Welcome! With so many wonderful locations across the world it can be difficult to choose exactly where to live, let alone where to have one or more additional homes. Once you’ve narrowed it down to a specific country you then have to decide which part of it appeals the most and what type of property best suits your particular needs. Take Italy for example – do you opt for rural Tuscany, a villa on the shores of one of its many beautiful lakes or island living in Sicily? We explore all these different possibilities and a good deal more across the world. Talking of which, the minute this magazine is completed, I’m heading off to the other side of the globe for a three week adventure. The plan is to spend a few days exploring Sydney before going on to New Zealand – first touring the North Island and then crossing by ferry to the South Island. My flights are taking me via Dubai which, according to all reports, is currently experiencing an upturn in its property market – Rachel Newcombe investigates this

Superior hotel interiors have to be impressive, stylish and refined while being able to withstand constant use. We asked specialist interior designer Stuart Wilsdon to throw some light on their creation When Stuart Wilsdon launched Wilsdon Design Associates (WDA) in  he had already worked for many years in the highend residential and commercial interior design sectors and, in particular, hospitality design. Since then the company has built a reputation for the quality and creativity of its work – which is inevitably bespoke, given the nature of its projects. “We approach all our design work with a non-complacent, enquiring and open attitude that embraces technological and social advancements and allows us to find new ways of doing things – new ways of looking at things,” explains Stuart. “We always work closely with our clients, freely exchanging thoughts and ideas, as we aim to ensure that that the final design is tailored to meet the innumerable project requirements.” Stuart’s work today is extensive, concentrating on hospitality and leisure design – urban 24

and resort hotels, bars, restaurants and spas – including a wide variety of projects at destinations throughout Europe, Africa, Asia and the Middle East. “Part of our strength is in the fact that we are a relatively small practice and the way in which we work with our clients means that the end result is very bespoke; we are not a factory turning out ‘stock’ designs so-to-speak,” he says.

Above and beyond

“We challenge clients’ preconceptions a little too; of course in a way that’s what they want us to do, to show them something new, something they wouldn’t have dreamt of themselves. We often revise the way we communicate our concepts to clients to ensure we strike a chord with them. If they are a new client it’s essential that we earn their trust and that we develop some form of synergy that will lead us collectively though the design development

and implementation stages to a successful conclusion.” Stuart has found that the larger hotel operators are continuing to look for a greater refinement or fine-tuning of their brands. “It’s about tailoring the interiors, the food and beverage and operational concepts to create more distinct and memorable environments and spaces that really work for their intended end-users. In the background is an ongoing trend towards interiors that are more vernacular, that use locally sourced materials and recycled materials in unexpected ways. Beyond this of course is the need for a greater sustainability in design generally.” One of WDA’s most recent projects is the new, award-winning lakeside bar designed for Beau-Rivage Palace in Lausanne, Switzerland. “It was a particular challenge,” Stuart recalls, “as part of this elaborate belle-époque period building is listed and from a design viewpoint

we needed to take tremendous care to create interiors that exuded a certain modernity whilst honouring the traditions of this renowned hotel. It was a question of balance; of forming interiors that in every way emanate the tradition of luxury that the hotel embodies within an interior that incorporates cutting edge beverage concepts.” As for his personal ‘dream project’, Stuart says that one that springs to mind would be to create a kind of retreat. “Somewhere on a remote stretch of the Moroccan coastline – south of Essaouira perhaps; a small, relatively humble place close to the cliffs,” he elaborates. “The interiors would be designed with a certain and deliberate simplicity using local materials in vernacular style. A palette of natural, calm tones with deep shots of ultramarine and azul. One or two unexpected elements would be built into the design – something to bring a smile to the face perhaps, and though the place should

have the feel of an ‘escape’ from this hectic world, discreet up-to-the minute technology would be at hand for those that have need of it. This should not feel like a hotel, rather a beautiful home that’s on loan to you!”

Thinking ahead

Stuart believes that sustainability and the use of material resources will continue to be an increasingly major factor in future design. Technological advancement will also continue to allow designers to integrate services within interiors in new and more efficient and effective ways. “For instance,” he says, “if the advancements in lighting design over the past few years are anything to go by, the transformations over the next decade in this and many other areas could be tremendous. “Interior design is not unlike fashion design, just that it moves on a slightly slower cycle. As with fashion though, no thought, no idea is

