose Motif’ forms part of this stunning collection. She has collaborated with Georg Jensen since 1987 and produced a number of the brand’s most successful designs. A prime example is these earhoops from the ‘Magic’ range. Perfect timing The ExoTourbillon Chronographe has added another extraordinarily exclusive timepiece to the Montblanc Collection Villeret 1858. This regulator wristwatch combines a large minute-hand and elapsed-seconds hand at the centre of the dial, a small off-centre circle for the hours, a second time zone with day/ night indication, a small hand for the continually running seconds and a chronograph with a counter for 30 elapsed minutes. The 18 karat gold dial, which has a distinctively three-dimensional effect, is available with either black or silver-grey décor and with a finely grained texture that contrasts tastefully with shiny hands, applied subdials and polished steel components. Also because they’re manufactured in strictly limited editions, the chronographs in Montblanc’s Villeret 1858 Collection are ardently sought rarities. Only one piece of the ExoTourbillon Chronographe will be manufactured in platinum, along with limited editions of eight pieces each in 18K white gold and in 18K red gold (as pictured here). €195,000 –

Ship to shore Interior designer Simon Hamilton has created outstanding living spaces for everything from a 15th century hotel in Venice to an eco-friendly, concept superyacht. We find out more behind their designs Since launching his firm, Simon Hamilton & Associates, Simon and his team of design experts have been commissioned to work on a wide array of commercial and residential projects in the UK and internationally. Simon has a wealth of experience spanning more than  years and is particularly skilled at combining beautiful materials, textures and colours to produce interiors with understated elegance, style and comfort. So how does the inspiration for each different design project begin to flow? “We engage as soon as possible with the client,” explains Simon, “whether it’s a brief for a café, apartment or office. For commercial clients, depending on the brief and timescale, we organise an informal workshop to meet the team and understand what the client wants to achieve and how we go about delivering their goals. For all new residential work, we start by giving the client a scrapbook and a box to collect their ideas and wish list which truly relates to their lifestyle. “One of the most important questions to consider is how long do you want the new look to last? Will it be something which is easily adapted or updated with accessories or will it involve construction work which is more permanent? Whatever you do, don’t forget to incorporate all lighting requirements into your scheme from the very start.”

Bolder and brighter

Simon reports that international design trends are displaying a much bolder use of colour and patterns in materials. He also thinks that D printing will become much more commonplace in producing products and furniture. “The use of digital media on a large scale and fully integrated into interiors can be seen around the globe. Greater access to social media will become part of the spaces we occupy. This is most obvious in the retail world, as consumers are impatient for the latest innovations and have high expectations, especially in rapidly growing markets such as the Asia Pacific region.”

The most interesting projects Simon feels his company has undertaken so far have been collaborations with other designers. These involved designing a hotel in Venice with Daruma Designs and concept interiors for a Soliloquy, a ‘super green’ superyacht in connection with Callender Designs and Jensen Interiors. “We were challenged to create an exclusive hideaway as part of the client’s exclusive  brand which includes a bar, club and restaurant within the same th century listed property in Central Venice,” says Simon. “In collaboration with Daruma Designs, we created four suites on two floors for guests with all modern facilities including built-in sound system, mood lighting, chromatherapy showers, DVD player and air conditioning. Using an eclectic mix of vintage furniture from London and new bespoke designed upholstery, we were able to provide a unique and intimate interior. Velvet upholstery, poured resin and gold frames contrasted and complemented within the corridors and the suites.”

Caring concept

Simon Hamilton & Associates was also invited by Jensen Interiors to design the interior spaces of the concept Super Green Superyacht designed by Alastair Callender of Callender Designs. This revolutionary concept superyacht is propelled by wind, solar and hybrid marine power. Therefore, to continue in the same eco-friendly vein, it was essential that all the materials, finishes and fittings were sustainable, responsibly sourced and of low impact to the environment. “Working on the concept for a marine vessel, we were instantly aware that weight was a vital issue for everything we considered,” explains Simon. “We sourced coconut for wall panels, bamboo flooring, organic cotton and recycled plastic. The D computer generated images (CGI) renders in a presentation box of materials and finishes then accompanied the , scale model to yacht shows in Abu Dhabi, Fort Lauderdale and Monaco.”

Having successfully completed these specific projects, what would Simon’s dream project involve? “A multiuse hotel and leisure centre,” he replies without hesitation, “so the local population can mix with visitors. “A hotel which produces art, digital, fashion and music events that mix up the locals with guests of all ages. You could have a constantly changing mix and exchange of people, ideas and activity.” As to the future, Simon believes that workspaces will continue to be less formal and become more colourful and textural. “In fact the ways of working have blurred the definition of a working environment. Closer to the homes we live in, I believe that there will be a continued desire for more individual spaces with personality. Providing spaces which work for communities and not just the privileged. There will be more ‘villages’ or hubs where people work, rest and play throughout the day and night.” ■ Further information Visit

Delectably different Steeped in more than  years of history and tradition, Gaggenau is the leading brand for domestic appliances. The company’s success is due to the pioneering role it has always taken in innovation and design. By continually setting new standards with its award-winning products, Gaggenau’s name has become synonymous with exclusive culinary culture.

The ovens  series consists of ovens, combi-steam and steam ovens, combimicrowave ovens, microwaves, fully automatic espresso machines and warming drawers. All functions are extremely user-friendly: the core temperature probe, for instance, a feature of some models, ensures that meat, fish and pastries or pies are cooked to perfection. What’s more, the baking stone special accessory ensures that pizza, bread and ‘tarte flambée’ taste as if baked in a professional brick oven.

Tasteful solutions

New for spring , Gaggenau has introduced two new oven series perfected to exceed the exacting demands of a st century kitchen. A new concept allows all appliances in the ovens  series to be combined and built in flush with their surroundings. Thanks to their straight lines and pure design they blend discreetly into any interior with colour variations including Gaggenau Anthracite, Metallic or Silver. Yet another innovation is a control module with TFT touch display offering easy and intuitive operation. 26

Gaggenau.indd 1

Sculptural design in solid stainless steel is a distinguishing feature of Gaggenau’s new ovens  series. Available in widths up to cm, the appliances have a presence of their own without dominating the kitchen and offer a variety of combination options. A special feature is their integration with fronts protruding by mm, in combination with the panel-free surfaces and handleless doors. A control module with TFT

touch display is a further novelty together with new functions such as automatic door opening. The ovens  series includes exquisitely crafted ovens, combi-steam ovens, combimicrowave ovens, fully automatic espresso machines and warming drawers. Doors open up to an angle of  degrees and each model is designed to preserve its unique character even when combined with other appliances. A core temperature probe ensures perfectly cooked meat, fish and cakes. The rotisserie spit provides crispy golden brown poultry, rolled roasts or leg of lamb done to a turn while a baking stone is also available as with the  series. Last but far from least, thanks to its pyrolytic system, even baked-on soiling is eliminated by automatic self-cleaning. Cooking could hardly be more pleasurable! ■ For further information please visit our website on, telephone our showroom on 0844 8928988 selecting option 1, or visit us at: 40 Wigmore Street, London, W1U 2RX.

Speed, emotion, glamour Founded in Saint-Imier in  by Edouard Heuer, TAG Heuer has marked the history of luxury watchmaking, especially in the fields of chronographs and ultimate precision. A legend in prestige Swiss watchmaking and one of its most innovative brands, TAG Heuer has built on its active commitment in the sports world to create the most accurate timing instruments and wrist timepieces in the world. Half a century after its dramatic arrival on the motor-racing scene, the iconic Carrera, the first sports chronograph designed specifically for professional drivers and sports-car enthusiasts, remains the standard-bearer of TAG Heuer’s unrivalled motorsports pedigree. It was back in  that Jack Heuer, grandson of the founder and the man responsible for some of the most groundbreaking advances in sports timekeeping, turned his attention to the specific needs of professional motor-racing drivers. A long-time fan of and participant in the sport, he knew exactly what was needed: a wide-open, easy-toread dial and a shock-resistant and waterproof case tough enough for even the most intense road wear.

