Welcome! With so many wonderful locations across the world it can be difficult to choose exactly where to live, let alone where to have one or more additional homes. Once you’ve narrowed it down to a specific country you then have to decide which part of it appeals the most and what type of property best suits your particular needs. Take Italy for example – do you opt for rural Tuscany, a villa on the shores of one of its many beautiful lakes or island living in Sicily? We explore all these different possibilities and a good deal more across the world. Talking of which, the minute this magazine is completed, I’m heading off to the other side of the globe for a three week adventure. The plan is to spend a few days exploring Sydney before going on to New Zealand – first touring the North Island and then crossing by ferry to the South Island. My flights are taking me via Dubai which, according to all reports, is currently experiencing an upturn in its property market – Rachel Newcombe investigates this

 Constant control Gaggenau believes that wine storage is an art form in itself and so its sophisticated technology provides an environment that approaches the ideal conditions of a wine cellar. This wine climate cabinet is virtually vibration-free and has two independently controllable climate zones and with electronic control, guarantees constant temperatures from 5 to 20 degrees at a touch of a button. The interior is always odour-free as the air is circulated through an antibacterial activated charcoal air filter that eliminates odours and locks them away. Providing professional wine storage in an exceptional small space, it has an impressive capacity for up to 41 bottles. The valuable bottles are stored on solid trays that can be easily extended and made from aluminium and untreated beech, thereby preventing any transfer of taste and aroma. Furthermore, the beech rods are rounded which helps to protect the delicate wine labels. Current affairs

When it comes to exercise pools and hot tubs, product quality, value and great customer service gets Peter Hiller’s business What have former Prime Minister Tony Blair and uber-cool Italian super-chef Jean Christophe Novelli got in common? It’s not an easy one I grant you: maybe an Italian suit or two, probably a flash car or three, interesting wives perhaps…? Not even close. These two urbane (and one has to assume pretty discerning) guys both have a well-publicised passion for fitness and the methodology to achieve it – an exercise pool in their garden! Engineered to go outside, either in-ground or freestanding, these very quiet, completely self-contained Riptide range of machines are fabulous things to use and surprisingly economical to own. During an initial private ‘acclimatisation’ session at a Hot Tub Barn showroom you learn very quickly how great they feel. The continuous, controllable flow of warm water offers gentle resistance to your preferred stroke and pace; increasing with your confidence and swimming efficiency from a poodle’s paddle to a potential full-on Phelps! My wife and I were impressed by the set-up at Huw Chivers’ Hot Tub Barn company when, 20

HotTubs.indd 1

after extensive research a few years ago, we bought one of their hot tubs. Our on-going relationship and confidence in his company was a big tick when deciding to invest in our exercise pool. Yes we shopped around, daft not to, but the competition just didn’t cut it for us. We saw cheaply made and noisy pools with flimsy controls, we listened to ridiculous running-costs claims, we looked at expensive so-called ‘self-cleaning systems’ you had to clean! In fact, time and again, we saw the very reasons Huw Chivers advised us to go and look at his competitors. It finally came down to just two high-quality brands, Rapid River and Riptide, for quality, efficiency and value – both available through Hot Tub Barn, our dealer of choice. After our first year’s ownership we’re over the moon, and admire it regularly when swimming outside with friends at night. Our highlight so far is our Christmas morning swim in lovely warm crystal-clear water. Our only regret: not getting one years ago!

Superior hotel interiors have to be impressive, stylish and refined while being able to withstand constant use. We asked specialist interior designer Stuart Wilsdon to throw some light on their creation When Stuart Wilsdon launched Wilsdon Design Associates (WDA) in  he had already worked for many years in the highend residential and commercial interior design sectors and, in particular, hospitality design. Since then the company has built a reputation for the quality and creativity of its work – which is inevitably bespoke, given the nature of its projects. “We approach all our design work with a non-complacent, enquiring and open attitude that embraces technological and social advancements and allows us to find new ways of doing things – new ways of looking at things,” explains Stuart. “We always work closely with our clients, freely exchanging thoughts and ideas, as we aim to ensure that that the final design is tailored to meet the innumerable project requirements.” Stuart’s work today is extensive, concentrating on hospitality and leisure design – urban 24

and resort hotels, bars, restaurants and spas – including a wide variety of projects at destinations throughout Europe, Africa, Asia and the Middle East. “Part of our strength is in the fact that we are a relatively small practice and the way in which we work with our clients means that the end result is very bespoke; we are not a factory turning out ‘stock’ designs so-to-speak,” he says.

Above and beyond

“We challenge clients’ preconceptions a little too; of course in a way that’s what they want us to do, to show them something new, something they wouldn’t have dreamt of themselves. We often revise the way we communicate our concepts to clients to ensure we strike a chord with them. If they are a new client it’s essential that we earn their trust and that we develop some form of synergy that will lead us collectively though the design development

and implementation stages to a successful conclusion.” Stuart has found that the larger hotel operators are continuing to look for a greater refinement or fine-tuning of their brands. “It’s about tailoring the interiors, the food and beverage and operational concepts to create more distinct and memorable environments and spaces that really work for their intended end-users. In the background is an ongoing trend towards interiors that are more vernacular, that use locally sourced materials and recycled materials in unexpected ways. Beyond this of course is the need for a greater sustainability in design generally.” One of WDA’s most recent projects is the new, award-winning lakeside bar designed for Beau-Rivage Palace in Lausanne, Switzerland. “It was a particular challenge,” Stuart recalls, “as part of this elaborate belle-époque period building is listed and from a design viewpoint

we needed to take tremendous care to create interiors that exuded a certain modernity whilst honouring the traditions of this renowned hotel. It was a question of balance; of forming interiors that in every way emanate the tradition of luxury that the hotel embodies within an interior that incorporates cutting edge beverage concepts.” As for his personal ‘dream project’, Stuart says that one that springs to mind would be to create a kind of retreat. “Somewhere on a remote stretch of the Moroccan coastline – south of Essaouira perhaps; a small, relatively humble place close to the cliffs,” he elaborates. “The interiors would be designed with a certain and deliberate simplicity using local materials in vernacular style. A palette of natural, calm tones with deep shots of ultramarine and azul. One or two unexpected elements would be built into the design – something to bring a smile to the face perhaps, and though the place should

have the feel of an ‘escape’ from this hectic world, discreet up-to-the minute technology would be at hand for those that have need of it. This should not feel like a hotel, rather a beautiful home that’s on loan to you!”