ever quite the same if it re-emerges a decade or more on; there’s always something of the ‘now’ about it, a reinterpretation – that’s the way it has to be. It’s the advancement of technology, of new materials and of the processes that become available to us and the fact that as time moves on we have more to draw inspiration from that helps evolve new design. Of course mass communications, the breadth and immediacy of information on a global scale has a very strong bearing on this.” Finally, for those trying to envisage a whole new interior look for their own home, Stuart offers the following three points of advice. “First, try not to ‘buy the look’. It’s fine of course to look about you, read the glossy interiors magazines, seek inspiration from others, but have confidence in your own taste and extract what you like and discard what you don’t. You’re doing this for you, not for someone else, so you need to make sure you will feel comfortable with the end result. “Second, focus not just on what you like but on what your needs are. In fact this should perhaps be the first consideration. Making decisions that are overly biased towards the aesthetic at the expense of the practical may leave you with a beautiful but dysfunctional home! One does not rule the other, they can be made to work together – think balance. “Thirdly, don’t think that you have to buy everything in one go and execute your design in totality over night. Get the basics right, do any major work first then buy your furnishings and artefacts bit by bit. This way you can see it develop over time and are more likely to make the right decisions as you see it take shape. Also known as ‘land yachts’, the name Airstream is synonymous with luxury camping or ‘glamping’ and they are popular with movie stars and celebrities such as Brad Pitt and Johnny Depp. Designer Kathy, who has previously worked for Calvin Klein and Ralph Lauren says, “One thing I love about our work is the variety – we always have several projects in progress at the one time. We recently completed two caravans that couldn’t have been more different – one was in an minimalist style with clean lines and

muted shades, to be used by an oil company to entertain corporate clients at energy fairs. The other one was a riot of colours – bright purple and orange – with lots of polished surfaces. The brief was to make it look like the inside of a lava lamp. It was fitted with multi-coloured mood lights, a cocktail cabinet, wine cooler and designer laminates by Karim Rashid. Centenary celebrations Aston Martin has planned a year-long calendar of events to mark its first  years with a series of UK and international celebrations highlighting the success of the brand worldwide. Taking great pride in the strongest product line-up in its  years to date, Aston Martin has recently introduced its new ultimate GT – the Vanquish – and timeless new DB. Aston Martin has also played a key role in the latest James Bond blockbuster, Skyfall, with the iconic DB stealing the automotive limelight. Following the announcement of Bentley’s return to motorsport in the GT3 category, response to the Continental GT3 has been overwhelmingly positive. With detail design now underway at Bentley’s new motorsport department at the factory in Crewe, the Continental GT3 is on schedule to make its first on-track appearance by the end of this year. To assist with the design of specialist components and offer focused technical expertise during the development of the programme, Bentley has announced a technical partnership with M-Sport, whose credentials include the successful running of World Rally Programmes since 1997, including winning two Manufacturer’s World Rally Championships. M-Sport will design and develop specialist components, together with design work and project organisation being undertaken in-house at Crewe. The company’s Dovenby Hall base in Cumbria complements the Crewe-based team and factory facilities, together creating an array of expertise and equipment that will help to ensure the development of a competitive GT3 racecar. Commenting on the new partnership, M-Sport’s managing director Malcolm Wilson remarks, “Joining forces with Bentley to help create the new Continental GT3 is a rare privilege. Driving and dining Following the spectacular success of its inaugural event last September, ‘The Cognoscenti’ has launched plans for this year’s events. Founders David Goodwin and Raymond Gray aim to position The Cognoscenti as the focal point of all that’s cool, classic and high-quality about Scotland through the glamour, romance and mystique associated with fine historic cars. In total, around 30 important motorcars took part in the event in September tackling two routes driving through some of the most stunning and picturesque countryside in Scotland. This was followed by a private lunch at the well-known, celebrity favourite of Candacraig House in the heart of Aberdeenshire. It was conservatively estimated that the combined value of the gathered vehicles was substantially in excess of £15m. At present, there are five events planned for this spring, summer and autumn. Eighty years of Donington The Historic Grand Prix Association is to celebrate the th anniversary of the first car race at Donington Park in  by bringing a pre-War Grand Prix grid to the  Donington Historic Festival (May rd th). The early days of Grand Prix racing hold a very special, almost mythical, place in motor racing history. each other on the race circuits of Europe. Racing was fast and furious and careers – and lives – all too frequently short-lived. From New York to LA City living in the USA has much in its favour with prime properties and superb locations. What’s more, now could well be the optimum time to buy as the market gathers full momentum reports Ginetta Vedrickas

Along with much of the world, the US has not been immune to a recession which has seen property prices at best dwindling and at worst plummeting in the most affected regions. However agents across the US report that cities in particular are not only holding their value but are in some cases booming with buyers from around the world rushing to get a piece of the action. According to online property portal TheMoveChannel.com, the US was the most popular destination in December  for the third month in a row, accounting for more than one in five enquiries, as investors opt for America’s recovering real estate over traditional Eurozone markets. Interest in the US initially surged in October last year, knocking Spain off the top spot, with demand even stronger by end of  – climbing by . and accounting for . per cent of enquiries – the largest share of activity ever recorded by a country reports director Dan Johnson. “The final Top of the Props for  suggests a surprisingly consistent year for overseas property buyers: Spain, France, Bulgaria, Portugal,