He also had in mind the ideal inspiration: the ‘Carrera Panamericana Mexico Road Race’, the world’s most gruelling open-road endurance competition. “I first heard about the Carrera from Pedro Rodriguez at the Twelve Hours of Sebring, where I was the official timekeeper,” explains Mr Heuer. “He and his brother Ricardo were two of the fastest, smartest and bravest endurance drivers of all time. To hear them talk of the Carrera, which our brand’s longtime friend Juan-Manuel Fangio had won in , but which had been stopped in the  after a number of fatalities, made my imagination soar. Just the sound of the name itself – elegant, dynamic, easily pronounced in all languages and charged with emotion. I knew then that my new chronograph was the perfect tribute to this legend.” Among the star pilots to wear a Carrera over the next decade were Ferrari drivers Jackie Ickx, Clay Regazzoni, Mario Andretti, Carlos Reutemann and Jody Scheckter. Every member of Ferrari’s s ‘scuderia’, with whom Heuer had signed on as Official Sponsor and Timekeeper, received a solid gold Carrera engraved with his name and blood type. Since then it has been worn by all TAG Heuer driving greats: David Coulthard, Kimi Räikkönen, Fernando

Alonso, Lewis Hamilton, Jenson Button and Alain Prost.

The next generation

Marking the th year of the icon, this year’s Carrera chronographs all house one of TAG Heuer’s proudest technical achievements – the in-house manufactured movement that re-engineers one of Edouard Heuer’s greatest contributions to watchmaking: the oscillating pinion of . The Calibre  is an integrated columnwheel watch movement that vibrates , times per hour and has a -hour power reserve. Among its  components, is an audaciously re-engineered version of its inspiration, the brand’s -patented oscillating pinion, along with a matching blue column wheel. The oscillating pinion, patented in  by Edouard Heuer, works in tandem with the column wheel, in much the same way as an automobile transmission. The column wheel, which coordinates the start, stop and returnto-zero functions of the chronograph hand, functions like a gearbox while the oscillating pinion works like a clutch. Rolls-Royce Phantom parked alongside a private jet at the Inflite Jet Centre, Stansted Airport, Essex. One of the busiest centres for business jet operations in the UK, close to London and with faster turnarounds than Gatwick or Heathrow, the centre is favoured by many who want to minimise their journey times. Contact +44 (0)1279 831 000 or email

Silent Running Stuart Shield takes an extremely comfortable drive in the ghostly quiet Rolls-Royce Phantom Britain’s roads are potholed. Water pipes, gas and other services buried underneath are constantly dug up, leaving a patchwork of tarmac repairs. As if they weren’t bad enough, when winter comes, those repairs are subject to freezing conditions, opening up the cracks left on the surface. It is no wonder British drivers are accustomed to rough rides. Until the government rules that cables and pipes should be placed under the pavements, the road network will keep crumbling. Meanwhile, motorists will continue to loosen their fillings and rattle their cages. Unless, of course, they own a Rolls-Royce Phantom. The Phantom manages to iron out rough highways so well the driver would think they had left the bumpy roads of Britain behind and come upon a utopian motorway. The Phantom has such an incredible ability to glide over lumps and bumps, passengers would not spill a drop of their champagne should they decide to refresh themselves with a drink served up from the mini bar and cooler. A well stocked bar and glasses to suit every occasion is located in the middle of the two rear seats, making the Phantom strictly a four-seater with ample proportions. A good number of owners may well have someone else do the driving. However, the Phantom also makes for a good driver’s car, 30

RollsRoyce.indd 1

provided no sporty thrills are expected. The . litre, V engine is quite powerful, but the true beauty of the Phantom is not its ability to get from one destination to the next. To realize the Phantom’s true potential, drivers must be able to delight in the peacefulness of the journey.

Perfect peace

With its eerie quietness, the Phantom lives true to its name. Starting the car for the first time gave me no sensation although the engine had fired up so I retracted the key to try again. On the second attempt, I noticed a needle on the power reserve gauge swing from zero to  per cent. It was only when I depressed the throttle that I heard a distant sound of the engine. The power reserve dial is the antithesis of a rev counter. At idle you have  per cent of the power available and as you accelerate, you use variable amounts of the engine power. A rev counter would indeed be the wrong instrument for this car. Moving off from start gave the sensation I was gliding along, propelled by an electric motor. I was convinced the vehicle must have a hybrid drive train. Through studying the specifications, my conclusion was proved false as I discovered the only battery present just provides the power for ignition. The Phantom is quite possibly the quietest car in its class. After a stressful day, sitting in

this serene environment would calm the nerves and restore the spirits. Passengers can watch television on one of two foldaway flat screens positioned behind the front seats, or listen to music through a sound system with  speakers. All the controls are housed in the centre armrest and duplicated in the front. With so many beautifully crafted details, some may go unnoticed, but the benefits are no doubt felt. The two rear passenger doors are hinged at the back rather than the conventional front. This allows for a wider opening and a more elegant dismount for the ladies. There are powered curtains for added privacy and each rear door contains an umbrella. Should you put them back wet in their receptacle, there is a built in heater to dry them. Each wheel hub sports the RR logo and remains upright and motionless even when the car is moving. Are such details important? Well if such a small detail as the wheel hubs are so well engineered, you can be confident so is the rest of the car. Although this model has been around for a number of years, an updated version has recently been launched with relatively minor improvements. Rolls-Royce is committed to giving its customers a wide choice of options and willing to build in details to suit each customer. Rolls-Royce believes no two customers are alike, so neither should their cars be. w:

Ingatestone Hall in Essex dates from 950AD and is the family home of Lord and Lady Petre. Lord Petre is the Lord Lieutenant of Essex and the Petre family has been linked to the hall from1539 when William Petre acquired the property. He assisted Thomas Cromwell who in turn carried out duties given to him by Henry VIII. The house was probably the first British private home in its day to have the luxury of piped water and flushing drains. This historic property and grounds are open to the public, host a number of events during the year and are available for hire. For further information call +44 (0)1277 353010.

Hylands House has a rich and interesting history dating from 1730 when it was built for Sir John Comyns. The Grade II, neo classical villa sits in landscaped grounds near the city of Chelmsford in Essex. Before being acquired by Chelmsford Council in 1966, the last private owners, the Hanburys owned the property from 1922 till Mrs Hanbury’s death in 1962. At this time the property had fallen into a state of disrepair. The occupation of part of the house and grounds by British special forces during the war didn’t help either. For a wager, one of the men bet he could drive a jeep up the main stairs to the landing. The vehicle got stuck half way. The crash was discovered by the Hanburys who still lived in the house at the time. Following an extensive repair and renovation by the council, the house and grounds are open to the public and can also be hired. For further information phone +44 (0)1245 605500 or email