Thinking ahead

Stuart believes that sustainability and the use of material resources will continue to be an increasingly major factor in future design. Technological advancement will also continue to allow designers to integrate services within interiors in new and more efficient and effective ways. “For instance,” he says, “if the advancements in lighting design over the past few years are anything to go by, the transformations over the next decade in this and many other areas could be tremendous. “Interior design is not unlike fashion design, just that it moves on a slightly slower cycle. As with fashion though, no thought, no idea is

ever quite the same if it re-emerges a decade or more on; there’s always something of the ‘now’ about it, a reinterpretation – that’s the way it has to be. It’s the advancement of technology, of new materials and of the processes that become available to us and the fact that as time moves on we have more to draw inspiration from that helps evolve new design. Of course mass communications, the breadth and immediacy of information on a global scale has a very strong bearing on this.” Finally, for those trying to envisage a whole new interior look for their own home, Stuart offers the following three points of advice. “First, try not to ‘buy the look’. It’s fine of course to look about you, read the glossy interiors magazines, seek inspiration from others, but have confidence in your own taste and extract what you like and discard what you don’t. You’re doing this for you, not for someone else, so you need to make sure you will feel comfortable with the end result. “Second, focus not just on what you like but on what your needs are. In fact this should perhaps be the first consideration. Making decisions that are overly biased towards the aesthetic at the expense of the practical may leave you with a beautiful but dysfunctional home! One does not rule the other, they can be made to work together – think balance. “Thirdly, don’t think that you have to buy everything in one go and execute your design in totality over night. Get the basics right, do any major work first then buy your furnishings and artefacts bit by bit. This way you can see it develop over time and are more likely to make the right decisions as you see it take shape. It‘s also guaranteed to be less stressful!” ■ Further information Visit

DrivewayNews Our latest round-up of news and events from the glamorous world of motoring

Glorious glamping American Retro Caravans is a UK company dedicated to restoring vintage Airstream caravans. It was launched in  by Kathy Morrison and Darren Perry who, supported by a team of highly-skilled craftsmen, make each client’s wildest design dreams become reality. An iconic design, the original Airstream emulated an aeroplane fuselage, using lightweight aluminium to produce a stunning, sleek, silver-coloured prototype, which over the years has developed into an internationally

recognised brand. Also known as ‘land yachts’, the name Airstream is synonymous with luxury camping or ‘glamping’ and they are popular with movie stars and celebrities such as Brad Pitt and Johnny Depp. Designer Kathy, who has previously worked for Calvin Klein and Ralph Lauren says, “One thing I love about our work is the variety – we always have several projects in progress at the one time. We recently completed two caravans that couldn’t have been more different – one was in an minimalist style with clean lines and

muted shades, to be used by an oil company to entertain corporate clients at energy fairs. The other one was a riot of colours – bright purple and orange – with lots of polished surfaces. The brief was to make it look like the inside of a lava lamp. It was fitted with multi-coloured mood lights, a cocktail cabinet, wine cooler and designer laminates by Karim Rashid. We installed it in the client’s garden as a glamorous venue for partying with spare beds for guests if needed.” International Property Luxury Collection

Bentley motorsport plan shifts up a gear

Centenary celebrations Aston Martin has planned a year-long calendar of events to mark its first  years with a series of UK and international celebrations highlighting the success of the brand worldwide. Taking great pride in the strongest product line-up in its  years to date, Aston Martin has recently introduced its new ultimate GT – the Vanquish – and timeless new DB. Aston Martin has also played a key role in the latest James Bond blockbuster, Skyfall, with the iconic DB stealing the automotive limelight. The centrepiece of the celebrations will be a week-long festival of all things Aston Martin which will take place from th - st July.

Designed to appeal to owners and enthusiasts of the brand, the Centenary Week will include open house activities at Aston Martin’s exclusive Gaydon headquarters and culminate in a spectacular Centenary Concours event in central London on Sunday, st July. This spectacular highlight will be held in partnership with the Aston Martin Heritage Trust and the Aston Martin Owners Club. It will feature the  most iconic cars in a concours display and up to , Aston Martins forming the largest gathering in the -year history of the great British marque.

Following the announcement of Bentley’s return to motorsport in the GT3 category, response to the Continental GT3 has been overwhelmingly positive. With detail design now underway at Bentley’s new motorsport department at the factory in Crewe, the Continental GT3 is on schedule to make its first on-track appearance by the end of this year. To assist with the design of specialist components and offer focused technical expertise during the development of the programme, Bentley has announced a technical partnership with M-Sport, whose credentials include the successful running of World Rally Programmes since 1997, including winning two Manufacturer’s World Rally Championships. M-Sport will design and develop specialist components, together with design work and project organisation being undertaken in-house at Crewe. The company’s Dovenby Hall base in Cumbria complements the Crewe-based team and factory facilities, together creating an array of expertise and equipment that will help to ensure the development of a competitive GT3 racecar. Commenting on the new partnership, M-Sport’s managing director Malcolm Wilson remarks, “Joining forces with Bentley to help create the new Continental GT3 is a rare privilege. Bentley’s design and analysis work to-date has shown that the Continental GT road car can become an extremely competitive race car, and we are looking forward to capitalising on our extensive competition car development experience and success to help Bentley realise its goals.”