Benjamin Clyburn from Sotheby’s International Realty in NYC has also watched interest grow from buyers around the world and notes that previously stalled developments are once again in construction. “The very top end has been exceptionally strong, especially among super trophy homes, with price records being set.” Mr Clyburn points to a Central Park apartment which recently sold for a record breaking  million. Cities such as San Francisco are also seeing a boom with many buyers but little inventory says Sotheby’s Janet Schindler. “We are seeing multiple offers and sales are very brisk.” Sales were up  in 

LAKE COMO This is probably the best known of all the Italian lakes, especially since the film star George Clooney bought a villa beside it! Surrounded by mountains and with villas and small, scenic towns scattered around its banks, Lake Como is smaller than Lake Maggiore but is believed to the deepest, plunging to a depth of  metres near Argegno. Then there are those who are known for an enviable number of things and in the future, when they are gone from this world, they will be long remembered and honoured. Most of us are just numbers but a few shine like stars. One of these shining examples is definitely Peter Calamatta, Malta’s own greenery guru. The light his star emits is surely green—the green of grass and anything horticultural, definitely not of envy as the man is renowned for being more than generous. He was the original green-fingered man, who singlehandedly started a green revolution. Malta and its green side owe a lot to Peter. And if when driving around the island you admire the flowery sights on the roundabouts—do please remember this is another of Peter’s ideas that came to fruition.

most desirable areas for foreign investors are Dubai Marina, Downtown Dubai and The Palm islands,” explains Mr Stott. “What’s interesting about these areas is that they’re all immense projects which, at the height of the recession when the world wasn’t watching, have all been quietly completed. Projects of this scale, and those such as the marina and the Mohammed bin Rashid City, work because they are designed to offer everything tourists, residents and business people want and inevitably struggle to find anywhere else.”

Built-in benefits

There’s no doubt that Dubai is one of the most vibrant cities in the world, with some amazing and imaginative developments, which has helped build interest from tourists, expats and 116

For those that love a hot climate, and high standard of service, Dubai ticks all the boxes, plus there’s also the added bonus of no income tax, capital gains tax or corporate tax. It’s an attractive location for businesses too and has become a thriving centre for international business headquarters. “Eight of the world’s  largest companies now have offices in the city and nearly  of the Fortune  are represented in Dubai,” says Mr Stott. Another factor influencing the popularity of a location is infrastructure and facilities and the popular areas of Dubai that are on the up have these. “Transport links, shops and restaurant are all essential for a development to succeed and witness growth,” he continues. “The developments that can offer this, and then

something additional, are really on to a winner.” One example he cites is Dubai Marina, an area bursting with cafes, restaurants, hotels and luxury residential properties, not least the world’s largest man-made marina. When the effects of the recession were felt in the UAE, prices fell and properties in some developments failed to sell. But proof of the upturn can be seen in how properties in sought after developments are being priced today – and selling. “In , a two-bedroom apartment in The Torch on Dubai Marina sold for , Dirhams (,). A year and a half down the line, it is now worth . million Dirhams (,),” explains Mr Stott. “In , the value of real estate in Dubai increased by over  per cent,” he adds. “This is good growth, but it’s not a growth that’s ▶

According to Ms Tatham, the biggest property buyers in the UAE at the moment are Indians and Pakistanis, but Russians, Europeans and other Western nationalities are continuing to invest, live and rent properties in the area. Apartments in coastal developments such as Dubai Marina and Palm Jumeirah continue to be popular with foreign investors, as well as villas in Downtown Dubai. Until recently, banks in UAE have offered up to  per cent mortgages to foreigners. But in a new move, the UAE central bank recently announced that it will be restricting mortgage to foreigners to  per cent of the property value and  per cent for UAE citizens. 118

For those that want to gain all the benefits of a property investment in a cosmopolitan city and the feel of a holiday home, but without costly strings or the worry of maintenance, the alternative option of investing in private residence clubs is available. In Palm Jumeirah, for example, the new Fairmont Heritage Place, set within IFA Hotel’s Fairmont Palm Jumeirah Hotel, enables buyers to purchase a /th fraction in the property and gain three weeks of usage a year. Unlike time share, it offers a deeded property that can be passed from generation to generation, helping fulfil the desire for a luxury holiday home.

Lucrative locations

For those considering a Dubai investment, “the key to success is to choose your area wisely,” advises Mr Stott. “Don’t just snap up property

for the sake of it. It’s about making the right purchase in the right district and one which will bring in a good return on investment.” For example, rental yields, which had temporarily suffered, are now at levels of eight to  per cent in desirable and sought after areas such as Dubai Marina. With both off-plan and completed prime developments benefitting from the change in fortune – Mr Stott tells of a project in Ras Al Kamaih which is over  per cent sold before completion – the future is looking decidedly rosier for Dubai than it was a few years ago. As for the next year and beyond, Ms Tatham believes, “The market will continue to strengthen as confidence returns and transparency improves.” So if you’ve not given Dubai and the UAE a look recently, now may be the time to give it some serious consideration. ▶