Double delight Stuart Shield reports on the new McLaren P1 which was revealed at the recent Geneva Motor Show It has been  years since Bruce McLaren founded his racing car company, which has won more Formula  races than any other constructor. Twenty years ago, McLaren used its race-bred expertise to produce its first road car, the F. Destined to become a legend, the road car broke many records. With the F produced as a limited edition, its second-hand value rocketed. At the Geneva International Motor Show in March, McLaren Automotive, the road car division, unveiled the first production version of the new P. The goal was to produce the world’s best drivers’ car for road and track. The P specifications make this claim into a tantalising possibility. With the work that has gone into this technological marvel, the cost will probably come as no surprise. However, the , price tag for a standard P should be seen by many as an investment. With brisk sales already, the car may have reached its total sales volume of just  units by the time you are reading this. McLaren design director Frank Stephenson showed me around the car, pointing out the sculptured rear wing that deploys when needed to give the car that all important down force of up to kg – more than any other road car. It also features DRS (drag reduction system) similar to Formula  cars and triggered when the car is going in a straight line, but requires less downforce. The carbon fibre body features a range of different weaves performing different tasks to make the car super strong and both light and stiff where required. The driver cell also has a built in roll cage cleverly hidden from view. Mr Stephenson explained that, had the shell been made of aluminium rather than carbon, the car would have weighed over  kilos more. The P comes with two engines. The second engine is electric, allowing for the car to be driven in E-mode only for up to  kilometres at an average speed of kph, with zero emissions. The other engine is a . litre, twin turbo V. Together they produce over bhp, with overall CO₂ emissions below  g/km – exceptional for a supercar. If the owner decides to drive the car gently, the fuel consumption is very impressive, particularly if the driver encounters a traffic jam. If they happen to be on a track, they should comfortably leave all the traffic behind them. How? Well, zero to kph takes less than three seconds and top speed goes up to kmh. International interior design specialists Garde have extensive skillsets across a range of sectors. We discover how their retail expertise can transform shopping into an experience DESIGNER’S NOTES AKIRA KAJIWARA If I think about ‘Hankyu’s Elegance’, I start with the concourse as the true symbol of the old building because it is the first department store ever built inside a terminal station. It is designed with a dynamic weather pattern and an organic motif that conveys first-class elegance. If we look at the main chandelier at the first floor, we can see that it resembles the shape of a glittering star. It conveys a romantic feeling of the vast universe and its infinite number of stars. A motif of flowers in full bloom is prevalent on the walls and glass partitions. DESIGNER’S NOTES MASAHITO KAMEKAWA I have been responsible for the design of the 1F, 2F and 3F. These floors are dedicated to women’s goods (seasonal products, shoes, accessories, bags, cosmetics). In particular, the 1F and 2F are organised with a design of the ceiling, pavement and pillars called ‘Hankyu

and wanted us to design the sales areas to achieve the goal of attracting customers. Hankyu made the decision to reach for a higher concept that surpasses classifications by category, age, and taste. For example, a new classification was created based on the sensitive nature of gift giving in Japan. DESIGNER’S NOTES YUTAKA YAMAMOTO I was responsible for the women’s clothes floors (3F-6F) and luxury items (2F-3F and 5F). I had gathered previous experience with Hankyu’s stores in Nishinomiya and Hakata and I knew that in this project I should create a stimulating shopping experience in order to keep the customers coming back for more. I took up the challenge of clearing my mind of the conventional design concepts of department stores. At the centre of the 3F, (The International Designers Floor), is the select shop D.EDIT. The interior is inspired by the warehouses of the Meatpacking District in New York, a place that symbolises the forefront of fashion. The theme of the 4F, (The Umehan Jannu Floor) is a vacation resort where the customers can enjoy a change of scenery strolling down the meandering street. I designed the 6F, (The Premium Closet), with the theme of a big greenhouse with blooming flowers. DESIGNER’S NOTES SHINYA MIZUTANI I was responsible for the design of the 11F dedicated to children’s clothes. At the centre of the 11F there is a stairwell. In order to attract the customers and guide them around the open space, I created the concept of a ‘wonder trip’, designing every corner with a different theme, mixing items for adults’ taste with fun attractions at children’s eye level. Moreover, for the 8F, the space dedicated to sporting goods called INGS, I came up with the idea of flexible boxes that allow the environment to be modified with graphics.

Cosmetic Palette, Tobu Department Store The renovation of floors 1F and 2F of Tobu Department Store in Ikebukuro was completed and opened on the 6th of September, 2012. The two floors are dedicated to cosmetic products. The Cosmetic Palette (1F) is a specialist area for make-up, skin care, and inner beauty where customers can freely choose their products while receiving cosmetic counselling. The Cosmetic Palette enhances the sense of luxury and elegance with champagne golden colours and white shades in contrast with the vivid colours of the products. The Cosmetic Floor (2F) displays forty seven brands over an area of 1,000 square meters. DESIGNER’S NOTES AKIRA KAJIWARA In the Cosmetic Palette, I designed a colourful shopping experience for cosmetics in a modern way, using the circle as a motif, designing ripples on the ceiling, floor and walls. The floor is a gradation of mosaic tiles, designed to invite the customers to have a cheerful and relaxed shopping experience. Since it is a ‘self service’ area, I have paid special attention to the planning in order to make it simple for customers to select and buy the products in each corner, arranging explanations and mirrors near every product. Since the Cosmetic Palette is located near the entrance, at the 1F of the Department Store, it is a key area to attract entering customers with high business potential. I have given priority to this idea by designing gentle curves that invite customers inside on a tour to a cheerful shopping experience.

Paul Eden, CEO of Regal Homes, London, and Ashley Osborne, Executive Director at Colliers, Hong Kong, discuss the ever increasing interest from Asian investors in the London property market, and offer their market predictions for 2013.

Paul: The market in London continues to be a safe haven for investors, and, unlike the rest of the country, prices have remained largely unaffected. Such is the demand, that a recent survey showed that London has brushed off Europe’s economic crisis to become the world’s most coveted property market, cornering £13.2bn of £177bn spent globally in 2012. Ashley: London is heralded as a stable investment location – the UK is largely unaffected by social, political and economic concerns. Due to the declining value of the pound, London offers good value investment for international purchasers.

WHAT SHOULD PROSPECTIVE PURCHASERS CONSIDER WHEN CONSIDERING PURCHASING PROPERTY OFF-PLAN? Paul: Ensure that you purchase from a reputable developer – check their website, ask to see past examples of finishes and try and visit a completed development if feasible. Ashley: Existing client testimonials are invaluable for both experienced and first time investors – a reputable developer will be more than happy to put you in touch with previous purchasers.

RH_Advertorial.indd 2-3 AdvertPlacementTemplate.indd 1

1/5/13 12:05:22

WHAT WILL BE THE UPCOMING INVESTMENT HOTSPOTS? Paul: The development of Crossrail is causing East London to become more and more attractive. Regal Homes are currently developing in Shoreditch and Hackney, with further developments planned for later in 2013. Ashley: As well as East London, the regeneration areas of South London, including Nine Elms and Elephant and Castle are experiencing a significant uplift in both interest and values. Both offer excellent transportation links and close proximity to central London, and represent a great value investment opportunity.

WHAT TYPICAL RENTAL YIELDS CAN INVESTORS EXPECT? Paul: Our current clients are reporting average rental yields of 5%. It is vital to ensure that your investment is located in an area that offers convenient transport links – offering easy access for both professionals and university students. Ashley: Collier’s clients are typically canny investors who are well researched and knowledgeable about their market, and therefore choose well located, high quality developments that offer solid rental opportunity. Typically, investors should expect to achieve between 4.5% and 5%.

HOW DO YOU SEE THE LONDON MARKET PERFORMING IN 2013? Paul: London remains an ever popular location for domestic and international investors, and rental demand continues to grow. We expect values to continue to recover throughout 2013, in line with improving mortgage availability and the declining value of the pound in relation to Asian currencies. Ashley: Indications from the first quarter of 2013 are showing that London market values are continuing to rise. We expect rental demand to remain high throughout the remainder of the year and for London to continue to lead the way as one of the world’s most popular investment spots.