On the case McLaren Automotive has designed and developed a range of products inspired by, and focused on, the passion of driving. The products are all available from the recently launched McLaren eStore – and the range includes a variety of stylish accessories, clothing and luggage, based around the designs evident throughout McLaren and the groundbreaking 12C high performance sports car. Designed to maximise the 144 litres of space beneath the bonnet of the 12C is this stylish, fitted 28

luggage set. The three bespoke cases were designed in collaboration with the McLaren Automotive design studio, and are made from an exclusive carbon fibre outer material, with carbon fibre handles and silver or McLaren Orange detail stitching. The design on the exterior of the bags emulates the engine cover of the groundbreaking 12C, while the lining of each case is finished with ‘Space Fabric’, which is used to upholster the seats in the 12C.

Driving and dining Following the spectacular success of its inaugural event last September, ‘The Cognoscenti’ has launched plans for this year’s events. Founders David Goodwin and Raymond Gray aim to position The Cognoscenti as the focal point of all that’s cool, classic and high-quality about Scotland through the glamour, romance and mystique associated with fine historic cars. In total, around 30 important motorcars took part in the event in September tackling two routes driving through some of the most stunning and picturesque countryside in Scotland. This was followed by a private lunch at the well-known, celebrity favourite of Candacraig House in the heart of Aberdeenshire. It was conservatively estimated that the combined value of the gathered vehicles was substantially in excess of £15m. At present, there are five events planned for this spring, summer and autumn. These will be a combination of carefully planned one-day routes which will include sumptuous private dining at exclusive-use venues, longer three-day, ‘long weekend’ tours with guests enjoying overnight stays at selected high-end, elegant and atmospheric properties, right up to week-long grand tours around Scotland, again providing guests with the chance to sample the very best food, drink and hospitality of each local area. Enquiries have so far been received from owners of prestigious classic cars from all over the UK and indeed from as far afield as the Far East and South America.

Eighty years of Donington The Historic Grand Prix Association is to celebrate the th anniversary of the first car race at Donington Park in  by bringing a pre-War Grand Prix grid to the  Donington Historic Festival (May rd th). This will ensure even more on-track excitement and in-paddock appeal for this ever-popular international event. The early days of Grand Prix racing hold a very special, almost mythical, place in motor racing history. Thoughts of legendary marques such as Alfa Romeo, Alta, Bugatti, Delage, Delahaye, ERA, Frazer-Nash, Maserati, MG and TalbotLago – all of which are likely to appear at the festival – and of drivers such as Nuvolari, Seaman, Lang, Bira, Rosemeyer, Chiron, Varzi and Caracciola still send shivers down the spines of racing enthusiasts to this day. From the s to the late s, works teams and private entrants would compete against

each other on the race circuits of Europe. Racing was fast and furious and careers – and lives – all too frequently short-lived. And, as the world headed towards war, it was Germany that would dominate the final days of Grand Prix racing in that era, with the unbeatable Auto Union and Mercedes-Benz cars, the Silver Arrows. Donington Park saw its own share of this excitement, including the Alfa Romeo P of Richard ‘Mad Jack’ Shuttleworth, taking victory there in , followed by Richard Seaman and Hans Ruesch’s Alfa C in . The  and  Donington Grand Prix races would be two of the biggest motor racing events ever staged in Britain, with the Silver Arrows of Bernd Rosemeyer and Tazio Nuvolari simply obliterating the competition.

Decade of excellence On January 1st 2003 the Home of Rolls-Royce officially opened for business and the first car was presented to its delighted customer at one minute past midnight. Described at the time as ‘the last great adventure in automotive history’, production of Phantom was initially one car per day, rising to three by the end of 2003. Today, with a product range spanning two model families (Phantom and Ghost) and six models, the company’s craftsmen and women hand-build up to 20 cars each day. The response to the company’s portfolio from customers, media and enthusiasts has been overwhelmingly positive throughout the company’s first 10 years of business. Each new model has been warmly welcomed and attracted worldwide acclaim, with the cars winning many design and luxury awards. Starting with a workforce of less than 400, there are now more than 1,400 people employed at the

Goodwood-based manufacturing plant and head office. The company makes a significant positive economic impact to the local area and, with more than 90% of cars exported, to the British economy. Investment has also extended to the site, with a major new extension to the manufacturing area currently nearing completion. “Rolls-Royce is a great British manufacturing success story and I am very proud to celebrate 10 Years of Excellence,” said Torsten Müller-Ötvös, CEO, Rolls-Royce Motor Cars. “The renaissance of the world’s most famous automotive brand and the creation and development of the Home of Rolls-Royce has been an extraordinary and successful journey. I applaud the Rolls-Royce team at Goodwood and across the world for their passion and together we can look forward to the next 10 years with great optimism.” International Property Luxury Collection

The Caribbean‘s newest capital town is being developed on the emerald isle of Montserrat. The new town includes over a hundred commercial and residential units with an architectural style designed by award-winning architect Lane Pettigrew that captures “the Caribbean as it used to be“, but with a fresh appeal. The town will be complemented by a new Parliament building and Hall of Justice, and a recreational park for social events. The centrepiece of the development will be an exclusive hotel resort. Montserrat aims to build on its long-held reputation as a secluded, but distinct destination, with all the facilities that businesses and visitors expect. Plans for new fibre-optic links and geothermal energy are already attracting interest from domestic, regional and international investors seeking to establish businesses in Montserrat. And the Montserrat Development Corporation is continuing to receive expressions of investment interest for the port and marina. As a stable British Overseas Territory, Montserrat is well known for its friendly and welcoming people. Its unspoilt and protected forests offer extraordinary opportunities for exploring the inner island, which is home to ‘’’’ unique species of flora and fauna. The coast offers spectacular bird-watching as well as the quietest beaches in the Caribbean and views of nearby Antigua, Nevis, and the island of Redonda. Opportunities exist for investors in the new town, hotel resort, marina, condominiums and villas ‌ or simply to create your own secluded home and enjoy a lifestyle of unequalled tranquility.

Capital investment We visit the desert country of Turkmenistan which is currently undertaking a number of impressive projects to bring its capital city Ashgabat firmly into the 21st century Situated in the very heart of Central Asia, Turkmenistan is an independent state founded in  after the disintegration of the USSR. Since then, the government has been investing billions of dollars into ambitious construction projects across the country, aided by revenues from the oil and gas industry. Turkmenistan’s President Gurbanguly Berdimuhamedov has implemented many stunning architectural projects in the capital

of Ashgabat. These include the Wedding Palace which has been intricately designed to form the shape of a sphere. This is complemented by the eight-corner ‘Oguzkhan Star’ which features on the corners of the building. A map of Turkmenistan is featured on the outside of the sphere with a radius of  metres. Its impressive size and height enables it to be seen from a great distance as the sun reflects off its surface. A new airport is also under construction in Ashgabat. Due for completion in August  in good time for the  Asian Olympic Games, hosted by Turkmenistan for the first time, it will have the capacity to handle , passengers per hour. In line with this, Ashgabat is preparing to host the th Asian Indoor and Martial Arts Games in . This will take place in the Olympic Village, a multi-purpose sports facility which is being constructed in the capital. The complex will include  venues, with the first phase at an estimated cost of  billion. A number of new and luxurious hotels have also been built or are currently under construction. These will accommodate the increased number of tourists during the Asian Olympic Games as well as those who wish to experience all that Turkmenistan has to offer now and in the years to come.

Without doubt, Turkmenistan with its abundance of striking, modern architecture is poised not only to meet all future prospects following the Asian Olympic Games but also to exceed global design expectations.

That’s entertainment! Filled with masses of wow factor as well as plenty of fun factor, these elegant homes are equipped for the most lavish entertaining and have a host of London attractions right on their doorsteps There’s definitely an art to making entertaining look effortless and smooth running. Whether it’s friends and family on the guest list or those of a more formal standing, having a home that is designed for the purpose is a large part of the winning formula. Large, open living spaces, fully equipped, stateof-the-art kitchens, ample room for resident staff and a wide of leisure facilities all help to create the perfect relaxed atmosphere for gatherings of any size. Being located in London also means that staying guests can take advantage of all the attractions that the capital has to offer. Roarie Scarisbrick, partner at independent buying agents Property Vision, comments, “Space is obviously more limited in London, but people still want to impress, and having a good drawing room for a cocktail party just won’t cut it for some people. We have seen all sorts of toys including games rooms, massive spa areas and nightclubs. There was even a dedicated pole dancing area in one gentleman’s penthouse, and another ingenious solution to the space issue was a swimming pool with a retractable hard cover which could double as a dance floor for .” 52

From New York to LA City living in the USA has much in its favour with prime properties and superb locations. What’s more, now could well be the optimum time to buy as the market gathers full momentum reports Ginetta Vedrickas

Benjamin Clyburn from Sotheby’s International Realty in NYC has also watched interest grow from buyers around the world and notes that previously stalled developments are once again in construction. “The very top end has been exceptionally strong, especially among super trophy homes, with price records being set.” Mr Clyburn points to a Central Park apartment which recently sold for a record breaking  million. Cities such as San Francisco are also seeing a boom with many buyers but little inventory says Sotheby’s Janet Schindler. “We are seeing multiple offers and sales are very brisk.” Sales were up  in 

from  she adds, noting however that prices are still below  levels with the middle to high end of the market performing best. But, as US lenders continue to remain cautious, can cash-buyers clean up? Ray Withers, CEO of Property Frontiers says, “The market for investing in the US is very different for US citizens and foreign investors. Cash rich US investors are picking up properties across the country, but foreign investors seem to focus on a few key areas. Florida remains popular because of its appeal to Europeans, but also people from across Central and South America.” Mr Withers notes that Europeans tend to favour Florida generally, whereas South American investors prefer Miami which has almost become the ‘Capital of South America’. ▶

“Wealthy local and foreign investors often focus on quality assets and as such places such as New York, Washington and Los Angeles remain popular even though they don’t have the bargains elsewhere,” notes Mr Withers, adding that cities principally attracting investment from non-locals tend to be those that were hardest hit in the crash and which are now seen to offer the best value. These include Orlando, Tampa, West Palm Beach, Fort Lauderdale and Naples in Florida as well as other major cities such as Las Vegas, Phoenix, Kansas City, Atlanta, Baltimore and Riverside. Knight Frank’s residential research US Insight points to  as a turning point for the US property market as it finally emerged from the sub-prime debacle. The report highlighted prime prices in Manhattan and Miami increasing by . and . respectively in the two years to September , noting that favourable exchange rates have also been a key driver with Chinese buyers searching for the highest priced real estate with prices averaging  million. Kate Everett-Allen, Knight Frank’s 80

USA.indd 3

International Residential Research advisor, says, “Prime prices in Manhattan (-m) stand  below their pre-crisis peak but the super-prime (m-m) and trophy markets (m+) have recovered well and now exceed their pre-crisis highs.” The property market in Miami Beach has strengthened considerably since the property downturn. Sold prices in South Beach in the last  months increased . and asking prices . during this period according to Savills. The outlook for the next five years for both rental income and capital growth is positive as inventory levels have drastically declined while demand from domestic buyers is strong. “There is a rapidly increasing demand from foreign buyers for both buying and renting,” says Savills’ Joanna Leverett, head of new developments.