Those that are fortunate enough to have reached the pinnacle of their career generally wish to own properties that reflect both their status and lifestyle. Perhaps a multi-million pound mansion in Bishop’s Avenue, a sumptuous penthouse overlooking one of London’s majestic parks or a state-of-the-art apartment on the banks of the River Thames? Simon Godson, partner at Prime Central London estate agency, W.A.Ellis, comments, “To have the ‘best view’ in any city is very important to a number of buyers. The feeling of openness and a good aspect are high up many people’s list of ‘must haves’ – south facing roof terraces with views that stretch across London are particularly in demand.” With this in mind, any one of our featured properties is able to provide endless opportunities for enjoying all that the city has to offer on the very doorstep. Their living spaces have also been specially designed for opulent entertaining as well as day-to-day family life. 48

Heady heights London has a wealth of wonderful viewing platforms from which to admire its cityscape – here are three that guarantee a bird’s eye perspective of the city The View from The Shard 244m From its viewing platform on Level 69, visitors can experience the only place where the whole of London can be seen, all at once. Twice the height of any other viewing platform in the capital, the 360-degree view extends more than 40 miles out to the coast and Windsor Castle on a clear day. Closer to the building are some of London’s most famous landmarks including Buckingham Palace, Tower Bridge, St Paul’s Cathedral, the London Eye and Westminster. Before entering lifts to ascend The Shard, visitors pass through a multi-media experience that gives background information on London’s history. Once up on Level 69, visitors can use Tell:scopes to learn more about the city. These high-tech, interactive telescopes can be used to zoom in on the view in real time, or to find out more about the city and its history. Those who dare can further their experience with a climb to Level 72, the highest habitable point of The Shard, to stand in the open air above ground. 

ArcelorMittal Orbit 115m Rising over the Olympic site, the ArcelorMittal Orbit, a bold statement of public art, presented a new perspective of London life during the Games. Literally lighting up London’s East End, the UK’s tallest sculpture took 18 months to construct and required 560 metres of tubular red steel to form its lattice superstructure. A total of 2,000 tonnes of steel has been used to build the ArcelorMittal Orbit, equivalent to the weight of 1,136 London black cabs. Anish Kapoor’s creation reopened to the public at the end of March as part of a new programme of tours designed to showcase the Queen Elizabeth Olympic Park. 

Up at the O2 53m This breathtaking attraction combines an exhilarating active outdoor challenge with a completely different perspective on the capital. The 90-minute experience takes visitors on an uplifting guided expedition across the roof of The O2 via a tensile fabric walkway suspended 53 meters above ground level. An observation platform at the summit enables climbers to take in spectacular 360 degree views of the city and its many landmarks, including the Olympic Park, Thames Barrier, The Shard, Historic Royal Greenwich and Canary Wharf, before descending back to base.  International Property & Travel

The Caribbean‘s newest capital town is being developed on the emerald isle of Montserrat. The new town includes over a hundred commercial and residential units with an architectural style designed by award-winning architect Lane Pettigrew that captures “the Caribbean as it used to be“, but with a fresh appeal. The town will be complemented by a new Parliament building and Hall of Justice, and a recreational park for social events. The centrepiece of the development will be an exclusive hotel resort. Montserrat aims to build on its long-held reputation as a secluded, but distinct destination, with all the facilities that businesses and visitors expect. Plans for new fibre-optic links and geothermal energy are already attracting interest from domestic, regional and international investors seeking to establish businesses in Montserrat. And the Montserrat Development Corporation is continuing to receive expressions of investment interest for the port and marina.

As a stable British Overseas Territory, Montserrat is well known for its friendly and welcoming people. Its unspoilt

and protected forests offer extraordinary opportunities for exploring the inner island, which is home to unique species of flora and fauna. The coast offers spectacular bird-watching as well as the quietest beaches in the Caribbean and views of nearby Antigua, Nevis, and the island of Redonda. Opportunities exist for investors in the new town, hotel resort, marina, condominiums and villas … or simply to create your own secluded home and enjoy a lifestyle of unequalled tranquility. Turks & Caicos

From the main tourist centre of Providenciales to the quiet and tranquil islands of North and Middle Caicos to the historic capital island of Grand Turk, each island offers a different experience but all share a great climate, beaches and underwater activities. Most of the islands are only about  to  minutes by air from Providenciales, where the airport runway has been extended to allow larger aircraft to make direct flights from Europe. Many can also be reached by boat and regular ferries run from North to Middle Caicos. Award-winning architect Ron Shaw of RA Shaw Designs, based in Providenciales, comments, “In the absence of cruise ships (the shallow waters of the Caicos Bank to the south of the islands and a barrier reef to the north, makes access by cruise ships impossible), development on Providenciales continues to attract the interest of the upper end market buyers and developers from North America and Europe. Although condominium development remains at a virtual standstill, high-end single family residences are very much on the increase. “One and two acre lots on pristine Grace Bay Beach and Long Bay Beach are still obtainable. Iron shore seaside lots with amazing views are still abundant but selling quickly. Canal lots are also very desirable offering the convenience of a boat on the property and easy marine access to the many uninhabited islands and remote beaches throughout the Turks & Caicos Islands. “The tourism market focuses on high-end clients making an investment in a vacation villa very attractive. Villas with three to five bedrooms on the beach can easily demand , to , per week and  occupancy is the low norm in most cases.” 60

Caribbean.indd 2

WINDERMERE, PROVIDENCIALES Stunning property located on the canals spilling out into ‘Leeward Going Through’, a natural cut connecting the Atlantic Ocean on the north to the Caribbean Sea to the south. This steered its design concept to include water features both inside and outside the home. The ideal tropical climate and perfect exterior environment allowed equal focus to interior and exterior living spaces. The swimming pool starts at the front entry, goes under the house, continues to the back of the house and terminates with an infinity edge at the canal. Clear glass floor panels over the pool in the living room, truly exonerate the feeling of walking on water. A front courtyard connects the dining room to the living room, the side courtyard/breezeway ties the guest bedrooms to the living space, while the massive outdoor deck facing the canal opens from both the living room and kitchen, connecting the outdoor kitchen and open lounge decks. All inside and outside areas are designed to interact, creating a home that is many times larger than the space simply covered by roof. £3.9m / €4.57m / $5.95m R A Shaw: +1 649 941 4394;

Dominican Republic With an average annual temperature of  degrees, sunny beaches, a lush mountainous interior to explore as well a rich history, the Dominican Republic can indeed live up to its claim to ‘have it all’. An attractive spring break destination for North American snowbirds as well as a popular second home location for Europeans and Asian buyers, the island’s rental market is buoyant and properties are selling fast. Not content with already being the top tourism destination in the Caribbean with . million visitors in , the President of the Dominican Republic has set an ambitious goal of attracting  million visitors annually by  and is looking east to China to realize it. Keen to tap into the  million Chinese who travel the world today, the Dominican

Republic’s Tourism department has set out on an aggressive marketing campaign to make the idyllic Caribbean paradise into one of the Far East’s favourite destinations. Commenting on the island’s tourism successes and future plans, Robert Gavin, director and founding partner of worldwide investment company, Property Horizons, says, “The Dominican Republic is a prime example of how, even in the midst of an economic downturn, it is possible to drive tourist growth. Promoting every diverse attraction the island has to offer, the Dominican Republic has worked hard to outpace not only global tourism growth () but the Caribbean too (.) recording the highest regional growth at . for the second year consecutively in . And that’s not an easy feat!”

A lesser-known Caribbean island, Anguilla has been making headlines as A-list celebrities and the ultra-wealthy are visiting it – Roman Abramovich and Andrei Melnichenko often stop by for lunch on their yachts. An overseas territory of the United Kingdom, Anguilla spans  square miles featuring  white sand beaches. The island is known for its multi-cultural cuisine, national sport of sailing and a refined exclusivity that remains intact despite its proximity to the highly trafficked St. Maarten. Anguilla is accessible via private jet or boat transfer from St. Maarten. Daily direct flights from Miami to St. Maarten are approximately . hours with flights from New York City averaging . hours. Zemi Beach is something special, being the first luxury beachfront condo development

available on the island. Buyers mostly hail from the United States with a small percentage coming from the United Kingdom and Europe. Naomi Cambridge, sales director at Zemi Beach, says, “We had over  unique enquiries in nine months last year. That number continues to increase now that the first four condos are finished. The feedback from many potential buyers is that with volatility still plaguing the stock market, they are looking to property for security. “Many potential Zemi Beach buyers have also liked the fact that they can rent the property when they aren’t using it. Since Anguilla only has three other luxury hotels, and they are amongst the most successful in the Caribbean, buyers feel confident that rentals will be very strong.”