Rarely is there an opportunity to own a 6,167 square feet triplex penthouse with an additional 3,000 square feet of terraces in Soho’s most sought after full service condo. 400 FIFTH AVENUE, NYC A new development, located on 36th Street, attended 24 hours, the residences at 400 Fifth Avenue soar 60 storeys high with a collection of one, two and three-bedroom and penthouse properties beginning on the 31st floor. Every residence offers views of the Manhattan skyline through a series of diamond angled windows. from a very low base. Previous house price falls were more severe than in the UK and most of Europe. Prices still look cheap in most US cities by global standards and recovery prospects are good. The prospect of strengthening demand and a currently relatively weak, but likely to strengthen, dollar should encourage overseas investors but they will have to pick the right town. There is a world of difference between the prospects for Detroit and the prospects for San Francisco.” So which are the key cities? John Daugherty Jr – CEO of John Daugherty Realtors – cites Houston’s economic success as a major factor in its residential real estate momentum. “The combination of our oil and gas industry, our world renowned medical centre and the Port of Houston, proves Houston as a growing presence as an international city.” Dana Landry, principal broker, Washington Fine Properties, also reports a boom. “Our market is on fire! There is so much confidence in our area, so our biggest challenge is finding houses to sell as our inventory is so low.” Otis and Ahern’s Robert Byrne – based in Boston – sees ‘a re-emergence of urban living’. “American entrepreneurs are on the move. They are relocating to cities and establishing their primary households in urban settings. Throughout history cities have risen and fallen in importance based upon their economic significance. To remain viable cities have had to invent and reinvent themselves many times over.” Mark Lippolt of Hammond Residential predicts that Boston prices will rise by up to  in the coming year ‘now is a ‘great time to invest’ if buyers can secure a property: “The market in Greater Boston is quite robust at the present time. Low interest rates and a good economy in the state of Massachusetts have created a great deal of buyer demand. The one challenge we are facing right now is a significant lack of inventory.” ▶ International Property Luxury Collection

A home for all seasons

Far from being a country solely renowned for its skiing and other winter sports, Canada offers a whole host of year-round activities for all ages and interests

Ontario Canada’s second largest province, covering more than one million square kilometres, Ontario covers an area larger than France and Spain combined. Its population totals more than . million, making Ontario home to about one in four Canadians. Over  per cent live in urban centres, mainly in cities around the shores of the Great Lakes. Toronto is the largest city in Canada and the provincial capital of Ontario. It is located in Southern Ontario on the north-western shore of Lake Ontario. Kevin Crigger and Wanda Lalonde from the Lalonde and Crigger Team advise that the Greater Toronto real estate market remained strong throughout  with an average year over year price increase of more the , fuelled by low inventory levels which created pent-up demand. They envisage that 88

Canada.indd 1

 is likely to be a more balanced market with moderate price increases as the supply and demand levels equalize. However, for investors seeking stability, they believe that the Greater Toronto area will remain the premier market in which to invest. Caledon is a town in the regional municipality of Peel in the Greater Toronto area of Ontario, Canada and is primarily rural in nature. Many of Toronto’s wealthiest citizens own large country estates in the area, among them many members of the Eaton Family (of the famed Canadian department store fame), Norman Jewison (the director of films such as The Thomas Crown Affair and Fiddler on the Roof), the singer Shania Twain, Elton John and the inventors of the board game Trivial Pursuit.

CALEDON ONTARIO A dramatic two-storey entrance leads into this five-bedroom, six bathroom home with more than 10,000 square feet spread over four levels. Every window provides a vista of the stunning 10 acre grounds with hills and wooded areas. This secluded estate provides the ideal combination of sophisticated spaces with large principal rooms, a stunning great room and a spa suite in the lower level. The property also has access to a private 24-acre lake where one can swim, fish and skate and the grounds are ideal for snowmobiling and biking. Caledon is also Ontario’s horse country and all equestrian events for the upcoming PanAm Games will be held there. £1.3m / €1.6m / $2m The Lalonde & Crigger Team: +1 416 489 2121

Vancouver On the southwest corner of the mainland of British Columbia, Vancouver is bounded by the Burrard Inlet to its north, the Fraser River to its south, and the Pacific Ocean’s Strait of Georgia along its western coastline. The city is set against a backdrop of the Coast Mountains and is home to over , people, making it the eighth largest city in Canada. Vancouver is one of Canada’s most ethnically and linguistically diverse cities, with  of its population speaking a language other than English as their first language. Its location and well-established Asian population make it a key North American gateway to trade and commerce in the Pacific Rim. The city’s economy, once rooted in forestry 90

and mining, now includes thriving software development, biotechnology, aerospace, video game development, animation and film sectors. And as one of Canada’s largest industrial centres commended with having the ‘Best Business Tax Environment’ in the world (KPMG, ), Vancouver is a destination for international capital, commerce, immigration and real estate investment. While Vancouver’s natural beauty, diversity, commitment to environmental sustainability, and strong educational and community infrastructure have resulted in year-after-year recognition as the ‘Most Liveable City’ in the world by the Economic Intelligence Unit, it remains a friendly ‘city of neighbourhoods’, each with its own character and property market.

VANCOUVER BRITISH COLUMBIA Within the South West Marine area, one of Vancouver’s most exclusive neighbourhoods, this property is enclosed within tree-lined walls. Built on a beautiful 30,000 square foot lot, the imposing 6,500 square foot home is accessed through a stately entrance within an equally impressive elevated veranda. A foyer separates the formal entertaining areas of the home with the formal living room opening into a less formal den, perfect for the younger generation. Nova Scotia One of Canada’s three maritime provinces, Nova Scotia is the most populous province of the four in Atlantic Canada. Almost exactly halfway between the Equator and the North Pole, its provincial capital is Halifax. As the second-smallest province in Canada, Nova Scotia has an area of , square miles, including Cape Breton and some , coastal islands. Tim Harris, broker, Tradewinds Realty, Nova Scotia says “The high end real estate sales market took a break in  after a stellar  that saw a dozen sales over a million dollars and one ranging as high as six million and gross company real estate sales over  million. Nova Scotia has many exceptional estate properties, including many farms and waterfront estates.