ZEMI BEACH A new hotel with resort residences designed by renowned Caribbean architect Lane Pettigrew, with interiors by Miami-based Asmayda Furniture Group. Zemi Beach was created with a more authentic aesthetic offering a toned-down Caribbean experience. Consisting of 28 two and threebedroom layouts, it will be the first new luxury resort on Anguilla to be completed in several years. The resort, which is already 20% sold, is developed by the Goldstein family, who fell in love with the island themselves and decided to build a luxury resort that rivals Viceroy and Cap Jaluca. Trust Hospitality will handle the hotel management and rental programme for owners. From £1.31m / €1.537m / $2m £1.96m / €2.3m / $3m Zemi Beach: +1 264 729 1879 International Property & Travel

Barbados The island of Barbados is always a perennial favourite for second-home seekers due to a steady supply of stock, direct flights and good golfing and leisure facilities. Kieran Kelly, chairman at Chesterton Humberts Barbados comments, “The majority of buyers here are English, European, Canadian or from the States. The luxury property market in Barbados has performed extremely well within the last  months. As some of the major global markets, especially the UK, Europe and the US continue to falter or remain in turmoil, high net worth individuals and their families are looking to relocate with their money to safer waters such as Barbados. “In addition, Barbados has some of the most beautiful luxury homes and apartments which can be purchased easily by non nationals. Purchasing a home in Barbados is also tax free. There is no Capital Gains or Inheritance tax

and there are no restriction to non nationals purchasing.” A spike in enquiries for property in Barbados has been caused by an improving US economy and a climate of austerity in Europe, reports Knight Frank in its  Caribbean Insight Report. Further incentive has come from the Government of Barbados, keen to attract further investment, by adjusting residency rules in June  to allow high net worth individuals (HNWIs) with assets of m or more to gain an ‘indefinite special residency permit’. Knight Frank predicts that the Caribbean is benefiting from the introduction of austeritydriven property taxes in Europe (UK, France, Spain and Portugal) which has led some HNWIs to review their investments from a tax perspective and may have an increasing bearing on buyers’ decisions in . Evidence of this has been seen by the -acre Royal

Westmoreland estate which has seen a  increase in enquiries in the last six months from buyers looking for properties in the - million price bracket. John Morphet, owner of Royal Westmoreland, says, “Typically our buyers are looking to buy for lifestyle reasons but they also like the fact that Barbados offers a tax-efficient environment and is politically stable. The new residency rules will be particularly attractive for those buyers with a primary residence in a high tax region. “Royal Westmoreland is a mature gated community, different to many other developments on island, and prices have continued to rise despite worldwide financial prudence. We are seeing prices elsewhere on island stabilise now and even start to grow again. The recession has wiped out the more speculative developments, that were poorly funded, and the ones left such as Royal Westmoreland are attracting a lot of interest.”

HIDEAWAY VILLA, JASMINE RIDGE, ST JAMES, ROYAL WESTMORELAND Royal Westmoreland, an award-winning golf, beach and spa resort, is set across 750 acres of lush, tropical landscape. Designed by renowned golf architect Robert Trent Jones Jr, its par 72 18-hole course has enticed many high profile celebrities and sports stars to purchase second homes at the stylish retreat. Jasmine Ridge is a new phase comprising 19 lots on the last remaining ridge at Royal Westmoreland. Customers can choose from a variety of different designs that will be built to exacting standards such as Hideaway Villa. This fourbedroom, four bathroom home has lovely views overlooking the 14th fairway and the sea. At 4,220 square feet the villa comprises an open plan kitchen, large living area with ‘nano wall’ doors which flow on to the covered terrace, large deck and swimming pool. Two spacious en suite bedrooms are on the first floor with two other bedrooms with en suite bathrooms at lower level. £2.1m / €2.4m / $3.15m Royal Westmoreland: +44 (0)1524 782649

St Lucia One of the most up and coming countries in the Caribbean, St Lucia is famous for its natural beauty with rainforests, mountains, waterfalls, secret coves and long sandy beaches. The island has fast become a hotspot for property investment with the World Bank placing it in the top  countries in the world in which to invest. Over the last five years property prices have more or less doubled but value for money is still exceptional. Great tax incentives - no VAT, no capital gains tax, no inheritance tax or estate tax – mean more and more investors are taking an interest in buying property here. The island’s tropical climate

also makes it a year-round destination which ensures continually high occupancy rates and in turn, high rental yields. Luke Smith, managing director of Crystal Investment and Real Estate, comments, “This beautiful and tranquil island has seen a yearly increase in the number of tourists. The growing popularity of this environmentally aware island as a holiday destination means that there is excellent rental potential for properties where the average hotel occupancy rate is nearly . Up to August of this year there had been an arrivals increase of . year on year. Everything indicates that the St. Lucia property market is a sound investment.”

PALM VIEW RESORT, FOND BAY, EAST COAST With spectacular views of the Atlantic Ocean, Palm View Resort offers world-class amenities against a tranquil and breathtaking backdrop. Its 230 private beach suites all have a 24-hour concierge service and private butler upon request. The properties are finished to a superb specification with stylish, comfortable furniture and fittings selected by an award winning interior design team. The overall development has been designed to preserve the local ecological environment with conservation, sustainability, energy efficiency and ecoawareness as major factors. Apart from the exclusive private beach club, there is a multitude of activities including an Ernie Ells designed golf course, a tennis court and water sport centre, whilst for those who prefer to relax there is a stunning spa and a range of boutique shops. The harbour city of Newport Beach in Orange County lies between the cities of Los Angeles and San Diego. Directly on the Pacific Ocean, its relatively close proximity to Hollywood has made it a popular residence for the famous. Indeed, the Newport Beach Film Festival is celebrated as one of the leading lifestyle film festivals in the United States. It brings the best of classic and contemporary film making from around the world to Newport Beach for seven spectacular days around the last week in April each year. Visitors can enjoy fabulous postfilm events nightly, from celebrity-studded red carpets, world premieres, and galas, to fashion shows and lively entertainment. As for the area’s property market, an increased level of demand for exclusive real estate, particularly from wealthy foreign buyers and investors, is seeing a rise in property prices and further growth in confidence to place capital in real estate. Consequently, there is a high demand for exclusive mansions in premium locations with sea views and house prices in Newport Beach remain amongst the highest in the whole of North America. Although the USA property market has been slow to recover from the difficult economic and financial situation in /, house prices in Newport Beach have remained comparatively stable. “In the upper market segment we are 70

seeing price rises of between three and nine per cent over the previous year,” reports Carole Meikle, managing partner at Engel & Völkers Newport Beach. The majority of buyers are looking for first-class property as second homes and as capital investments at the absolutely premium addresses in Newport Beach. The most desirable residential areas include Newport Beach Waterfront, Newport Coast, Newport Coast-Crystal Cove, Laguna Beach, Dana Point and San Clemente. Particularly high-end properties with direct access to the ocean are especially desirable in these coastal communities. For many prospective buyers, proximity to shopping centres and renowned schools and also the benefits of a secure environment are important criteria, an addition to an attractive investment opportunity with potential for ROI.

Premium properties and prices

At present, the number of residential properties for sale in Newport Beach is at an historic low, meaning that properties are often sold for a considerably higher price than those listed. “Due to the limited supply on offer, interested buyers have to make very quick decisions if they have viewed a property that they like and that fits their needs. Otherwise the opportunity is soon missed,” Ms Meikle says. ▶

STAY THE RESORT AT PELICAN HILL Inspired by the Italian Renaissance architect Andrea Palladio, this resort village on 504 acres of sun-drenched hillside features expansive hotel accommodation with panoramic views of the Pacific. Here, golf, spa and gourmet dining find exquisite expression. Each one-storey bungalow or bungalow suite features a limestone fireplace, private ocean-view terrace, hand-hewn wood beam ceiling, marble bath and adjacent parking.

According to statistics published by the National Association of Realtors, the investment volume of foreign investors on the US house market rose over the past year to . billion. The market is currently made up of  per cent private buyers and  per cent institutional investors. Engel & Völkers Newport Beach is receiving the most frequent international enquiries from buyers in China, followed by buyers located in India and Canada. Private buyers often already own several properties in various residential areas in Orange County. This high level of demand from abroad has meant that the average time-to-market for a property has decreased significantly from six to three months over the past year. Engel & Völkers Newport Beach expects high-end property prices to continue to rise as long as the supply is short, the clientele with purchasing power is there and interest rates are low. Ms Meikle says, “We are anticipating that the average house prices in Orange County will continue to rise over the coming five years and are confident that foreign buyers and investors are still willing to invest in high-end property in prime locations.” ▶ 72

Fulfilling a long held holiday wish, Jill Keene explores the many different natural attractions of the North and South Islands of New Zealand I can’t remember exactly how long I’ve been promising myself an extended holiday ‘down under’ but it certainly amounts to several years. The final impetus to go ahead and book it was mainly because my partner Simon works from the UK for a company in New Zealand. This means he visits the Hamilton office every February for about a month –  was the year I decided to join him. Sometimes it seems you can look forward to something too much and the traumatic start to our holiday had me vowing to spend all subsequent holidays at home! The taxi arrived with a puncture and no spare and after a mad dash to Heathrow we breathed a huge sigh of relief once on the plane. However, one of the engines failed to start, necessitating a two-hour delay for repairs. Consequently, we missed our connection in Dubai where we had to spend an unscheduled night (well, a couple of hours actually) in a hotel and then fly via Perth to Sydney rather than direct. Our plan had been to spend three nights in Sydney en route to Auckland but having had to cut this down to two didn’t impact too badly on our itinerary. We stayed at a hotel overlooking Manly Beach with its fabulous surf, spent an enjoyable afternoon learning about New Zealand’s native animals at Sydney’s Taronga Zoo and cruised the harbour to view the famous bridge and Opera House. Once in Auckland we picked up our rental car and immediately headed for Whitianga on the glorious Coromandel Peninsula. By this time we had conquered our slight jet lag and were keen to get out walking. One of my ▶ International Property & Travel

cousins is getting married on the beach at Cathedral Cove next year so we wanted to take a look. We took the short ferry hop across the water and  minutes later, after tackling some pretty steep climbs and descents, we arrived at the very spot. Apparently, if the wedding party doesn’t relish the thought of this fairly arduous trek in their finery, a boat can be arranged to taxi them there. The setting couldn’t be more perfect with its gigantic stone arch, waterfall, sandy beach and vivid blue sea.

The heat is on

While in the Coromandel, Hot Water Beach where, for two hours either side of the high tide, you can bask in your own hot spa pool, is a must. Simply take a spade, choose a good spot and get digging. There’s just one wide strip of sand oozing steamy hot water so it’s as well to go at off peak times. We hit cold water when digging a few times but were eventually given a ready prepared hot pool by some kind people who were leaving – absolute bliss. Next stop was Rotorua and the closer we got, the more bubbling hot mud pools, steaming hot lakes and spurting geysers we encountered. The only downside for me was the overwhelming smell of sulphur but I’m assured this is something you get used to given time. It was here we went for the full on Maori experience at Whakarewarewa Thermal Village. Locals still live here in much the same way as their ancestors did centuries ago in small wooden dwellings, reluctantly abandoning them as the earth gradually opens in great cracks beneath. 80

NZ Ed.indd 3

Due to the earth’s crust being so thin here, the villagers even have to bury their dead in concrete above ground. Maori children wait in the pool below as tourists cross the bridge into the village in the hope that they will throw in some coins for them. They then dive down and expertly retrieve their treasure before storing it in their bulging cheeks for safekeeping! After enjoying some corn on the cob cooked in a geothermal hangi or mineral hot pool – no expensive gas or electricity bills for heating or cooking here – we followed our Maori guide to find out more about village life. Baths are taken at sunrise and dusk in the natural hot spring tubs – this is partly to avoid times when the water at its hottest but also to coincide with the village being closed to visitors. Should any disputes arise, these are resolved by the aggrieved parties shutting themselves in the central meeting building and not emerging until an agreement or compromise has been reached. After watching a fabulous cultural concert by villagers dressed in traditional Maori attire performing the world famous haka and poi dances, we left to resume our travels south. Simon wanted to take a jet boat ride in Taupo and so we opted for one which would speed us right up to the very base of the spectacular Huka Falls. An exhilarating if somewhat wet (towels are provided) experience and definitely worth doing before eating so that you can stomach the  degree spins. Quite by chance, we found ourselves staying in Napier during the Art Deco Weekend, which

explained why so many people were dressed in ’s style. This event is held each year in celebration of the town’s architecture – the direct result of rebuilding after the  earthquake razed most of its buildings to the ground. It was just like being on the film set of an Agatha Christie’s Hercule Poirot murder mystery. Leaving our car behind in Wellington we boarded the Interislander ferry for a magical three-hour crossing to South Island. Nearing our landing point at Picton, the scenery became more and more stunning with vast pine tree covered hills, huge rocks and the bluest water imaginable. We picked up another rental car and set off for Nelson where we could be within easy access of the Abel Tasman National Park. This we explored by water taxi – basically you just hop on and off as you wish within the daily operating times. The joy of this is that you can walk from beach to beach though the most beautiful rain forests, taking in a swim to cool down whenever the mood takes you.

Bitten by the bug

It was in Punakaiki where we first encountered the dreaded sand flies. They may be small but they pack a mightily irritating bite. We had to apply copious amounts of insect repellent before we could go exploring these fascinating pancake-like rock formations and try to catch a glimpse of the sea booming through the blowholes. Up to this point, I had thought our earlier ferry crossing between islands was spectacular ▶

QUEENSTOWN SOUTH ISLAND Featuring five bedrooms and four bathrooms, this architecturally-designed home also includes a state of-the-art theatre room which is perfect for entertaining and a stunning indoor pool with a diving platform and swimming jet system. but our cruise in Fiordland’s Milford Sound was out of this world. We had lunch on board as we set off for a full afternoon of admiring the rugged scenery, colonies of seals and cascading waterfalls. Normally the area has a mass of waterfalls but, due to the exceedingly dry summer, there were just two albeit incredible examples. Our boat trip included a stop off at the underwater observatory where we were lucky enough to spot, among many other deepwater inhabitants, a large thresher shark swimming past oblivious to us in our sunken chamber. After spending our last night in Akaroa, a charming little town by the sea with strong historic French connections, we drove on to Christchurch for our flight home. Having a couple of hours before needing to check in, we felt compelled to visit the city as it was almost exactly two years to the day since the devastating earthquake struck. Many of the damaged properties have been demolished but a lot are still standing, shored up by metal struts wedged against solid containers. There are ambitious plans to rebuild the city making it better than ever before but obviously this will take time and so I look forward to returning to see the future Christchurch. I think Simon sums up a holiday in New Zealand perfectly when he says, “If you don’t like the scenery, just drive for half an hour and it will be completely different.” This is so true, as you can be swimming in the warm Tasman Sea or South Pacific Ocean in the morning and then 82

skiing or exploring glaciers in the afternoon. Wine lovers, such as us, will also enjoy driving through acre after acre of lush vineyards around Marlborough and recognizing the names of the producers of many a famous Sauvignon Blanc. As for the food, we ate out every night and were never disappointed. Aside from a wealth of succulent lamb and beef dishes, New Zealand cuisine includes an abundance of seafood including blue cod, snapper, clams and my personal favourite – tempura oysters.