“In the past, the high-end real estate market was largely supported by American ‘second home’ buyers. These buyers were escaping the hot summers along the US eastern seaboard and relaxing in Nova Scotia’s temperate summer climate, ‘not too hot and not too cool’, from June to September. Those buyers have receded for the time being as the US economy continues to try and recover. “Since  the market is being made by wealthy Canadian buyers within the Province of Nova Scotia and from other regions of the country, such as Toronto, Ontario and renewed interest form the United Kingdom. While  was very soft,  is beginning to look better as several inquires have come in for properties valued over a million dollars and one offer already tendered for a four million dollar estate.”

FALMOUTH HANTS COUNTY, NOVA SCOTIA Overlooking the Avon River in Annapolis Valley, this equestrian estate includes an architecturally designed home and a magnificent barn, both showing tremendous craftsmanship. Two additional homes, one a circa 1890 farmhouse, can be used by family/guests/caretaker or staff. The main residence and barn leave nothing to be desired; from the sunrises off the master bedroom’s stone terrace, to the sunsets from the hand waxed local pine walls of the dining room. The barn is undoubtedly one of the best in the province as the care and comfort of both the horses and staff are paramount in this well planned equestrian facility. £2.5m / €3.1m / $4m Tradewinds Realty: +1 902 275 7611

Outside amenities include a boathouse/workshop, two wharfs, a barn, storage buildings (two on the shoreline), a gazebo, two slipways, a tennis court, walking trails and a caretaker’s gatehouse. £2.453m / €2.99m / $3.95m Tradewinds Realty: +1 902 275 7611 92

MARRIOTT’S COVE LUNENBURG COUNTY, NOVA SCOTIA With 200 feet of waterfront, a wharf, and stunning western views over Mahone Bay, this Shaw Island home is both spacious and private. The main floor includes a gourmet kitchen, butler’s pantry and guest bedroom. Its family/dining rooms and master suite all overlook the ocean and open to an inviting deck. Three bedrooms, a sitting room and two bathrooms complete the second level. A 25’ x 52’ games room, with a wet bar, opens to a stone patio/ pergola and a hot tub with views of the ocean and the islands beyond. A bedroom, bathroom, media room and a huge workshop with outdoor access complete this level. There is also a boathouse and an attached four-car garage. Shaw Island Home Owners Association was established in the early 1960s. It is accessed by a causeway and the residents enjoy tennis courts, green areas, wharf, and a sandy beach. Calgary An urban city surrounded by scenic vistas, Calgary offers cosmopolitan highlights such as high end shopping and global dining experiences, natural beauty and endless economic and real estate opportunity. Long renowned as Canada’s energy capital, Calgary is now a global leader in energy and enterprise. The concentration of the region’s energy sector, as well as the most competitive provincial corporate and personal income tax rates in Canada, have helped fuel unrivalled economic growth. But Calgary isn’t just home to virtually every major oil and gas company in the country or to the highest concentration of head offices per capita in Canada — it’s home to a dynamic population of . million residents who 94

understand exactly why the city was ranked in the Top  of the Economist Intelligence Unit’s ‘ Most Liveable Cities in the World’ out of  global cities. Calgary also has some of the sunniest weather in Canada. Although it can get chilly in the winter, the area is frequently swept by dry Chinook winds from the Pacific Northwest that can raise temperatures by up to °C in a single afternoon. The city is also home to the Bow River, which flows through the prairies, the downtown core and out to the foothills where plenty of wildlife resides. Calgary also draws thousands of students to its post-secondary schools and is often the first stop tourists take on their way to Banff National Park.

CALGARY ALBERTA Part of one of Calgary’s premier southwest communities on 1.13 acres, this completely renovated bungalow has just over 7,800 square feet of living space. This includes five bedrooms, five bathrooms, a games room, media area, custom bar, 2,000 bottle wine cellar, pool and custom fountains. The spacious main floor includes a living area highlighted by 16-foot ceilings, antiqued cedar beams, a one-of-a-kind stone feature and two of the home’s three to six foot long stone fireplaces. An Italian inclination Why do so many people, including the rich and famous, opt for a second home in Italy? The answer surely lies in the country’s wealth of superb properties in the most glorious locations imaginable

LAKE MAGGIORE With a coastline of over km, Lake Maggiore is km long and extends just into Switzerland at its most northerly point. Two major regions surrounding it are Piedmont and Lombardy and the climate, as with all these protected lakes, is mild all year round. Francesco Papurello of Agenzia Immobiliare Francesco Papurello, says “Dream villas, golf facilities, clean water for swimming and cultural events are the strengths of Lake Maggiore which for years has attracted thousands of clients from all over the world. Requests for the purchase of real estate properties are received mainly from the international market, in addition to the consolidated Russian clients, the demands of English, Dutch and German clients are growing.

LAKE GARDA Located in Northern Italy between Venice and Milan, Lake Garda is Italy’s largest and most visited lake. Although km long, it spans just km at its widest point in the south which is where the lake’s beaches can be found. The narrow, northern part is enclosed by mountains which help to create its fjord-like shape and provide a very mild Mediterranean climate. Lake Garda is known for its clear water, which is ideal for swimming in summer, while windsurfing, sailing and hiking in the lake’s many parks are popular tourist activities. For those who enjoy sightseeing, there are many picturesque villages, medieval castles, and lakeside walks surround the shoreline. 102

TUSCANY One of the most beautiful and popular tourist destinations in Italy, Tuscany is in central Italy, along the Mediterranean coast. Known for its vineyards and olive groves, its gently rolling landscape is complemented by towns overflowing with Renaissance art and architecture. Tuscany is divided into  provinces: Arezzo, Firenze (Florence), Grosseto, Livorno, Lucca, Massa Carrara, Pisa, Pistoia, Prato and Siena. However, most would agree that Florence is the region’s crown jewel, with its beautiful buildings, colourful history, priceless art and unique atmosphere. As for property, Knight Frank’s  Tuscany & Umbria Report states that restored 104

homes within the region are the most coveted, with ‘an increased demand for quality managed developments where work is in progress or completed’. It goes on to say that most purchasesin the region remain lifestyle driven: ‘motivated by the region’s climate, landscape and history. International buyers are looking to sample la dolce vita’. Paul Hudson, founder of the buying agent specialising in Tuscany and northwards, Word & Buyer, tells us that, for the last - months, the market has remained very similar to that post-Lehman Brothers. “That is,” he says, “drastically reduced volumes and sellers sticking to their guns and not wanting to drop prices. Moving around Italy now, there is more

the message that some sellers have started to crack as they need liquidity, and so there are more ‘bargains’ around, ie good properties being heavily discounted compared with two years ago, but that is dependent on the situation of the seller.” According to Mr Hudson, Chianti saw a drop in prices in the period between  and . This was a time when a large number of Britons were selling up, unable to justify the maintenance costs of second homes. “This resulted in a necessary correction in what was an overpriced market,” he explains, “prices at the time dropping by as much as  and I estimate that, previously, they were overpriced to the tune of about .”

LAKE COMO This is probably the best known of all the Italian lakes, especially since the film star George Clooney bought a villa beside it! Surrounded by mountains and with villas and small, scenic towns scattered around its banks, Lake Como is smaller than Lake Maggiore but is believed to the deepest, plunging to a depth of  metres near Argegno. Shaped like a ‘Y’, the two branches of the lake have Lecco on one side and Como on the other with each of the cities at their south ends respectively. In the middle, where the two arms of the Y converge, sits Bellagio, often referred to as the ‘jewel of the lake’ and also as one of the most romantic of all the towns in the whole of Italy. Paul Hudson, founder of the buying agent Word & Buyer, reports that the area from Como round to Laglio has seen a serious jump in values on the back of George Clooney’s presence. “Industrialists buy here, from Italy or Europe and obviously the Russians,” he says. “Beautiful examples include a m property, which is absolutely off-market, and may be currently the most expensive property on the east side of the lake. There are also historic villas dating from the s, close to Como, asking m (between Cernobbio and Laglio) and another at m (further north but on the west shore).” 106

| MALTA’S EVERGREEN GENTLEMAN & PORTOMASO By: Victor Calleja Most people are destined to pass through life unnoticed and unremembered by anyone except their nearest and dearest. Then there are those who are known for an enviable number of things and in the future, when they are gone from this world, they will be long remembered and honoured. Most of us are just numbers but a few shine like stars. One of these shining examples is definitely Peter Calamatta, Malta’s own greenery guru. The light his star emits is surely green—the green of grass and anything horticultural, definitely not of envy as the man is renowned for being more than generous. He was the original green-fingered man, who singlehandedly started a green revolution. Malta and its green side owe a lot to Peter. And if when driving around the island you admire the flowery sights on the roundabouts—do please remember this is another of Peter’s ideas that came to fruition.

never done anything like it and it was a first for Malta. This is why I have always loved the place—the developers were creative and did not want to just add on real estate. They were innovative and they managed to create a living organism with a heart.” And according to Peter that heart doesn’t just pump oxygen and energy to the residents of Portomaso but to many more who live outside and visit or live in the vicinity. “The Portomaso development has been one of the most successful I’ve ever seen,” Peter tells me. “And,” he emphasizes, “I mean in the world, not just Malta. It has everything right and has a buzz about it that makes anyone living here feel good. It’s great for all ages and any state of health—and for whatever way of life you enjoy. You’re close, to or rather part of, some of the chicest shops, best restaurants and a vista of mesmerising blue seas and the constant coming and going of small and bigger boats and yachts. The view is definitely the best I’ve ever seen. The way Portomaso was planned makes you close to people if you want to be but secluded and cut off enough if you want to be private.

Peter lives at PORTOMASO Residence – St Julians. He waxes most lyrical about the whole project and is immensely proud to have seen it evolve from a developer’s dream to a gaping hole and now a fullyfunctional, successful complex which can easily be described as a microcosm of a town. A quality complex with a life which is rendered even more fruitful. And if you walk around Portomaso do notice the landscaping—yes, you’ve guessed it, Peter and his team have had their green fingers in it. They did it from the word go, and the developers and owners of the units loved the result so much, they have kept Peter’s company fully responsible for the upkeep and maintenance of all the public areas.

“I know I may be rather biased because I live here but I can assure you I’ve seen many places in my travels and studies abroad and few, if any, compare to the totality of this place.” With an endorsement like that from someone who has been involved in embellishing Malta for over half a century, the Portomaso Complex and all its surroundings do stand tall and proud with such words.

However, it isn’t only the landscaping which makes the place so beautiful and quasi-magical. Peter talks highly of the developers who left more space than was needed according to planning regulation. They used the space intelligently to make it all more comfortable and visually attractive.

Peter Calamatta is a colourful man who loves doing anything creative— as long as what he creates is enjoyed by others. “And that is why,” he tells me with his winning smile, “I just love Portomaso. It is safe, secure and a real gem of a place where all can be done within walking distance. And on the few days the weather is not too inviting we can walk to all the places in the vicinity without going above ground via the labyrinthine car park which connects all the various outlets. Yes, I really think Portomaso has given me a great life since we moved here just over ten years ago.”

Peter says that “the developers together with the architects devised the complex not as a flat structure but tiered. This was a great stroke of vision and gave us, as landscapers, more possibilities for good and interesting designs. The hanging gardens (pensile) were a real challenge as we had

Just over 10 years ago, Peter came up with a plan to have most public areas like roundabouts and some gardens looked after by a consortium of companies he heads. Malta, the Maltese people and all visitors to the island are the victors.