Salary boom

If this feature has whetted your appetite for upping sticks and moving to New Zealand, migration experts are advising that the country’s salaries are expected to jump by a fifth. Paul Arthur, director of The Emigration Group ( says, “Salaries for skilled workers in New Zealand are predicted to rise by an unprecedented amount, with workers seeing up to a , jump in their annual income.” The global Robert Walters salary survey  looked at last year’s salaries and made predictions for this year for more than  positions – including permanent, interim and contract work in the country’s two biggest cities. In Auckland, the upper-end of tax accountants’ salaries leapt from , a year last year to ,. And the expected salary range for financial controllers with more than six years’ experience went from , to , last year, to a predicted , to ,.

“There are huge skills shortages in New Zealand and this is what’s pushing up salaries,” explains Mr Arthur, “not just in the financial sector but across the board from construction workers to IT specialists and health professionals. With thousands of job opportunities, high salaries, a great way of life and a high chance of getting a visa if you have the right skills, there has never been a better time to emigrate and I can only see migration levels increase to New Zealand over the next few years.”

French fancies We investigate the current hot spots for property purchasing in France and discover that the French market is still proving hugely popular with international buyers It’s official, France remains the foreign property dream, attracting vast numbers of Brits as well as a strong international interest. According to HiFX Property Hotspots Report France and Spain are still the most popular destinations to buy a property abroad, despite the euro zone turmoil. France tops the list, with  per cent of potential buyers looking to own a property across the Channel. Key findings by Knight Frank France Insight Report for September  also states that although buyers are price sensitive they continue to be convinced by France’s enduring appeal as a second home destination. Leggett Immobilier has experienced this demand first hand, the company’s chief executive, Trevor Leggett, comments, “The Wealth Report issued annually by Knight Frank is always a good read and it was most interesting to read that high net worth individuals now value ‘lifestyle’ over investment returns and favourable tax regimes for their second home investments.

The property also includes a guesthouse as well as a caretaker’s house. £11m / €12.9m / $16.6m Beauchamp Estates: +44 (0)20 7499 7722

“This is excellent news for the French property market as we consistently lead polls of countries offering the best lifestyle and highest quality of life. It may also go some way in negating the effects of M Hollande’s new taxes on the wealthy. Indeed the report says that France currently has , individuals who are classed as super rich but that this figure is forecast to rise by  to , over the next  years. “On a recent trip to China I saw for myself the insatiable appetite for French property amongst Asian investors and it was no surprise to see a report on the BBC this week saying that China is now the leading export market for Bordeaux wine and that over the last four years  French chateaux have been bought by Chinese investors with another  in the pipeline.” Mr Leggett reports that it’s the same story in the Alps where his company saw sales triple last year with increases both in the mid market price range and at the top end to international investors. “The Notaires de France confirmed that the Alps saw an increasing number of ▶ International Property & Travel

overseas residents last year and put this down to the triple advantage of being a source of enjoyment, a potential source of revenue and a safe haven. “We forecast that this international demand is likely to continue increasing. Our main website has seen a rise in page views from around .m pa to over m pa with interest from China up by  and from Russia up by . Similarly our listings at the top end of the market have seen a huge increase in visitors. It’s easy to get caught up in the headlines about tax refugees fleeing the country but when you read that, actually, the super wealthy value lifestyle over all other investment criteria it’s clear that France will continue to attract international buyers for a long time to come.”

Riviera revival

Jonathan Gray at Beauchamp Estates Cannes’ office tells us that the last quarter of  definitely marked the revival of the market by way of the number of sales transactions and this is being confirmed since the beginning of the year. “The improvement of the volume in sales in the luxury real estate market can be explained by the arrival on the market of new properties offering a wider choice to a demanding clientele,” he explains. “After several months of analysis of the market and waiting for a bargain that never happened, buyers have now more choice and have understood that the South of France real estate market was safe investment, even more so during a lasting crisis. “The Ultra-HNWI are still attracted by the prestigious French Riviera and its well-known 88

areas such as Cannes, Saint Tropez, Cap d’Antibes, Saint Jean Cap Ferrat, Monaco, Mougins and, over the last few years, the quaint city of Théoule Sur Mer. Buyers from Russian speaking countries, the Middle East and Northern Europe still dominate the luxury real estate market on the French Riviera and Monaco.”

Passion for Paris

According to Nicholas Leach, partner at Athena Advisors, canny investors are focusing on specific areas within Paris. “New build classic and leaseback properties continue to be in high demand, but investors are now more concerned with targeting specific areas within the city where there is a severe lack of certain types of property,” he advises. “The market in Paris is currently split in two. The super high end is currently a buyer’s market as Hollande’s wealth tax increase for high earners resulted in an unusually high number of high end properties coming on the market all at once. This obviously led to a cooling of prices at

this end. The rest of the market has continued as normal. Despite the number of transactions during  dropping sharply properties in key or prime locations are still in high demand, especially new build because of their scarcity.” A recent report by the FNAIM (Federation Nationale l’immobilier – the organisation representing estate agents in France) property transactions fell by  in  but prices in key tourism areas like Paris and The Alps increased. FNAIM figures show that in the Ile-de-France region, prices increased by . despite the cooling at the top end of the market. Some alpine locations saw marked increases with Meribel and Morzine increasing by . and . respectively. “The Ile-de-France region covers entire Paris, both central inside the peripherique ring road and also the suburban areas where prices are more susceptible, so the fact the prices in the city increased overall even despite a cooling at the top end demonstrates the resilience of this property market. This is why investors continue to see Paris as a secure investment location.”

The new development team at Château De La Durantié has unveiled fresh plans for an historical Belle Époque style chateau and 15 hectare estate. Phase one will consist of 57 vernacular designed single and two storey three to fivebedroom, detached homes together with twobedroom apartments and terraced cottages. Most will include a private swimming pool. Construction of Phase 1 is due to commence this summer with completion expected for summer 2014. A mountainous opportunity As the newest boutique hotel in the region, Hotel Lipka in Kolasin, Montenegro represents the highest and most contemporary standards of mountain hotel design and service. What’s more, it has just come on to the market. This four-star hotel (which won the Wild Beauty Award ) is just a short journey from the beautiful Biogradska Gora National Park and a mere one-hour drive from Podgorica Airport. It was built in  to combine modern style with traditional comfort and features numerous wellness facilities such as a spa complete with hammam, Jacuzzi, massage salon and sauna and a separate, fully equipped gym. The hotel’s five-storey building has been attractively designed to feature natural materials such as stone and wood. Ranging from single, twin and standard to superior and executive rooms and suites, all are equipped with internet access, a safe, telephone, TV and mini-bar. They also have the most amazing views over the surrounding mountains and forest.

Just nine kilometres from the hotel is the completely renovated ski centre Kolasin  which offers a whole host of facilities. All its slopes are on the north side enabling the snow to stay until beginning of the summer. The ski slopes start at , metres above sea level and end at , metres, with the total length of  km. They are suited to both novice and more experienced skiers; some areas have  inclination while two slopes are also FIS homologated (suitable for Olympic games, championships and other international competitions). After a long day enjoying the four-season mountain pursuits, guests staying at Hotel Lipka can relax and take full advantage of its pampering facilities. Located on the top floor is the aptly named Panorama restaurant. With its almost  degree view, glass walls, balconies and lounge areas, it gives a bird’s-eye perspective of the spectacular mountain and river valley below. Beyond the Eurozone A massive new airport, a strong bid to host the 2020 Olympic Games and a long term master plan are all helping to make Turkey an attractive proposition for international property buyers Turkey’s appeal to property investors has surged since the start of , as the weaker Pound makes the Eurozone unattractive to UK buyers, plans for the world’s largest airport are getting under way in Istanbul and the International Olympic Committee (IOC) is evaluating Turkey’s strengthening candidature for hosting the  Olympic and Paralympic Games. Istanbul’s third ‘mega’ airport is forecast to be operational by , when it will have a capacity of  million passengers a year. However, once complete, the new airport’s six runways will be capable of handling  million passengers a year, more than any existing airport globally. While its creation around  miles north-west of the city-centre will strengthen Istanbul’s bid for the  Olympic Games, for which it is competing against Madrid and Tokyo, the new airport is part of the Turkish Government’s longer term  Master Plan – a nationwide programme of infrastructure developments

is likely to overtake Madrid into fifth place during . Having never hosted the Olympic Games means winning the bid for the  Games would be a huge boost for Turkey’s tourism and property markets, as well as encourage foreign investment and enhance its global standing. Yet, even without the Olympics, Turkey’s popularity as a tourist destination continues to grow each year. Mr Walker continues, “It’s comforting for people buying holiday homes in Turkey that in the most recent United Nations World Tourism Organisation report (), which ranks countries by the number of international tourist arrivals, Turkey climbed to sixth place from seventh. And in December, the UNWTO ranked the Mediterranean destination of Antalya as one of the five most popular tourist destinations in the world, on a par with Paris, London, New York and Singapore.”

Tax rise on new-builds

One thing of which prospective property buyers should be aware is that the Turkish government has made a change to its tax law involving new-build property. This means that more property will fall within the standard  tax band. The KDV (Turkish equivalent of VAT) increase on real estate came into effect on January st this year and is defined by the value and size of a new property. If a property is less than m with a value of between -, Turkish Lira per square metre, tax is set at , in excess of this,  is payable. However, KDV

charges only apply to new building plans for corporate developer projects submitted in  and not to older resale properties bought from an individual. “The good news,” advises Loxley McKenzie, managing director of property investment company Colordarcy, “is that those already owning property in Turkey or who are purchasing key ready might well benefit from the resulting uplift in . The bad news is, this latest change means that KDV tax, which once amounted to just  on property with a closed living area of less than m and  for properties over m, will now be  for most properties – even those less than m.” This has prompted Suleyman Akbay, managing director of Oceanwide Properties, to foresee a shift in buying trends of property in Turkey on the horizon, with a boost to the already demonstrably profitable resale market. “The value of land and property in Turkey has risen dramatically over the past five years. Not only has the demand and weekly gain for holiday home rents increased substantially (the number of tourists arriving in Turkey reaching . million visitors in ), but also the capital gains on property are impressive.” Up to June last year alone, Turkish property was being tipped to represent the third fastest value growth in the world, outpacing both Russia and China (source: Knight Frank Global House Price Index). “In some regions, such as Fethiye for example, we are seeing a three-bedroom apartment bought off-plan and completed five years ago now fetching  per ▶ International Property & Travel

cent plus above its original purchase price”, says Mr Akbay. Bilfer Budak-Roche of Leggett Turkey, reports, “We have seen a huge increase in demand from the Gulf since last year, these buyers tend to like properties with security, concierge services and even hotel facilities on tap. These properties inevitably attract high service charges but this is not an obstacle at this end of the market. “One of the most interesting things to come out of the ‘Wealth Report’ issued by Knight Frank recently was that high net worth individuals now rank lifestyle as their number one investment criteria for a second home, above investment return and favourable tax regime. It’s clear that Turkey scores well for lifestyle, particularly with the higher end individuals from the Gulf where buyers enjoy the Islamic heritage of one of the world’s most atmospheric and historic countries. “Turkey also has the infrastructure and forward thinking to go with the quality of life though. There are plans afoot to modernise the financial centre in Istanbul – modelled on Dubai this could have a huge effect on the top end of the market.” ▶ 104

Connecting in Cannes

A recent property show in France has enabled us to glean valuable inside information on future international property investment prospects Following research from leading property consultants indicating that new capital is coming into the market, international cities, companies and regions have been promoting themselves to investors at an industry exhibition in France. MIPIM has been a key conference, exhibition, networking and transaction event in the agendas of the world’s top real estate players since . Bearing testament to that fact, some , international real estate executives from  countries travelled to what many described as ‘the most active MIPIM since the  economic downturn’. Returning to MIPIM for a fourth time, Mayor of London, Boris Johnson, unveiled ambitious plans to create Britain’s largest ‘floating village’ in a six-hectare site at London’s Royal Victoria Dock. In a tour de force keynote address, he challenged investors to come up with spectacular designs for the project. Mr Johnson was one of a host of mayors from major international cities who were in Cannes. Among them, Mayor of Moscow, Sergey Sobyanin and Mayor of Istanbul, Kadir Topbas representing two cities that feature prominently on investors’ radars and which are currently making strenuous efforts to facilitate crossborder investment. Flying the French flag, a raft of new and ongoing projects in Paris, Lyon, Bordeaux, Marseille, Lille, Grenoble and Nice were on display. Indeed, two of the country’s most emblematic political figures, Mayor of Lyon Gérard 112

MIPIM Ed.indd 1

Collomb and Alain Juppé, Mayor of Bordeaux, were actively promoting new development in their cities to international investors. “As Boris Johnson said in his keynote address, cities are once again seeing their skylines dotted with construction cranes. This has been reflected by the number of new projects presented at MIPIM, not just from Europe, but also from Asia and a growing representation from such Latin American countries as Brazil, Chile and Argentina,” noted MIPIM director, Filippo Rean.

Key investment destinations

During a MIPIM conference devoted to ‘Brazil: new grounds for development,’ shopping centres and logistics were identified as prime investment targets, particularly in Rio de Janeiro, with international investors being advised to partner with local companies. Brazil is set to feature strongly at MIPIM , alongside Russia and Turkey, as part of next year’s ‘Key Investment Destinations’ programme. “This year we featured Turkey as MIPIM’s Country of Honour and were proud to welcome Deputy Prime Minister Ali Babacan and  Turkish companies to Cannes,” commented Mr Rean. “Istanbul is attracting incredible investment interest. The country has a young population, predicted GDP growth of . in  and a fast-developing retail sector. Instead of choosing a single Country of Honour in , we want to provide a window on to Turkey, Russia and Brazil.”

Exhibitor profile Dana Holdings is a leading, fully integrated real estate, investment and development company of residential, industrial, commercial, educational and mixed-use projects as well as PPP investments in emerging markets. The company has vast experience in successfully identifying, and developing large-scale real estate projects in Central and Eastern Europe, Russia, and other CIS countries, having been present in those markets for over 30 years. Dana Holdings has pioneered the ‘city-within-a-city’ concept – a mixed-use development that allows its customers to live, work, shop and have all their entertainment and educational needs in a single strategic location. ‘Tchaikovsky’ shown above, a luxurious 65,000m2 complex in the heart of Minsk is a perfect example. Being one of the first foreign groups to recognize the potential of these markets in the early 80s, Dana Holdings was able to establish and build its presence at a time of great instability in these countries. Since then, its perseverance, creativity and entrepreneurial spirit have brought the company respect and allowed it to build experience, knowledge, expertise, contacts and partnerships in these regions. Dana Holdings is a regular participant at MIPIM. “We consider MIPIM exhibition to be one of the most important places to meet international investors, interested to invest in Belarus and its real estate market,” explains Dr Nikic Dragoslava, CEO. “On the very first day representatives of the company held a conference at our stand. It helped us make good contacts and interest people in investment opportunities in Belarus.” Dana Holdings: +41 44 586 1393

Our aim is to create individual spaces to suit the needs of every single client. To design the optimal space, we consider both architectural concerns such as proportion, material, function aesthetic, colour – and the client’s requirements (needs, lifestyle, budget). With this kind of mentality the company’s early focus on residential decoration soon expanded to include the design and decoration of hotels, offices, restaurants, residences and public spaces.

Cape Cod’s best address

Cotuit, Cape Cod

Lavish and visually stunning. The home’s exceptional architectural features were created by the well known International designer Fritz Krieger. The rare imported accents that adorn every room exhibit sophisticated taste. Breathtaking chandeliers from Paris and whitewashed Boston brick in the well appointed kitchen. Etched glass doors and hand painted tiles from Europe as well as the authentic barn board flooring add to the Old World feel, while breath taking views of the water and infinity pool fill every window. 7.6 private waterfront acres.