A Piece of Palma’s Past The first written reference to this rural property locally known as ‘Sa Cabana d’es Frares’ (The Monks’ Hut) dates back to the th and th centuries. Like many areas around the world, the United Arab Emirates (UAE) didn’t escape unscathed from the effects of the global economic situation. BOTANICA, DUBAI MARINA The Botanica development is one of Dubai Marina’s iconic residential towers and offers prime, high-end living. A choice of apartments is available in the towers, including one of only a few podium duplex apartments. Split over two floors with a large open plan living area and kitchen on the bottom floor and a large bedroom occupying the top floor, it provides spacious living accommodation with direct views of the marina and The Palm. The development, which is located between three five-star hotels is said to be capable of generating up to 12 per cent rental yield. Last but not least, topping it all on the 27th floor of Botanica is a spectacular tropical sky garden. £350,300 / €409,140 / $550,500 Select Property: +971 44462756

most desirable areas for foreign investors are Dubai Marina, Downtown Dubai and The Palm islands,” explains Mr Stott. “What’s interesting about these areas is that they’re all immense projects which, at the height of the recession when the world wasn’t watching, have all been quietly completed. Projects of this scale, and those such as the marina and the Mohammed bin Rashid City, work because they are designed to offer everything tourists, residents and business people want and inevitably struggle to find anywhere else.”

Built-in benefits

There’s no doubt that Dubai is one of the most vibrant cities in the world, with some amazing and imaginative developments, which has helped build interest from tourists, expats and 116

property investors alike. For those that love a hot climate, and high standard of service, Dubai ticks all the boxes, plus there’s also the added bonus of no income tax, capital gains tax or corporate tax. It’s an attractive location for businesses too and has become a thriving centre for international business headquarters. “Eight of the world’s  largest companies now have offices in the city and nearly  of the Fortune  are represented in Dubai,” says Mr Stott. Another factor influencing the popularity of a location is infrastructure and facilities and the popular areas of Dubai that are on the up have these. “Transport links, shops and restaurant are all essential for a development to succeed and witness growth,” he continues. “The developments that can offer this, and then

something additional, are really on to a winner.” One example he cites is Dubai Marina, an area bursting with cafes, restaurants, hotels and luxury residential properties, not least the world’s largest man-made marina. When the effects of the recession were felt in the UAE, prices fell and properties in some developments failed to sell. But proof of the upturn can be seen in how properties in sought after developments are being priced today – and selling. “In , a two-bedroom apartment in The Torch on Dubai Marina sold for , Dirhams (,). A year and a half down the line, it is now worth . million Dirhams (,),” explains Mr Stott. “In , the value of real estate in Dubai increased by over  per cent,” he adds. “This is good growth, but it’s not a growth that’s ▶

You enter into a 1,500 square foot living room with floor to ceiling windows overlooking The Palm and the sea. Measuring a total of 7,685 square feet, which is larger than many villas in Dubai, this property offers five en suite bathrooms, each with their own individual style, a maid’s room, two garage car parking spaces, and access to a community swimming pool, steam room and gym. £3,377,000 / €3,946,000 / $5.309m ESpace: +971 488 55 222 –

happening all over Dubai, but in prime locations such as The Marina or The Palm.”

Prominent purchasers

According to Ms Tatham, the biggest property buyers in the UAE at the moment are Indians and Pakistanis, but Russians, Europeans and other Western nationalities are continuing to invest, live and rent properties in the area. Apartments in coastal developments such as Dubai Marina and Palm Jumeirah continue to be popular with foreign investors, as well as villas in Downtown Dubai. Until recently, banks in UAE have offered up to  per cent mortgages to foreigners. But in a new move, the UAE central bank recently announced that it will be restricting mortgage to foreigners to  per cent of the property value and  per cent for UAE citizens. 118

For those that want to gain all the benefits of a property investment in a cosmopolitan city and the feel of a holiday home, but without costly strings or the worry of maintenance, the alternative option of investing in private residence clubs is available. In Palm Jumeirah, for example, the new Fairmont Heritage Place, set within IFA Hotel’s Fairmont Palm Jumeirah Hotel, enables buyers to purchase a /th fraction in the property and gain three weeks of usage a year. Unlike time share, it offers a deeded property that can be passed from generation to generation, helping fulfil the desire for a luxury holiday home.

Lucrative locations

For those considering a Dubai investment, “the key to success is to choose your area wisely,” advises Mr Stott. “Don’t just snap up property

for the sake of it. It’s about making the right purchase in the right district and one which will bring in a good return on investment.” For example, rental yields, which had temporarily suffered, are now at levels of eight to  per cent in desirable and sought after areas such as Dubai Marina. With both off-plan and completed prime developments benefitting from the change in fortune – Mr Stott tells of a project in Ras Al Kamaih which is over  per cent sold before completion – the future is looking decidedly rosier for Dubai than it was a few years ago. As for the next year and beyond, Ms Tatham believes, “The market will continue to strengthen as confidence returns and transparency improves.” So if you’ve not given Dubai and the UAE a look recently, now may be the time to give it some serious consideration. ▶

DISCOVER NATURE DISCOVER YOURSELF… Peace, Serenity, Solitude. These are the words that come to mind for Pimalai. Add to that luxury, elegance, natural surroundings and genuine friendly service. Be it for a honeymoon, a wedding ceremony, a diving experience, a break from it all or even for a business meeting in Krabi or in Thailand then Pimalai, nestled in a lush tropical forest, is the Andaman luxury destination to set your sights on. This exclusive beach resort combines all the right ingredients – subtle five star comforts, natural beauty, environmental friendliness and lots of space. Located well distant from crowded beaches and other boutique resorts on Koh Lanta (or Ko Lanta) and close to Lanta Marine National Park, the only sound is that of the waves sliding in and out and slowly breaking onto the sandy beach.

Built within the rainforest as it meets the silver ocean strand, you would hardly know Pimalai was there. This boutique beach resort occupies 100 acres of tropical vegetation with direct access to a 900 meter stretch of pristine sandy beach and offers 121 accommodation units – Deluxe, Bayfront Deluxe, Pavilion Suite, Beach Villa and Pool Villa – all very elegantly appointed. From Krabi mainland, it takes about 1 hour by the resort boat to reach Koh Lanta and Pimalai but it is worth bearing this “hardship” in order to find such a unique lost boutique paradise in tourist Thailand… Visit once and you will return again and again…
